Lewis Brisbois Extends 215,000-SF Lease at US Bank Tower LA's Largest Law Firm Renews Space in Long Term Direct Lease By Keith Dornin May 27, 2015 Lewis Brisbois Bisgaard & Smith LLP has made the temporary space it hastily moved into back in December at U.S. Bank Tower its new permanent office. When a fire at an adjacent apartment building under construction forced the law firm out of 221 N. Figueroa St. at the end of 2014, it relocated to the U.S. Bank Tower at 633 W. 5th St. in downtown Los Angeles. At that time the law firm signed a temporary lease for one year, one of the largest office lease deals signed in the market during the fourth quarter. Now the city's largest law firm has signed a new direct deal to remain in its space in a 15-year lease valued at approximately $115 million. Lewis Brisbois will occupy nine floors, including contiguous floors 38 to 45 and the sixth floor as a conference room. With more than 277 attorneys in its local office, LBBS had the option to return to the city-owned building on Figueroa, but decided to terminate its lease there as it signed an early renewal on 5th Street. U.S. Bank Tower (pictured) is a 72-story, 1.43 million-square-foot, 5-Star office tower built in 1989 at the northeast corner of Fifth and Hope streets. The building features on-site banking, concierge, food service, management, 24- hour access, 24 passenger elevators, and 12-foot slab heights. its new direct lease, and helped arrange the temporary short-term lease that enable the firm to relocate within five days of the fire. “We worked closely with LBBS to identify several options in Downtown L.A. for its headquarter needs,” commented AY's Jonathan Larsen. “The U.S. Bank Tower is an ideal fit for the firm as the prestigious property offers a growing list of tenant amenities, client-centric management, and a prime location within downtown’s central business district.” According to Avison Young, US Bank Tower is the tallest building in California and the 11th tallest in the U.S. Since acquiring the building in 2013, OUE as been in the process of completing a $50 million renovation of the property, which is now 82.6% occupied following the the law firm's lease.
