In accordance with our proposal of 29th November 2015 we have prepared the Energy Performance Certificate for Barclays Bank, Robin Park, Wigan, WN5 0UH behalf of Asda to comply with the Energy Performance of Buildings Directive.

Our inspection included an appraisal of the forms of construction and measurement of the unit sufficient to ascertain elevational treatments, zoning of uses and thermal performance. The information enabled the generation of a computer model of the building. This was used to prepare the EPC and calculate the resultant energy rating.

Additionally the information collected has been used to make recommendations on improvements that can be made to the building in order to improve the energy performance of the building. The resultant recommendations have been assessed for anticipated energy rating as well as for the cost of improvement and expected financial payback of the improvements.

The inspection was undertaken on Tuesday 8th March 2016. The site inspection was undertaken by Joe Hussey. The survey was visual only; no exposure works were carried out.

The purpose of the survey was only to undertake the preparation of the Energy Performance Certificate and to make improvement recommendations and this report should not be construed as a detailed building survey.



2.0 BUILDING OVERVIEW The property surveyed is a single storey retail unit currently fitted out as a bank. The building has cavity walls, a neighbouring property above and double glazing to all facades. For the purposes of the Energy Performance Certificate computation the South and East elevations are adjacent to external conditions with heat loss to the outside atmosphere. The remaining elevations are adjacent to party walls with no heat loss to the outside atmosphere. We understand that building was constructed circa 1990. No construction drawings were available, consequently all of the design parameters such as insulation have been assumed based on the date of construction. We found no evidence of any material upgrading to improve thermal performance standards. 3.0 ASSUMPTIONS FOR EPC CALCULATIONS Assumptions for heat issues are listed below: Building fabric:Default U-Value based on building regulations in force at the time of construction:

4.0 ENERGY PERFORMANCE RESULT AND INTERPRETATION The EPC rating for the main building is 179, which equates to a G rating. The new build benchmark and typical stock values for the building are 29 and 86 respectively. Heating efficiencies are based on the current existing heating apparatus and replacement with higher efficiency products would, not surprisingly improve the asset rating.

6.0 LIMITATIONS

In the case where specific thermal conductivity values for walls, roofs, windows and other elements of building’s envelope were not available, default values from building regulations specific from the date of construction of the building needed to be used. All costs are estimated costs that have been generated using ‘rule of thumb’ calculations. The figures generated are to be used as illustrative guides only. Any recommendations that require a change in building utilities such as Oil to Gas or replacing electric heating are based on the assumption that the proposed utility supply is readily available on site and transfer to utility has no extra charge or cost. The recommended options for building upgrades should be checked on site prior to any works or agreements. The recommendations are assigned in principle and may not translate practically on site. The proposed EPC ratings are only viable as long as the current conventions remain relevant and active. We cannot guarantee the proposed ratings longevity as ratings can improve or worsen over the course of updates and changes to work in practice and alterations and updates in software. If works are to be carried out on a project or building it is advised to recalculate and/or recheck the EPC as soon as practically possible to ensure the end rating is still as required.
