Many things have changed in the

real estate market.There are so many ways to sell your home; internet, newspaper, radio, real estate magazines, leaflet drops and the list goes on.

What should be on the top of your list is picking the right agent. Maybe you have been to an open home and thought, if I were to sell my house, that's the agent we would use, or you may have had a great experience when you purchased. If the agent negotiated well on behalf of the vendor why would you not use them?

If you are not sure, or don't know many agents, why not go to some open homes and see how the agents in charge handle themselves. Yes, they will charge a commission, but in the long run, if they give good advice with regard to presentation, marketing, price setting and achieving a smooth sale, I'm sure you won't mind paying.

Agents also have the use of large market databases and are familiar with the market they are dealing with every day.

Never be worried if the home sells quickly, this means the job was

handled properly by the agent.

The first two weeks of marketing are the most important and are normally when offers come in.

A colleague of mine has said that it is like going to the dentist, he can take a sore tooth out today or leave it for three weeks - it is your choice. I know which I would pick.

As an owner, remember you are paying the agent's wages, so you are the boss. If you are not happy with scripts, pictures or anything to do with the selling of your property, let

them know.

It is also about planning - making arrangements regarding open homes, private viewings, weekly visits. Do you provide the agent with a key? Do you want to be rung before someone is brought to your home? How do you want to hear about feedback from open homes or private home visits?

There is nothing worse than having an open home and then not getting feedback from your agent until several days later. Getting feedback as soon as the open home has finished is the way to go as you need to know how it went and what people have said.

Selling should not be a nightmare and with a good agent on your side it should be a good experience.

Last, but not least, all you want to know when selling are the facts. I remember when I first started, an owner said: "Right, Williams, how's it going selling my house?"

I asked if he would like the facts or the flowery version, he said the facts. So, that's what I gave him. Later he said a little flowery wouldn't have hurt. Good lesson, tell it as it is, as I'm sure as an owner that is what you would want to hear.

• An 18 per cent rise in the number of sales over $1 million between January 2016 and January 2015 – from 360 to 423

• 20,065 dwellings sold by auction in the 12 months to January 2016, representing 22.1 per cent of all sales, an increase of 45 per cent in the number sold by auction in the 12 months to January 2015.

The Real Estate Institute of New Zealand (REINZ), the most up-to-date source of nationwide real estate data in New Zealand, announced recently that there were 5048 dwelling sales in January 2016, up 4.3 per cent on January 2015. Excluding Auckland, the number of sales compared to January 2015 increased by one to 4.5 per cent. On a seasonally adjusted basis total sales volumes increased 9.7 per cent compared to January 2015 and 21.7 per cent excluding Auckland.

The national median price was $448,000 for January, an increase of $22,000 or 5.2 per cent on January 2015, but down 3.7 per cent compared to December. Excluding the impact of the Auckland region, the national median price rose $20,250 to $361,250 compared to January 2015. Activity in the regions continues to show the influence of the halo effect with new record median prices reached in Hawke’s Bay and Taranaki with first-home buyers, attracted by low interest rates which has increased their purchasing capacity, becoming more active in these regions.

Real Estate Institute of New Zealand chief executive Colleen Milne says, “January is an unusual month for real estate data due to the Christmas/New Year period and the summer holiday break, so comparisons with December are always a bit difficult. January typically has a significant drop in sales volume and a noticeable

drop in median prices compared to December.

That said, over the past 10 years the average drop in sales volume for January has been close to 20 per cent while there has been an average 3 per cent drop in the median price nationally.

“Auckland continues to show declining sales numbers, however the reasons are many and varied, including an increasing large group of potential sellers who are unable to find suitable new properties - a reflection of the very tight listings position in Auckland and increasingly tight listings across the rest of the country. The market in Wellington, appears to have taken a pause in January with a decline in sales volume and median sale price.”

Sales volumesThere were 5,048 unconditional residential sales in January, a 4.3 per cent increase on January 2015 and a fall of 31.0 per cent on December.

On a seasonally-adjusted basis, the number of sales fell 5.1 per cent from December to January, indicating January sales were slightly softer than would normally be expected at this time of year.

Sales volumes excluding Auckland were up 14.5 per cent on January 2015 and up 21.7 per cent on a seasonally adjusted basis. Northland, Waikato/Bay of Plenty, Hawke’s Bay are all showing in excess of 25 per cent annual sales growth.

All regions recorded a decline in sales volumes compared to December, which is typical in January due to Christmas/New Year and the summer holiday break. Compared to January 2015, 10 regions recorded increases in sales volumes, with Hawke’s Bay recording the largest increase of 36 per cent, followed by Northland 31 per cent and Waikato/Bay of Plenty 27 per cent.

PricesThe national median house price rose $22,000 (+5.2 per cent) to $448,000 from January 2015 to January 2016. Compared with December the national median house price fell by $17,000 (-3.7 per cent). Excluding the Auckland region, the national median price rose $20,250 (+5.9 per cent) compared to January 2015. On a seasonally adjusted basis, the national median house price rose 4.9 per cent compared to January 2015 indicating that prices increased slightly slower than would normally be expected at this time of year compared to the

historic trend.

Hawke’s Bay and Taranaki both reached new record median prices in January, with Canterbury/Westland hitting the record median price first reached in April 2015. Waikato/Bay of Plenty recorded the largest percentage increase in median price compared to January, 2015, at 12.9 per cent, followed by Otago at 12.0 per cent and Hawke’s Bay at 11.8 per cent. Taranaki recorded the largest percentage increase in median price compared to December, with a 6.2 per cent increase, followed by Hawke’s Bay with a 2.1 per cent increase and Canterbury/Westland 0.9 per cent increase.

AuctionsThere were 418 dwellings sold by auction nationally in January, representing 8.3 per cent of all sales and a decline of five (-1 per cent) on the number for January 2015. The 20,065 sales by auction in the 12 months to January 2016 represented 22.1 per cent of all dwelling sales, compared to 18.5 per cent (13,848

sales) for the year ending January 2015.

Transactions in Auckland continue to represent the majority of national auction sales, however, the dominance of Auckland has declined significantly over the past 12 months, from 78 per cent of all auction sales in January 2015 to 52 per cent in January 2016. In contrast, the number of auction sales in Waikato/Bay of Plenty has increased from 39 (9.2 per cent) in January 2015 to 119 (28.5 per cent) in January 2016, a year-over-year increase of 209 per cent. Over the same period the number of auctions has increased by 200 per cent in Wellington, and by 105 per cent in Central Otago Lakes.

Further dataAcross New Zealand the total value of residential sales, including sections, was $2.894 billion in January, compared to $4.321 billion in December and $2.610 billion in January 2015. For the 12 months ended January 2016 the total value of residential sales was $53.970 billion.

To give your oregano a trim. Cut it back so the stems are

around 50mm from the ground.

This will stop the plant going leggy. You can dry the removed branches. Once the branches are dry, peel the leaves off and chop them up, then store in a jar for use in your cooking.

Ensure your household has plenty of ingredients for summer salads by remembering to plant lettuce, basil, spring onions and other gourmet herb and vege seedlings every few weeks.

Plant your celery in mounded rows so they don’t sit in any water. And, dig a ditch 8cm deep and plant your leek seedlings in the bottom.

As they grow, mound the soil up around them. You could even plant your lettuces etc in amongst your leeks, which will take a lot longer to

mature. Your lettuces, spring onions, and basil will be harvested before your leeks need the extra room.

Keep watering your courgettes and beans – the more you water the bigger they’ll get. Remember to water your strawberries and tomatoes too (avoid the leaves on your tomatoes) – the more water they get the juicier their fruit will be.

If you don’t have any tomatoes yet on the plants, use a paintbrush (or even an electric toothbrush turned on, minus the brush head) to spread the pollen from the flowers on one plant to another plant to pollinate them.

Harvest your fennel. And make your excess broccoli into broccoli soup to freeze for autumn meals.

Beginning at a checkpoint on Blackford road, a few km inland from the turnoff on SH72 The checkpoint will be running from 8am, with the last cars through by 2pm. You will be given a map with extensive info on the properties along the route. After 50 minutes of driving on public shingle roads along the south bank of the Rakaia River you will arrive at Glenfalloch Station, where a barbecue will be running. The map you were given when paying at the checkpoint is your ticket to continue on the private tracks through Glenfalloch Station and then Lake Heron Station. The tracks are mostly well formed but there are sections across shingle fans that may be a bit rough, take your time. You will see some beautiful views of the upper Rakaia area, before finally arriving at the Lake Heron camp ground, where you rejoin public roads through the Hakatere Conservation area, back to Mt Somers township. Allow a good three hours for the trip at a leisurely pace.We ask you to please respect these working farms – do not venture off the tracks, watch out for livestock on the tracks, please do not bring your dogs and of course please leave no rubbish. Just enjoy the beautiful scenery.
