Is it a small renovation or something much more? Maybe you are considering making some modifications to your existing home or building a new one. I have had lots of experience with both and enjoy them thoroughly. In these type of situations, you need to carefully consider how the space is going to be used. To further complicate the situation you need to take into account things like property features which may also mean the available views. Surprisingly not all homes were built to the properties best advantage. When inside the home, you do not always have the best vantage points to see outside. Maybe over time the view has changed due to a new plant or tree growth. This could mean simply enlarging or changing the position of a window, to perhaps even moving room locations. Doing so may make the space work better for the family, or may make the space far more appealing when things like the views are given new focus. Take time to consider all options and try to keep an open mind. Look at it from many angles both inside and outside. Try to imagine a blank space, no walls, no windows and anticipate how it would be best designed if you started from scratch. Consider things like moving walls, windows, door ways, or even switching a kitchen location to the opposite side of the house. Today a common change is opening up walls or removing them all together to join rooms. For example, a kitchen wall removed and joined to the dining room now makes far more family space and is perhaps open to the living area…or great room. Don’t rush into this. I often hear buyers anticipating great changes immediately upon moving in. Once they take possession of the home however, they realize their needs aren’t what they thought they were. Move in, live there for a while, maybe 6 months or even more and see what is really important to you. You may be very surprised by how your mind and your needs change. Try to put your ideas on paper…on your computer. There are many programs that you can download, often for free, that will assist you. Start with a box, the room itself. From there plan where you want walls, if any, as they relate to how you will use the space. Drop in windows and doors remembering to keep landscaping views, house approach from the driveway, and even access to the future pool area all in mind. Get opinions from your friends and family. www.remaxinthehills.com More Sellers TRUST Chris, CALL Chris, LIST with Chris, SELL with Chris than any other Realtor!!* * based on listing units and/or dollar sales for the Caledon/ Mono area determined by an independent research firm from data drawn by the Toronto Real Estate Board through mid 2017. AHHHH, FALL – the air turns crisp and cool, yellow patches of leaves appear to take over the treetops and you’re prepped for sweater weather. But, is your home ready for the season? Whether you do the dirty work yourself or hire out, RE/MAX put together a checklist to help you tackle fall home preps that can make a big difference of how your home handles the season.1. Get your mind in the gutter. If you’re not on top of clogged gutters, you’re

just asking for water damage. Water with nowhere to go can lead to exterior and foundational damage and maybe even a flooded basement. It’s a dirty job, but you can do it-or hire it out.

2. Check the chimney. While you’re up on the roof and the weather’s still calm-check your chimney for damage. Search for loose or broken joints and if the flue cap is still in place. Now’s the time to also attend to any damaged roof shingles or flashing.

3. Let’s get physical. Once the temperatures begin to drop, you’ll crank up that furnace and put it through quite a workout. Make sure it’s ready to handle the workload by replacing the filter and keep all the vents open so heat can circulate throughout your home.

4. Turn off outdoor plumbing. Blow out sprinkler systems, drain outdoor faucets and cover them to protect them from the freezing weather to come.

5. Clean outdoor furniture and gardening tools. Don’t let the harsh fall and winter weather get to your outdoor furniture and garden gadgets. Give them a quick clean up so they are ready for storage over the winter.

6. Stay safe out there. Fall is a good reminder to perform an annual check of the safety features in your home. Make sure the smoke and carbon monoxide detectors get fresh batteries, check the fire extinguisher or replace it if it’s six years or older and take this chance to update or practice your fire escape plans.

7. Pre-plan for spring-blooms. Fall is the perfect time to plant bulbs for a big pay off in the spring. Set your sights on a spot in your yard that gets full sun and get digging.

Looking for that perfect home where you’re in charge of home preps and maintenance? Look no further than RE/MAX In The Hills to help you find a local agent who can help make your dream of owning your own home a reality.

FIRST impressions set the tone for a home tour. Prospective buy-ers should encounter an attractive, welcom-ing place before they even walk through the doorway. Here are some tips to crank up your home’s curb appeal.De-clutter the porch. Lose the extra chairs, the pile of muddy shoes and your dog’s collection of mangled toys.

Help your home bloom. A pot of bright flowers is not only cheerful, it also can draw the eye away from less-than-perfect features.

Don’t forget the door. Give your door a fresh coat of paint, or brighten up the trim. At the very least, clean it well, including the glass window panels.

Add a little sparkle. Upgrading rusty hardware is inexpensive but makes a big difference.

Lose the jungle. Time to get out that trimmer. Make sure the trees and bushes around your home are under control.

Make your bed. If you can, invest in new plants and freshen the mulch. At the very

least make sure your flowerbeds are tidy and weed-free.

Tend the lawn. Keep your grass green and mowed while your home is listed. In extreme measures, eco-friendly spray paint is available to green up yellow patches.

Gather the gnomes. And the flamingoes.

Blast the grime. Pressure washers are available to rent from many home improvement stores. You’ll be amazed at how much fresher your porch, siding and front door look after a bath.

Stash your trash. Now’s not the time to impress people with your commitment to the planet. Stash all those recycling, composting and trash bins inside your garage.

Look after number one. Spiff up your house numbers or spring for new ones that match the style of your home.

To help buyers find your home so they can appreciate the front porch and everything else, work with a RE/MAX agent. VISIT www.remaxinthehills.com/Our-team.

There may be things you have not considered in the plan that would have a significant impact on the outcome. There are many architects and engineers that will help you with your plans. However, if you have a good idea, from your hours of de-liberation, as to how you see things working, you may dramatically reduce the cost of a professional. After all, it is your space and we all have different ideas, needs and wants. So get out the scratch pads and start having fun.
