To each his own, as the saying goes, and when it comes to choosing what type of new

home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family circumstances; for others, � nancial freedom and where they are in life may allow them to select purely by home type.

Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly � rst-timers – make is buying more home than they can handle. When you buy new, you don’t inherit somebody else’s worn carpeting, personal taste in kitchen appliances or paint colour preferences. You get a fresh, clean space that’s waiting for your personal imprint.

If you’ve always fantasized about buying a brand new home, here are a few tips that can help you make the process a pleasant one:›› Shop the mortgage market to see

what you can a� ord before you start your hunt;

›› Obtain a lawyer who is willing to review your o� er and close the deal;

›› Don’t be persuaded by high pressure sales tactics while you’re out shopping;

›› Determine which options and upgrades you want as part of your o� er and ensure your lender will � nance what’s required, if needed;

›› To save money, consider which upgrades you could purchase and install yourself after the sale closes. Some upgrades such as rough-ins and wiring inside the walls are easier to do before construction.

Factors such as the cost of the home, neighbourhood, lot size and special features play a big role in your � nal decision. Determining which features your new house absolutely must have, and which features you could live without, should be among your � rst steps in the home-buying process.

of you and your spouse.

can afford to make on your home.

03 Take the total price of the home and subtract the

amount of money you expect to make as a down payment. This is the money you will have to borrow.

04 Refer to the chart on the opposite page. Look down

the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

05 Multiply this figure by the amount you need to borrow.

Divide by 1,000.

06 Add to this your estimated monthly heating costs and

monthly property taxes.

07 If this figure is equal to or less than one-third of your

gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

I could write an article each month for the next two years and still not have covered everything you need to know about lighting. It is the single most important choice when establishing personality and mood in your home, and it can be the most frustrating. One of the most important decisions you need to make is your metal colour. Gone are the days of choosing chrome and having it match – unfortunately finishes vary greatly from manufacturer to manufacturer, and the absolute worst thing is to special order a light fixture and have it the wrong shade of silver – trust me you can tell! My best advice is to choose wisely, especially if the lights are in the same room – either order those lights from the same manufacturer or if you can’t, then order a finish sample.

In the details… LIGHTING

The key to your lighting is knowing how and

when to mix-and-match your finishes, and when

not to. For example, I’d never mix rubbed oil

bronze and chrome – they are just too far apart

on the style scale for me, whereas chrome,

and burnished gold or champagne are a great

pairing.

Start your lighting collection by finding your

feature light or “inspiration”. It must be an

absolute must have and check the price, make

sure your ok paying for it. This fixture will set

the tone for all the others. Tackle each room –

one fixture at a time, slowly working your way

through your home.

I also highly recommend finding a good

manufacturer’s collection that compliments your

inspiration piece – it’s wise to do this in case

you can’t find that one fixture, you’ll have your

collection as a “go to” for that room.

What to look for in a manufacturer collection is

a variety of sizes and installation types. A good

collection will have a pendant (large, medium and

small), flush and semi-flush mounts, wall sconces,

Here’s my collection I’m currently working on now.

1 How much can you afford? Experts

everything from your credit rating to how much

you have saved for a down payment. Experts

also suggest you “stress-test” your plan to see

how well you could cope with higher mortgage

payments brought on by rising interest rates.

2 How much will it really cost? Another

common homebuyer mistake is not being

prepared for all the closing costs involved: lawyer

fees, land transfer taxes, utilities, insurance, and

home inspection and appraisal fees and insurance.

All of these costs add up, and ultimately should

factor into your overall home-shopping budget.

3 Where do you want to live? This

question is becoming more important for a

number of reasons, though infl uenced primarily

by where you work, how much of a commute you

want and whether your transportation options

include mass transit or only driving. Indeed,

especially with gas prices on the rise, proximity

to mass transit is something more and more

people are looking for in their new home

location. It may not be as simple as choosing to

live in the city, suburbs or a small town.

4 What type of home do you want?

Once you have determined your options for

cost and location, you can then assess what types

of homes are available in your price range and

desired neighbourhood: Single-family detached,

semi-detached, townhome, duplex or condo?

Some many questions, so many choices. � e good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy e� ciency, so your options for new-home product have never been better.

Alberta’s economic expansion will increasingly be fuelled by gains in a broad spectrum of sectors, and will launch the province to the top of the rankings in terms of real GDP growth in 2014, according to the latest RBC Economics Provincial Outlook. RBC forecasts Alberta’s economy to grow by 3.7 per cent in 2014 and 3.5 per cent in 2015.

“Since 2010, investment in energy resources in Alberta have been massive and will continue to generate substantial direct and indirect activity

in the province,” says Craig Wright, senior vice-president and chief economist, RBC. “We are actually seeing the provincial economy enjoy strong performance across a wide-range of sectors – this will be another key theme in Alberta’s growth story this year.”

RBC notes that exceptionally strong population growth in particular – at 3.5 per cent in 2013, the strongest rate in 30 years – will further reverberate across consumer-dependent sectors, including housing, retail trade and various personal services industries. RBC anticipates an increase of 4.7 per cent in home resales (to 69,400 units), 7.5 per cent in housing starts (to 38,700 units) and 5.2 per cent in retail sales in 2014.

“Alberta’s recovery since the 2008-09 recession has been nothing short of spectacular,” says Wright. “Between 2010 and 2012, Alberta’s economy grew at 4.5 per cent per year, more than double the average rate in the rest of Canada’s provinces.”

In 2013, Alberta experienced substantial gains in export markets, crude oil and bitumen production, consumer spending, the housing market, and non-residential capital investment in sectors other than oil and gas extraction. RBC notes that in addition to rapid population growth, support on the domestic side of the economy came from a strong labour market, with 67,900 new jobs created, representing two-thirds of all the net new jobs in Canada.

For 2014, RBC says solid growth in sectors other than non-residential construction will outweigh any anticipated slowing in the pace of growth in capital expenditures in the energy sector. Statistics Canada’s latest P&PI survey revealed that while capital spending on non-conventional oil resources will push further into record territory, it will moderate substantially to 2.3 per cent in 2014, down from an average of 24 per cent annually between 2011 and 2013.

Self-employed Canadians can still qualify for CMHC insured financing through CMHC homeowner products with a validation of their income using traditional methods.

“CMHC helps Canadians meet their housing needs and contributes to the stability of the housing market and finance system,” says Steven Mennill, senior vice-president, insurance. “As part of the review of its mortgage loan insurance business, CMHC is evaluating its products and services to ensure they are aligned with these objectives.”

As a result of changes to CMHC’s mandate to contribute to the stability of the housing market, benefitting all Canadians, while effectively managing and reducing taxpayers’ exposure to risk, CMHC is undertaking a review of its mortgage loan insurance business. This is the first set of changes resulting from this review.

CMHC Second Home and Self-Employed Without Third Party Income Validation will remain available for new mortgage loan insurance requests submitted to CMHC before May 30, 2014, regardless of the closing date of the home purchase. As is normal practice, complete borrower and property details must be submitted by a lender to CMHC when requesting mortgage loan insurance.

Combined, CMHC Second Home and Self-Employed Without Third Party Income Validation account for less than three per cent of CMHC’s insured business volumes in units. Given the limited use of these products, their discontinuation is not expected to have a material impact on the housing market.

A new poll conducted for RBC shows almost three out of 10 Alberta residents plan to buy a home this year.

RBC found that single buyers now represent more than a quarter of the market. First-time buyers are also a growing force.

Young Canadians feel that housing remains a very good investment, according to the 21st Annual RBC Home Ownership Poll. Nearly nine-in-10 (86 per cent) of those aged 25 to 34 believe that owning a house or condo is a very good investment, up from less than eight-in-10 (78 per cent) in 2013.

This sentiment has echoed into buying intention, as likelihood to purchase has increased in nearly every region in the country. Interest from the 25 to 34 age group has increased significantly from one-in-four (25 per cent) in 2013 to nearly half (41 per cent) of respondents in 2014. This change in buying intention points to a renewed confidence in young buyers who may have felt that buying wasn’t an option last year.

“The increase in the number of those who feel the housing market is a good investment, as well as the number of those who intend to buy, really highlights that Canadians have no doubt in the strength of the housing market and want to participate more than they have in recent years,” says Erica Nielsen, vice-president, home equity finance, RBC. “These findings, which are uniform across Canada, are the result of a number of factors, including job stability and having saved enough for a down payment.”

While the majority of Canadians (62 per cent) intend to buy a home with their spouse or partner, more than one-in-four (28 per cent) Canadians intend to buy a home by themselves. The top factors considered by those who intend to buy this year include the stability of their job situation and manageable debt levels. Confidence in these areas indicates that Canadians are more mindful of their finances than in 2013, which directly impacts the ability to afford homeownership. Among those likely to buy a home within the next two years, four-in-10 will be first-time homebuyers.

“The increase in buying intentions across the country gives the strong signal that there is renewed confidence in the market, but also that Canadians are more prepared this year to take that step into homeownership,” says Rachel Wihby, senior manager, home equity finance, RBC. “We want to make sure that Canadians have access to the advice they need when they are buying a home. Often, there are things that first time homebuyers may not think of that can ensure they are more prepared, like budgeting for closing costs or getting a home inspection. We want to help set them up for success.”

For Alberta, specifically, the province saw an increase in likelihood of purchasing this year, up to 28 per cent in 2014 from 22 per cent in 2013. Perceived home price increases may also be key for Albertans, as more than half (52 per cent) believe that home prices will continue to rise next year.

At university, Dixie was a little slow paying her cell phone bill. While her service was never discontinued, she did carry a balance from month to month that she cleared at the end of each school year.

Last year, when Dixie applied for a car loan, she was turned down because of her less-than-perfect repayment history. She’s worried about the future and how her past borrowing mistakes will haunt her when it comes time to buy a home. Sound familiar?

If you see yourself reflected in Dixie’s story, no doubt by now you know you’re not the only person in this particular leaky boat. Unfortunately, many people have no experience managing credit and make mistake after mistake:›› they make their payments late›› they go over their credit limits›› they have a b’zillion credit cards in their wallets›› they miss making their payments, or worse›› they stop making payments completely when

they feel there’s no end to their misery.

If you’ve fallen behind and your credit record has become tarnished, where should you go from here?

First, you’ve got to get yourself some credit again so that you can demonstrate what a good job you can do managing it. The only way to establish

a credit history is to use and repay credit. There are a number of ways to go about rebuilding your credit history.

Start by taking out a loan to make an investment (another good reason to start a retirement savings plan). Make your monthly payments on time and build a shiny new credit history. Since the institution that’s giving you the loan will also be holding the retirement savings, the credit procedure is far less stringent than it normally would be.

You can also ask a co-signer or guarantor to help you get a small loan of, say, $1,000, which you would then pay off over three months. It would cost you in interest, but you would be back on track credit-wise.

Don’t want to incur the interest costs? Apply for a “secured” credit card. With a secured credit card, you put up cash to cover your balance. Lenders often want twice the credit card limit, so if you want a $500 credit limit, you’ll have to ante up $1,000. Once you’ve established your ability to manage the card – which will take from six months to a year – you can ask for the security requirement to be dropped and your deposit returned.

Thinking of hiring a credit-repair company? Don’t bother. Credit repair companies can’t do anything you can’t do yourself. A credit bureau will not remove accurate negative information from your credit report before the legal time period has expired, so don’t get suckered by anyone who claims they can mop up your credit disasters faster. There are no “loopholes.” The only way to fix a poor credit rating is to be smart about how you use credit. Learn from your mistakes and move on.

Today’s homebuyers don’t always look like the tradi-tional nuclear family of the past. As a recent TD survey discovered, a quarter of Canadians who bought a home in the last 24 months – or are planning to in the near future

– did so on their own. Furthermore, four in 10 Canadians think buying property – whether a primary residence or vacation home – with friends or family members is a great way to get started. With this shift towards non-traditional ways of purchasing property, planning carefully can help avoid potential bumps on the road.

“Whether buying a home on your own or together in partnership with family members or friends, many of the guiding principles remain the same,” says Michelle Snow, associate vice-president, retail products at TD.

Homebuyers pooling their resources may be able to make a larger down payment on their purchase, and there are benefits to this. For example, homebuyers who put down 20 per cent or more may avoid paying for mortgage default insurance. The premiums for mortgage default insurance are calculated as a percentage of the mortgage and paid up front or by adding it to the principal portion of the mortgage. Eliminat-ing or decreasing this premium can result in significant savings over the lifetime of the mortgage.

“Once homebuyers set their budget and down payment, they can take their prospec-tive monthly mortgage payment for a test-drive and ‘pay’ into a TFSA or savings account,” says Snow. “This two-fold solution allows the homebuyer to see how comfortable the monthly mortgage payment is before locking in, and save for a larger down payment at the same time. For co-purchasers, it opens the line of communication to talk about how these monthly payments will work after the purchase.”

While agreeing on a budget and down payment are essential, the conversation shouldn’t stop there, Snow advises. Co-pur-chasers also need to agree on the key characteristics they want in a property, and what they are and are not willing to compro-mise on. For example, will the primary residence be a house or condominium? If it’s a second home to be used as a vacation

destination, will it be a cabin in the woods or a cottage by the water? Once these decisions are made, consider how the associated costs, like taxes, insurance, utilities, repairs and maintenance fees will fit into the overall budget.

“The last thing new homeowners want is an unwelcome surprise when they’re about to sign on the dotted line,” Snow says. “Whether purchasing alone, or with a co-pur-chaser, a mortgage specialist can help navigate home financing questions well before they’ve entered the house hunt, so they can make informed decisions that can save money and stress in the long run.”

If you’re a first-time homebuyer, get pre-approved for a mortgage. This is the central message from a new report from BMO Bank of Montreal.

The report shows that for first-time homebuyers that were pre-approved for a mortgage, an overwhelming number of respondents (94 per cent) say they found themselves to be in a much better position to start looking for a home, and had a good sense of what they could afford.

The poll also revealed that the majority of Canadians (92 per cent) currently looking to buy their first home plan to get pre-approved.

“Seven out of 10 first-time homebuyers say when they walk into a home, they know right away if it’s the right house for them,” says Laura Parsons, mortgage expert, BMO Bank of Montreal. “Being pre-approved for a mortgage and knowing you have a mortgage with a guaranteed interest rate for a certain period of time while you are looking could mean the difference between landing your dream home, and settling for second best.”

The report also showed the following for those that had gone through the pre-approval process:» 59 per cent feel the pre-approval process

was stressful» Almost half (48 per cent) were worried

they wouldn’t be pre-approved» However, after going through the

preapproval process, more than 87 per cent of respondents said it was simple; and

» Three-quarters (79 per cent) said it gave them the freedom to look at homes without having to worry about financing

“We want to provide advice to first-time homebuyers well in advance of their purchase in order to guide them to their potential, reduce outside debt and get used to the costs of owning a home with a down payment savings plan,” says Ms Parsons. “Thinking about the pre-approval process often brings out feelings of stress, often because of a misunderstanding of the process. With the right support and guidance from a financial advisor, stress can be significantly reduced and buyers are free to focus on choosing their perfect house.”

According to a national survey commissioned by Genworth Canada, homebuyers are working harder and longer to save for a down payment and remain confident in the long-term benefits of buying a home. The annual poll, completed in conjunction with the Canadian Association of Credit Counselling Services (CACCS), asked 1,507 Canadians questions about their financial well-being and preparedness.

“Despite tighter mortgage qualification criteria over recent years, survey results point towards positive trends in homebuyer behaviour,” says Stuart Levings, chief operating officer of Genworth Canada. “With a stable economy and real estate market, Canadians appear to have more confidence in the value of homeownership and see their goals of homeownership and financial well-being as more achievable.”

Question: If you hold a property for 23 years and then sell it, is the income treated as a capital gain or as income?

Answer: Many people wrongly believe that holding a property for a given period of time will ensure the profits on sale are treated as capital, and thus are only 50 per cent taxable, versus treating the gain as income, which would be 100 per cent taxable.

Tax case law illustrates this. In Bordine vs. The Queen (2010 DTC 1293 (TCC)) the owner acquired land in 1977, sold it in 2000 yet the amount was still considered income. Intention matters!

While the length of ownership is an indicator, the ownership period is not conclusive. Do not let others tell you that simply by owning the property for two or five years, for example, you are guaranteed a taxable gain. Nothing can be further from the truth.

Knowing, and being able to prove, what you were planning to do with a property at the time of purchase is a key factor in determining whether the CRA will treat the property as a capital gain vs. income.

Off-load off-site storage If you are paying a hefty monthly bill to store your belongings off-site in a rented storage container, it’s time to reconsider its value. Out of sight is usually out of mind. If you are not using the items, it may be beneficial to sell them or give them away. The money spent storing the stuff over a long period of time often exceeds the value of those items.

Liberate your linen closet Let go of the sheets and towels that are torn, stained, or stored just in case. You really only need one extra set of sheets for each bed. Fold pillowcases and fitted sheets into their matching flat sheets so that the set stays together neatly together.

Don’t let excuses keep you stuck When editing your closet, you’ll make all kinds of excuses to keep things. Here’s are the most popular excuses I’ve heard, and my response to them:

1. It will come back in style. Yes, it will. But the fabric and cut will be different and everyone will know you’ve been holding on to it since 1978!

2. It will fit once I lose weight. You may lose weight in different places and it may still not fit. It may go out of style by the time you lose the weight. Reward yourself for your weight loss by buying new clothes.

3. I paid a lot of money for it. And it makes you feel guilty every time you look into your closet and see it hanging there, so let go of the shame.

4. I wore it on my first date. Don’t let sentimental items take up closet space. That’s like allowing the past to crowd out the present. Take a picture and let it go.

5. Someone bought it for me. They’ll never know that you got rid of it, and even if they find out, they’ll understand.

6. It needs repairs. Put a deadline on it and let it go if you miss it.

7. I need it just in case. This is probably the top excuse I hear, and it is based on fear. Be brave – unless you can find a specific reason to hold on to something, find the courage to let it go.

The closets are full. The junk drawer is overflowing. The piles have piles, and the storage space is full too. You need it all, you just don’t have enough space to put it. Or do you need it all? Take a closer look and separate “need” from “obligation,” “sentimentality” and “just in case.” You may find you have the space to store what you need. You’ll just need to dig deep to find the strength to free yourself of the rest. After all, do you own all that stuff – or does it own you? Let go of “obligation clutter” This refers to the stuff we hold on to because we feel a sense of duty. It can be gifts, heirlooms we’ve inherited, or things we’re saving for our kids. If you are holding on to any of these, you have permission to let them go, and here’s why: ›› You have no duty to keep gifts forever.

The last thing the gift-giver would want is for their gift to become a burden.

›› It can be emotionally taxing to part with inherited items, but there are more meaningful ways to honour a person’s memory than keeping all their things. Releasing a loved one’s belongings doesn’t betray the memory of the person. It’s a bit easier with time, so take the time you need.

›› If you’re keeping things for your children, consider asking them if they are even remotely interested in having them. Remember, they will have their own tastes.

Well, it is happening again, Edmonton and Alberta are

booming. The province of Alberta will continue to enjoy

a strong demand for housing in 2014 and 2015 thanks

to strong economic growth, good job creation, low

unemployment and strong in-migration. Almost 100,000

people moved to the province in 2013 with Edmonton

seeing a good share of these individuals. Economic

forecast numbers from the Office of the Chief

Economist, City of Edmonton, provide a positive outlook

for growth during the next few years. For example, real

GDP during the period 2014 to 2016 is expected to

increase in the City of Edmonton by 3% on average.

Job creation should average close to 2.6% over the

next three years, with an average annual

unemployment rate of 4.7%.

So what does this mean for builders and consumers in

regards to housing demand? In any business and

market, more demand results in higher prices.

Edmonton builders and developers are active in

bringing new developments and housing to market

because they see the necessity (or opportunity) to

generate enough supply. However, having stated this,

housing supply in Edmonton is currently razor thin.

Intelligence House studies have shown that there is an

estimated 6.46% of the population in the market to

purchase a new home. If we were to compare this

number with the 2013 absorption level, we see already a

deficit in the housing market.

The Edmonton market already shows consumers are

paying higher than average housing prices with the

average MLS price listed at $432,458 so far in 2014.

Consumers are struggling to find attractive inventory in

the resale market and we are witnessing multiple offers

per property, similar to that of the past boom.

Also, we need to consider the rental market, which has

stood around 1% vacancy for the last two years. Despite

all the activity in this sector vacancy could “jump” to 1.4%

which remains at virtually no vacancy. Monthly rent is

expected to increase, therefore, what is the threshold

renters are willing to pay before moving to ownership?

For consumers, it would be logical to purchase sooner

rather than later as prices will continue to rise, granted, at

a healthy pace.

With low interest rates and a blue sky above us,

consumers are clear to take off.
