Ethelred’s problems
• Spalling concrete• Ineffective heating and ventilation • Generic heating and hot water
charge for residents but high energy costs for Lambeth as landlord
• Socio-economic study May 2009:– 53% of respondents suffered
condensation– 38% could not keep their homes
comfortably warm due to draughty windows.
Funding
• Lambeth had prior experience of carbon reduction projects
• Positive track record on sustainability helped us secure additional funding– Government Office London £6.8m

Sustainable legal timber
Fairfax House – the first construction project in Britain to be independently certified by the Forest Stewardship Council for its use of sustainable timber.
