Dear Readers,

Where did the summer go? It’s hard to believe that we are well into the fall and must seriously start thinking about the holiday season.

The fall real estate market has been a busy one. There is still a lack of inventory though, which has resulted in multiple offer situations and quite a few disappointment buyers. If you are thinking of selling, now is the perfect time!

This edition of the magazine is a special one. What started as a way to keep our community in touch with the real estate market and support our local businesses has quickly grown. Our new website has really taken off and the feedback has been incredible.

On behalf of my team, our advertising partners and contributors, I

would like to thank you for your continued support and wish you and your family all the best this holiday season and a healthy and prosperous new year.

GTA REALTORS® Report Monthly Resale Housing Figures

TORONTO, October, 2011 -- Greater Toronto REALTORS® reported 3,477 transactions through the TorontoMLS® system during the first 14 days of October 2011. This total represented a 20 per cent increase over 2,890 sales reported during the first two weeks of October 2010. Year-over-year growth in new listings for the same period was slightly stronger than that recorded for sales – up 21 per cent to 6,249. "The first two weeks of October seem to be pointing towards more balanced market conditions as we move toward 2012. Growth in new listings outstripped growth in sales, meaning more choice for buyers," said Toronto Real Estate Board President Richard Silver. "A growing number of home owners are reacting to the above average price growth reported this year and have decided to list their home for sale. They are confident they will receive timely offers in line with their asking prices." The average selling price during the first two weeks of October was $475,743 – up 7.5 per cent compared to the same period in 2010. "The average resale home price is expected to grow at a slower pace in the months ahead because the market is becoming better supplied. There will be less competi-tion between home buyers as we move through the fall and winter." said Jason Mercer, the Toronto Real Estate Board's Senior Manager of Market Analysis. "With a more balanced market in 2012, the average rate of annual price growth is expected to be in the mid single digits.

OUT WITH THE OLD…

Every home has a collection of items that have been relegated to the basement, closet or garage. We don’t use them, they have been replaced, or they just don’t fit us anymore. Yet it’s very hard for us to part with our possessions, no matter how little they are used.

Outgrown clothing, old furniture, small household appliances and gadgets that seemed like a great idea at the time, now gather dust at the back of our closets. It’s incredible how many of our possessions don’t make their way into our lives for months or even years at a time. We know we can’t keep it all, it’s taking up valuable space in our homes. It’s time to purge your home of these items and reclaim the space that they have taken, but what do we do with it all?

You have some options. Go through each area and separate items into three categories: Throw away, give away and sell. You’ll be surprised at the things you’ve been keeping that really should have been thrown out years ago. If you need to, rent a mini bin. Remember that old paint, cleaners, pesticides, etc. should not be thrown in the garbage. They should be disposed of properly at your local hazardous waste facility.

Gently used clothing, shoes and especially hats, gloves, boots and winter coats, can be donated to a not for profit organization such as Goodwill or Value Village. There are organizations such as the Canadian Diabetes Society or Recycling Matters that will pick these

items up right from your front door. Your collection of hardcover books can be donated to your local library. For items that you feel still hold some value, consider having a garage sale. As they say, one man’s garbage is another man’s gold. Valuable items like furniture, jewellery, glassware, china or antiques can be sold to a consignment or second hand store. They will buy items directly from you or some can sell them on your behalf. Alternatively you can try to sell your items online.

You’ll be amazed at the transformation in your home when you make room for the things that you actually need and use. HELPFUL RESOURCES

Home for Christmas... with Black Forest Garden Centre

HO, HO, HO MG! IS IT THAT TIME OF YEAR AGAIN

ALREADY?

Yes there‟s no denying it any longer. The summer has come and gone and pretty soon the autumn will also

come to an end. The kids have just finished tricking and

treating their way through town and the pumpkins, which have been adorning many a doorstoop, veranda and

entrance way, will soon make way for the Christmas décor.

Nothing introduces the on-

set of a new season like

seasona l decora t i ons around the houses. Many

like to dress up their en-t r a n c e s w i t h u r n s ,

wreathes, swags or gar-

lands. Add a couple of LEDs or some bling et voila

you‟re the envy of town. Nobody has to know from

where you got your urn, but you‟ll soon notice that the Black Forest Garden Centre urns cannot belie from

whence they came.

For close to 15 years now Black Forest Garden Centre

seasonal urns have been beautifying homes throughout the York Region. And over the past few years the

containers have even made it to the far reaches of many

a northern country cottage. Black Forest Garden Centre takes pride in offering one of a kind designs ranging from

traditional Christmas to contemporary Holiday. They even do custom! Give them a call or drop them a line at

[email protected].

Of course soon afterwards it

will be time to go out and find your „perfect‟ Christmas

tree. Will you once again battle old man winter, the

blistering cold and deep

snow and cut your own? Or will you take a trip to the

Black Forest Garden Centre‟s unique indoor Christmas tree forest - a roofed

woodland of locally grown, non-needling Fraser firs.

Imagine the comfort of such an outing – no snow, no

blistering winds, and certainly no schlepping the tree half a mile back to the parking lot only to discover you‟ve

forgotten the straps to tie the tree to your car. All this is a thing of the past at BFG‟s indoor forest. Here you have

the best of both worlds and as far as getting that tree

in/under or on top of your car the BFG staff will be more

than happy to give you a hand. Don‟t worry, there‟s no mistaking who the staff is – they‟re the jovial guys in the

red shirts and Santa hats greeting everyone with a smile and a candy cane.

A Christmas outing to the Black Forest Garden Cen-

tre – once experienced, never forgotten, and for

many a family this has become their special

Christmas tradition. And

while Santa‟s little helpers are working that tree into

or onto your car, you suddenly remember that

you still need that special little something for that very

special someone. No problem, Black Forest Garden Centre has a beautiful selection of unique gifts for both

home and garden – from handcrafted wall décor to gargoyles, BFG has it all.

So come in and “fell” that perfect tree, do a bit of

Christmas shopping and share a few stories with the

Kohnen family. And if this is your very first trip to the Forest, it won‟t be long before it too will become a part

of your family Christmas tradition.

Merry Christmas!

“We would like to take this opportunity to wish all of our

family, friends and valued clients a joyful holiday season and a happy, healthy and prosperous New Year.”

Lora Zuccato-Melo

Author of “Food & Memories” a Collection of Loved Recipes

French Onion Soup

This is a lighter version of the traditional French onion soup recipe. The onions are cooked directly in the broth as opposed to frying and caramelizing. Delicious on a cold winter’s night!

4 large Spanish onions, thinly sliced 7 cups beef broth 1 bay leaf Salt and pepper to taste 6 - 8 slices of French bread toasted 1 cup grated swiss cheese 1 cup parmesan cheese Chopped parsley for garnish

In a large soup pot add onions, broth, bay leaf and pepper. Bring to a boil, reduce heat and partially cover. Simmer until onions are very tender – this will take about 30 minutes. In the mean time combine the parmesan and swiss cheese in a bowl. Once the onions are soft, turn oven on to high broil. Ladle the hot soup into oven proof bowls. Float a slice of bread on top of each bowl and top with cheeses. Broil 5-10 minutes until cheese is bubbly and golden brown. Top each bowl with fresh chopped parsley. Serves 6 - 8

Cheese Fondu with Fresh Bread and Veggies

This is a delicious, savory dish that is perfect for a large crowd. Serve it with bread cubes, flavored focaccia or an assortment of veggies.

8 shallots, diced

1 tbsp butter 1 tsp granulated sugar 1 ½ cups white wine

1 ¼ cup Gruyere, shredded

1 ½ cup Emmenthal , shredded

½ cup Oka, shredded

2 tbsp flour 1/2 tsp nutmeg, grated

1 garlic clove, peeled

Salt and pepper to taste

The Veneto region of Italy is known for its different variations of risotto’s. This is one of the risotto recipes my mom would often make. It is

creamy and very satisfying.

2 tablespoons olive oil

2 table spoons butter

1 large onion (or 2 shallots), finely, chopped

1/2 tsp minced garlic

1 cup Arborio or long grain rice

1/2 cup dry white wine

4 cups of chick broth (or more according

to rice tenderness)

½ cup grated parmesan cheese

10 oz bag of spinach, wilted and chopped fine

Salt and pepper to taste

In a large bowl mix the shredded cheeses and flour together until combined (use your fingers to incorporate the flour into the cheese). Melt butter in a sauce pan and add shallots, cook until tender. Add sugar and continue cooking until shallots begin to caramelize. Add the white wine scraping the bottom bits of onion from the pan and cook for another minute or two. Add ½ cup of cheese at a time to the wine while continuing to stir. Continue doing this until all the cheese is used. Add salt and pepper to taste. Rub a piece of garlic all over the fondu pot for flavor just before pouring in the cheese. Serves 10 or more.

Spinach Risotto

Bring the chicken broth to a low simmer. Heat oil and butter in a separate sauce

pan until butter foams. Add the onion and sauté using a medium high heat

stirring frequently until they are softened and starting to caramelize (about 15

minutes). If the bottom of the pot starts to brown and darken add a splash of

white wine and stir. Once the onions are brown add the garlic and stir until the

garlic is fragrant, about one minute. Adjust heat to medium. Add the rice and

continue stirring for about 2 -3 minutes until the rice begins to toast. Turn the

heat to medium low and add the white wine. Stir briskly until it is fully absorbed.

Add one third of the chicken broth and continue stirring frequently until it is absorbed, about five minutes.

Repeat with the remaining broth, stirring frequently. When the last of the broth has been added add the spinach.

Once the rice is cooked (should be firm and slightly chewy) add the spinach, cheese and season to taste. Serve

immediately with more parmesan cheese on top. Serves 4-6

By the mantel with care...

What better place to start your holiday decorating than your fireplace mantel

A row of stockings neatly hung. The scent of fresh pine boughs. Candles glittering and ornaments sparkling. What better place to start your holiday decorating than your fireplace mantel.

Your fireplace is usually found in that cozy room where friends and family gather for the holidays. Why not adorn it this year with a unique and personal display that will set the tone for your holiday celebrations.

There are so many ways to transform your mantel into a focal point. Why not set up that miniature Christmas village on the mantel, lights twinkling, on a fluffy batting of snow?

Antique decorations passed down from parents or grandparents may be too fragile for the tree. Display these ornaments lovingly on the mantel to rekindle memories of Christmas past. You may want to start by hanging a painting or print of a winter or holiday scene, a tin star or a mirror above your fireplace and build from there. Dress the mantel with a garland of assorted greenery, and tuck in your treasures. You can also fill apothecary jars with old fashioned tree ornaments or use assorted sizes of antique Mason jars filled with sugared fruit, cinnamon sticks or assorted Christmas candies.

Consider purchasing new stockings this season. Imagine a row of red velvet stockings personalized with a name tag, initial or small framed picture of the family member attached to the stocking. Don’t forget about the dog and cat. Keeping a one color stocking theme always creates a big impact. There are a wide variety of stocking hangers available in home décor stores and specialty shops. Reindeer, snowmen or letters that spell out the joy of the season are available in assorted finishes to complement your chosen color scheme.

Remember that your mantel décor should flow with the rest of your decorating arrangement, so incorporate the same colours and textures throughout the room for a harmonious appearance. Whether your decorating scheme is traditional or contemporary, consistency is the key.

If you prefer a modern look, fill clear glass vases with colored ornaments to complement your décor. Include some silver pillar candlesticks in varying sizes and mercury glass or crystal votive holders for that shimmering sparkle. Add sprigs of pine or cedar to soften the look. Remember, never use lit candles close to greenery or walls. Alternatively, there are some wonderful battery operated candles on the market, some including a remote control feature, that mimic the look of a flickering flame and there is no danger of fire.

For those who love nature, bring the outdoors in with boughs of cedar and pine, glass cylinders or sap buckets filled with birch sticks of various sizes, large pinecones and holly branches. Add miniature Christmas trees in assorted sizes with the root balls covered in burlap and tied with a tartan ribbon or use a clear vase, fill the bottom with pinecones or imitation snow and add a few simple branches. Incorporate large old-fashioned jingle bells or antique cow bells for rustic charm.

Wrap boxes of graduated sizes with colorful gift wrap and coordinating ribbon in your favorite colors. Display them in small groups on your mantel. Looking for a place to display that family of snowmen, or your collection of Santas? Incorporate them into a whimsical decorating plan. Don’t be afraid to experiment. Let your personality shine through and most of all, have fun!

If you have children or grandchildren, invite them to join in. You’ll be surprised at how inventive they can be. Use your imagination, share your creativity and build memories they will never forget.
