RewardThe good news is that surveying is generallya well paid profession. Chartered Surveyors cancommand high salaries once they are fullyqualified, and internationally, surveyorsare among some of the highest paid graduates– beyond that, the sky is the limit.

Lifestyle & travelWorking hours aren’t usually too onerous in thesurveying profession either – well unless you wantto work long hours that is – which makes surveyingthe envy of many other professions such as lawand accountancy. Another attraction is thatsurveyors are not chained to their desks – althoughyou are likely to be office based you will spend agreat deal of time out and about, meeting peopleand generally making your mark on the world.Many surveyors travel extensively – both locallyand internationally.

“I joined Cushman & Wakefield’s Paris office inSeptember 2007 after graduating and was thenrecruited as a bilingual member of their valuationteam on a full-time basis.

What was the content of the course?The MSc Real Estate Management provides a furthereducational opportunity for graduates wishing toincrease their knowledge of the property industry andenter the property profession. The degree providesa theoretical framework to develop your knowledgewith practical real life examples and case studies.

How has the course helped you in your career?The course gave me a solid base in which to startworking in the real estate industry and eventuallybecome chartered. I now work for the valuationteam and the MSc taught me core valuation principlesenabling me to develop extensive valuation skillsacting for a variety of national and internationalproperty investors, banks and corporate clients.

Undergraduate and postgraduate coursesGetting an RICS accredited degree is the mostaccepted way of becoming a Chartered Surveyor,although many people start off with a relateddegree – such as geography – before taking anRICS accredited postgraduate degree. Studyingat a more technical, vocational level is also anoption with established progression to CharteredSurveyor status available. Full-time or part-time study?Many students study part-time or by distancelearning whilst working for a surveying firm, othersprefer to do all of their studying up front, but part-time study as part of a job may mean it takeslonger to become fully qualified – but you havethe choice!

Developing your skillsAs with many professions the need to studydoesn’t end when you leave university. Once youhave got your degree or diploma and becomeemployed as a graduate surveyor you need togain your professional qualification – theAssessment of Professional Competence (APC).

So what is the Assessmentof Professional Competence?The APC is the practical training and experiencewhich, when combined with academicqualifications, leads to RICS membership.The objective of the APC is to ensure you arecompetent to practise as a Chartered Surveyor.The APC normally consists of:

• a period of structured training• a final assessment interview.

The APC structured training will normally continuefor a minimum of 24 months, during which youmust complete a minimum of 400 days’ relevantpractical experience. This may take longer,depending on your supervisor’s and counsellor’sassessment of your progress.

Jimmyspecialises in the valuation of mortgage loans,sale and purchase, joint venture, merger & acquisition,initial public offering and non-performing loans.

“During my early years at University, my tutorsand professors had frequently invited differentprofessionals from different areas of the propertymarket to our classes. It was through this thatI became familiar with the concept of RICSand I was impressed with their professionalismand broad industry knowledge.

As a newcomer to the market, I was eager to gainrecognition from the market. A lot of suggestionsand ideas were offered by my colleagues andclients, the majority of whom were RICSprofessional members. Building SurveyingFrom supervising multi-milion pound office blocks,to restoring historic buildings, right through tohome extensions – Chartered Building Surveyorsuse their expertise to provide advice on propertyand construction projects: residential, commercial,industrial, leisure, agricultural and retail.

Building ControlEssential in relation to the design, use and costingof buildings, this specialism encompasses allaspects of building regulations, health and safety,disabled access, environment issues, licensing,energy efficiency and sound and fire insulation.Building control is a common global feature – thereare codes throughout the world to which buildingsmust be constructed.

Project ManagementProject Management Surveyors are responsiblefor coordinating the entire development processto maximise efficiency, economy, communicationand successful completion of each specificproject. The work involves technical competence,leadership skills, human resources and riskmanagement.

Quantity SurveyingFrom house building to process engineering on oilrigs, Construction Surveyors need to have strongfinancial, analytical, interpretative and teamworkskills. Clients rely on their judgement to ensure thesmooth running of the project. They are involved ininfrastructure work such as building motorwaysand bridges.

Minerals & Waste ManagementMineral Surveyors need a practical knowledge ofmining, quarrying, surveying, geology, economics,mining law and relevant legislation. Wastemanagement, including disposal and recycling,is a growing and highly emotive sector thatrequires good communication skills.

GeomaticsAnalysing information about the land and thesea bed, these surveyors work with geographicinformation systems, land and hydrographicsurveying, mapping and positioning, global andlocal navigation systems, engineering survey, landregistration, boundary identification, land law,cartography, ocean bed and resource surveys.

Chartered Arts& Antiques Surveyors are privileged to work withvaluable and curious artefacts, advising theowners on their value, care, sale and acquisition– privately or by auction.

Dispute ResolutionThe scope of these services include rent reviews,lease renewals, building contracts, boundarydisputes, valuation, planning disputes andprofessional negligence, as well as advising onconflict avoidance and acting as arbitrators,adjudicators, mediators and experts.

Machinery & Business AssetsThese surveyors advise on the valuation and saleof a firm’s machinery, equipment and businessassets – from oil refineries to websites – whichis important for insurance, accounting, insolvency,compulsory purchase, taxation and marketvalue purposes.

According to many employers, one of the mainadvantages of RICS accredited degrees is that theyare highly vocational, with students learning aboutthe essential technical skills required to be aChartered Surveyor. With land and property projectsbased all over the world, courses may include a widevariety of field trips, visits to urban regenerationprojects, work on environmental sustainabilityschemes, to name a few, but all activities providean insight into the world of surveying.

A significant number of graduates on RICSaccredited courses find positions with majorsurveying companies and ‘Applications fromcandidates with an RICS accredited degree arewelcome’ is a common request in recruitmentadvertisements placed by these firms. But themain benefit for you of studying an RICSaccredited degree is that you're more likely to behired by these RICS member firms who selectgraduates on courses that match their ownbusiness activity.

Money mattersOnce qualified you can expect to increase yourearning potential which is a major advantage ofgaining chartered status.

According to the 2011 Macdonald and CompanySalary Survey the average salary of an RICStrainee is £32,734, which rises to £49,835 onceyou qualify as a full RICS member.

Masters degreesGraduates who have achieved a degree and aremoving into further study, or members currentlyin work who are re-engaging with academia, havea vast selection of postgraduate qualificationsto choose from. RICS also allows those studentsto start their APC – Assessment of ProfessionalCompetence structured training while undertakingpart-time or distance learning study.

In recent years, the number of graduates andprofessionals who have started RICS accreditedmasters courses has increased dramatically,even overtaking the number enrolling onundergraduate courses. This can be illustratedby data collected from our UK partneruniversities for the 2010/11 academic year – withover 4400 undertaking postgraduate degreesand over 3400 students enrolled on RICSaccredited undergraduate courses.

Getting an RICS accredited degree is the first step on the roadto becoming a Chartered Surveyor. The major employers havealways sought candidates with an appetite for the profession– and choosing an RICS accredited degree demonstrates yourcommitment to making it your career.

RICS has devolved much of what was previouslycontrolled centrally to a series of individualpartnerships with selected universities meetingcertain rigorous selection criteria. In addition,individual courses are accredited following anequally rigorous process based on fivequality principles:

ACCREDITATION OF COURSESIN MY EXPERIENCE

“During my four-year business school course in Paris (EDCParis) I had the chance to do several work placements,during which I discovered my interest in the propertyprofession. Following my degree I decided to take aMasters specialising in Real Estate.

As I wanted to broaden my international experience,I chose to study in England, enrolling at Oxford BrookesUniversity. Oxford Brookes was recommended as one ofthe best universities for studying real estate in the UK, wasRICS accredited, and offered an international course.

It was a one-year full time course which covered differentaspects of property all over the world and due to thedifferent nationalities of the students we had the chance toshare our experiences of our home countries. In addition,we had the chance to have professional lecturers frommajor British companies, who provided us with theirknowledge of the property market in their specific field.

After passing my MSc, I was hired by Jones Lang LaSalle,one of the leading commercial real estate advisors in theworld. I started my career as an analyst in the FrenchCapital Market department and after two and a halfyears I decided to join the Valuation department, whereI am currently working for national and internationalclients. While studying for the APC I benefited from astructured and supportive support network at JonesLang LaSalle, and thanks to their knowledge andvaluable advice I successfully passed the final interviewand I am proud to have achieved RICS status this year.”

The £225 million Natural Vision project at ChesterZoo will be one of the largest wildlife attractionsin the world. The size of Wembley Stadium, thebio-dome will contain an African rainforest-themedsanctuary for a band of gorillas, a large troop ofchimpanzees, okapi (pictured), and a wide varietyof tropical birds, amphibians, reptiles, fishes andinvertebrates. All moving freely among lushvegetation in the north west of England!
