Firm Profile

Established in 2003, the primary focus of our practice at Studio Hive is designing interior environments. We have years of experience assisting customers through an in-depth analysis of their objectives, opportunities and challenges, and leading them through the design and implementation process. Our architecture and interior design practice includes a client focus in corporate workplace, learning, hospitality, sports entertainment, and living environments. We have the expertise within our firm to work on projects varying in size and complexity. Beyond our own knowledge of interior design and architecture, we have many established consultant relationships with engineers, acousticians, audio visual experts, graphic designers, etc. that can supplement our team’s knowledge.

Little & Company, a nationally recognized strategic design and branding fi rm, had set their sights on a new Minneapolis offi ce location in a downtown tower as a result of a few primary business changes – the evolution of their work process, the growth of their fi rm, and a shift in brand identity. Having designed two former offi ces for Little & Company, designers at Studio Hive challenged themselves to picture the new offi ce environment as a tool to support and enhance these business changes. An up front collaborative exploration with the client team guided functional and inspirational solutions for work areas, team areas, and common offi ce amenities. The end product conveys a message about this company, about their culture, about who they are and what they do.

Blattner Energy Inc. is a renewable energy general contractor in Avon, Minnesota, delivering construction solutions throughout the United States and Canada. Their new 52,000 square foot corporate offi ce building is a design and construction partnership between Studio Hive, URS, and Knutson Construction. Studio Hive helped infl uence the shape and physical appearance of the building shell and led the planning and design of the interior workplace. The new facility is a refl ection of Blattner’s brand, their high regard for their employees, and their respect for the environment. Completed in 2008, the project is the second building in the State of Minnesota to receive LEED Platinum certifi cation.

Minnesota Council on FoundationsMinnesota Council on Foundations, a community of grantmakers and a regional membership association of foundations. retained Studio Hive to transform an unfinished warehouse space into an inviting, comfortable atmosphere for their new headquarters. It was critical to create a space which celebrates the organization’s Members and its history while highlighting the building’s character and community. Also key to the project’s success was establishing a ‘home office’ atmosphere for the many travelling Foundation members who are in transit between meetings.

Marketing LabMarketingLab is a marketing and promotions firm working closely with retail and health care customers. Their expansion into new business markets triggered a need for more space and landed them in their new suite in a historically registered warehouse property. Studio Hive worked with the firm’s leadership to articulate a vision for this creative workforce. In addition to more expanded physical space and a refreshed hip look, the workspace boasts a central café/collaboration hub, team zones, unique meeting spaces, and a backdrop for an eclectic mix of furniture, artwork and graphics.

The executive offices for the Mortenson Companies holding company, the Mortenson Family Foundation and the Lansing investment company, are designed in an “executive suites” concept accommodating a soft line between three distinct business entities while allowing for the sharing of common amenities. In addition to housing the executive staff for these business units, the suite boasts a 24 person state-of-the -art board room, a generous pre-function area, and a catering kitchen.

INFORInfor, formerly Lawson Software, is a client that staff members of Studio Hive have worked with for over 15 years both locally and nationally. Our most recent efforts include the restack and remodeling of 110,000 square feet of space at their St. Paul location. Under an expedited schedule, Studio Hive held focus groups with more than 16 individual departments to access current and future quantitative needs, identifying how their work process has evolved and continues to evolve in order to create and implement new workplace design standards. Compelled to utilize their real estate in a more effective manner, the entire facility was restacked and redesigned to achieve greater efficiencies, flexibility, and a branded image reflective of the Infor Brand. The redesign includes new workplace standards with the incorporation of flexible work areas scattered throughout to support a growing mobile workforce in some departments, new employee amenity spaces, and a new customer training center.

Studio Hive led the project team through a series of focus groups and planning charettes to collect the necessary information to inform the final design. Concepts of Flexibility, Visibility, and Inclusivity became the foundation for the project to transform the current University Of Minnesota’s Student Cultural Centers at Coffman Memorial Union. In addition to serving the needs of the current nine Cultural Centers, the project includes a new Multi-Use space for Student Groups that would not have permanent space otherwise. The new design is customized for a broad range of student uses including study, lounge, collaborative work, meeting spaces, and a ‘front porch’ for each Cultural Center to welcome new and current members.

Studio Hive was retained as part of the project design team to scope, budget select, specify and assist in procurement of the 2.3 million dollar Furniture, fixtures and equipment (FFE) portion of the project.Project objectives included:

After 25 years, Oppenheimer Wolff & Donnelly, a Twin Cities based law firm, relocated to a neighboring building in the central business district. Desiring a “workplace overhaul”, the environment focuses on the employee and customer experience and a renewed look at the practice of law. Filtration of natural daylight, improved connectivity, superior work process, and enhanced collaboration were additional drivers. The updated space maximizes real estate efficiency by creating fungible building blocks and standardizing the typical private office. Community spaces such as the reception area, the central conference center, employee break area, and legal resource area are all collected on one floor. A new central stair links this destination floor with three practice floors. The new workplace is fresh and forward thinking.

Having maintained a long-term relationship with this national law firm, the design team was engaged early on to assist in an in-depth exploration and programming exercise in addition to evaluating multiple site options in downtown Minneapolis. Expanding into nearly 110,000 square feet, the design team guided Gray Plant Mooty through a Discovery process to uncover opportunities that link their new facility design to their current and future business practices. The law firm embraced concepts that reflect a more collaborative, less paper intensive, and more relaxed culture. While moving to a smaller private office size, they have found great reward in the many amenities embedded into the workplace, including a fully equipped break room and lounge, a state of the art conference center, a celebration of the firm’s history, and ancillary spaces for meeting, playing and relaxation. Studio Hive has worked with GPM on the design of their St. Cloud offices as well as their Washington DC offices.

JE Dunn ConstructionThe executives of this national construction company made a bold move in relocating their offices from a suburban neighborhood to the emerging Northloop warehouse district in Minneapolis. Packaged with the move downtown, employees gained a vibrant neighborhood and a shift in the look, feel, and function of their office environment. Looking for more energy, more collaboration, and an opportunity to strengthen their brand, the new Je Dunn office environment is home to a greatly expanded multipurpose break, recreation, and meeting venue; integrated plan review and meeting areas, and a welcomed infusion of daylight. The construction theme is integrated throughout in details and materials.

Western National InsuranceWestern National Insurance (WNI) first retained Studio Hive in 2004. Celebrating 100 years in business and the commitment of loyal staff, WNI recognized that their facility was slipping out of alignment with the company’s business process and corporate image. In the early stages of the design process, the Studio Hive design team uncovered strong messages surrounding the company’s values, their culture, and their commitment to both customer service and employee retention. This information developed into a master plan for immediate and long-range enhancements to their facilities. The initial remodeling focused on key public and common areas in the office environment – retooling the facility image, brand expression, and customer and employee experience. Most recently, Studio Hive worked with Western to implement a new workplace strategy geared towards attracting and retention of a younger generation that is key to the company’s future. Affecting primarily the general office environment, the new work environment addresses a more streamlined and collaborative work process, transmittance of daylight, and ergonomics.

Seeking a new home after nearly 20 years, the law firm, Chestnut and Cambronne, retained Studio Hive to combine three metro area locations into one new more efficient environment reflecting of the firm’s professional yet casual culture. Significant to the new design is the enhancement in connectivity for both staff and clients through the use of expansive glass at private offices, a drop in the height of open offices, and integration of a modern day English Pub – the gathering spot for all throughout the day and a new home for their long-standing Friday afternoon happy hour.

Hellmuth & Johnson, established in 1994, has quickly become one of Minnesota’s 50 largest law firms. With a goal of being one of the top 25 largest firms in Minnesota, Hellmuth & Johnson recently expanded their practice into a new 40,000 sf single tenant building in Edina, Minnesota. Studio Hive provided full-service design for their interior environment implementing new workplace strategies that address the firm’s depth of experience and aid in attracting young talent. In addition to an increase in utility and function, their new home has given them a chance to emphasize their culture and brand.

The Carlyle, a 39-story luxury condominium tower, was a partnership between Studio Hive, Opus Architects and Engineers and BBGM. Positioned as the fi rst tower of its kind in the Twin Cities, the design team of Studio Hive and BBGM took this to heart in creating an atmosphere suited for an elegant and contemporary lifestyle. The design team focused on the common areas, guest suites and luxurious amenity spaces; addressing design details, materials, furnishings and fi nishes. Contributing to the coordination and success was a close partnership with Opus Construction, Opus Architects and Engineers, and the development team of Opus and Apex .

Western National InsuranceStudio Hive formed a relationship with Western National Insurance (WNI) in the Spring of 2004 when they retained Studio Hive to assist them with a renovation of their corporate headquarters. While celebrating over 100 years in business, the strength and commitment of loyal staff, and the success of a relatively new CEO, WNI recognized that their 35-year-old facility was slipping out of alignment. The design team extracted strong messages surrounding the company’s values, their culture, their commitment to both customer service and employee retention as well as a “preferred” work fl ow. This information developed into a master plan for immediate and long-range enhancements to their facilities. Project objectives have focused on image, infusion of brand, and the customer and employee experience. The transformation has been signifi cant in many respects with the success relying heavily on the close professional relationship between the client, contractor, and design team.

As a team member on the TCF Bank football stadium for the University of Minnesota, Studio Hive has led the Interior architecture and furnishings design and documentation of the premium level areas including the private suites, clubs, and lounges. The stadium, opening the fall of 2009, is the fi rst newly constructed collegiate football facility in 50 years. The 50,000 seat stadium will also be the fi rst stadium seeking LEED status. The design team is comprised of Studio Hive, Inc. in association with Populous and Architectural Alliance.

Prime TherapeuticsPrime Therapeutics, Inc., a national pharmaceutical company, initially retained Studio Hive to design their 150,000 square foot corporate offices in Minnesota. As Prime’s business has grown, Studio Hive has worked with them expanding their corporate offices, contact centers, field offices and pharmacies in various locations across the United States, totaling more than 600,000 square feet of real estate. The design team has worked to develop an overall “kit of parts” as a starting point for Prime’s various facilities. While each facility features certain unique characteristics, a foundation of key details and materials have allowed the team to anticipate project costs and work within an often aggressive schedule. Studio Hive has recently developed new workplace concepts factoring in greater collaboration, mobility, and flexibility to enhance work flow and the overall employee experience. HartungKemp, a graphic design agency, is located in an offi ce space that is comprised of two levels. In order to connect the entire design staff, the Studio Hive design team created an opening in the wall separating the two levels and added a glass conference room that cantilevers out over the lower level. The glass walls help separate public from private space and also allow natural light to infi ltrate deep into the offi ce space. In addition, the glass walls are used as a canvas for visual communication. By applying color and pattern to the glass, HartungKemp has the fl exibility to showcase their own brand and identity, a permanent solution that is easy to update in the rapidly changing world of graphic design. The use of innovative materials throughout the space not only adds texture and playfulness, but also reinforces the connection between the two different levels.

As the only entertainment establishment on the U of MN St. Paul Campus, Studio Hive was challenged with coordinating three primary functions: a bowling alley, a convenience store, and a game room while visually presenting them as one cohesive space. Window seats, careful selection of wall demolition, and a wider, more welcoming main entry all contribute to keeping functions within clear view of one another. Bold color, large text, and the bowling pin wall communicate offerings and services available within the space. The circular window seats, that link the convenience store to the bowling alley, provide semi-private cells for studying or lounging. Equally critical to the success of this project was accommodating a large number of students getting in, paying for their items, and exiting smoothly. The plan offers multiple entry and exit points providing a direct fl ow for patrons, thus alleviating pre-renovation congestion.

The Nicollet - Sales Center & Model UnitStep inside the Nicollet Sales Center to be greeted by a sweeping arc evocative of the building’s own iconic arc – a gesture of kinetic grace. The arc fi rst welcomes the home buyer, displaying a watercolor history of the building’s development on the fl oating background of the wall. To contrast its liveliness, the space is subdued and sophisticated with a palette of warm woods, dark pinstriped carpet, and timeless furnishings. Inside the model home, Studio Hive needed to portray clean, comfortable, and contemporary Minnesota living while showcasing an open fl oor plan, gourmet kitchen, luxury bathrooms, and quality building materials. Essential to the building’s location and appeal, Studio Hive represented the sweeping panoramic skyline views with a custom reproduction of the curtain wall and illuminated photographic murals.

The goal of the client and design team was to “respect the people and the land and the rest will follow.” Considerable attention was paid to preserving the natural beauty and delicate ecosystems on the site. The goal of the main house was to create living spaces that responded to the unique location and met the needs of a multigenerational family. A contemporary mixture of furnishings and natural finishes and materials creates warmth and an inviting atmosphere throughout the home. Attention to detail and seamless integration of the family needs creates a comfortable yet sophisticated space. The palette of materials is inspired by the colors and textures of the gulf, sky, sand and native vegetation. Each element is careful not to disrupt the overall balance of the space. The house is designed to be comfortable whether it’s for two people or ten people.

Our vision for a great place to work – a space that is collaborative but not noisy, fun but not silly, inspiring but not chaotic and extremely functional. Along with our vision, the existing character of the former warehouse and parking ramp inspired our choice of simple materials, a spark of color and the overall organization of the space. From the center of the former parking helix radiates an assembly and work area that unites the staff into two organized pods and provides a centralized gathering place. Collaboration is a value key to our success as an organization; therefore connectivity became a powerful stimulus for incorporating only a few full-height walls and one door which thoughtfully sort the public from back-of-house spaces. Additionally, an open plan allows for bountiful natural light and expansive views from all areas of the offi ce and nearly erases the boundary between inside and out. To the outsider, the space is a visual communication tool depicting who we are and what we do.
