Impact of poor water quality on Property Values

• TAINTER LAKE STUDY (1999 – 2010)

• 3,186 real estate transactions over 10 years on 7

Wisconsin lakes indicated that lakes with poor water

quality had property values 2 to 3 times lower than

lakes with good water quality.

• DELAVAN LAKE STUDY (1987 – 2003)

• Improved water quality resulted in a 70% higher

property values than nearby non-restored lakes.

Impact of Water Clarity on Property Values

• CHIPPEWA VALLEY RESEARCH GROUP (2016)

• Using a two stage hedonic model applied to Wisconsin DNR water

studies and sales data on over 300 homes obtained from Zillow.com,

shows a 3 foot improvement in water clarity would produce a 9 - 16%

improvement in the market price of an average property on lakes with

the lowest clarity.

• For example: On Lake Chetak, an additional 3 feet of water clarity

would bring a 10 – 11% improvement in the value of the average

property adjacent to the lake. This translates to an increase market

value to $269,400 from $243,477 on the average property and an

additional $10.4 million in total property valuation.

Impact of poor water quality on Seasonal Resident Spending

• FERC studies indicate that a waterfront

homeowner would expect to spend less time at

their cabin if the water quality became degraded.

• Delavan lake residents indicated that they would

spend an average of a week less at the lake if the

water quality became degraded.

In a New Hampshire study, half to two-thirds of visitors would decrease or

cease their visit if they perceived a:

• decline in water clarity and purity

• decline natural views and scenery

• decline water levels and flows

• increase in crowding

• Prevent pollutants and eroding soil from entering lakes and

streams by protecting and restoring shoreland and streambank

buffers

• Protect wetlands from being filled in or altered

• Prevent non-native species from invading

• Limit impervious surfaces near waterbodies and wetlands

• Protect the natural movement of water from being impeded by

poorly placed property development and roads
