community and still be so close to the open ocean?
With the Jupiter Inlet just two miles north and no fixed
bridges in between, getting to your favorite fishing
grounds is a breeze. Members also love weekend trips
to the Bahamas (only 50 nautical miles away), cruising
north to St. Augustine, south to Key West, or crossing
Florida via Lake Okeechobee to the Gulf of Mexico.
Wherever your destination, the club’s 74-slip, full-
service marina caters to every boating need with the
help of a marina concierge and a ship’s store that
stocks provisions, equipment, and gear.
As would be expected at a premier club, the golf
experience is exceptional and uncrowded. With golf
membership capped at 700 members and 45 superbly
maintained holes of golf, members can always get a tee

state-of-the-art short game facility.
While the yacht-filled canals and
emerald-green fairways are eye-catch-
ing, the magnificent homes steal the
show. You won’t find more spectacular

t is no small feat to be named the nation’s
top private country club (nine years run-
ning nonetheless) by the Platinum Clubs of
America. But in Boca Raton, a city rich with
the world’s finest private clubs found any-
where, that numero uno ranking among the elites and
the bragging rights that come with it just might be
the most satisfying honor.
Boca West Country Club, perfectly situated on
1,400 lushly landscaped acres between West Palm
Beach and Fort Lauderdale, isn’t just one of the top-
ranked clubs in the country. With more than 8,000
residents, it is also one of the largest.
Everything is bigger than life here, from the mag-

The members appear to be well pleased. Thirty five
percent of them live here year round, a figure double or
better that of other southern Florida communities. They
love it so much that they can’t wait to tell their friends
about the place. That “word of mouth” is the main fac-
tor in selling homes. Even in lean real estate years, Boca
West will still sell an impressive 100
homes a year.
“Our members support our club
because they treasure it here,”
says DiPietro. “They are proud of
their club.”
What’s not to be proud of? The
community, the clubhouse, all the
facilities seem forever young
because everything is constantly
refreshed. Even though the club was
started in 1970, and has never had
an assessment, everything looks
brand new.
The golf experience, like every-
thing else, is first class. The four
golf courses, by Arnold Palmer, Jim Fazio and Pete
Dye, have all been rebuilt since 1997 and offer not just
great golf, but lots of it. With member tournaments
typically attracting 500 participants, multiple courses
are a necessity.
Palmer I, the first course completed here, is a true
championship golf course and often the venue used
for big tournaments. Fazio II, with its waterfalls at the
9th and 18th greens that spill over hand-sculpted
stones, is considered the most aesthetically pleasing.
When they hired Dye to design course IV, they told

him they wanted a Pete Dye course that was playable.
“I’ll build you a golf course I would want to play
every day,” Dye said. And he did exactly that.
There are so many details that enhance the golf ex-
perience. Laser finders in every cart eliminate looking
for yardage on sprinkler heads, while the paspalum
turf on the Fazio and Dye courses handles the south
Florida climate beautifully and hardly ever presents a
bad lie. In addition to separate locker rooms and card
rooms for men and women, they each have their own
extensive pro shops as well.
While golf may reign supreme, tennis flourishes
here, too. More than 30 Har-Tru courts, a full sched-
ule of tournament and social events, an active junior
program, a top ten pro shop, and exhibitions by some
of the sport’s best players, keep things busy courtside.
You can’t spend any time here without discovering
that food is a very big deal at Boca West. The club has
a well-earned reputation for providing its members an
incredible dining experience. The food is so good and
so appreciated, members have no need to travel outside
the gates for gourmet dining.
DiPietro never forgot advice he received early in
his career: “Some people play golf, some people play
tennis. Everybody eats.” And eat they do. The club
serves a remarkable three quarters of a million meals
a year through its six restaurants. The menus, from
poolside casual to elegant fare in the
Hibiscus Dining Room, and the venues
are designed to serve every taste.
Likewise, there are a number of op-
tions for living in this paradise. Condo-
miniums from the $100,000s to $8 mil-
lion homes in re-gated neighborhoods
are available. One of the convenient
membership perks is the ability to select
the option that suits you best on an an-
nual basis. While social membership is the mini-
mum, every year you can pick and choose what oth-

he 11th hole on the Fazio course at
Jonathan’s Landing is impressive,
not for its length (the par 4 is a
mere 380 yards from the tips), but
for its classic beauty.
A members’ favorite, the hole is evocative of Shin-
necock Hills as it stretches through rolling terrain to
an elevated green set on the course’s highest point.
During the club’s annual Jamboree, the biggest tour-
nament in an incredibly full competitive schedule,
members gather around the green, beverage in hand,
to cheer on the players. For spectators and golfers
alike, it is a memorable moment and indicative of
both the camaraderie enjoyed by members and their
passion for golf.
And the 11th isn’t even the golf club’s most famous
hole. The community is home to three championship
courses, all of which are completely different except
for their meticulous conditioning. The Fazio and Hills
courses are set together in western Jupiter as part of a
pure golf experience where roads and houses barely
intrude (a rarity in southern Florida). The Fazio

course, the preferred tournament venue, requires
power, while the Hills layout favors accuracy. Between
the two courses, the club holds a mind boggling
180-plus member tournaments from October
through May.
But the most memorable hole—and perhaps most
challenging—is the par-5 17th at the Village course
located inside the gated community. The hole requires
two shots over water. A ferry built to hold two golf
carts transports golfers over the second stretch of
water for the approach shot to the green.
It’s no surprise then, against so many of the trends,
that golf membership has increased at Jonathan’s
Landing. They will proudly point out, after all, that
this is a golf club, not a country club.
But as satisfying as the golf experience is, water
plays an important role in the lifestyle here. The
private golf and yacht community’s deep-water,
full-service marina (with both wet slips and dry stor-
age) on the Intracoastal Waterway gives boaters quick
access to the Atlantic Ocean. There are no fixed
bridges between the marina and the ocean to slow
your trip. Of the community’s 600 acres, lakes and
waterways cover about 125 of them.
This is a region renowned for easy access to its
beaches. Years ago, forward-thinking county commis-
sioners bought most of the oceanfront around here,
ensuring plenty of beaches for everyone to enjoy.
That is a benefit that will never change.
Picturesque and incredibly convenient, Jupiter
makes for a great location for a private golf commu-
nity, especially for second-home owners. Palm Beach
International Airport is within an easy 25 minutes;
I-95 and the Florida Turnpike are even closer. Though
it is close enough to West Palm to make attending
events at the Kravis Center for Performing Arts easy,
Jupiter doesn’t feel urban at all.
However, with a newly remodeled clubhouse and a
new Fitness & Tennis Center, members don’t really
have to venture from the club for great dining, a
workout, a spa treatment, or a tennis match. The new
health and fitness facility features state-of-the-art

workout equipment, fitness classes, steam rooms,
sports and physical therapy, massage and aesthetician
rooms, and a Sports Café.
Though the lifestyle is luxurious, the membership
here is unpretentious and eclectic. Members are at-
tracted to this waterfront community for both its
idyllic, relaxed setting and all the opportunity it offers
to get actively engaged inside and outside the gates.
Jonathan’s Landing homeowners enjoy the
peace of mind of a community-owned security
system that is built into every single home. The sys-
tem features a button that instantly connects to the
guard gate. That kind of attention to the needs of
members can be directly attributed
to the fact that the community has
been owned by the Property
Owners Association for well
over a decade.
The community takes its
name and the 1696 date in
its logo from local history.
That was the year Jonathan
Dickinson and his family
were shipwrecked off the
coast of Jupiter in a storm.
The tale has a good ending.
All survived the wreck and Jonathan eventually
made it to Philadelphia where he served as
mayor.
There are 27 villages that make up the com-
munity; five with condominiums, four with
townhomes, and 18 with single-family homes.
Every one of the villages is self-governed. Alto-
gether there are about 1,200 homes, most of
which are on either a waterway or a golf
course. Some even offer saltwater access. Prices
range from the $200,000s to the millions.
One thing is for sure, Jonathan’s Landing of-
fers plenty of options. And they are all good.

a round of golf on a
great course in a lovely
community and thought,
“I could live here.” Or
you’re visiting friends who have a second
home on a challenging layout from a name
designer and you’re wondering, “What
would it take to own something here?”
Almost everyone who plays golf contem-
plates having a home—primary or vaca-
tion—on a course in a community dedicat-
ed to the game. Despite the economic woes
of the last few years, our desires haven’t
much changed, and in our favor is the pre-
sent buyer’s market.
But before pulling out the checkbook,
here are some tips to buying the golf home
of your dreams, with an emphasis on
avoiding the common mistakes.
Mistakes? What could go wrong?
“As much as this is a logical purchase that
you plan and budget for, it’s still a ‘fall-in-
love’ proposition,” says Bill Houghton, presi-
dent of The Landings Company, on Skid-
away Island in Savannah, Georgia. “People
fall in love and make less rational decisions
because all these places are gorgeous.”
Chances are you’ll be rational when it
comes to the obvious: Price, mortgage
rates, and availability. And cognizant that
you’ll have to deal with brokers, lawyers,
and maybe a seller as well.
What next? Start with the golden rule of
real estate: Location, location, location.
“If you’re going to use your property just
a few weekends a year,” suggests Houghton,
“then seclusion is nice. But do you want to
be driving 45 minutes to get to the nearest
Target?”
Once comfortable with where, it’s time
to concentrate on who, what, and how. The
properties can help.
“Utilize their in-house resources,” says
Steve Schroeder, general manager of
Pasadera, a golf community on California’s
Monterey Peninsula. “Most clubs have
some type of real estate, marketing, or sales
office where there is good information. Get
an idea of the products and services
offered. Start researching.”
You’ll need a broker, who can be found
through the on-site sales office or local
contacts. Check out the broker’s refer-
ences—a good place to start is the home-
owners association.
Most communities have a homeowners
association comprised of local people and
separate from the company that
actually runs and manages the property.
The association, through its board, helps
set policy, deals with bylaws, codes and
building restrictions, and so on. “Get to
know the board,” advises Schroeder. “They
have a big part in what you may and may
not do going forward.”

through a pool? What’s the revenue split?
“The homeowners association will tell
you things a broker won’t,” notes
Schroeder. “About owner obligations,
CCRs (covenants, codes, and restrictions),
policies. There are a lot of hidden nu-
ances to be discovered as you go through
the courting process.”
“Talk to owners,” says Houghton. “Go
to the bar, out to lunch and dinner, and
politely ask other diners about the experi-
ence of living there. Try to find people
who can tell you about the fun little
things as well as the problems.”
Most of the issues raised so far are
pretty clear-cut. What about the not so
obvious?
—Atmosphere. “Each community
has its own personality, more than the
average buyer realizes,” says Schroeder.
“Pasadera is more casual than other
places on the Monterey Peninsula in the
same price range. You want to match the
atmosphere to your lifestyle; that means
looking more for the inward appearance
than the outward appearance.”
—Stability. “The amenities you see or
are promised, what guarantees do you
have that they’ll still be there or they’ll
happen?” asks Houghton.
—Water. “Most people think, ‘I move
in, I get hooked up, and I’m set,’” says
Schroeder. “Water is a precious resource,
so find out who the water service is, what
the water quality is, and if there’s been
rationing in the past.”
—An exit strategy. “At some point,
you’re going to have to sell, or your heirs
will,” reminds Houghton. “Think about
that, which means thinking about how
your property will be protected by your
surroundings and fellow homeowners.
It’s not just security and making it all
look nice, but what is the homeowners
association doing to keep your invest-
ment strong?”
You can’t do this alone. Besides a bro-
ker, you’ll need a lawyer, possibly someone
local. “That’s a word-of-mouth thing,”
says Schroeder. “Talk to the homeowners
association or people in the community
to see if the region demands specialized
expertise in the law.” You may also want to
run everything past your lawyer at home.
Before you buy, talk to an accountant—
not only about your present finances but
future tax treatment of the property (will
it be your primary or secondary resi-
dence?)—and a local insurance agent,
especially if you’re near water.
There’s a wealth of information avail-
able on the Internet. Maybe too much.
Type in “buying a second home” and
you’ll find everything from advice to
mortgage rates. You’re sure to come away
with many more questions, but that’s
good: How you answer them is the key to
having a happy home on the range—or
fairway.

Jonathan’s Landing is impressive,
not for its length (the par 4 is a
mere 380 yards from the tips), but
for its classic beauty.
A members’ favorite, the hole is evocative of Shin-
necock Hills as it stretches through rolling terrain to
an elevated green set on the course’s highest point.
During the club’s annual Jamboree, the biggest tour-
nament in an incredibly full competitive schedule,
members gather around the green, beverage in hand,

There is a very active social life in the community.
Much of the socializing takes place at the 22,000-
square-foot clubhouse, which is filled with rare golf
memorabilia. It overlooks a five-acre lake that sepa-
rates the 9th and 18th holes. In addition to the formal
dining room, there’s a mixed grill, lounge, and men’s
grill. With two Har-Tru courts, the community also
has an active tennis scene.
The main sport at Old Marsh is golf, and the course,
which Dye built in 1988 and refurbished in 2004, is one
of his best. Members get to uncover all of its wonderful
subtleties with repeated playing, which isn’t difficult
since no tee times are necessary. With an outstanding
caddie program and white gravel paths, the course is
walker friendly. Not surprisingly, it became an Audubon
Cooperative Sanctuary in 1998, with all irrigation water
from the course draining into a series of retention
ponds to keep it from seeping into the wetlands.
That environmental sensitivity is what you’d expect
at Old Marsh, where the trumpeting trill of a sandhill
crane is about the only thing that breaks the silence.

spoonbills are commonly spotted, the golf membership
cap of 325 ensures there are no con-
gested fairways.
“The conditions are just fabulous,”
says director of golf Rich Waage of the
course that hosted a 2009 U.S. Open
qualifier. “The fairways are
generous, but they have a lot of
mounding, which adds to the beauty
and challenge.”
The lush layout’s signature 160-
yard 8th plays over water and into a
sea breeze to a sloping green, while
the 551-yard 18th is very similar to
the 18th at Palmer’s Bay Hill, winding around water
on the right to a rock-fronted peninsular green.
While the stunning setting and fabulous playing
conditions are enough to convert non-golfers, you
don’t have to enjoy the game to enjoy life at Orchid

“I was in the case study with one of Polo Club’s cer-
tified professionals and found it to be absolutely fan-
tastic,” says member Gerry Zusel. “The key to improv-
ing my swing was through strength and flexibility. TPI
helped me reduce my handicap by four strokes.”
The Polo Club, the second largest country club in
the nation in terms of membership (more than
1,700), is definitely not your grandfather’s country
club. While respecting tradition and the luxurious
lifestyle that its members enjoy so much, the club has
embraced forward-looking growth. Amenities, like the
new resort complex with family-friendly, resort-style
pools that is opening this November, are being built
for the next generation. New family dining options
and a clubhouse expansion are also in the club’s cur-

On the golf course, the club is already promoting

courses and integrating it for kids. In the afternoon,

The golf here, by the way, is excellent. The Equestrian
and the Club are two very good courses. The Equestrian
presents more challenging green complexes, while the
Club is more forgiving, yet both are very playable Tim
Freeland designs. This being Florida, there is plenty of
water to navigate, but few forced carries.

Despite its name, the Polo Club was originally built
around tennis in 1986. The developer of the new
community hired Chris Evert as touring pro, and the
club hosted the Virginia Slims of Florida for years.
With 28 courts, more than 600 tennis memberships,
