LEGAL NOTICE OF COMMISSIONER’S SALE
BY ORDER OF THE MERCER CIRCUIT COURT:
Pursuant to a Judgment and Order of Sale entered on March 26, 2009 in Civil Action 08-CI-00213, styled Countrywide Home Loans, Inc., dba America’s Wholesale Lender, Plaintiff, vs. Mark Baker, a/k/a Jonathon Mark Baker, and Kellie Baker, a/k/a Kellie Lynn Baker, Defendants, the Master Commissioner of the Mercer Circuit Court shall sell at public auction that certain real property known and designated as 504 East Main Street, Burgin, Mercer County, Kentucky and being more particularly described as follows:
Beginning at a point center of Kentucky Highway #152, corner with C. W. Green property; thence East with the center of said Highway 73 ft. to a point center of said Highway corner with Calvin Stagner property; thence South with said Stagner line 169 ft. to a point corner with Kelly Perkins property; thence West with said Perkins line 70 ft. to a point corner C. W.
Green property; thence North with said Green’s line 183 ft. to the point of begin-ning.
Being the same property to Mark Baker and Kellie Baker, husband and wife, from William Thomas Carroll and Betty Jane Carroll, husband and wife, by deed dated August 11, 2000 and recorded August 28, 2000 in Deed Book 279, Page 750, in the office of the County Clerk of Mercer County, Kentucky.
Time and Place of Sale: Sale shall be conducted at the front door of the Temporary Mercer County Judicial Center (former Gateway Building), 207 West Lexington Street, Harrodsburg, Mercer County, Kentucky on MONDAY, JUNE 8, 2009 at the hour of 12:00 noon (local time prevailing).
Purpose: The sale is conducted to obtain the principal balance due to the Plaintiff in the amount of $43,554.76, plus interest from 1/1/08 to 6/30/08 in the amount of $1,917.72, advance-ments for the protection of the property, including taxes and insurance (negative escrow) in the
amount of $994.31, late charges in the amount of $96.43, less credits in the amount of ($264.15), plus reasonable attorney’s fees in the amount of $1,100.00, for a total of $47,399.07, plus interest accruing at $10.59 per diem from 6/30/08 until paid in full, court costs and any sums expended by Plaintiff for insurance, ad valorem taxes or for preservation of the real estate until date of sale; fees and costs of the Master Commissioner; and, to bar and foreclose all rights, claims, liens and equity of redemption of all named parties or per-sons claiming by and through them.
Terms and Conditions of Sale
Purchase Price: The property shall be sold to the highest and best bidder who shall, immediate-ly following the sale, pay the purchase price in full or make a ten percent (10%) down payment of the purchase price with the balance thereof due and payable on or before the thirty (30) days after the date of sale, with interest thereon at the rate 12.00%, same to be evidenced by Bond of the Purchaser payable to the Master Commissioner with good surety as approved by the Master Commissioner.
Contingencies: The property is sold without warranty of title and by the boundary with the Purchaser assuming any contingency of acre-age and subject to any restrictions, easements, covenants or conditions of record or apparent from a visual inspection and assessments for public improvements levied against the aforesaid described real estate, if any.
Risk or Loss: Purchaser shall assume the risk of loss at the time of sale and shall thereafter be solely responsible for any loss or liability in con-nection with the subject property.
Taxes: Delinquent ad valorem taxes, if any, shall be paid from the proceeds of the sale and the purchaser shall pay the 2009 ad valorem taxes.
Possession: Purchaser shall have possession of the property upon payment of the purchase price in full and confirmation of sale by the Court.

Pursuant to a Judgment and Order of Sale entered on May 10, 2012, in Civil Action 11-CI-00268, styled CitiMortgage, Inc., Plaintiff, vs Duane Lester and Deborah Ruth Lester, Defendants, the Special Master Commissioner of the Mercer Circuit Court shall sell at public auction that certain real property known and designated as 444 Goddard Street, Harrodsburg, Mercer County, Kentucky and being more particularly described as follows:
Beginning at a point on the South edge of Goddard Avenue corner to Harris; thence in a southerly direction 150 feet to a point in property of Grantors herein; thence in an easterly direction 50 feet to the point of beginning.
This being the same property conveyed to Deborah Ruth Lester and Duane Lester, husband and wife, by deed dated January 16, 2007 and recorded on January 26, 2007 in Deed Book 310, page 579, in the Offi ce of the Mercer County Court Clerk.
Time and Place of Sale: Sale shall be conducted at the front door of the Mercer County Judicial Center, 224 South Main Street, Harrodsburg, Mercer County, Kentucky on Monday, November 26, 2012 at the hour of 12:00 noon (local time prevailing).
Purpose: The sale is conducted to obtain the principal balance due to the Plaintiff in the amount of $48,408.66, plus interest from 03/1/11 to 1/19/12 in the amount of $1,332.99, plus $5.14 per diem from 1/19/12 until date of judgment, together with amounts for attorney’s fees as permitted by KRS 411.195, its late fees accruing and any sums expended by Plaintiff for insurance, ad valorem taxes or for preservation of the real estate until date of sale; fees and costs of the Master Commissioner; and, to bar and foreclose all rights, claims, liens and equity of redemption of all named parties or persons claiming by and through them.
