mISSION, GOA LS & CU LTU R E

Our vision is to focus on quality, not quantity. If we cannot do something well, we’ve agreed not to do it at all.

This commitment has built our reputation while strengthening the resort communities we live in and enhancing value for all of our stakeholders.

We empower our staff with an entrepreneurial spirit which drives innovation and the highest level of customer service. Each of our full-time employees receives eight hours of paid volunteer time annually. With 900 employees, this represents more than 4,100 hours of service to our communities every year.

This September, I will volunteer for 11 days with Africa Yoga Project in Nairobi, Kenya. I enjoy traveling with a purpose, and I look forward to being of service to others! I have raised more than $4,000 over the past year for AYP programs and outreach classes.”

We’re closely acquainted with each property’s operational challenges, budget details and financial performance. Using that information along with our knowledge of ownership’s objectives, we create a solid basis for making key decisions that result in positive outcomes for the investment.

We understand the challenges of seasonal resort and urban markets and have weathered our fair share of economic cycles. Relying on a realistic and fiscally conservative approach has served us well and remains our guiding principle. It’s what allows us to create a bridge between developer and homeowners, and to further evolve a consistent owner and guest experience.

East West’s expertise in association and property management extends to planning, budgeting and overseeing capital projects on existing properties. Our creative approach applies to projects ranging from exterior and/or common area remodels to finishing, selling, and managing distressed properties. At the Park Hyatt Beaver Creek, we redeveloped the hotel to fund a number of capital improvements.

“pA Rk HYATT bEAV ER CREEk

Hotel owner, Crescent Real Estate Equities, determined that the hotel was better positioned as a Park Hyatt, which required enlarging and upgrading amenities while reducing the room count.

As asset manager, East West recognized the opportunity to fund the hotel’s conversion, spa expansion, and the addition of air conditioning by converting one hotel wing into fractional residences. The project involved the conversion of 55 hotel rooms into 15 Hyatt Vacation Club units, plus a club reception space. We created the cost sharing to modify the building’s condo association, managing the budget and overseeing the construction project and on-going operations, and augmenting the hotel’s services to meet the needs of the fractional club. East West led the sales and marketing effort to realize the vision for the upgraded property.

OLD GREENwOOD, TAHO E

In 2004, East West was looking for ways to enhance the amenitiesof a new large-scale resort and rehab the core of the Northstar ski area near Lake Tahoe. A nearby 600-acre parcel presented the opportunity to build not only a golf course, but also the community called Old Greenwood. Today it is home to a Jack Nicklaus course, a swim and tennis facility, a clubhouse, and approximately 200 whole and fractionally-owned residences.

East West was an integral part of the planning for this new community’s fractional ownership program and the establishment of the Tahoe Mountain Club to serve not only Old Greenwood but also East West’s developments within The Village at Northstar. East West’s senior managers developed the club program and oversaw its start up and initial operation. Today, we continue to run the Old Greenwood Master Association, the fractional residence program, and provide day-to-day services to residents.

We believe it is vitally important to the success of our development projects, as well as to the long-term satisfaction of our homeowners, to have the management company involved early on in the design process as well as through the construction phase. The benefits of this collaborative approach include:

• Ensuring that the project design and specifications are optimized for operational efficiency and durability.

• Accurately developing initial homeowner association budgets.• Executing a seamless building turnover to the HOA and homeowners.• Promptly identifying and resolving any warranty issues.

The holistic strategy to development and management employed by East West is crucial to delivering quality projects, providing good customer service, and protecting long-term property values.”
