DESCRIPTIONPlanning permission to convert Carbrook Mains Steading into four 3 bedroom steading homes was granted by Stirling Council on the 27th of July 2006 under planning reference S/06/00420/DET.
Each of the house types features a design comprising Hall, wc, lounge open plan to dining room and kitchen, utility room, upper landing, 3 bedrooms, master en-suite shower room and principal bathroom. The floor areas are approximately:
House 1 1,329 sq ft / 123.5 sq mHouse 2 1,301 sq ft / 120.9 sq mHouse 3 1,357 sq ft / 126.1 sq m House 4 1,241 sq ft / 115.3 sq m Total 5,228 sq ft / 485.8 sq m.
The development was started in 2007 / 2008 with the steading externally built out and then framed internally. The internal works were never completed and each of the four dwellings still require sheeting out, central heating systems, plumbing, electrics, kitchen, bathrooms, facings and finishing.
The external structure is in good order being traditional stone under a slate roof. There is a car park area and ground for gardens to each home. There is additional ground between the steading and main road which could be utilised as a small paddock.
Planning permission for four garages was also granted and a copy of the location plan for them is within the brochure. The original plans for both the steading and the garages and the building warrant will be made available to the purchaser. The architect for the development was Erik Johnston of Balfron. He has confirmed subject to agreeing his professional fees he would be willing to act for any purchaser of the development.
