The HotelCompSet database is a unique decision-making support tool in a heavily competitive hotel market, where notions of ‘fairprice’, optimisation of revenue and minimisation of room oversupply are central to hotel chains’ strategies.

For more than 25 years, MKG Group has been a global leader in tourism, hotel and catering consulting, with the largest database in the world (USA aside), representing all segments from budget to upscale hotels. 45 000 hotels are compiled in HotelCompset’s database(representing more than 2.5 million rooms).

HotelCompSet

MKG group’s online market intelligence tool, HotelCompSet, contains a sample of over 250 brands in 150 countries (representing more than 800 markets) and 11.000 corporate chain hotels, representing more than one million rooms. HotelCompSet provides daily, monthlyand yearly monitoring of hotel indicators and analyses of its sample.

Page 5: HOSPITALITY INDUSTRY TRENDS REPORT By …...Spain and countries in Central and Eastern Europe did the best, producing the best results. Spain, which had a steady increase in its results

The year 2016 begins with growth in hospitality performance in almost allEuropean countries. France, however, continues to suffer from the terrorist attacksin November. Inversely, Spain and Eastern European countries continue along agrowth trend and produced the best results in the first month of the year.

After stagnation at the end of 2015 for European hotel chains, the year 2016 kicksoff with growth in its indicators in January. The occupancy rate posts a slightincrease (+0.2 points) to reach 53.8%, and the average daily rate is up by 0.5% to84.3€. This growth allows the RevPAR to grow by 0.8% to settle at 45.3€. Theincrease in results affects all but the budget segment which saw its RevPAR fall by1.7%, pulled down by a drop in occupancy that is not offset by increased prices. Inthe economy and midscale niches, the occupancy rate makes it possible to producean increase in the RevPAR, while average daily rates follow a downtrend or remainstable. The upscale is almost the only category to show moderate improvementacross all its indicators, in particular the average daily rate (+0.8%), which make itpossible to post strong growth in the RevPAR (+1.2%).

France continues to be affected by cancellations and postponements ofreservations following November's attacks, which prevent recovery and cause a 5%drop in its RevPAR, although the provinces appear to less affected than the capital(read our article). It posts the strongest decrease in Europe, and is one of the fewonly European countries to see their hotel results drop across the month. TheUnited Kingdom posts a drop in its RevPAR by 1.1% due to a slight drop inoccupancy rates and average daily rates. Like Paris, London continues to suffer, but this raises no concern about what kind of tourism growth is expected in the

country in 2016, 6 consecutive years after the increase in activity. On the otherhand, the pound sterling began a significant drop in recent weeks. In the south ofthe Old Continent, while Portugal posted growth in its RevPAR (+2.4%), which wasnonetheless held back by a drop in arrivals, results in Italy and Greece are also on adowntrend. Average daily rates fell in Italy, while Greece continues to suffer from itsdifficult economic situation and the migrant crisis. Nonetheless, in these countriesthat are dominated by international leisure arrivals, which are concentrated duringthe summer season, January is traditionally a slow month, and weighs down hotelactivity across the year.

In the other European countries, growth in average daily rates and the RevPAR iswidespread. Belgium, which was also affected at the end of 2015 by the aftermathof the events in Paris, posts a recovery of its hotel activity at the beginning of theyear (+1.4% of the RevPAR), driven by an increase in prices. Germany and Austriaboth report increases in the RevPAR by around 2% on the month. The Netherlandscontinue the positive observed in 2015 and posts some of the best growth inresults, driven by occupancy and prices, making it possible for the RevPAR to grow8.4%, an increase similar Luxembourg's.

Spain and countries in Central and Eastern Europe did the best, producing the bestresults. Spain, which had a steady increase in its results and closed the year 2015with record breaking international arrivals, kicks off 2016 at high speed, with pricesup sharply (+7.4%), combined with an increase in occupancy, resulting in double-digit growth in its RevPAR at its hotels in January (+14%).

A N A LY S I S BY H O S P I TA L I T Y O NJanuary 2016 : the year is off to a good start for Europe's hotels, while France

remains behind

Page 6: HOSPITALITY INDUSTRY TRENDS REPORT By …...Spain and countries in Central and Eastern Europe did the best, producing the best results. Spain, which had a steady increase in its results

CONVENTIONSIn this review national business results (Occupancy rate, Average daily rates, RevPAR) for each country are calculated on a variable scale (by taking into account openings and closings). This reflects the reality of supply.

However, business results by city are presented on a like-for-like basis. Due to the restrictions of some of these samples (the supply itself is restricted) the slightest movement in supply (openings or closings) is likely to generate differences which strongly impact upon results.
