Tornados are common worldwide and range in intensity from a FS Category 1 to a FS Category 5. Fortified Housing construction is engineered for FS Category 4, which is up to a wind speed of 200 miles per hour.

CUSTOM DESIGNED PANELIZED HOMESFortified Housing builds homes following the stringent specifications of our design engineers. We use high-end commercial grade materials and fabricating precision to construct each unit. Each panelized building system must pass stringent inspections before being shipped to the location of your choice. Our panelized system is well suited to a variety of private and commercial consumers including families, developers, and recreational and business uses.

Any home, office or commercial space can be customized in 12 x 12 foot units for quick assembly at the building site. We can ship and install several pre-assembled section for even faster construction.

STEEL AND SOLID CONCRETE CONSTRUCTIONFortified Housing uses a combination of steel structural framing and poured concrete construction that does not face the issues affecting wood frame or concrete block construction. Our methods and materials provide a solid structure that is both extremely resilient and environmentally friendly.

Fortified Housing is constructed from pre-assembled panels with exterior and interior walls connected to steel structural framing called Structural Insulated Panels (SIP). These insulated panels are pre-wired and pre-plumbed. This method allows us to ship the entire building envelope, including the roof and floor, by truck or container to any location in the world. We also provide all building materials including finishes, paint, electrical, air conditioning, plumbing, tankless water heater, flooring, interior partitions, cabinets, and granite counter tops.

All kitchen and bath floor panels come with pre-installed plumbing, ready to set down on the foundation and hook up to existing water and sewer lines. Our pre-wired panels are also ready to connect with cable, Internet and local power lines.

Fortified Housing can be built on three types of foundations:

1. Stem wall or basement foundation 2. Concrete slab foundation 3. Pier foundation (ideal for uneven terrain, hills and lots below flood plain level)

OPTIONAL ADDITIONAL FEATURESConsumers may choose optional building units including a utility room (9 x 9 ft. or 9 x 13 ft.), a one-car garage (13 x 25 feet), or a two-car garage (21 x 25 ft.). These can be purchased separately or added to any Fortified Housing order. Optional units can be colored to match existing Fortified Housing structures. They can be shipped in panels, sections or pre-assembled.

STEEL FRONT DOORFortified Housing comes with fireproof steel front doors. They will not dry rot or decay when exposed to termites or fungi that affect wood. The doors will not swell, warp, or cause fitting problems in moist environments.

ADA COMPLIANTAll Fortified Housing homes are designed to be accessible to persons with disabilities and are in compliance with the Americans with Disabilities Act (ADA).

TERMITE PROOF Fortified Housing panels do not have wood or other materials that termites can eat or destroy.

REFLECTIVE ROOF COATING AND UV HEAT SHIELD ON WINDOWSWhite or reflective metal roofs and UV window heat shields help reflect the sun’s rays, reducing cooling costs and energy consumption.

SOLAR PANELSSolar panels are optional but do not require an additional cash deposit. The total cost of the panels, including installation, can be added to the mortgage and financed over 30 years. Savings of over 90% of the monthly electric bill will more than exceed the additional mortgage payment cost.

WATER SAVING PLUMBING FIXTURESCut down on your water bill with water efficient toilets and fixtures that come standard with every home.

TANKLESS ENERGY EFFICIENT HOT WATER SYSTEMTankless water heaters are a standard feature in all Fortified Housing. They provide instant hot water only when needed, and save about 40% on the electric bill. The typical tank-style hot water heater works 24 hours a day.

AIR CIRCULATION FANExhaust fans are installed in every kitchen and bath to vent outside of the building. Most homes use less expensive fans with filters that only recirculate the stale and humid air trapped indoors.

HIGH SEER AIR CONDITIONERThe performance of a cooling and heating system is determined in large part by the equipment’s operating efficiency. For air conditioners this metric is called the Seasonal Energy Efficiency Ratio (SEER). Higher SEER ratings mean greater efficiency. Federal law requires a minimum of 13 SEER-rated air conditioning units. Fortified Housing’s A/C units have energy saving inverters with a 17 or higher SEER that significantly lower monthly electric bills.

ENERGY EFFICIENT APPLIANCES CAN BE INCLUDEDThe electrical equipment installed in our Fortified Housing have the ENERGY STAR label. ENERGY STAR is an international standard for energy efficient consumer products. Appliances carrying the Energy Star label typically use 20 to 30 percent less energy than required by federal standards. In the United States, the ENERGY STAR label is also shown on Energy Guide labels. The Energy Guide provides consumers in the United States information about the energy consumption, efficiency, and operating costs of appliances and consumer products.

Your Fortified Housing home will include an energy efficient 30” range and 18 cf refrigerator.

MORTGAGES TO DOMESTIC BUYERS

DOMESTIC FINANCING OPTIONSFINANCING THE PURCHASE AND PERMANENT MORTGAGEFortified Housing is eligible for Federal Housing Administration (FHA) -insured 30-year mortgages with down payments as low as 3.5%. You can include the land, house and construction costs in the mortgage. Veterans Administration (VA) 30-year mortgages are available with no down payment. Thirty-three year mortgages are also available for rural housing. Conventional mortgage loans are available at 80% to 95% of the property value when owners occupy the property, 75% for investors, and up to 60% for foreign nationals. Down payment subsidies vary by agency and usually range from $5,000 to about $15,000.

Other options are also available. When used for multi-family rentals, financing can be arranged between 65% and 75% of the property value. You can also apply for a home improvement 20-year loan in addition to an existing first mortgage. Fortified Housing can arrange financing for any of these programs available nationwide.Your lender can provide a construction permanent mortgage or we can direct you to a lender that can offer a construction permanent FHA mortgage.

DOWN PAYMENT ASSISTANCE/SUBSIDIESEvery state and most major counties and cities have a Community Housing Department that can provide a “soft second” mortgage to fund most of the down payment, prepayment, and closing costs. The cash required for homeowners can run as low as US$500 and up to 1% of the sale price.

INTERNATIONAL EXPORT MARKETSFor export orders we accept letters of credit, wire transfers, or other arrangements through your global financial institution.

DOMESTIC Anywhere the building and zoning codes allow, we can build it. Fortified Housing currently has lots available in small towns, rural areas, inner cities, lot subdivisions, and other locations within the state of Florida.

INFILL HOUSINGEvery community has ready-to-build vacant lots for sale. A list can be obtained from your local realtor. You can also check the Tax Collector’s Office or your local government General Services Administration (GSA) office for lands available due to unpaid real estate taxes. Another source is your Community Housing Authority which can provide a list of lots that may qualify for this program.

OPTION 1: You select the lot and the home model, and our Certified Contractors will take care of the rest. Choose from one of our many lots available throughout 30 counties in the state of Florida, or provide your own in the location of your dreams. All costs can be conveniently included in the mortgage payment.

OPTION 2: Purchase a ready-to-assemble kit. Fortified Housing kits are available for all models, including utility room and garage units. Each kit includes all the materials necessary to construct the selected model. The price of the kit includes three sets of sealed construction plans. Site plans for permitting are not included but can be added to the cost of your home for an additional fee. Fortified Housing kits are an ideal option for the construction-savvy developer, contractor or real estate broker. We provide training before installation.

Whether you choose option 1 or 2, all costs of the home and/or lot can be included in the mortgage.

WORLD WIDEFortified Housing is especially well suited to geographic areas of medium to high risk of natural disaster, or in remote areas where labor and building materials are in short supply. Each home can be completed in a few weeks using semi-skilled laborers. Unassembled and partially assembled Fortified Housing can be shipped to any country in the world. Special areas of consideration include those ravaged by natural disasters such as hurricanes, tornados, typhoons, and earthquakes. Our structures are engineered to withstand wind speeds of up to 200 mph and are fireproof.100% of materials needed to construct each home are included in the shipping container along with construction plans and detailed instructions. Custom plans and designs are available upon request.
