El Rancho Estates planned development is approved for a total of71 attached single family units located on an approximate 8.75acre site. The attached residences are planned to be built inthirteen building clusters with four to six dwelling units per cluster.Units will range in size from 1,208 to 1,879 square feet of livingspace and lot sizes will range from 1,045 to 1,870 square feet insize. Two and three bedroom models will be offered in twoseparate townhome styles consisting of upslope and downslopeunits. The upslope units are on the uphill side of the street. Thegarage entry is on the second floor via exterior staircase.
The split level downslope units are located on the downhill side ofthe street with the garage entry being on the middle floor level,with the main entry on the third floor level. The lower level islocated below the garage floor level.
In addition, the individual units within each overall building clusterstep down the hill following the grade of the correspondingsection of the street that provides access to the units. Thisconfiguration reduces the amount of cut and fill required toaccommodate the residential units.
Each unit will have a separate driveway that will accommodatetwo vehicles on the end units and one vehicle in the interior units.All units include a one car garage. A total of 184 parking spaceswill be directly associated with the individual units. Recreationalvehicles may only be parked in garages. On street parking will beallowed when not directly across from the proposed units.
Access to the site will be from El Rancho Drive to Moorpark Court.From Moorpark Court, a private street. On-street parking will beavailable within the development. Parking however, will berestricted to one side of the street only where there are noresidential driveways. On Street parking will total 16 spaces.Pedestrian access is provided by a 4 foot wide sidewalk locatedadjacent to, and along one side of the private street from thelength of the private street.
A total of 5.33 acres of common area open space is provided onthe site. Three amenity areas, with pathway access from thesidewalks are planned. The open space will include undisturbedand disturbed area. Landscaping will include revegetation withnative species, as well as the addition of trees and shrubs in aformal manner. Passive and active area will be provided. Openspace amenities will be provided in three primary areasthroughout the site, see bullet points to left.
