and costing significantly more money. Our inspection does not consider components in the home that are not visible.
Also understand that, even with and exhaustive inspection, there still may be defects in the home that are not revealed
during the inspection. A visual inspection provides you with a solid, overall picture of the home, its problems,
positive attributes, and areas where we recommended immediate attention. But with anything as complex as a home
(a home has roughly 500 separate components), unexpected repairs are the norm, not the exception.

Precise Home Inspection Service, LLC agrees to conduct an inspection for the purpose of informing the CUSTOMER of major deficiencies in the
condition of the property. The inspection and report are performed and prepared for the sole, confidential and exclusive use and possession of the
CUSTOMER. The written report will include the following only:
structural condition and basement
electrical, plumbing, hot water heater, heating and air
conditioning
general interior, including ceilings, walls, floors, windows,
insulation and ventilation
quality, condition and life expectancy of major systems
general exterior, including roof, gutter, chimney, drainage,
grading
kitchen and appliances
It is understood and agreed that this inspection will be of readily accessible areas of the building and is limited to visual observations of apparent
conditions existing at the time of the inspection only. Latent and concealed defects and deficiencies are excluded from the inspection; equipment,
items and systems will not be dismantled.
Maintenance and other items may be discussed, but they are not a part of our inspection. The report is not a compliance inspection or certification
for past or present governmental codes or regulations of any kind.
The inspection and report do not address and are not intended to address the possible presence of or danger from any potentially harmful substances
and environmental hazards including but not limited to radon gas, lead paint, asbestos, urea formaldehyde, toxic or flammable chemicals and
water and airborne hazards. Also excluded are inspections of and report on swimming pools, wells, septic systems, security systems, central
vacuum systems, water softeners, sprinkler systems, fire and safety equipment and the presence or absence of rodents, molds and mildews.
The parties agree that Precise Home Inspection Service, LLC and its agents and employees, assume no liability or responsibility for the cost of
repairing or replacing any unreported defect of deficiency, either current or arising in the future, or for any property damage, consequential damage
or bodily injury of any nature. THE INSPECTION AND REPORT ARE NOT INTENDED TO BE USED AS A GUARANTEE OR
WARRANTY, EXPRESSED OR IMPLIED, REGARDLING THE ADEQUACY, PERFORMANCE OR CONDITION OF ANY INSPECTED

HOME INSPECTION SUMMARY REPORT
This Inspection Summary is for the exclusive use of: FAIRA.COM & Rick Cheesman
On January 29, 2016, Precise Home Inspection Service, LLC made a visual inspection of the accessible
portions of the home located at: 231 McRae Rd NE, Arlington, WA 98223.
The home was found in overall good to very good condition showing good maintenance and pride of
ownership throughout. All Mechanical systems, appliances have recently been updated. The furnace and
water heater is newer (<10yrs). Multiple maintenance issues are noted yet the home housekeeping and
Defects and deficiencies found on the date this inspection was made:
STRUCTURAL:
1. No structural deficiencies observed at the time of this inspection.
2. Earth to wood contact south & west exterior shed wall and car port (SW) support post. Repair as
needed.
3. Fungal rotted wood siding observed at shed exterior wall (round contact). Damage limited to trim
and siding. No structural damage observed at the time of this inspection. Recommend clearing all
earth to wood contact. Install gutter runs to eliminate water run off at roof drip edge.
EXTERIOR ENVELOPE:
1. The wood “Fur” exterior cladding was found in very good condition. The absence of Knots indicates
the Fur cladding materials rate a #1 Graded Rating.
2. Slight paint blistering at the south exterior gable (2nd level) exterior wall. Recommend touchup paint
as needed.
3. Water damaged wood siding observed at west exterior (shed wall). Not structural damage observed.
Replace damaged materials a proper maintenance dictates.
CRAWLSPACE:
1. The crawl space was dry with no signs of water intrusion.
GROUNDS:
1. No deficiencies observed at the time of this inspection.

ATTIC:
1. Mold spores observed on the underside of the roof sheathing (within the attic space). Recommend
contacting a qualified contractor to kill and clean all mold spores from contaminated surface with a
EPA approved “Biocide” product. Remediation of molds is fairly common with complete
remediation achieved with treatment of EAP approved Biocide products, installation of adequate
ventilation, and elimination of all moister.
HVAC:
1. No deficiencies observed at the time of this inspection.
ELECTRICAL:
1. 200amp. main panel is properly installed with no deficiencies observed at the time of this inspection.
PLUMBING:
