The Georgia Association of REALTORS®, Inc. is approved by the Georgia Real Estate Commission (GREC) to offer continuing education, sales postlicense, and broker prelicense courses. Hosting a Home Seller Seminar

It has been said over the years that “if you don’t list, you don’t last.” This may be the case in

many instances. But how does a real estate professional go about obtaining listings in a

systematic way to create a constant pipeline? One system component should be education. And

that’s where hosting a home seller seminar enters the plan.

There are a lot of existing homeowners and many either want to sell or will want to sell soon.

The vast majority understand the real estate process as a buyer, but very few totally understand

the selling process. A home seller seminar should provide valuable information to home sellers

in such a way that empowers them, aids them in making the selling decision and helps them to

realize that it is best to have representation. A great way to educate sellers is through a seminar.

How to Choose a Real Estate Agent

It’s important for you as a seller to choose an agent you feel comfortable working with – one who is competent and prepared to be with you throughout each step of the home selling and buying process. What is the difference between a REALTOR® and a Real Estate Agent?

✓ All REALTORS® and Real Estate Agents are required to be licensed by the state to represent buyers and sellers in property transfers.

✓ A REALTOR® is a real estate agent who is a member of the National Association

of REALTORS®, which means that he or she must uphold the standards of the association and its code of ethics which go beyond the requirements of the law.

Find an agent who is familiar with your community, or ask for referrals from family or friends. The following are a few questions you might ask a potential real estate agent partner:

• Do you deal mostly with home buyers or with home sellers?

• Are you fully automated with a computer, smartphone, email, voicemail, text, etc.?

• Of which local Multiple Listing Service (MLS) are you a member?

• Are you able to provide local real estate market trends, values, and statistics?

• What is your marketing plan for my home?

• Do you have professionals with whom you partner who will help to sell my home?

• How will you keep me informed? By what method and how frequently?

• Do you practice real estate on a full-time basis?

• Have any complaints ever been filed against you?

• What services do you offer beyond negotiations and paperwork? Terms to keep in mind:

• The seller is represented by the listing agent.

• The buyer is represented by the selling agent.

• The selling agent is also referred to as the buyer’s agent.

• Real estate commissions are usually paid by the seller.

Seller Checklist – Preparing Your Home for Sale – Option 1

1. Make a list of all the things, little and big, that need to be repaired or done and do them. If they bother you, they could bother a potential buyer

2. Walk through each room as if you were a buyer. What looks messy, dirty, or distracting?

3. Thoroughly clean the house from top to bottom or have it professionally cleaned. 4. Have the carpets cleaned. 5. Wash the windows. 6. Make sure all window coverings are clean. Remove or replace them if they are

dated. 7. Make sure walls have a fresh coat of paint in a neutral color. 8. Replace all burned out light bulbs. If areas of the home are particularly dark, add

a lamp or brighter bulb. 9. De-bug and clean your light fixtures. 10. Take care of any squeaking doors. 11. Make sure all door handles are working properly. 12. Fix dripping faucets. 13. Remove family photos, collections, and personal items. 14. Make sure the art hung on your walls is properly hung and attractive. Pack up

anything that might not appeal to a broad group of people. 15. Make sure that any houseplants are healthy and look good. If they do not, get rid

of them. 16. Fireplace / mantel areas are usually a focal point. Make sure this area is very

clean, inviting, and staged. 17. Pare down furniture in each room. You want the room to look spacious. Too

much furniture makes the room look small. 18. Place furniture into inviting, conversational areas. 19. If bookshelves look messy and cluttered, pack up some or all the books. 20. Check smoke alarms and carbon monoxide detectors to make sure they are in

good working order and compliant with local requirements. The Sniff Test

1. Have somebody (other than you) do a sniff test on your home. 2. Find the source of any bad odors and eliminate them. 3. Make sure garbage is taken out regularly. 4. Don’t leave wet towels or clothing in hampers. 5. Keep pet areas clean. 6. Regularly open all the windows to air out your home. 7. Some air fresheners and candles can be too much and offensive. It is best to

simply clean the home and avoid adding scents.

Moving Checklist

Moving out of a house into a new one can be extremely stressful. However, having a plan and being prepared in advance can help to reduce your stress level. Most moves

represent exciting times, so it is best to actually look forward to and enjoy it.

Done 6-8 Weeks Before the Move

Get estimates for movers or rental truck Schedule movers or rental truck Determine furniture layout for new home Make inventory of household items Arrange for school transfer Ask for doctor and dental referrals; arrange for transfer of medical and dental records Fill out change-of-address card with post office Clean out all closets and drawers

4-6 Weeks Before the Move

Check in with your escrow officer, real estate agent, and lender to make sure your home sale and purchase are on schedule.
