Third Quarter News: Home Sales Still on the Rise! The numbers for the third quarter of 2009 are in, and I have never been more excited! The news is all good: The number of closed sales is growing by leaps and bounds, while decreasing numbers of new listings contribute to shrinking inventory. Prices also continue to be competitive, which I think helps to fuel sales.

My point is, the Southwest Florida housing market is steadily improving, and these numbers prove it. With nearly a two-year trend of increasing closed sales, there is every reason to suspect this growth will continue. And as inventory decreases and there is less selection available, prices

will naturally rise to meet the demand.

What gives me the right to be so optimistic? Well, for starters, the third quarter of 2009 saw 2,196 closed sales in Naples, Bonita, and Estero, whereas the same quarter last year only had 1,497 closed sales. That’s an increase of 47 percent – definitely nothing to sneeze at. This makes it the seventh quarter in a row to increase over the previous year, which is almost two years of straight growth!

Also notable is the rate at which the inventory is dropping. There are substantially fewer homes on the market in this area

now than there was a year ago. For example, the number of homes priced under $250,000 has dropped 16 percent from the same time last year – from 4,429 down to 3,720. The number of new listings on the market is also dropping: In the third quarter this year there were only 5,121 new homes

listed, which is 6 percent fewer than last year’s number of new listings.

I do think it bears mentioning that one price category actually saw an increase in new listings: There were 21 percent new homes listed at less than $250,000 than the same quarter last year. This is significant because despite the increase in new listings in this category, the inventory actually went down by 16 percent, as I mentioned above. This fact should demonstrate exactly how well homes in this price range are selling right now.

Also important is the substantial improvement in the

(aRa) - it’s not unusual to see viruses make headlines, but the recent threat of H1N1 swine flu has captured everyone’s attention. On June 11, 2009, the centers for Disease control and Prevention raised the h1N1 pandemic status to level six, indicating an international pandemic. This change has left many people wondering what they can do to keep themselves and their families healthy. Why is h1N1 different than other viruses? Recently, scientists discovered that the 2009 H1N1 swine flu virus is more like the H5N1 avian flu than the historic 1918 pandemic H1N1 Spanish flu strain. That means previous flu vaccines are less effective and extra precautions at home should take place. in a teleconference with colleagues, Dr. Roger Mazlen, an internist in Rosyln heights, N.Y., with more than 30 years of experience practicing internal medicine and nutrition, discussed the current swine flu outbreaks. Swine flu, or H1N1, was first isolated in a pig in 1930, according to the cDc. The virus has demonstrated an ability to migrate from domestic pigs to humans. Mazlen says there are several factors contributing to the current swine flu outbreak, including environmental, cultural and economic issues. “The current recession, loss of retirement funds, compromised nutrition, reduced exercise, obesity and other factors produce immune depression. A depressed immune system cannot fight off the invasion of viral and other pathogens that attempt to find a home to set up infections in our bodies,” he says.

Wash your hands frequently and stay hydrated “Frequent hand washing is a start. also, lots of daily water helps to hydrate the body and assist the immune system,” he says. 2. Fish oil blends are available as gel capsules or in liquid form at health-food stores and several

Mazlen says that Tamiflu, the currently recommended prescription medication used in flu and swine flu, is most effective when used within a few hours of the first viral symptoms. But swine flu, as reported by the CDC, has an ability to mutate within hours. Tamiflu may be effective for swine flu in the morning, and may be ineffective by the end of the day because of viral mutation.4. Skip the Echinacea When asked if the popular herbal remedy Echinacea could be effective, Mazlen explains that studies have proved the product has minimal effectiveness. he says he prefers a natural immune-stimulating product, which he has used with over 500 patients, including his family members. The product was originally developed in Russia, but is now made in the united States. Mazlen says he has had good results during the past years with patients fighting flu and other infections. Early measures to protect health might be the key to minimizing potentially serious infections. “it is important to have an immune defense strategy this year -- the earlier the better,” Mazlen concludes.

Ingredients 1 stick butter 3/4 cup sliced carrots 3/4 cup sliced celery 3/4 cup chopped green onion 3/4 cup chopped sweet green

bell pepper 1 cup sliced fresh mushrooms 3 ears roasted corn, roast corn

on grill then cut kernels off cob

1/2 cup flour 3 cups half-and-half 2 cups whole milk 1 can chicken broth 1/4 cup chopped parsley 1 pound cooked and peeled

shrimp 1 pound special or lump

crabmeat 6 tablespoons sherry salt, pepper, Tabasco and

cayenne pepper to taste Preparation Melt butter in large soup pot. Add all vegetables and saute until tender. Add flour and blend well. Add half-and-half, milk, chicken broth and then the rest of the ingredients. Slowly simmer until creamy.

Key Lime Cheesecake

Ingredients 6 pork chops (3/4 to 1-inch thick)1 tablespoon vegetable oil2 tablespoons water or chicken

broth1 teaspoon salt1/4 cup granulated sugar1/4 cup light corn syrup2 tablespoons finely grated

orange rind2 cups navel orange sections,

including juice (about 4 to 5 medium oranges)

2 cups fresh or frozen cranberrieshot cooked rice

Preparation: Trim fat from pork chops; brown chops in shortening in a large skillet. Drain, if necessary. Add water or broth and salt; cover and cook over medium heat 35 to 40 minutes or until pork chops are cooked through. In a bowl, combine sugar, corn syrup, orange rind, orange sections, and cranberries; add to the skillet and cook 5 minutes longer. Serve

Crust 1 1/2 cups crushed graham

crackers 1/4 cup sugar 4 tablespoons butter Filling 3 pounds cream cheese,

softened 3 cups sugar 9 eggs 1 tablespoon vanilla 1 cup Key lime juice Garnish 2 cups toasted coconut Preparation Grease inside of a 10-inch springform pan. Combine crust ingredients in a bowl and mix well. Press mixture into bottom of pan, forming the crust. Place in a pre-heated 350- degree F oven for 8 minutes. Remove and cool. Place cream cheese in a mixer bowl and using the paddle attachment, beat cream cheese until smooth. Gradually add sugar and scrape down the sides of the bowl with a rubber spatula. Add the eggs one at a time into the creamy mixture. When all the eggs have been incorporated, add the vanilla, continue mixing until smooth. Stir in the key lime juice. Pour mixture into the springform pan, leaving about an inch space from the top. Place the cake in a roasting pan and fill the pan with enough water so that it comes halfway up the side of the cake pan. Bake in a pre- heated 400-degree F oven for 20 minutes. Reduce the oven to 350 degrees F and turn the roasting pan to ensure even cooking. Continue to bake for 40 minutes. Reduce the oven temperature again to 325 degrees F and turn roasting pan. Bake an additional 40 minutes. Remove cake from oven and cool completely. Leave cake in springform pan, cover with plastic wrap and refrigerate overnight. Unmold the cake the next day, slice and garnish with toasted coconut.

Holiday Carol Sing To Help Soup Kitchen Feed The Hungry; Need For Food Called ‘Critical’ area residents can celebrate the holidays at an old-fashioned sing-a-long and help feed the hungry at the holiday carol Sing Thursday, Dec. 10, at First Presbyterian church in downtown Fort Myers. admission is at least two cans of nonperishable food for The Soup kitchen, operated by community c o o p e r a t i v e Ministries, and a voluntary cash donation. it’s the 19th year for the popular event, which is organized and sponsored by the Galloway Family of Dealerships. Because of the overwhelming popularity of the event, three performances are planned at 1 p.m., 4 p.m. and 7 p.m. The doors will open 30 minutes prior to show time. “The need for food is absolutely critical this year,” said organizer Sam Galloway Jr. “Rising unemployment and the downturn in our local economy have caused many of our neighbors to ask for food to feed their families for the first time in their lives. Our shelves are bare – we need our community to get together and help with all the canned goods they can.” Residents who cannot attend any of the holiday carol Sing performances may donate canned goods at either the Galloway Ford dealership on Boy Scout Drive or the coconut Point Ford dealership on u.S. 41 in Estero. The holiday carol Sing is a festival of holiday music and family fun. This year’s performance will feature the First Presbyterian church choir, soloists and other special guests singing favorite holiday carols with audience sing-a-longs. Those in attendance also will be able to visit Santa’s house and see Santa and Mrs. claus busily preparing for the holidays with the help of their elves. a live manger scene will be presented in the courtyard of the church. There also is a strong rumor that Santa claus and Frosty the Snowman will be making a surprise visit for the children. All canned goods will benefit Community Cooperative Ministries, which operates The Soup kitchen on Martin Luther king Jr., Boulevard in Fort Myers. The annual holiday carol Sing is a major source of support for the Soup Kitchen’s Food Pantry, a nonprofit organization that serves more than 1,000 meals per day through the Soup kitchen, Meals on Wheels and food programs for families

in need. in addition, the agency provides transportation for the frail elderly and Montessori preschool education for children from working poor families. “We feed anyone who is hungry, but we also provide the tools for them to help themselves. Our goal is to help people get back on their feet,” said Executive Director Sarah Owen. Last year, Community Cooperative Ministries received more than $4,800 and 6,000 pounds of canned goods and other non-perishable items from the holiday carol Sing. By Joyce Bunting imagine that you’re twelve years old and walking along the beach near the condo that your family has rented for the week. Basking in the warmth of the morning sun and keeping an eye peeled for the world-renowned shells that are supposed to be everywhere in the sand, you glance up and notice a huge paddle wheel through the trees. Looking again, you notice two smokestacks poking above the trees and a barbed wire fence with “No Trespassing” signs plastered everywhere. That was the scene for me; it was like something out of a fairy tale, an illustration from one of my fantasy books. Back in the trees off of that Sanibel beach was a paddlewheel boat, seemingly landlocked, and surrounded by australian pines. i was mesmerized and spent almost every morning of our stay staring through the trees and trying to imagine how the heck a paddlewheel boat ended up there. This was obviously before i grew my rebelious streak and i stayed on the law-obiding side of the fence. i was devastated to learn a few years later that the city of Sanibel had decided to dismantle the boat but it was at that time that I was able to find out a little more about how that boat ended up in abandoned in those woods. The boat, which was originally a car ferry on the algiers run in New Orleans had been converted to a paddlewheel boat before Lathrop Brown and his wife, Helen, purchased it in 1959 intending to use it as their home once they retired to Sanibel island. Lathrop Brown had been a u.S. Reprsentative from New York as well as Franklin Delano Roosevelt’s roommate at harvard. The Browns were known for their love of untraditional housing but unfortunately never got to live aboard The Algiers, as it was named, because Lathrop passed away shortly after the

boat was situated. The boat/house sat empty, watched over by a caretaker and a team of dobermans, until 1982 when the City of Sanibel took over the 25 acres surrounding the Algiers. Plans were considered to convert the boat into the new city hall but deterioration was too advanced and what could not be auctioned off had to be dismantled. Today there is no real sign that algiers Beach was once the location to a misplaced paddlewheel boat except for the name.

that it’s what is driving the growth! A whopping 63 percent of all closed sales in the third quarter were homes priced under $250,000. Remember, this is the category that also saw the only increase in new listings, yet the biggest decrease in inventory. In other words, homes priced at a quarter million or less are extremely appealing to buyers right now.

In all pricing categories, though, it is clear that price is king. The most competitively priced homes in each range are the ones selling the fastest. Even properties priced at over $1 million are showing signs of growth at last: The number of closed sales in this category increased 15 percent this quarter over

last year. Since this is the first time the sales in this pricing category have increased, it is difficult to say whether it will become a trend, but I think the increase demonstrates that competitive pricing draws buyers in all price categories.

Looking at the numbers for 2009’s third quarter, I don’t think there is any room for debate: The real estate market in Southwest Florida is showing clear signs of steady growth. Especially considering how quickly the inventory in the $250,000-and-less category is dropping, I don’t think such competitive prices will be around for much longer!

Don’t Get Scammed Through Social Networking Sites (ARA) - Scam artists are always changing their schemes in an effort to trick consumers into handing over money or personal information. One of the latest scams involves hacking into social networking sites and then targeting specific friends in the victim’s account. For example, a scam artist will gain access to “Susan’s” Facebook account. The scammer will send an e-mail message to all of her friends pretending to be Susan and claiming to have been mugged, injured or arrested in a foreign country, and in need of some cash immediately. But in reality, Susan is completely unaware that this message was sent out because she did not send it. Believing that this message is from Susan, her friends want to help and immediately follow her instructions to wire money through a money transfer service like Western Union. Later they discover that they sent money to a scam artist. The following are some tips from Western Union to help you avoid becoming a victim of these “emergency” scams through which fraudsters prey on people’s emotions: * If you receive an e-mail or phone call claiming a friend or family member needs cash, take a step back and attempt to independently verify the need. Call the person on their phone, or call a mutual friend and find

out if they are aware of the situation. * Let your friend or family member know that you have received a call or e-mail from them claiming they need help. If it turns out there isn’t an emergency situation happening, they will need to report the case to local police and the administrators of their social networking site. Also advise them to change their passwords and install or update an anti-virus and anti-spyware program to help protect their computer from hackers. * If you did send a money transfer through Western Union, and realize that it was a scam, immediately contact the company at (800) 448-1492. If the transaction has not been picked up, it will be refunded to you. Contact the police if the money has been picked up and file a report about the scam. * Be aware of questionable situations. Scam scenarios can evolve quickly and the way scammers contact victims changes daily. Another scam similar to the social networking scheme that targets victims’ emotional reactions involves phone calls from people pretending to be family members or authority figures who claim to be in need of money for medical assistance or even bail. Regardless of whether you are contacted online or through some other means, be suspicious of requests

halloween, Thanksgiving, hanukkah, christmas, New Year’s Eve and kwanzaa - no matter what you’re celebrating, pet owners need to remember to keep their pets safe and healthy for the holidays. “Veterinarians often see an uptick in the number of problematic calls during the holiday season,” explains Dr. Larry R. corry, aVMa president. “Whether it’s an exposure to chocolate or fatty foods or pets upset due to unexpected guests or costumed visitors late at night, the holidays can present problems for pets. The aVMa urges all pet owners to include the health and safety of their pets in any plans for the holidays.” here are the aVMa’s top 10 pet tips for holiday safety: 1. Be wary of holiday decorations; pets often consume them. “The animal raids the christmas tree, for example, and this can be unhealthy for the pet and very upsetting for the pet owners,” explains Corry. “If they consume enough tinsel or other decorations, it can cause a blockage that requires surgery.” 2. Flowers are another common holiday feature that can result in an emergency visit. Poinsettias, amaryllis

and mistletoe are on the list of common holiday plants that can be dangerous and even poisonous to house pets who decide to eat them, corry says. 3. Just like people, some pets are better at dealing with houseguests than others. if you know your pet has a problem with visitors, work with your veterinarian for solutions. For severe problems, your veterinarian may recommend medications or even boarding the animal. 4. Don’t let your pet climb the christmas tree. if the tree falls over, your pet could be injured. consider tying the tree to the ceiling or a doorframe using fishing line. 5. Cover Christmas tree water to keep animals from drinking it. The sap from live christmas trees can make your pet sick. 6. Many people believe that people food makes good treats for their pets, but this isn’t the case. Many common ingredients in a holiday feast - like onions, garlic, chocolate and artificial sweeteners - are poisonous to pets. and dogs that consume an excessive amount of fatty foods, by cleaning a turkey carcass pulled from the trash, for example, can develop a life-

threatening condition called pancreatitis. 7. Whether they are halloween candies or christmas chocolate, keep sweets out of your pet’s reach, particularly while you’re out. a pet that consumes chocolates while you’re away at work, for example, might be too sick for your veterinarian to save by the time you get home. 8. Unplug decorations while you’re not around. cats and dogs are often tempted to chew electrical cords. 9. keep any gift that includes human food out of a pet’s reach. With their sensitive sense of smell, dogs and cats can find those wrapped treats and open them when you’re not around. 10. candles are a common part of many holiday celebrations. Make sure that you keep lit candles out of a pet’s reach, because the animal could light themselves, or your home, on fire. Better Golf with “The Golf Doctor”

Better posture for a better game! Good posture is imperative for hitting consistent golf shots. Most golfers are so out of balance before they make their swing that they are never going to hit the ball solid or control their shots. What is good posture? Good posture is where the body’s center of mass is over the center or arch of the feet. This distribution of your body mass and the proper spine angle, leg flex and clubs distance from the body all play into making a consistent pivot. Here are five photos with only one balanced position. Let’s start with the correct posture balanced position. Always

bend from the hip joints keeping the spine position as natural as you can. The knees flex so the center of the knee is centered over the arch of the foot. If we were to hang a club from the front of the back shoulder in this case the right shoulder it would hang plumb to the front of the feet. If we then took a club and held it against our hip joint it would hang to the back of the foot. So in looking in a mirror at your posture, your hips are over your heels the shoulders are over the toes and the knees are in the center of the foot or arches. The clubs distance from the body can be measured simply by removing your bottom hand while maintaining your posture position, spreading your fingers and thumb apart wide and with your palm facing the ground you place the little finger to the cap of the club (the cap is the top of the grip) and the thumb to the body. We call this the one hand spread measurement, your hand for your body. You will find the measurements to work for all clubs in which the full swing is being made. In looking at the photo’s A, B, C, D, we see exactly what not to do. Photo “A” the weight is to far back and the spine unnatural. In photo “B” the weight is to forward with straight locked knees. In photo “C” the golfer is too bent over with the club to low and close to the body. Photo “D” is very typical of golfers who are told to straighten their lower back. The back is not natural the legs are locked and the arms have too much tension. I guarantee if you improve a poor posture position you will improve your swing.
