To meet this demand, multipurpose facilities
are taking full advantage of flexible and
intelligent building designs, technology
advances and responsible environmental
solutions. Healthy communities, productive
workforces and higher service standards
are all clearly related to quality built
environments. In addition, smart master
planning offers greater connectivity within
the building envelope and integration
across functional spaces.
As one of the nation’s largest building
contractors, we continue to provide clients
with award-winning, purpose-built facilities
that are cost-effective and quality assured.
Whether new construction, expansion or
redevelopment, we emphasise collaboration,
innovation and the promotion of user needs
and work closely with all stakeholders
to ensure success.

BIM continues to change the way our industry
works and collaborates. It delivers an interactive
visual database that provides a consolidated
resource of everything learned about a facility
throughout its lifecycle.
Using the virtual model, users are one
click away from accessing operation and
maintenance manuals, commissioning reports,
as-built drawings, warranties, logistics, past
incidents and more, on objects spanning HVAC
units to electrical switchgear. It also shows
active circuits and equipment and can provide
instant visual cues regarding items due for
maintenance. The system can be customised
to track and produce reports on any available
data, creating a resource able to generate
improvements and cost savings.

precision planning and smart staging.
We know the importance of maximising

of building services from the earliest

What sets us apart is our ‘one team’
approach – a serious commitment that
drives the behaviours needed on
construction projects. It encompasses not
only our people but our strong network
of subcontractors and suppliers, making
complex construction techniques and
tightly linked staging possible. Rather
than constraining our thinking, we explore
partnerships and draw on the best mix
of our people to get the best results.
Clients choose to work with us for our
ability to interface with their people
and work as one team with designers,
architects and subcontractors.
Our team has also proven its capacity
to manage the interface between new
technologies and traditional services
and the contracts required to manage
on-the-ground delivery of world-leading
solutions. As an example, we were one
of the first contractors in Australia to
implement a trigeneration system in the
Ark project. We pride ourselves on our use
of technology such as 3D visualisation
and interactive imagery, our ability to
re-engineer processes and our promotion
of alternative construction methods that
provide the same reliable outcomes at
a lower cost for clients.
On our Royal North Shore Hospital project,
we developed a smarter method to secure
scaffolding, accelerating the process of
making buildings water tight and allowing
internal fit out trades to commence work
much earlier. Our team has also improved
the slipforming process through good
communication and continuous planning
between team members. Simple innovations
like these translate to tangible time, cost
and quality advantages.
Industry standard techniques, such
as preassembly of mechanical and
electrical fitouts offsite in more controlled
environments, are enhanced by a team
capable of leveraging superior performance
in people and projects.

On greenfield projects, we provide our
clients with superior services that are
cost-effective, enhance property values
and set new industry standards. Through
early involvement in the design process
and the implementation of smart staging
techniques we are able to minimise
structural elements and maximise the net
lettable area. The construction process
can be fast-tracked through rationalising
structural design to incorporate precast
or prefabricated components into buildings.
On brownfield projects, we employ tried
and tested construction processes where
risks are minimised and ongoing operations
protected. Our commitment to prefabricate
offsite where possible minimises our
operational footprint. We de-risk logistics,
traffic and safety by meticulously planning
the delivery of just-in-time materials.
By self-performing most activities and using
only experienced and trusted subcontractors
we can confidently deliver to the highest
quality standards. Implementing smart
construction staging means that our
decanting plans ensure the timely, efficient
and safe relocation of people.
The close proximity of people to work sites
on many of our building projects requires
special precautions to safeguard clients,
visitors, the general public and our work-
force. Over and above noise and vibration
controls, air quality and the transmission
of dust are key risks when working in a live
operating environment. Thiess’ meticulous
methods and work practices are specifically
developed to mitigate these challenges.

This process is strengthened by the
advantages offered through BIM.
Commissioning teams have the flexibility
of conducting site works using mobile
devices to access data, shortening
commissioning time while providing
more clarity and certainty.
We work closely with building owners

the commissioning process, ensure
confidence in the operability of facilities
at the time of handover.

Our integrated approach ensures our
services experts contribute upfront to the

As Managing Contractor for the $375 million
project, which began in August 2008, our
team is responsible for managing the
design and construction of the centre
for Queensland Corrective Services (QCS).
Work includes expanding the perimeter
fence, building new prisoner facilities
to nearly double capacity, relocating
master control functions, installing a
new digital monitoring security system
and refurbishing existing amenities.
Security and operations at the centre
could never be compromised and regular
workshops with stakeholders were an
effective tool to understand the strategies
and processes involved in moving people
in and out of facilities. Months of precision
planning and effective communication
with stakeholders paid off and the cutover

control functions to centre authorities
was seamless. It was the first time this
had been completed in a ‘live’ facility.
This project has also included the delivery
of a 400-person workers’ accommodation

harmony, ensured ready access to the site
by the workforce and significantly reduced
the risk of vehicular accidents from workers
otherwise driving long distances daily to

In an increasingly stretched economy
and fragmented marketplace, more than
ever, commercial infrastructure needs
to contribute measurably to advancing
business productivity and outcomes.
This demands multipurpose centres that
offer premium features, high levels of
connectivity, up-to-the-minute technology
and absolute cost-efficiency. We partner
with our clients to extract maximum value
from designs, often increasing net lettable
area and functional spaces without
increasing a building’s footprint.
A core driver of commercial infrastructure
is environmental sustainability – not only
in the design phase but also through
every stage of construction. Through this,
buildings become potential contributors
to attracting and retaining high performing
workforces by providing healthier internal
environments and flexible workspaces
tailored to contemporary work practices.
Our work is achieving international best

The 21 storey award-winning building was
developed by Investa and has delivered
28,500m2 of new A+ grade commercial
space to Sydney’s office market.
Its reputation preceded it with 85 per cent
of the building leased prior to completion.
Tenants include Coca-Cola Amatil and
Vodafone Hutchison Australia.
The concept behind the iconic structure is
a set of layered elements responding to the
surrounding heritage of the Mary Mackillop
group of buildings and streetscapes,
the natural environment and city skyline
– all while delivering an innovative and
sustainable work environment.
The building has larger cantilevered floors
at the upper levels and a stepped western
facade integrating external terraces. Large
floor plates of up to 2,000m2 and the
building’s offset core ensure maximum
design flexibility for tenants.
The Ark includes a greywater recycling
system that reuses the rainwater from
the roof, stormwater, fire sprinkler test
water and air-conditioning condensate
water. The building’s primary source of
power is an onsite trigeneration plant
that uses gas turbines to provide energy
for electricity and heating/cooling for
the base building. Trigeneration reduces
carbon dioxide emissions by producing
heat, cooling and power simultaneously
from a single energy source; the Ark
is among the first buildings ever to be
equipped with this system. It has also
been designed to achieve a 5 Star NABERS
Energy rating – a performance-based rating
system for water and energy use, waste
