The Company is experiencing recovery in marketing sales growth since 2015 with the Q2 2017 results are still relatively on track2 with the management budget (no revision), largely driven by residential in Cinere (37% of revenue) and commercial space in Sentul (19% of revenue). With the current development Cinere Terrace Suites, De Vonte, and Vivo Sentul, the marketing sales are expected to grow steadily.

Steady Net Income Growth (IDR bn)

In Q2 2017, Megapolitan gained more revenue from apartment than previous period with 18% of sales are from apartment sale vs 2.7% in Q2 2016. The COGS of apartment are mostly driven by construction cost since land was acquired before the property market boom (circa 2007), resulting in overall increase of 25% YoY in COGS.

Opex is under control with main increase in G&A expenses (↑ 13.0% YoY) mainly attributable to salary increases. While the FY 2016 gross profit was slightly lower than the previous year, Megapolitan was still able to book a growing net income at Q2 2017 and achieved a 5Y CAGR of 101%.

Centro Cinere, 6.45ha Megapolitan’s super complex in Cinere, provides a one stop place for more than the 120 thousands residences of Cinere. Government budget for infrastructure development has been rising sharply since President Jokowi entered office, reflected from the 225 infrastructure projects nationwide1. We see potential positive value impact in our Cinere and Sentul Projects especially the Superblock Cinere Junction from the development of Cinere-Jagorawi (Cijago) and Depok-Antasari toll road and our future development in Megapolitan Sentul City.
