A gutter audit of existing properties has identified damage caused by poorly functioning rainwater systems. This damage has been caused by a range of factors including a Building Code short fall in downpipes, blocked Gutters & Downpipes and exposed Fascia Boards. The audit has also identified that European Gutters high capacity Lindab 150mm gutter and In\Out Debris Diverters will address these various issues.

Rotten Fascia and Wall Boards Blocked gutters and heavy rainfall can lead to overflow issues. Well-designed rainwater systems will incorporate overflow measures to ensure that water flows away from the property, as required by E2/AS1 8.1.6(f). When water frequently overflows the back of the gutter it can damage fascia, wall boards and soffits.

2016 Audit Bell Street, Hamilton Audit Commentary:

The position and design of the original gutter allowed water to flow back over the gutter and into the wall cavity. In addition, the downpipes on this property had not been connected to the storm water and had been left to run into the soil.

ReRoofing – Exposed Fascia Boards The re-roofing of concrete and metal tile roofs in longrun results in the roof sitting slightly higher due to the requirements of the Building Code. This will expose the fascia to wind driven rain and can cause roof water to over shoot the gutter. Over time this will result in damage to the property and can create H&S issues over pathways.

Palmer Avenue, Glendene Audit Commentary:

The original metal tile roof was installed using 50mm x 25mm battens. When re-roofing these roofs the Building Code requires that these battens must be replaced with 50mm x 75mm purlins. Because the new steel roof has greater water flow and sits higher, the water no longer flows cleanly into the 125mm gutter and risks overshooting onto the ground below or being blown back on to the fascia board. This will result in water damage to the property and can create H&S issues over pathways.

There are 4 units located at 7A Doreen Avenue. Two of the units have been reroofed and two have not, thereby creating a site specific “before & after” scenario. The original concrete tile roof was installed using 25mm x 50mm battens. When re-roofing these roofs the Building Code requires that these battens must be replaced with 50mm x 75mm purlins. Because the new steel roof has greater water flow and sits higher and further out, the water is at risk of overshooting the 125mm gutter or being blown back on to the fascia board. This will result in water damage to the property and can create H&S issues over pathways.

Building Code Gutter Capacity Review An audit of fifteen representative existing properties found that there was insufficient roof drainage on most of these properties due the carrying capacity of the 125mm gutters. In heavy rainfall ineffective gutter and downpipe systems can result in gutter overshoot issues and will result in gutter overflow issues, which can lead to water tracking back into the building and the concentrated wetting of the property. The audit, which was carried out by an Independent Consultant, noted that a 150mm gutter would address the Building Code roof drainage issues on many of these properties, due to their greater capacity to move water away from the dwelling. The installation of additional downpipes would also address the roof drainage issues.

European Gutters Value Proposition European Gutters promote and specify the following features, over those offered by conventional guttering, in support of a sustainable and cost-effective rainwater solution.

High capacity modular 150mm half round Gutter; The Lindab Gutter System uses high-capacity, half-round gutters coupled with the equally high capacity 87mm .60 gauge zinc coated steel downpipes that allow water to flow more freely. This helps to eliminate the build-up of debris that can cause regular gutters to become blocked and overflow.

Guttering designed for heavy rain; The Lindab gutter is also designed with a 6mm lower front than the back so that excess water flows over the front edge of the gutter and away from the house, rather than back towards the property. This unique system helps prevent damage to external cladding in the event of heavy rainfall or a gutter blockage.

The New Zealand Building Code requires water from guttering to flow away from the property. (E2/AS1 8.1.6(f)) The Lindab Gutters Overflow System ensures that water does not flow into the building in the event of a blockage or heavy rainfall.

Self-Cleaning Downpipe Diverters; European Gutters use the In\Out Debris Diverter on all downpipes which enter the stormwater system. Downpipe Diverters help to ensure that downpipes and drains stay free of blockages and stop debris from entering and polluting the storm water system.

The In\Out Debris Diverter also uses a customised sleeve to allow roofs and gutters to be cleaned without polluting the storm water system. This easy-to-use system allows work to be carried out quickly and efficiently, while complying with the Resource Management Act.

External Brackets for better flow and easier cleaning; External brackets allow debris to flow more freely through the gutters and enable safe and easy cleaning to be carried out from ground level using a hose and wand system.

Cleaning gutters regularly is recommended in areas with mature trees and where plant growth is a problem. Cleaning properties from ground level is the only cost-effective maintenance option for the increasing number of multi-storey houses.

Robust zinc-coated steel Gutter & Bracket System; The Lindab gutter is made from.60 gauge zinc-coated steel, which provides it with added strength and minimises the damage caused by ladders. The robust bracket system also helps to make sure the gutter stays in place when overloaded by debris, heavy rainfall and blockages.

Easy installation and maintenance; Lindab Gutters use a modular clip lock system with EPDM seals and one-piece corners. No rivets or silicone are used during installation. This easy-to-use system allows for leak-free installation and the simple replacement and maintenance of the product once installed.

The steel is coated on both sides by a high-build polyester coating that has been UV tested to New Zealand standards and which provides exceptional durability. The only maintenance required is an occasional wash down.

Sustainability and the Environment; Lindab Gutter products are certified under the ISO 14001 Environmental Management system and are made from up to 30% recycled steel.

Steel has the lowest carbon footprint of any rainwater material and there are metal recycling companies throughout New Zealand which will accept metal gutters and downpipes in any condition. Temporary roof access to multi-level properties is particularly dangerous. The permanently fixed Lindab Ladder Bracket will prevent a ladder from sliding, when Operators are accessing the roof to undertake responsive or programmed maintenance work. Advantages of wooden fascia; EGL actively promote the use of a wooden fascia with the Lindab Gutter System, as it has over twice the life of metal fascia. Wooden fascia also requires less maintenance and can easily be repaired and replaced by the metre. Whereas houses with metal fascia often require the replacement of the side of a building or the whole house as often you are unable to match profile, colour and clip systems.

AS/NZS 3500 states that high fronted gutters must incorporate provisions, such as slots in the front of the gutter, to stop water flowing back into the roof or building structure. The Lysaght Rainwater Solutions brochure and the Dimond Roofing website also specify overflow requirements for high fronted gutters.

In New Zealand high fronted gutters have historically been designed to act as a screen, to

reduce salty air from being blown up inside the roof. However, this issue is generally limited

to ISO Category 4 & 5 environments and most new builds have

an eave flashing, which negates the need for a high fronted

gutter. Eave flashings can also be installed when replacing

existing gutters on an as required basis.

Though the New Zealand building industry accepts that the overflow from high fronted

gutters will flow over the back of the gutter and down the cladding, there is no Industry

specification as to the minimum gap required to allow this to happen, without the risk of

water tracking inside the building or the concentrated wetting of the cladding.

Resource Management Act Requirements The Resource Management Act states that it is illegal for any substance other than rainwater to be discharged into the stormwater system.

BRANZ 2016 Healthy Houses Report The BRANZ 2016 Healthy Houses report found that, “Ten of the fourteen

sample houses required gutter maintenance, ranging from simple

clearing and cleaning through to a full gutter replacement. Effective

guttering removes stormwater from the

dwelling and channels it away to maintain

dry conditions”.
