As a result of the resignation, the next person who had the most tally of votes from the May General Meeting was Sharon Mendelson. Sharon Mendelson was then asked by President Sandra Macut if she was still interested in serving the board. She graciously accepted. Sharon Mendelson was present at this meeting. Resignation Letter to the Board by President Sandra Macut received 06/16/16.As a result of the resignation, the next person who had the most tally of votes fromthe May General Meeting was Sharon Mendelson. Election of New Officers

Old Business:

Oil Stains on the driveway of 654 Olde Ivy Lane are still prevalent along with freshnew stains. The black mulch has been removed from the common area tree, flowershave been planted in place of the mulch. Two large flower potshave been placed in front of the garage brick columns, this is a common place. Aletter will be sent out to the co-owner to correct the new violations along with a finefor the continued stains on the driveway.

Update on Dog(s) at 5380 Ivy Ct. (Craig updated the board from the Attorney) Letteraddressing the seriousness of the issues will be addressed along with the consequencesof further violations.

Craig updated the board on Bldg. #6; After an on site inspection and consultationwith several engineers, the consensus was that the building is NOT moving.There were issues with drainage that effects brick and fascia especially in the wintermonths with frost heave. Drainage issues have been corrected by Alyn services. Twoend units of building #6,598 and 580 Olde Ivy Lane have fill base issues underthe concrete since the units were built. Eventually, the sunken concrete will bereplaced. Proper fill base put down to eliminate future problems before the newconcrete is poured. Loose bricks and fascia that have affected several unit garage

frontswill be removed, cleaned and reinstalled at a future date once a contractor is chosen.

A-I road sealing services came out to hear the concerns of board members onrecent sealing of our roads. After long discussions on the problems pointed out, theboard did not get the appropriate resolution to its concerns. As a result of this fruitlessmeeting, the board determined that A-I will not be a part of the biding process forfuture sealing work.

Update on concrete replacement at 5386 Ivy Ct: Jason the Mason is still backloggedon concrete work. Hopefully in the next couple of weeks all the concrete repairs willbe done.

Update on Building #9 Roof: Work has been started by the contractor, Bill White.

The board reviewed and discussed awning sizes, color and insurance riders. Theawning criteria will be written into the Association rules. Before an awning isapproved on the modification form, attached to the form must be the unitspersonal insurance rider specifically for the awning and condo structure where theawning is attached.

A new modification form will be drawn up and posted online for future requestsalong with the other modification forms. This new rule was Unanimously adoptedby the board

Modification Requests:

5399 Ivy Ct: Resubmitted modification requests for awning and satellite dish onseparate forms. Location of satellite dish is pending with the service provider at thetime of this meeting. Dish approval was put on hold pending location of the dish byAT&T.

New Business:

Craig Mincy updated the board on the work sheet progress.Driveway and walkway bids have been put out. Hard to get contractors forthis type of work in the complex during the busiest time of the year.

The following volunteers will be added to the landscaping committee:Liz Watson, Alicia Watson, Georga Conant.

The Association will install "No Trespassing" sign at the front entrance tothe complex in conjunction with the "No Solicitation" sign and the no outletsign. The signs location will be re-adjusted so it is visible upon entrance to thecomplex with the approval of board members.

The board requested a review of the condo insurance contract. The renewal isthis November. The board will review the bids to determine the best policy forthe complex at a reasonable price.

Discussion on the need for a quarterly news letter for new residents moving intothe complex and for those residents that need to be reminded of some of theestablished by-laws along with seasonal information.

Condo Association Picnic - Chairman Charlene List Date: Saturday,August 27,2016 @ 4:30 P.M. between buildings 7 & 8. Rain date:Sunday, August 28,2016.

Condos for sale - 5410 Ivy Ct. - Sold - 5436 Ivy Ct. - 5435 Ivy Ct. was taken offmarket. The Unit will be utilized as a rental again.
