Isee televisions in thebedrooms of about 80percent of the homes I

visit. Odds are you haveone in your bedroom aswell. During a feng shuiconsultation, many of myclients sheepishly say, “Iknow that I’m not sup-posed to have a televisionin the bedroom ... .” Manypeople are afraid I will tellthem to give it up — and Inever do.

This “rule” that you mayhave heard about is basedon the theory of properplacement and properusage. Just as in nature youwould never see a large oaktree growing in the middleof a bamboo forest, or find apeacock running with thezebras in Africa, youwouldn’t consider puttingyour dining table in thebathroom or your bed inthe kitchen. In the sameway, televisions in the bed-room are not considered a“match.”

In feng shui, the conceptis that the more you placethings in their “properplace,” and use each room

in the way it is intended, themore balanced and peace-ful the energy can be.

The bedroom functionThe primary function of

a bedroom is rest, rejuve-nation and

intimacy between yourselfand your partner. The tele-vision is conventionallythought to be contrary tothese functions, along withoffice or exercise equip-ment in your bedroom. That is because it putsconflicting functions —movement and rest — in

the same room.

Other television-in-the-bedroom theories

Some schools of thoughtbelieve that you can be star-tled by your own reflection

on the televisionscreen in the middle of thenight when you awaken.Others say the signal thatpicks up the stations is stillenergetically active evenwhen the television is off,and that can disrupt sleep.

Insomnia specialists, who do not consider fengshui advice, recommend

taking the television out ofthe bedroom to indicate tothe subconscious that thebedroom is a place for rest.

While all these theoriesdo have merit, I feel thatasking a client to remove atelevision for feng shui pur-poses, if they love it, or ask-

The right tools for any stone fabrication jobStone fabrication can be as

simple as cutting tile for abacksplash or as complex as

creating an entire new granitekitchen countertop. Either way,the proper tools are required tomake the process less of aheadache and more of a fun proj-ect. Island Stone Center carries alarge variety of stone fabricationproducts to get the job done cor-rectly from start to finish. Tools are always an important

key in any home improvementproject. Island Stone Center hasseveral tools beneficial in thestone fabrication process.Variable speed angle grindersare a must-have for fabricators— used for cutting sink holes, backsplashes and notches. Wetpolishers are necessary whenpolishing a granite edge. IslandStone Center carries both pneu-matic and electric wet polish-ers, which also can be used fordrilling faucet holes with dia-mond core bits. Small wet tilesaws, also available, are helpfulwhen cutting longer straightcuts, such as seams on a counter-top.Diamond tools are necessary

when fabricating natural stone.Quality diamond blades helpreduce chipping on the surface ofthe stone when cutting. Diamondblades come in a variety of stylesand sizes. Diamond blades areused for cutting any type of hardsurface such as granite, marble, concrete or quartz. Multi-Cutterblades can grind and shape stone,in addition to cutting. Concaveblades are designed for cuttinginside circles and ovals, like bowlholes. Diamond Polishing Pads are

for polishing the edges of granite, concrete or engineered stonesurfaces. Once a surface is cut,the edge needs to be polished tomatch the top of the stone if it isgoing to be visible. They areavailable in a variety of sizes andcan be used either wet or dry, although wet polishing producesa superior polish and offerslonger life of the polishing pad.Other diamond tools available atIsland Stone Center include sinktruing wheels, cup wheels, corebits, sink-polishing drums and

router bits. Stone adhesives are an integral

part of fabrication. There are twotypes of adhesives: polyester andepoxy. Polyester adhesives areused for patching travertine“pukas,” countertop seams androdding on a dry surface. Epoxyadhesives have a much strongerbond, do not shrink and can beused on wet surfaces. When glu-ing a “lamination,” which is theprocess of making the edge of thestone thicker and more substan-tial, epoxy should be used. StoneWeld is an ultra-clear epoxy thatdries in less than three hours. Itoffers a bond stronger than thestone itself, in a flowing consis-

tency so that the glue line willnot look too thick from the front.Colorants can be added to anyadhesive to match the stone tomake any glue line less notice-able.Island Stone Center’s epoxy

supplier, American SyntheticsCo., was established in 1962 inDetroit, Mich. Brian Zelek and anassociate formed the company tospecifically manufacture specialepoxy adhesives for the bowlingball industry. Over time, Brianbought out his partner and decid-ed to move to Arizona.Thereafter, he committed him-self to creating a superior epoxyline for the natural stone indus-

try, in particular Stone Weld,Super Gel and Knife Weld. Theseadhesives are very clear in colorand have a very low level ofshrinkage, making fabricationeasier for our local tradesmen.Island Stone Center proudlystocks these adhesives at afford-able prices.Always be sure to take safety

into consideration when fabricat-ing natural stone, as it is veryheavy, weighing around 15pounds per square foot on stan-dard ¾-inch thick slabs. Cuttingnatural stone and concrete cre-ates a lot of dust and particles, sobe sure to wear a dust mask andeye protection. Disposable gloves

are recommended when workingwith any stone adhesive. Heavy-duty aprons, first-aid kits andhearing protection are all avail-able at Island Stone Center, mak-ing it a one-stop shop forHawaii’s local fabricators. For any type of stone fabrica-

tion, maintenance or repair proj-ect, visit Island Stone Center, where Cathy Uda and SelenaWillard offer years of experiencein the trade and can assist youwith your stone fabricationneeds. The company is located at1111 Dillingham Blvd. #E1-B at theKokea Center near Subway andYohei Restaurant, and it can bereached by calling 848-0989.

You’re ready for anew house andyou’ve been shop-

ping, but haven’t foundanything that fits yourneeds and budget — atleast not in your neighbor-hood. Moving is not anappealing prospect becauseyou like the area you’re liv-ing in now – it’s convenientand you have friends there. It’s a common scenario, says Jim Byxbee,Homeworks Constructionpresident and the 2011president of the BuildingIndustry Association ofHawaii. “A big percentageof the new homes we’vedesigned and built in olderfamily neighborhoods suchas Kaimuki, Kapahulu,Palolo and Kalihi, to namea few, have been rebuildsfor owners who just didn’twant to move to a newlocation,” he said.“Many of these clientswere second- and third-generation owners whogrew up in the home builtby parents or grandpar-ents. They had long-timefriends in the neighbor-

hood and children in localschools. They wanted tostay right where they were, but in a larger, newerhouse.”Byxbee pointed out thatthe first choice is often toremodel and/or build anaddition. That option isthoroughly exploredbefore making the decisionto demolish and build new.As soon as the homeownercontacts Homeworks, aproject coordinator isassigned to meet withthem at the property toexplore the possibilities, taking into account budget

and zoning constraints.“If the house has a solidfoundation and good bonesand the owners really like itslook and feel, we’ll givethem prices for both a wholehouse remodel and a newcustom home built to theirspecifications on the site.“If all that’s needed arerepairs, cosmetic work, modernizing the kitchenand baths, an addition to

accommodate children orcreate a multi-generationalenvironment, a remodel cansometimes be more eco-nomical. And, it may be pos-sible for the family to stay inthe home while we work.

“However, the new

custom home will incorpo-rate all the latest, mostenergy-efficient materialsand features, which meanssavings in terms of energyconsumption going for-ward.”Recently, Homeworks

completed a home in Palolofor an owner who chose todemolish an existing 85-year-old home that haddeveloped structural prob-lems beyond what could becorrected in a cost-effectiveway. However, the ownerwas satisfied with the sizeand basic layout of the oldhome on the 6,789-square-foot lot.Together with theHomeworks design/buildteam, they worked out adesign and floor plan, andthe result was a 1,552square-foot, two-bed-room, one-bath island-style home that perfectlysuited the lifestyle of theoccupants. Tyically, thekitchen in the previoushome had been small andclosed up. The newkitchen opens to the mainliving areas and includes awalk-in pantry as well asabundant cabinet space.Natural cross-ventilation

was created by windowplacement and enhancedby ceiling fans in the livingroom, kitchen and bothbedrooms.Working with HomeworksConstruction, a WaialaeKahala property owner wasable to replace his 50-year-oldhouse with a new custom-built two-bedroom, two-bathhome for under $400,000,including demolition. Theowner noted that potentialbudget problems were over-come by “a lot of carefuladvance planning, teamwork, and some compromises.”The Homeworksdesign/build team will beat Booth 170 at the Home,Garden, & RemodelingShow at Blaisdell CenterJune 10-12. The environmentally respon-sible New Hawaiian Homeis designed and built to

actively support a modern-familylifestyle. With construction com-mencing Feb. 1 and involving morethan 80 contractors and vendors, thehome is on schedule to be complet-ed shortly.

We invite you to our openhouse to learn, see and feel thedifference of this new standardof home building on the followingopen house dates: June 12, July 10 andJuly 17 from 10 a.m. to 4 p.m. Theaddress is 747 22nd Ave. in Honolulu.Last week we talked about the first

of the six green building elements —lot design. This week the projectdevelopment continues with resourceefficiency — a green building elementemphasized by project architectsfrom Group 70, Green Sand Inc.,Gentry Homes, Kamehameha Schoolsand led by Daniel Sandomire, princi-pal of Armstrong Design Ltd. In adhering to this green building

element, architects were able todesign a home that met Hawaii’smedian price while answering today’s

lifestyle and tomorrow’s needs.Design goals included green design, aging in place, space for a growingfamily, space for local-style entertain-ing, incorporating sustainability, durability and low-cost maintenance.Preconstruction meetings with con-tractors and suppliers included greentraining by Rhonda Goyke, principalof Green Sand Inc.

The New Hawaiian Home is beingsubmitted for certification to bothgreen building programs. The LEEDverifier is Mitchell Johnson, president

of Pacific Sustainable BuildingScience LLC, while the ANSINational Green Building Standardverifier is Peter Stone principal ofPohaku Consulting.

A major green building compo-nent, cement with recycled con-tent, was provided by HawaiianCement. The placed concrete forthe project was provided byHomeworks Construction Inc.,which included building forms, trenching for plumbing rough-ins,placing the moisture barrier and

pouring the concrete footings, slab, walkways and the driveway. The con-crete driveway and walkways weresaw-cut by National Concrete SawingInc. to create a pattern while prevent-ing ponding by directing rainwaterinto the planted areas. Panelized steelframed walls were fabricated off siteby Steel Truss & Panel LLC to mini-mize waste and for quality control.Oceanview Builders Inc. framed thehome with the steel framing and engi-neered floor joists from HonoluluWood Treating LLC.

Q: What are the different ways of installingwood flooring?

A: There are three main methods: nailing, gluing, and floating. The method that is rightfor your home depends on several things. Firstof all, your subfloor. If going over concrete, you can either glue it down (after sealing slabwith a vapor barrier) or do a floating install(glue boards to one another but not to the

subfloor). For wood subfloors, you would usually nail but can also glueor float, depending on material used and budget. To learn more, attendour next seminar. Info below. ALOHA!

Alterna luxury

vinyl can be installedwith or without grout, fora true stone or ceramiclook. Consider hiring anArmstrong-certified, pro-fessional installer forAlterna since gluing andgrouting are usually skillsbeyond the average DIY-er. Alterna comes in thelarge format (16 inches-by-16 inches) tiles.

If you want a luxuryvinyl floor that’s DIY-

friendly, take a closer lookat Luxe Plank. You caninstall Luxe anywhere inyour home, and since youinstall the planks to each

SealMaster Hawaii isas local as they come. The company first

opened its doors in 2003,but its owners — theMoody family — havebeen in the islands for fourgenerations.

W a l k e r - M o o d yPavement Products &Equipment, dba SealMasterHawaii, manufactures itsproducts locally for Hawaiiresidents. The company

uses local materials andlocal labor to put its prod-ucts on the shelf.SealMaster Hawaii is theasphalt professional, backedby its parent company withmore than 40 years experi-ence, and it has one of the

most recognizable names inpavement maintenancethroughout the world.

Certified HawaiiProductSealMaster Hawaii’s sig-

nature product isMasterSeal Ready-to-Use.It’s a primed asphalt-emul-sion pavement sealer forti-fied with silica sand foradded wearability and slipresistance. This product, aswell as other companyproducts, is certified by thestate Procurement Officeand has Hawaii ProductPreference. It is made inHawaii from local materi-als, and is especially usefulon Hawaii’s roads.

Why Sealcoat? The heart of an effective

pavement maintenanceprogram is periodic seal-coating with an asphalt

based emul-sion pavementsealer. Leftu n t r e a t e d ,asphalt pave-ment will dete-riorate rapidly.It is made upof asphaltbinder androck. Almostimmediatelyafter paving,the asphaltbinder com-bines withoxygen andbecomes brit-tle or oxi-dized, leadingto crackingand weather-ing soon afteri n s t a l l a t i on .Moisture pene-trates theasphalt causingfurther damageand deteriorationto the pavement.

Sealcoating (withMasterSeal Ready-to-Use)protects against oxidation.

Anunsealed pave-

ment allows water to pen-etrate into and throughthe pavement structureleading to base erosion, and ultimately pavement

failure. Sealcoating pro-vides a protective barrierto stop water penetration. Also if left unsealed, oiland gasoline will softenand deteriorate theexposed asphalt binder.Sealcoating provides aprotective barrier thatresists attack from oil andgasoline.

Pavement maintenanceis simple with the help ofSealMaster Hawaii. Do ityourself or use aSealMaster authorizedcontractor. Talk with aprofessional at SealMasterHawaii (839-2782) or visitthe company showroom at2927 Mokumoa St., inHonolulu.

Builders’ free monthlyseminars to learn moreabout the home construc-tion process.

“Graham Builders’seminar was veryinformative and easyto understand,” saidAudrey Salvador.“Unlike other semi-nars that we attend-ed, Graham Builders’session coveredeverything, anddidn’t leave us feel-ing up in the air asthey clearly definednext steps for us.That’s why we decid-ed to go withGraham Builders.”

“Our main goalwith the Salvadors’

home was to open up thekitchen and renovate thebathrooms for accessibili-ty,” said Evan Fujimoto,

company president.The Salvadors enter-

tained often but the exist-ing kitchen was partiallyenclosed by a wall thatcreated a confined entryarea, impeding the flowthrough the house andpreventing the couplefrom interacting withtheir guests. GrahamBuilders knocked downtwo tall walls and openedup the kitchen to the din-ing and living rooms, andan island counter wasinstalled to allow for bet-

Dripping faucets. Whitespots on shower doors.Clogged showerheads.

Lengthy waits for hot water. Ifthese sound familiar, yourhouse may have more than alimescale problem. You couldbe leaking money.

Limescale, also known as“scaling,” is a mineral depositthat accumulates on the insideof pipes and water-using appli-ances. Left unchecked, thesecrusty deposits reduce the effi-ciency and lifespan of solar andelectric hot water heaters, dishwashers, washingmachines, pool filters and spas.

HydroFlow uses a safe,chemical-free process to com-bat this age-old problem. Byemitting randomly varyingelectric fields, HydroFlow pre-vents minerals from “sticking”to the inside of pipes so theynaturally wash through the sys-tem.

“If you have to wait for yourshower to have hot water, you’re throwing money downthe drain,” said Harold vonSydow, director of Nano Tek-

On, which distributesHydroFlow. “Instead of buyinga new hot water heater, it’s alot more affordable and effi-cient to let HydroFlow cleanout your plumbing. OneHydroFlow unit protects anentire home and is safe for allpipes. It’s easy to installbecause you don’t have to cutany pipework.”

Some of the benefits of usingHydroFlow are:

• Saves money and water• No chemicals. Safe to drink.• Increases efficiency and

lifespan of water-using appli-ances

• Ideal for solar and electrichot water heaters

• Reduces spotting on show-

er doors anddishes

• Lowers water waste andsewage fees

• Reduces bacteria, algae andlimescale buildup in pools andspas

• Reduces the chemicalsneeded in fresh- and salt-waterpools

Town & CountryBuilders LLC is alicensed general con-

tracting design-build firmthat has been serving Oahuresidents for the past 30years, specializingin custom-designedhomes, remodels, additions and manyother constructionactivities.Recent modifica-

tions and the adap-tation of theI n t e r n a t i o n a lBuilding Code bythe city have madeit necessary for allbuilding contractors toadjust their methods of con-struction in order to complywith the latest requirements. That is why it is importantto hire a licensed contractor— one that is current on thenew standards — to com-plete your next constructionproject. In addition to thesechanges, the state nowrequires that all renovation, repair and painting contrac-tors pass a written exam andbecome certified renovatorswho are knowledgeable

about lead in the home. Thepresence of lead could beprevalent in all homes con-structed prior to 1978 andcould pose a danger to yourfamily if not addressed

accordingly in the construc-tion process. Why are dust and debris a

problem? Renovation activi-ties that disturb lead-basedpaint create dust and debris.Debris becomes dust, whilelead–contaminated dust ispoisonous. Very smallamounts of lead-contami-nated dust can poison chil-

dren and adults. Childrenswallow dust during ordi-nary play activities, andadults swallow or breathethe dust when constructionwork is performed. Workers

can bring lead-contaminat-ed dust home on theirclothes and poison theirfamilies. A little dust goes along way. You can’t see it —only a laboratory test cantell you for sure if an area iscontaminated with lead. It’shard to sweep up, and nor-mal cleaning methods willnot pick up the dust in an

area. Sweeping is notenough. You need to usewater, detergent and aHEPA vacuum to clean updust effectively. It travels-once dust is released, it is

easily trackedaround, inside andoutside the workarea. And, an exte-rior paint job couldcontaminate theinside of a home asdust, chips andleaded soil aretracked inside. So whether your

next big homeproject involves

building a restful coveredlanai for the summer, remodeling your kitchen orbathroom, adding a newaddition, completing amajor renovation, or justrepainting your home insideor out, have your walls test-ed for lead content to besafe.Call Town and Country

line’s success has beenchoosing durable andappealing materials.Merbau wood (also knownas kwila) is regarded as oneof the most durable and sta-ble timbers in the world. Itgrows in NorthernAustralia and acrossSoutheast Asia. It is well-known as the wood ofchoice for building docks, decks and flooring. Merbauis the perfect wood for out-door furniture. Channeling couples toward peaceing them to cover it at nightif they do not have insom-nia, is impractical.

When you and your matehave differing opinions …The big challenge comes

when one person loves thetelevision in the bedroomand the other wants itremoved. Often I am put inthe middle of disagree-ments and am expected toside with one or the other. How do I handle this? I

always allow the couple tocome to their own decisionand navigate toward thecompromise that worksbest. If the television isstaying in the room, and itis an issue between the cou-ple, here are questions I askthem:

• Can you purchase a tel-evision cabinet with doorsso that it is out of sight?• Can you cover it with a

cloth?• Can you mutually agree

upon an earlier time to turnit off?• Can the watcher wear a

head-set so the sound does notdisturb the other?• Can the sleeper wear

eyeshades to block out thelight activity that may pre-vent them from fallingasleep sooner?

It is never easy when weare at odds with our part-ners, especially when wefirmly believe our way is

right.Sometimes the one who isbothered by the televisionwill just “put up with it,”which leads to a build-up ofresentment over time. It’simportant to realize that thefeelings of both parties arevalid and neither is rightnor wrong. If the television is an

issue for you and your part-

ner, take the time to discusshow you can find a happymedium. If not, may youcontinue to sleep in peace!

If there is one thing forsure about flooring inHawaii, it is that the

market is very competi-tive, and even when younarrow it down, there area multitude of productsand installers to choosefrom. Then you havesalespeople, many ofthem with very poorproduct knowledge, com-ing at you with confusingfacts and figures, andpressuring you to buy. It’senough to make a personsay, “The heck with this!I’ll gladly stick with my20-year-old carpet for alittle longer!”But there is help. If you

are building new, remodel-ing or just freshening up,Shirley Pai Hilton of PacificImports International wouldlike to help you with someunbiased information onproducts and installation sothat you can make the mostinformative choice.Hilton says the first

thing to remember is toalways buy quality in your

price range. The old adageof getting what you payfor applies doubly in acompetitive market.Vendors will try to getyour attention and moneyby offering an amazinglylow price, but that’sbecause they didn’t paymuch for it either.Hardiness and longevi-

ty are usuallywhat’s sacrificedwhen one is look-ing for a floor, but

what good does it do ifyou have to buy anotherfloor in just a few years? No one is saying to pur-chase a real wood floorwhen you can’t afford it,but you should shop for aquality laminate to giveyou years of satisfaction. So what should home-

owners do?

For starters, seek outlong warranties on mate-rials, preferably around 25years. For another, lookfor integrity with thecompany you are dealingwith. You may have awritten contract, but good

customer service is usual-ly not one of the listedcontractual obligations. Additionally, find out

about the owners’ back-grounds. The BetterBusiness Bureau is oneplace to start. You canalso do your own cost-free sleuthing with aquick check on Google orHoohiki. It is also interesting to

note that knowledgeablesalespeople are a directreflection of the compa-ny’s openness and atten-tion to detail. That per-son should be able tooffer you good informa-tion that will help youmake an informed deci-sion. Always walk awayfrom high-pressuring,badgering-type salespeo-ple who call or text you

incessantly. They defi-nitely don’t have yourbest interests at heart.Hilton recommends

that before venturing outinto the Hawaii flooringforest, homeownersshould get a basic educa-tion on flooring byattending her Wood andStone Flooring 101 semi-nar, now held monthlybecause of populardemand. The 90-minutesession will give you thetools to begin choppingthrough that forest andreally seeing the trees (nopun intended).Pacific Imports’ next

seminar will be heldSaturday, June 18 at 10a.m. at the companyshowroom, located at 926Kohou St. Call 847-7711 toreserve a seat.

BACKPAGECOVERSTORY

BY JOHN EMERY

Afew months ago, I wasdiscussing plumbingoptions with a homeown-

er in Royal Kunia for a remodel-ing project that was about tobegin. My company, WaialaePlumbing, would be handling justthe plumbing for the job. Thehomeowner, general contractorand I were at the meeting whenthe homeowner mentioned thatthey were looking to put solar PVpanels on their roof. Not wantingto step on the toes of the generalcontractor, I did not say anything. The next day, I asked the gen-

eral contractor if it would be OKto talk to the homeowner abouthis solar needs. I explained to himthat I had started a new divisionwithin my company, EnergyProHawaii, to focus on the seeminglyendless energy-specific solutions, such as solar hot

water, solar PV, solar atticfans, tankless gas water heatersand even variable speed pumpsfor high rises. EnergyPro Hawaiiseemed like a natural extensionof my company after the addition

of a general contracting classifi-cation and the start up of ourelectrical division, WaialaeElectric. The general contractor

gave me his blessing to talk to thehomeowner about the PV system. We had done a lot of research

in-house and decided that thematchup of Sanyo PV panels andEnphase micro-inverters werethe best product available for 90

percent of residential PV sys-tems. We were so fond of theseproducts that out-produced allother systems that we nicknamedour system the “Perfect Match.”After explaining the system toour customer and showing himhow the system can be monitored

online, whichallowed us to show a side-by-side comparison with one ofour competitor’s systems, thehomeowner was sold. As isoften the case, the neighborsin Royal Kunia Communitywere curious to see what wasgoing on to learn more aboutthe product. This gave us theopportunity to show offsome of the finer aspects ofour installations. We usethicker racking to keep the

panels high off the roof so thatthey stay cool and work moreefficiently. We also install electri-cal sub-panels to ensure safety. We also design the system so thatit can allow for expansion in thefuture.

To date, we are in the processof installing four separate sys-tems on the same street in theRoyal Kunia Community, consist-ing of more than 70 panels andthe possibility of adding addition-al panels to their systems in thefuture. We also are in the processof designing a system for the res-idence of the general contractor, who was instrumental in gettingus “in the door” of this neighbor-hood. You can be sure that he willreceive the best pricing possibleas a thank you! EnergyPro Hawaii is approach-

ing its first anniversary, and wehave installed more than 40 solarPV systems that have producedmore than 100 megawatt hours ofpower, along with many solar hotwater systems and attic fans. Ournumbers may not be as big assome of the “big boys,” which isfine by me. Instead, we focus onour customers and providingthem with the best product avail-able. The EnergyPro Hawaii division

might only be turning 1, but wehave been in business for morethan 17 years and plan to bearound for a long time. If EnergyPro Hawaii can help

you with solar PV or any otherproduct, call us at 596-2890.
