Building 38Building 38 was built in 1982, and is composed of a basement, a ground floor and 3 additional floors. It was modified in 1998, with the creation of two additional floors. The materials used for the structure of the building are concrete (from basement to third floor) and steel (4th and 5th floor). The roof is covered by a layer of gravel, which is incombustible.

State of the buildingThe decaying joints in the showers have caused water to infiltrate the walls, which are now soaked and form mildew. This phenomenon is generalised on floors 4 and 5 of the building. Urgent and considerable work must be undertaken in order that these rooms can be made available to future clients. 14 rooms are already out of order. But all the 70 rooms located on the 4th and 5th floor will have to be renovated.

Hotels: multi-year works planning

• Preliminary multi-year planning of maintenance (room renovation, painting and flooring in common spaces, lighting, ventilation,…)

• Works are staged in order to maintain hotel capacity (and corresponding revenues) as high as possible.

• GS-SE support is needed for a more precise cost assessment.
