Corvera Airport is to open 2019

As recently reported in the local press,

official figures for Spanish property sales are looking very positive, with the first real property rises being reported. The land registry has reported an increase of 32% completions (in Murcia) during the first quarter of

2018, the 2nd highest in the Country. One of Spain’s largest banks BBVA is predicting property rises in the region of 5% for 2018 and that new homes licenses will increase by 15%. This is a very sustainable growth and still would only represent 10% of the licenses issued in 2008.

Buying a property in Spain

Q. How much should we add to a property price to cover the legal/notary fees etc?

A. We advise that purchasers budget an additional 10 - 12% on top of the purchase price. This will cover the purchase tax, legal fees, notary fees, registration etc.

Q. When negotiating with a vendor on price, what is the current situation on offers and how low can we go?

A. The days of “cheeky” offers are gone. A few years ago, it was very much a buyer’s market. Some vendors would accept a “cheeky” offer. However, as sales have increased by over 40% (year on year) it is no longer such a buyer’s market. Prices are staring to edge up, as demand increases, which in turn means that vendors are in a much better position. We are finding that vendors are (on average) accepting offers in the range of 5-8% below the asking price.

Q. How long does the buying process take?

A. The buying process in Spain usually

takes between 1 – 2 months. This is from initial offer to signing at the Notary. If a mortgage is required then this can take longer, depending on the lender and criteria required.

Q. How easy is it to obtain a mortgage in Spain?

A. Relatively easy. Most Spanish banks will lend between 60% - 80% (LTV) to non-residents. The criteria are the same as the UK. The bank will want to see proof of income/expenditure and current debts. We have a very good working relationship with Banco Sabadell (they own TSB in the UK). Banco Sabadell are currently offering fixed term mortgages of up to 70% at rate of around 3% subject to status.

Q. Is now a good time to purchase?

A. Absolutely. The market has turned around in the last 18 months. Last year Mercers sales increased by 40% on our 2016 figures and this year we are on target to achieve 275+ sales. That is around 23 sales each month! What does this mean for prospective purchasers? As sales and demand

increase, this will lead to price increases. So, if you can, we would advise on purchasing as soon as possible, as prices will, inevitably start to rise.

Q. Why do Mercers operate a Sole Agency Agreement with vendors?

A. In the UK and indeed most countries a “sole agency agreement” is the norm. By placing your property with multiple agents, there will be multiple “for sale” boards & multiple adverts, which from a buyer’s perspective creates an air of “seller desperation”. As the market is turning from a buyer’s market this is even more relevant. There is no benefit to go multi-agency for the seller.

Q. How do you think Brexit will have a negative effect?

A. I started selling Spanish property in 1983, before Spain joined the EU. When Spain did join in 1986 there were no fundamental changes. Prior to joining Spain and the UK and Spain already had reciprocal healthcare and many other benefits in place.

I do not believe that the UK leaving the EU will have an immediate, medium or

long term adverse effect on UK citizens wanting to live or work in Spain. Our input into the economy runs into the Billions and many areas of Spain have seen a dramatic and positive resurgence in their economic status, thanks mainly to this influx of Northern European buyers.

Q. Why should I use Mercers to sell or buy a property?

A. If you are a seller, you want results. Our figures speak for themselves. In 2017 we had 207 sales or 17 per month. This year we are achieving 23 sales per month. Incredibly, each month 1 or 2 of our sales are actually properties marketed by rival agencies but the buyer has approached us to buy through. This is because we build a relationship with our buyers, who respect our reputation and professionalism.
