Value = perceived benefi ts received

perceived price paidFor the buyer the value of a product will change as perceived price paid and/or perceived benefi ts received change. But the price paid in a transaction is not only fi nancial it can also involve other things that a buyer may be giving up.

It would be great if every unit of money you spent on a home increased its value by the same amount. This rarely happens. Cost rarely equals value in the same proportions.

Chimney leaning over and is dangerous? The devaluation of the home caused by this one defect will at least equal the full costs of its repair or renewal, indeed it might produce the situation where the value of the home increases by less than the total repair cost.

A small section of fl at roof needs renewal in what is a home with mainly a large pitched and tiled roof. In this example the cost of work is fairly high but the e� ect on value would be low, perhaps ranging from neutral (no increase in value due to this repair) to an increase of say half the full cost expended.

There's no simple answer to the 'cost versus value' debate. The answer lies with placing the defects, the repairs and the dreams in context that personalises the calculations.

On the one hand you will have a repair budget for what you dream of achieving with the house. On the other hand practicalities cut in and you have choices to make.

A bright red interior scheme of decoration will not appeal to many. A swimming pool may be the central feature to some potential buyers but could be a turn-o� to others who do not want the health and safety risks and maintenance hassle - cup half-empty, cup half-full syndrome.

Sellers expect that the costs incurred during a renovation will automatically be recovered by increasing the home’s value. This is true but it is never as much as the project cost. In today’s market where people are more willing to pay for upgrades, the percentage of recovery rises but the main value is that it will make the home sell quicker as opposed to not selling at all in some cases.

In summary, market price is determined by what a willing seller and a willing buyer are prepared to exchange a property for.

The value of that property is not identical to its price for all buyers, but represents how much benefi t a buyer sees in that particular property at the time they wish to purchase the property.

Contact your real estate professional for advice when renovating to make sure you do not over-capitalise your property.

Upcycle those doors!

Upcycling doors is very trendy at the moment particularly

in the recycling environment we find ourselves increasingly being asked to contribute too.

Doors make a wonderful feature in any room – but not just to enter and exit from! Go to any secondhand yard, purchase some old doors for the price of a takeaway meal and turn them into something magical.

Here are some easy, yet fun, ideas that can give your house the lift it needs without having to completely redecorate.

Feature wall:If you find you have plenty of doors lying around your property you might want to consider being a little more audacious in your design and create a door feature wall.

Simply paint and strip each door the same colour – depending on the look you are going for – and then cut the doors in various shapes to be fitted on to the wall together.

It makes a stunning backdrop and feature as well as retaining our heritage.

The dresser:This will require some carpentry DIY skills, but is well worth the effort. Simply get a four-panelled door, paint it according to your décor needs and cut mirrors to be glued to the top two panels. Then make your shelf and legs, paint and attach. This is a delightful way of adding a funky piece of furniture to your room.

Wall table:This will require three doors and is a very easy way of creating an office desk or table. Just attach a door to two doors on the side and paint or strip accordingly. You couldn’t have a more solid foundation to do your work on!

Door blackboard:This is a great idea for the office and can be a statement piece.

Just paint the door and buy some blackboard paint and cover the panels in the blackboard paint. Attach to the wall and enjoy having your very own reminder board capable of housing all those notes you need.

Bed headboard:Often a bed can look sad and unaccompanied in a bedroom, and buying a bed complete with headboard can be an expensive exercise.

Why not buy a second-hand door, decorate it to your taste and style and attach it to your bed. Your friends will be envious of your creative skills.

Cupboard door Christmas!It’s not just doors that make a great adornment – cupboard doors may be smaller but they also offer a lot of options.

They make great coat hangers or can be decorated up in Christmas colours like the one pictured, and have hooks attached to make them festive.

Green beans were a staple for many of us growing up (usually

over-boiled with little crunch or nutrients for

that matter). The good thing is this traditional vegetable is just as versatile in today’s kitchen - think salads with a twist or Asian-inspired cuisine.

The real beauty of the dwarf variety though, is that, due to the plant’s small stature, it can stand on its own in your garden, without needing support from any wobbly tepees. In fact, growing dwarf beans really is child’s play.

I, for one, used to love to get my kids involved in cultivating these fl at and fl avoursome greens.

Not only are they easy to grow, they’re also fun to harvest.

To get started, pick up some Traditional Value dwarf green beans

from your local supermarket, garden centre or DIY store.

Alternatively, head online and get them delivered straight to your door.

Seedlings normally can be unwrapped, separated and prepared for the soil without breaking their roots.

Next, start preparing your earth by adding a little lime – this will improve your garden’s pH levels, helping your beans get sprouting.

Then simply plant the seedlings about 10cm apart from each other in rows separated by around 30cm.

Don’t fret if garden space is limited at your place; I’ve found they also grow well in pots. All you have to do is fi ll the pots to the top with potting mix – ideally one with a slow release fertiliser to ensure the best growth for your plants. Then make a little hole and plant your seedling.

A 10cm diameter pot will fi t around three seedlings nicely.

Wherever you plant, don’t forget to water your beans well and in six to eight weeks you should have a bumper crop. Don’t worry if you end up drowning in beans - you can always freeze them.

Just remember, when you do go to cook them – par-boiled, not over-boiled!
