1.0 EXECUTIVE SUMMARY

BRIEF: Auger were commissioned to undertake a CCTV survey of

the underground drainage system at the above address and

report back any findings

General Summary

The results of the CCTV / inspection survey to the underground foul and surface drainage

system at the above address revealed the following:

a. Pipework obstructions / defective pipework.

b. Undulation in pipework leading to water retention and debris build up.

c. Improper connections to main sewer and from gullies.

d. Defective benching within manholes.

e. Above ground pipework not connected to gullies.

f. Manholes covered and sealed, preventing access


Conclusions

Our engineer attended the above address to carry out a CCTV / inspection survey to evaluate the

condition of the underground drainage. The following issues with the underground drainage

system were discovered during the survey:

a. Defective pipework within lines 1, 7, 9, 13, 14, 15, 16, 17, 18, 19, 20, 21, 22, 24,

25, 30, 31, 32, 34, 35, 36, 37, 38, 39 & 46, potentially causing blockages,

preventing the normal flow of the pipework and allowing the escape of water into

the surrounding ground.

b. Undulation within lines 23 & 33 causing water retention, that could potentially lead

to debris build up and blockages in the future.

c. Improper connections from line 25 into the main sewer (see fig 1.1) and along line

34 from a rain water gully (see fig 1.2).

d. Defective benching in manholes 2, 4, 5 & 7, preventing the normal flow of the

pipework, and could potentially lead to debris build up and blockages in the future.

e. Rain water gully and down pipes expelling onto the ground, no gully to take water

away from building.

f. Access to manholes 17 & 18 unavailable as covered by tarmac car park.

Specific defects were encountered as follows:

Condition C Issues,

Lines 13, 15, 19, 25, 34,

The results of the CCTV / inspection survey to this part of the system revealed multiple severe

joint displacements within the pipework, there are also some medium joint displacement, slight

open joint displacements, circumferential cracking, debris and water retention within some of

these lines.

Condition B Issues,

Lines 1, 7, 9, 14, 16, 17, 18, 20, 21, 22, 24, 30, 31, 32, 37, 38, 39 & 46,

The results of the CCTV / inspection survey to this part of the system revealed multiple medium

joint displacements within the pipework, there are also some slight open joint displacements,

circumferential cracking, debris and water retention within some of these lines.

Lines 23 & 33,

The results of the CCTV / inspection survey to this part of the system revealed water retention

within the pipework, we believe this could be a result of dips / undulation to the pipework.


Condition A Issues,

Lines 2, 3, 4, 5, 6, 8, 10, 11, 12, 26, 27, 28, 29, 35, 36, 40, 41, 42, 43, 44, 45, 47, 48, 49, 50, 51, 52,

The results of the CCTV / inspection survey to this part of the system revealed no significant

defects which would affect its operation during normal usage, however, it must be appreciated

that as with all drainage systems, regular maintenance and upkeep is essential. It should be

periodically inspected in the future for any deterioration and kept free flowing / free of

blockages. Any damage noted during future inspections should be repaired immediately in

accordance with current Building Regulations.

Recommendations

These lines appear to have minor defects / water retention / debris within the system, however these

defects are currently not affecting the flow of the system, we recommend it should be periodically

inspected in the future for any deterioration and kept free flowing / free of blockages. Any damage

noted during future inspections should be repaired immediately in accordance with current Building

Regulations:

Lines, 1, 9, 15, 16, 19, 20, 24, 30, 31, 32, 33, 34, 35 &46.

We would recommend the following lines/repairs be considered to ensure the system flows effectively:

a. Line 7 - Reline 1.0m downstream from manhole 2 (MH2) to manhole 4 (MH4), this

appears to have a medium joint displacement within the line.

b. Line 14 - Replace 1.0m upstream from manhole 6 (MH6), there appears to be a

medium joint displacement, debris and longitudinal fracture within the pipework.

c. Line 17 - Excavate and replace 1.0m downstream @ 3.3m downstream from

manhole 8 (MH8). There is a blockage preventing the normal flow of the line (see

fig 1.3).

d. Line 18 - Replace soil and vent pipe (SVP) rest bend and 1.0m, there appears to be

a blockage within the line preventing the normal flow of the pipework (see fig 1.4).

e. Line 21 - Reline 4.0m upstream from manhole 7 (MH7), there appears to be some

medium joint displacements and circumferential cracking within the line.

f. Line 23 - Replace soil and vent pipe (SVP) rest bend and 3.0m downstream, there is

water retention within the line, we believe this is due to dips within the pipework.

g. Line 25 - There is water retention within the line and there appears to be multiple

severe and medium joint displacements within the pipework. There does not appear

to be a proper connection to the main sewer (see fig 1.1). We recommend the

following: i. Reline 1.5m upstream from manhole 10a (MH10a).


ii. Reline 3.0m downstream from manhole 10a (MH10a). iii. Replace 4.0m downstream @ 3.0m downstream from manhole 10a

(MH10a).

h. Line 38 - Reline 3.7m downstream from manhole 17 (MH17), there appears to be

multiple medium joint displacements and a circumferential crack within the line.

i. Manholes - There appears to be poor / defective benching and access issues, we

recommend that the following manholes are periodically inspected in the future for

any deterioration and kept free flowing / free of blockages. Any damage noted

during future inspections should be repaired immediately in accordance with current

Building Regulations:

i. Manholes 2 & 7 - Monitor and rebench if any further damage is noted to

them

ii. Manhole 4 - Rebench manhole base, there appears to be no proper

channel within the manhole (see fig 1.5). iii. Manholes 5, - appears to have cracked pipework at the base of the

manhole (see fig 1.6). Currently there is no issue with the flow through

this manhole, however, we advise rebenching is considered with this

manhole

iv. Manhole 18 - Expose manhole to facilitate works to line 38.

j. A regular maintenance programme of jetting / cleaning of the system.

Note:

The connection to the main from line 25 is situated within the road at the front of the property,

excavation and replacement of this section will therefore require authorisation from the local

council and a number of other licences to permit excavation within a highway. This will

obviously increase the timescale before repairs can be carried out.

LIMITATIONS OF REPORT

We were commissioned to carry out an inspection of the accessible areas of the drainage to the

property, identifying any major defects and recommending any repair works that may be

necessary. It should be appreciated that the exact layout of the system cannot be confirmed

without the exposure of inaccessible branches and connections etc.

The lack of any significant defects within the main drainage line should not be regarded as a

guarantee of watertightness. Defects may be encountered upon exposure of inaccessible branches

and gullies etc.

The contents of this report are strictly confined to comments concerning those terms outlined

above. It is not a structural survey and must not be construed as such.

The views expressed in this report are based entirely upon a visual examination of the drainage,

supported by information obtained from a drainage CCTV inspection / water pressure test.

RIGHTS OF ORIGINATOR

This report was for the sole use of the client. It must not be reproduced or transferred to any

other third party without the express written consent of the author.

We will consider the re-issue of the report in its original form to a third party within 6 months of

the original report date for an administrative fee. (currently £100.00 excl VAT).

Upon the lapse of a 6-month period the report can only be re-issued following a full re-

inspection, which will attract a full survey fee.

We reserve the right to refuse copies of the report to any third party (other than those named

above). We also reserve the right to amend our opinions in the event of additional information

being made available at some future date.
