The month of May was quite exciting and was started with a lot of positivity that I brought back from Kerala where Saloni and I went to the attend the 37th Governing body meeting of NAR India and the conference organized by Kerala Realtors Association (KRA).Its enthralling to be surrounded by group of veterans from the same industry talking about the ways and means to uplift the standards and bringing about professionalism in the real estate industry thus matching and contributing to the vision with which I brought RE/MAX into India. I was also invited by TiE Delhi NCR in a summit to be a part of the panel to share my view point and to discuss about how to identify a profitable location, what do developers want and opportunities of collaboration between developers and food entrepreneurs. It was quite interesting to be a part of the panel which had stalwarts from not only real estate but also from hospitality and F&B industries. Having attended the above 2 events my belief in a common notion that “May the best man win” has doubled. The difficult times that the real estate industry is undergoing will lead to the emergence of the new Age Broker and we will see property brokerage being recognized by the concerned authorities and public at large. Honesty, integrity, professionalism, collaboration are becoming the need of the hour.

From where I look at it, a Broker needs a peer group to speak to, colleagues to compete and benchmark with, reduction in staff, reduction in working capital, needs a Shared Office without Loss of Dignity, needs to show amongst all his peer group comprising of millions of mushroomed brokers that he will be THE LAST MAN STANDING and attending to his Customer needs while others are struggling. Today’s customer requires Brand Confidence, Professionalism, Transparency, Technology and the Broker who has all of this, definitely has an edge over the others AND this is why RE/MAX Affiliates are Above the Crowd! The only way a broker can survive is by collaborating & joining hands with a network. It is times like these where a company like RE/MAX offers solutions to most of the issues that the Brokers of the industry is facing today. COLLABORATE TO SUCCEED is the mantra to succeed in these times!

From the Vice Chairman’s desk

Our Regions and RE/MAX India had a power packed month in May. The month of May saw the regional teams of RE/MAX Greater Visakha and RE/MAX Southern Karnataka along with RE/MAX Bengaluru participating in the Franchise Shows in their respective regions, I would like to wish them all the best for making closures from the show. Also, the RE/MAX Mumbai team participated in a Franchise & Retail Opportunity show in Mumbai and met the existing broker offices. I highly appreciate the efforts put in by the Regional Director of RE/MAX Punjab, Harinder Nagpal for participating in a real estate event and connecting with the fellow RE/MAX Offices during his visit to the USA. Last but not the least, I am happy to see the efforts put in by the broker office in Bhopal, RE/MAX Realty Services in conducting special sales training session for its Broker Associates and BA prospects. We at RE/MAX India are mighty proud of our regions and broker offices who are constantly striving to professionalize the real estate industry in their areas by making the right noises in the form of activities and getting more people to join RE/MAX. I am glad that our Real Estate Academy, RARE covered the learning’s from Everybody Wins book in four weekly webinars. We hope all of you attended these sessions and had a few takeaways from the sessions, which you could start using in your day-to-day operations.

I would like to make a special mention of RE/MAX Kunvarji office in Ahmadabad for topping the charts in Agent recruitment and I would also like to re-welcome Birav, Bhoomika & Parvez back in the system by joining RE/MAX Kunvarji office Gujarat and would like to wish them all the very best for their 2nd inning with RE/MAX. I accompanied Sam during his visit to Kerala to attend the 37th Governing body meeting of NAR India and the conference, Pragathi - South India Realtors Conference organized by the Kerala Realtors Association (KRA). I was elated to see the enthusiasm and the positivity of the Realtors I met and that made me believe that the good times in Indian Real Estate sector is not a distant dream now. Franchise India in Vishakhapatnam. The Regional Owner, Mr. K B R Praveen shared that the show was a grand success and they are confident that they will be able to further expand the network of RE/MAX in their area. In his words “Don’t limit yourself. Many people limit themselves to what they think they can do. You can go as far as your mind lets you. What you

believe, remember, you can achieve.”

The think tanks of NAR India gathered in Kochi, Kerala for the 37th Governing body meeting and Pragathi, South India Realtors Conference organized by the Kerala Realtors Association (KRA). The meeting was a grand success wherein the group not only brainstormed about how to strengthen the Real Estate industry in India but was able

to take some time out for social networking as well.

Sam Chopra, Founder and Chairman, RE/MAX India attended the “Real Estate, Chefs & Technology – Real Ingredients for a Successful Business” Food Summit organized by TiE, Delhi NCR and shared his view points on

“Location! That’s all it matters” in a panel with other stalwarts from Real Estate, Hospitality and Food & Beverages industries.

The Regional Director of RE/MAX Punjab, Mr. Harinder Nagpal made sure that he visited the fellow RE/MAX offices during his trip to Miami. He met the Broker Owner, Matilde and Broker Associate, Maruja Gill of RE/MAX United Realty, Miami.

He also attended a Real Estate Event while he was in Los Angeles. RE/MAX India would like to acknowledge the efforts put in by Harinder for connecting with people not only in India but also where ever he travels.

How builders are adopting out-of-the-box strategies to bring projects back to life Consumer activism, court interventions and stalled projects, some builders are adopting out-of the-box strategies to find

ways to bring projects back to life. In Noida, builder Amrapali is tying up with third-party contractors to complete part-

built towers in many of its projects where work had been stalled due to a cash crunch and litigation. In this deal, a

contractor would take up 4-5 towers in a group and put upfront money of his own to revive the work and take it to a stage

where construction-linked customer payments can be sought.

"We have signed up 10 contractors for finishing around 50 towers in Noida and these contractors have already increased

labour strength on sites to around 5,000," says Shiv Priya, executive director at Amrapali. "Once the project ends, they will

get a share of our profits apart from their regular fees," he says. What this would do is improve liquidity by restarting the

cycle of payments from home buyers.

According to data from property research firm Liases Foras, a third of more than 25 lakh apartments launched between

2008 and 2014 were delayed by at least a year. While some builders want to find in-house solutions, others have decided

to get out of the project altogether. In Bengaluru, for instance, Essar Group's real estate arm Equinox recently sold an 8-

acre under-construction project in Hebbal called Water's Edge to local developer SNN Builders for Rs 490 crore. This also

included all customer liabilities. SNN has now taken over the responsibility of finishing and delivering the project with a

revised timeline. Nitin Agarwal, director at SNN, says the company will now focus on making sure that customers who had

bought apartments in the project get their homes within a reasonable time. "We will also relaunch the project at an

attractive price to sell to newer buyers," he says. Anuj Puri, country head at property consultancy JLL India, says builders

are hiving off projects that they are unable to complete. "The real estate market is in a constant state of flux, and a

project that appeared feasible earlier may no longer have the same business logic at a later point.

The reasons can range from financial capability to revised business strategy, but there are usually other players who can

make a go of it," he explains. Last week, Mumbai-based Kanakia Group acquired a 2.5-acre land parcel in the Kanjurmarg

suburb of Mumbai from Windsor Realty as the latter was unable to take construction forward. "It's a good opportunity for

us to take the project ahead from here........
