Brad Remington launches a “game-changer”

with Legacy ParkTAKING THE HUGE SUCCESS OF THE

Copperfield Park trilogy and its “Love It,

Live It, Afford It” legacy up a notch, Brad

Remington Homes is launching a new

condo development in Legacy that will

be a “game-changer.”

“People will be amazed that we’ve

been able to raise the bar with plans,

product and presentation, but that

we’re moving back in time with the

pricing,” says Bryan Logel, vice-

president of sales and marketing at

Brad Remington Homes.

“We’re extremely excited to launch

Legacy Park, (tentatively scheduled

for Sept. 26), where we plan to follow

in the success of our Copperfield

Park communities by providing

homeowners with high-quality stylish

one-bedrooms and two-bedrooms/

two baths at super affordable prices

that we believe will change the

industry with design and pricing,”

he says. “This is a game-changer for

the marketplace.”

“We are hitting the current

marketplace head on and making

sure each home is super affordable,

while still bringing incredible value

with outstanding standards such as

nine-ft. ceilings, granite or quartz

countertops and an underground

parking stall with every suite; it’s

quite an amazing development.”

Legacy Park will be created in two

parts with the first phase consisting

of four, four-storey buildings and it

will offer one-bedroom, two- and

three-bedroom designs starting from

an exceptional price from the low

$100,000s, providing buyers with the

“The location is nothing short of

There is an information centre

open on site, “but we’ve been

“We’re always looking for ways to

improve our purchasers’ home living

experience through design with the

goal of creating lifestyle friendly

homes. We will accomplish that in

Legacy Park by keeping some of our

best-selling models from Copperfield

Park, and introducing some exciting

we look at all the potential purchasers

in Legacy Park, there will be

something there for everyone.”

The well-appointed interiors also

an appliance package that includes a

fridge, stove, dishwasher and over-the-

Legacy Park will feature an eye-

Property Profile | THE GATES

The Gates in Quarry Park offers luxury and convenience

AN EXCEPTIONAL 32-SUITE

boutique project located in one of

the most inviting communities in

southeast Calgary is drawing the

attention of discerning buyers who

desire luxury and convenience in a

tranquil natural setting.

Thoughtfully designed with bright

interiors, upscale French Heritage

architecture and beautiful landscaping,

The Gates is a three-storey apartment-

style condo crafted by Remington

Development Corporation in Quarry

Park – a community that offers a

perfect balance of homes, offices,

retail and natural green space all

nestled alongside the Bow River,

making it an ideal place where people

can live, work and play.

“What is exciting about The Gates

is that the building is complete, so we

have immediate possessions available,”

By Heather Ryan

says Adrienne McGarvey, manager of

residential marketing. “The building is 55

per cent sold and all of our purchasers

to this point have moved in.”

Despite being more than half sold,

buyers have a good selection of suites

to choose from, she says, with one

bedrooms plus den at 770 sq. ft.,

two bedrooms/two bathrooms from

1,020-1,100 sq. ft. and one three-

bedroom suite at 1,315 sq. ft.

Regardless of the size, each floor

plan offers functionality and an open

concept with high quality interior

design and finishes. For example,

the well-appointed kitchens feature

granite or quartz countertops, stainless

steel appliances, pantries, islands

with breakfast bar seating, soft-close

cabinets and drawers and upgraded

lighting. There is also substantial

storage and space in each suite –

even the one-bedroom plans can

comfortably fit a king-sized bed.

Suites on the first two floors have

nine-ft. ceilings while third-floor

suites have 11-ft. ceilings, ensuring an

abundance of over-sized windows

to let in plenty of natural light and

allow for stunning views of The Gate’s

immaculate landscaping that includes

a calming recirculating river and

waterfall to the south.

The suites also come with generous,

private balconies – some have two

balconies – and main-floor suites

have private patios with gates, which

give residents immediate access to

green space.

In addition, every purchase includes

a parking stall and storage unit on

the main floor or in the heated,

underground parkade. “We also have

additional parking stalls available for

purchase to those with a second

vehicle, including tandem stalls,”

McGarvey says.

The building is move-in ready

with suites finished in one of three

designer-inspired colour palettes

suitably named Onyx, Pearl and

Amber. “We have suites to suit all

tastes,” she adds.

Starting at $325,000 plus GST, The

Gates is attracting first-time buyers,

young families, professionals and

empty-nesters who adore the larger

suite sizes, the high-end quality and

the maintenance-free lifestyle.

Residents of The Gates are only a

few minutes’ walk to The Market in

Quarry Park that serves as a central

plaza, which offers a variety of shops,

services, restaurants and a Co-op

grocery store.

Plus, residents can enjoy more than

80 acres of parkland, including a 50-

acre natural area alongside the Bow

River, pathways that provide access to

the river and Carburn Park and a new

YMCA with library that is scheduled

to open in fall 2016, as well as a child

development centre.

As an added benefit, Quarry Park is

just minutes away from major routes

for an easy commute. A Bus Rapid

Transit line connects to downtown

with numerous other bus routes

connecting to Anderson and Chinook

LRT stations. It’s also just minutes

from the new South Calgary hospital.

A future LRT station is also slated for

Quarry Park.

For more information about The

Gates, or to view the showsuite, call

403.930.6900 for an appointment, or

visit remingtoncorp.com/residential.

Advice | CONTEMPLATING CONDOMINIUMS

CMHC mortgage insurance—most need it

WHILE MOST HOME BUYERS

know about the Canada Mortgage

and Housing Corporation (CMHC)

mortgage insurance, many condo

buyers and owners are not aware

that CMHC plays a larger role

in condominium than in

single-family housing.

CMHC is a federal Crown

corporation mandated to assist

Canadians to become homeowners.

It does that, in part, by protecting

lenders with insurance on mortgages.

If a homebuyer has 20 per cent of

the purchase price in cash, lenders

do not require CMHC insurance

(a “conventional mortgage”). If the

buyer has less than 20 per cent down,

lenders require the homebuyer to

purchase CMHC mortgage insurance.

Lenders will then loan up to 95 per

cent of the purchase price.

In short, this system costs

homebuyers money, but it makes

home ownership possible for buyers

only needing to save up five per cent

of the purchase price. Condominium

buyers need to know that CMHC

will not insure mortgages in some

condo communities. And in a few

cases where the agency will insure

mortgages today, it may not in

future. Therein lie some important

implications for condominium buyers

and current owners.

Any major threat to the value

of condo homes within a given

development could cause CMHC

staff to remove eligibility for the

corporation’s mortgage insurance, so

CMHC insurability is very important to

the market value of your investment,

even if you yourself didn’t need it.

Issues to watch for include

anything that can cost a lot of

money, or the simple fact that a

condominium corporation has no

reserve fund study and no reserve

fund money in the bank to pay

capital expenses when they arise. If

you already own a condo, you want

to ensure that the reserve fund is

growing, and that maintenance issues

are addressed as they arise. These

efforts will preserve your home, but

will also ensure that you can easily

sell at a good market price to buyers

who will need a CMHC-insured

mortgage; even if you didn’t.

The number of condo

developments in Alberta that do not

qualify for CMHC mortgage insurance

appears to be on the decline. The

Condominium Property Act is setting

a higher standard, which most

condominium boards are striving to

reach. All in all, condo corporations

in Calgary, Edmonton and smaller

centres are well run, properly funded

through their condo fees, and are

building reserves to cover those

future major expenses.

Still, better safe than sorry. If you’re

shopping condos, ask, or let your

condo-specialist realtor protect you

by avoiding all non-CMHC-insurable

condo developments. And if you’re

already an owner, lead or support

your board to spend appropriately to

maintain a healthy reserve fund and a

high standard of maintenance.

Intelligence House is Edmonton’s newest and most innovative Real Estate Marketing Agency with a focus on strategic market intelligence which includes full research, marketing and sales services to the real estate industry.

PROFILE OF THE CANADIAN FIRST TIME HOME BUYER

Roughly 620,000 real estate transactions occur across Canada every year and, most recently, 45% have involved purchases by first time home buyers (FTHB).* Of these transactions, just over 15% have recently occurred in Alberta, where provincially first time home purchases have recently represented 53% of all transactions.

The strong presence of FTHB in Alberta is likely because nearly 60% of these buyers are between 24 and 35 years old, which has represented close to 60% of all net migrants arriving to the province in recent years.

Aside from a desire to own instead of rent (50% of all FTHB), first time home purchasers are currently being driven by a general view that housing is a good investment opportunity due to low mortgage rates (20% of all FTHB). Major life changes, such as starting a family or getting married, was a relatively strong motivator for FTHB by comparison to other home buyer profiles, but was only indicated by 12.5% of those surveyed as being a major factor in their decision.

Overall, 23% of recent FTHB felt they did not need to make any compromises when finding their perfect property. For those willing to make compromises, proximity to work (26% of all FTHB), the size of the home and/or property (22%) and location (19%) were most often cited as factors they were willing to negotiate. Conversely, only 15% mentioned settling for a different product type than originally desired.

In total, 46% of national FTHB are purchasing single-family homes followed by condos (21%), duplexes and row homes (14% each), and other types of properties (4%).

Looking ahead, only 14% of the FTHB surveyed felt concerned about their recent purchase given the possibility of higher mortgage rates in the future, with a near equal 16% reporting higher than moderate concern over their own job security or the state of Canada’s economy and housing markets.** Assuming this opinion holds, FTHB in Alberta should continue to represent a strong force within its market in the near term given short-run expectations of positive net migration and a sustained low mortgage environment.

If you are a potential FTHB in Alberta, which things should you research now to ensure as little compromise as possible in your first purchase?

More on this next time…

WITH CURRENT ECONOMIC and

housing forecasts, many buyers aren’t

sure whether now is a good time to

make a move in Calgary’s residential

real estate market.

Actually, there are some definite

pros as to why now would be a good

time to buy. These include:

1. Inventory is up

Normally, inventory accumulation

sits at about 1.5 months. Right now,

inventory levels are between two and

three months’ supply, giving buyers

a greater selection of properties to

choose from.

Increased inventory also

promotes competition among

sellers for you as a buyer, which

can afford greater latitude in

negotiations. You may just get that

$10,000 or $15,000 drop in price

that you were looking for!

2. Interest rates are low

Many people are making a move

to buy Calgary real estate now

simply because of the incredibly low

interest rates offered by lenders.

That means more money stays in

your pocket over the long haul due

to less interest paid – a favourable

situation for any homeowner with

a mortgage.

3. Absorption is down

In a market with high absorption

rates, buyers have to make snap

decisions on whether they like a

property and want to make

an offer.

The current low absorption rates

in Calgary’s residential sector means

you as a buyer have much more time

to make decisions without feeling

rushed to put in an offer.

In a high-absorption rate market,

it’s not unusual for a property to have

many offers, and that can make it

more difficult for you to win in the

bidding process with the seller.

Alberta is “low risk”

According to the Canada Mortgage

and Housing Corp. (CMHC),

Calgary’s real estate market is

currently categorized as being

“low risk.”

Compared to that of Toronto,

which just joined Winnipeg and

Regina as the only “high risk” real

estate markets in Canada, Alberta

seems to be doing just fine,

despite the turmoil its economy

and housing market have

experienced recently.

Alberta’s residential sales activity

remains in line with the five- and

10-year averages for the province.

That alone should bring at least some

comfort to some Albertans who are

on the edge of their seats during this

bumpy ride of slouching oil prices

and federal elections.

Side note

We should all be reminded that every economy is always in flux. Even though Calgary’s residential market is currently experiencing an economic downturn, real estate prices will recover and long-term confidence in the market should not be lost. Happy house hunting!

BUYING A HOME comes with lots

of questions. What do lawyers do to

earn their fees? Plenty! Do you need a

lawyer? Yes!

There are many “moving parts” in a

new condominium purchase. The

lawyer’s job is to protect and manage

the buyer’s rights and obligations

under the purchase and sale contract,

and to look after the mortgage

lender’s interests, too.

In every purchase transaction, the

buyer’s lawyer must:

» Review the purchase and sale

contract to identify and clarify any

terms out of the ordinary;

» Review the title to the property to

ensure any potential problems can

be worked out before closing, such

as builder’s liens or caveats;

» Communicate with the buyers and

their mortgage lender to ensure all

parties are “on the same page” and

that all funding requirements have

been met;

» Calculate the fi gures for closing,

including accounting for the

deposit, taxes, condo fees and any

other relevant numbers, like special

assessments or hold backs for

property damage;

» Prepare the transfer documents

required under the contract;

» Prepare all of the mortgage lender’s

documents;

» Ensure the buyer’s and mortgage

lender’s rights and obligations have

been taken care of, which may

involve negotiating with the seller’s

lawyer;

» Meet with the buyers to explain the

AWARDS OF EXCELLENCE IN HOUSING

FINALISTS ANNOUNCED

The Canadian Home Builders’ Association – Alberta is pleased to announce the 75 finalists for the 2015 Awards of Excellence in Housing presented by RBC Royal Bank. More than 400 entries were submitted for judging by over 140 industry members. Winners in the 25 individual categories plus three prestigious Builder of the Year Awards will be announced September 18 at BUILD 2015 in Jasper.

“This year we have finalists from all six of the local home builder associations from across the province. That demonstrates the tremendous pride our builders, renovators and developers take in their work. Our Members are competing to be named Alberta’s best in a range of categories that reflect the options available in today’s marketplace. The single family home award categories start with homes priced at under $250,000 without lot or GST and go up to beautiful estate homes selling for more than $1.5 million. Other sectors of the housing market are well represented with awards for the best multi-family, green home, community developments and renovations,” said Tally Hutchinson, President, CHBA – Alberta.

The Calgary Region leads this year’s competition with 34 finalists, followed by Edmonton Region with 29, Lethbridge with 8, two for Central Alberta and one each for Grande Prairie and Medicine Hat.

The highlight of the evening is the announcement of the Builder of the Year Awards for the best overall scores in the competition. CHBA – Alberta will present awards to the top multi-family, small-volume and the Ralph Scurfield Award to the large-volume builder. The finalists and winners will be at the awards ceremony.

“Alberta builders are always looking for new and innovative ways to satisfy consumer demand for attractive homes that suit their individual lifestyles and budgets. This year’s award finalists are wonderful examples of the projects produced by the province’s highly competitive residential construction industry. Whether you are looking to buy or renovate a home, you will find lots of great choices by starting with a visit to the show homes and websites of this year’s finalists,” said Jim Rivait, CEO, CHBA – Alberta.

CHBA – Alberta is also thrilled to announce the finalists for the Safety Leadership Awards. Nine companies are finalists for the awards sponsored by ATCO Gas. The awards will also be presented at BUILD 2015, CHBA – Alberta’s annual conference.

in Canada’s largest markets in the

first seven months of 2015, with the

the $1-million range decreased 28 per

This healthy 2.3 to 2.5 months’

supply of inventory in the $1-million-

“What we’re seeing in Calgary is

that luxury buyers are not witnessing

In Toronto and Vancouver,

Canada’s two largest luxury markets,

sales of homes priced $3 million and

up, saw impressive gains, up by 119

per cent and 79 per cent respectively,

between January 1 and July 31. The

increase of sales at the top-end of

the luxury market can be attributed to

two factors: overall price appreciation

driven by low inventory and high

demand for single-family homes; and

high demand for luxury homes from

foreign buyers.

Property Profile | THE RISE

By Heather Ryan

Jayman Modus has good things on

the Rise in RiversongGOOD THINGS ARE ON THE RISE IN RIVERSONG

in Cochrane with the addition of an exclusive

group of fabulous new townhomes where

buyers can leave the hectic pace of the city

behind and soak in tranquil natural setting and

the charm of small town living.

Crafted by Jayman Modus, Rise is located in

Riversong, a master-planned community that is

nestled along a heavily treed escarpment with

the Bow River and an abundance of green space

at the doorstep, just minutes from shops, services

and more in Cochrane.

“Much more than just a place to rest your head,

Rise of Riversong delivers a small town feel right

next to the big city,” says area sales manager Tyler

Scott. “Just a glance through your window you

can enjoy some of the most beautiful views (of the

escarpment, the Rockies, Bow River and the town

of Cochrane) to ever grace this pristine landscape.

“Homeowners can hike, fish and shop just moments from their front door and then after a long day of living, come back to enjoy the comfort that comes with owning a Modus townhome.”

“Enjoy the comfort and imagine

the lifestyle options that comes

with owning a Modus townhome

in the middle of it all,” he adds.

“Homeowners can hike, fish and

shop just moments from their front

door and then after a long day of

living, come back to enjoy the

comfort that comes with owning

a Modus townhome.”

Scott notes the biggest appeal

to Riversong is the lifestyle. Buyers

love the peaceful natural beauty and

laid-back lifestyle. “Rise Townhomes

encompasses ‘360-degrees’ of living

where buyers can expect more

with added amenities like a private

community fire pit and barbecue area

and a community garden.”

Rise of Riversong is comprised of just

38 three-storey townhomes offering

two- and three-bedroom layouts with

heated, attached garage (either single

or tandem), panoramic views and an

inviting maintenance-free lifestyle that

includes snow removal, lawn, shrub

and tree care and more.

Specifically tailored for Rise are five

new designs to choose from ranging in

size from 1,267 to 1,593 sq. ft. with two-

bedrooms starting from $307,900 or

$1,272 per month and three-bedrooms

starting from $357,250 or $1,476 per

month. All prices include the GST.

“Each townhome is built around

our customers’ lifestyle with open

concept designs, tandem garages,

flex spaces, oversized kitchen/dining

area and upper floor laundry,” Scott

says. “The homes’ contemporary

exteriors were artfully crafted to tie in

with the Cochrane slogan: ‘How the

west is now,’ while inside, customers

are falling in love with the warm,

welcoming feel and modern style.”

Buyers also appreciate the beautiful

interiors that include nine-ft. ceilings,

a stainless steel appliance package,

Whirlpool washer and dryer and

being able to personalize their

homes by choosing from three

interior colour palettes. There are

also several available options such as

under cabinet lighting, Caesarstone

countertops, laminate or hardwood

flooring, ceramic tile, air conditioning,

gas range and more.

Buyers in Rise can enjoy a dog

park that is minutes away, 100 acres

of natural green space and pathways,

two playgrounds, schools and living in

a safe family community.

Riversong’s convenient location is

an easy 20-minute drive to Calgary’s

west side or the mountains, and just

minutes to downtown Cochrane,

where residents can enjoy an array of

shops, restaurants and services.

With the dynamic views, location

and features, Rise is garnering interest

from young couples and families to

downsizers, and buyers have

the opportunity to move in now

on select homes.

For more information on Rise

of Riversong, visit the two new

showhomes at 501 River Heights

Dr. in Riversong in Cochrane, open

The name Modus stands for how we do things. In the past 35 years

we have learned that to improve the quality of our customers’ lives it’s

important that we build around their lifestyles and not the other way

around. This is how we do things. We are there for you through the entire

process and have the experience and connections that no other multi

family builder has. This ensures the smoothest transition possible during

your home buying experience.

It’s just what we do.

Property Profile | THE RISE

By Heather Ryan

Jayman Modus has good things on

the Rise in RiversongGOOD THINGS ARE ON THE RISE IN RIVERSONG

in Cochrane with the addition of an exclusive

group of fabulous new townhomes where

buyers can leave the hectic pace of the city

behind and soak in tranquil natural setting and

the charm of small town living.

Crafted by Jayman Modus, Rise is located in

Riversong, a master-planned community that is

nestled along a heavily treed escarpment with

the Bow River and an abundance of green space

at the doorstep, just minutes from shops, services

and more in Cochrane.

“Much more than just a place to rest your head,

Rise of Riversong delivers a small town feel right

next to the big city,” says area sales manager Tyler

Scott. “Just a glance through your window you

can enjoy some of the most beautiful views (of the

escarpment, the Rockies, Bow River and the town

of Cochrane) to ever grace this pristine landscape.

“Homeowners can hike, fish and shop just moments from their front door and then after a long day of living, come back to enjoy the comfort that comes with owning a Modus townhome.”

“Enjoy the comfort and imagine

the lifestyle options that comes

with owning a Modus townhome

in the middle of it all,” he adds.

“Homeowners can hike, fish and

shop just moments from their front

door and then after a long day of

living, come back to enjoy the

comfort that comes with owning

a Modus townhome.”

Scott notes the biggest appeal

to Riversong is the lifestyle. Buyers

love the peaceful natural beauty and

laid-back lifestyle. “Rise Townhomes

encompasses ‘360-degrees’ of living

where buyers can expect more

with added amenities like a private

community fire pit and barbecue area

and a community garden.”

Rise of Riversong is comprised of just

38 three-storey townhomes offering

two- and three-bedroom layouts with

heated, attached garage (either single

or tandem), panoramic views and an

inviting maintenance-free lifestyle that

includes snow removal, lawn, shrub

and tree care and more.

Specifically tailored for Rise are five

new designs to choose from ranging in

size from 1,267 to 1,593 sq. ft. with two-

bedrooms starting from $307,900 or

$1,272 per month and three-bedrooms

starting from $357,250 or $1,476 per

month. All prices include the GST.

“Each townhome is built around

our customers’ lifestyle with open

concept designs, tandem garages,

flex spaces, oversized kitchen/dining

area and upper floor laundry,” Scott

says. “The homes’ contemporary

exteriors were artfully crafted to tie in

with the Cochrane slogan: ‘How the

west is now,’ while inside, customers

are falling in love with the warm,

welcoming feel and modern style.”

Buyers also appreciate the beautiful

interiors that include nine-ft. ceilings,

a stainless steel appliance package,

Whirlpool washer and dryer and

being able to personalize their

homes by choosing from three

interior colour palettes. There are

also several available options such as

under cabinet lighting, Caesarstone

countertops, laminate or hardwood

flooring, ceramic tile, air conditioning,

gas range and more.

Buyers in Rise can enjoy a dog

park that is minutes away, 100 acres

of natural green space and pathways,

two playgrounds, schools and living in

a safe family community.

Riversong’s convenient location is

an easy 20-minute drive to Calgary’s

west side or the mountains, and just

minutes to downtown Cochrane,

where residents can enjoy an array of

shops, restaurants and services.

With the dynamic views, location

and features, Rise is garnering interest

from young couples and families to

downsizers, and buyers have

the opportunity to move in now

on select homes.

For more information on Rise

of Riversong, visit the two new

showhomes at 501 River Heights

Dr. in Riversong in Cochrane, open

Monday to Thursday, 2-8 p.m., and

weekends and holidays, noon-5 p.m.,

or check out www.jayman.com/rise.

“People really love the location; there is really no other like it in Calgary.”

Birchwood offers luxury living with

Ezra on Riley Park in Kensington

NESTLED ON THE EDGE OF RILEY PARK

in one of the city’s most vibrant and

desirable communities, buyers are

quickly discovering an exceptional

collection of upscale townhomes

and apartment-style condos defined

by sophisticated, urban architecture

and luxury.

Ezra on Riley Park is the newest

offering by Birchwood Properties in

Kensington featuring two, eight-storey

towers with two-storey townhomes

on the first two levels, apartment-style

condos on levels three to six, and two

floors of magnificent penthouses.

Birchwood launched sales of

the first tower in April and it’s

already drawing buyers who love the

location, the luxury interiors and the

park setting.

“The response has been excellent

and we’re getting very high traffic

through our presentation centre,”

says Birchwood’s sales and marketing

manager Adele Kerr. “Sales are

going well (they’ve already sold out

the three-bedroom suites) and we

anticipate construction to start next

month, with possessions in spring

2017.

“People love the location; there is

really no other like it in Calgary,” says

Kerr, noting that Ezra is on historic

Riley Park, so your backyard is 20

acres of lush green space – that you

never have to maintain – home to

towering trees, manicured gardens, a

playground, wading pool and cricket

pitch.

“Ezra is also conveniently located

between 10th and 14th Street, so

you’re only a five-minute walk to the

heart of Kensington where there is

a wide variety of shops, restaurants,

professional services, the LRT and

Safeway,” Kerr says. “Ezra is adjacent

to the Hillhurst Community Centre

that hosts farmers’ markets and other

events and residents, plus being only a

20-minute walk or short drive across

the river to downtown – Kensington

really has everything you want and

need all within walking distance.”

Located away from Kensington’s

busy hub means buyers can enjoy

a quiet atmosphere. “We are seeing

a number of empty-nesters and

downsizers from surrounding

communities who want the peaceful

park setting, and are looking for

something more high-end than the

typical condos. Ezra is attracting

professionals – singles and couples –

and young families, who want to live in

a vibrant, well-established community

with all the established amenities.”

Ezra’s appeal starts with the

stunning exterior, which presents

floor-to-ceiling glass windows and

glass wrap-around balconies creating

a dynamic streetscape.

The interiors are equally exquisite

with hardwood floors, nine-ft. ceilings

(in the apartment-style suites), quartz

countertops throughout, high-end

Fisher and Paykel stainless steel

appliances, under-cabinet lighting

and glass tile backsplash in the kitchen,

Grohe fixtures, in-suite laundry

and large profile ceramic tile floors

in the bathrooms. There are also

three designer colour palettes

to choose from, so buyers can

personalize their space.

With a variety of floorplans available

with one-bedrooms ranging from

466-590 sq. ft. and two-bedrooms

from 747-1,496 sq. ft., there are four

penthouses all 3,000-plus sq. ft.

with terraces as large as 5,000 sq.

ft. offering views of the park, city

skyline and/or mountains. Buyers

of penthouse suites can also totally

customize their residences.

The townhomes showcase the

same incredible interior features

and offer two- or three-bedroom

layouts with upstairs laundry and a

flex room depending on the residence.

The townhomes range from 1,100-

1,681 sq. ft. with some walking out to

the park.

Prices for residences in Ezra start

from the $319,000s for one bedrooms

and range upwards of $3 million for

the penthouses.

With an exceptional location,

inspiring interiors designed to impress

and outstanding architecture and

views, “Ezra on Riley Park is the

pinnacle of park life in Calgary,”

Kerr says.

To learn more about Ezra on

Riley Park, visit the sales centre at

#5, 1145 Kensington Crescent N.W.,

open Monday to Thursday, noon-7

p.m., and weekends and holidays,

noon-5 p.m., call 403.561.1911 or visit

Advice | CONDO SENSE

By Marlene Eisner

THINK NEW CONDOS ARE ONLY FOR

young first-time homebuyers or

investors? Well, think again. A 2012

Canada Mortgage and Housing Corp.

(CMHC) study revealed in its 2006

census housing survey that while 17

per cent of condominium owners in

Canada were under the age of 35, a

whopping 30 per cent were 65 or older.

This news is not really surprising

considering many in this demographic

have downsized from a large home to

take advantage of the maintenance-

free living of condo life. But why wait

until 65? With so many new projects

from which to choose, now is a great

time for anyone entering their fifth

decade to consider purchasing a

condo. Whether you now own a

large home or you are a dedicated

renter, here are five reasons why a

new condo could be for you:

1. Easier to clean. Many of the units

available in new builds are small and

compact, between 500 and 600 sq.

ft. A smaller space is a snap to clean.

2. Accessibility. This doesn’t just

mean elevators. It also means

new projects are located in

choice neighbourhoods close

to transportation, shopping and

entertainment. You can have

everything you need, right outside

your front door.

3. No maintenance. And that’s a

blessing. Who wants a lawn to mow

or a driveway to shovel?

4. Amenities. Nothing says

convenience like a swimming pool,

gym, doorman and party room at

your disposal. And depending on your

budget, the sky’s the limit on how

many amenities are in your condo —

all of which are available to

you regardless of the size of your unit.

5. Affordability. With such a range

of price points, a new condo is an

affordable option to finally putting

down roots and calling a place

your own.

Why condos are for the 50-plus crowd

Advice | HOME DÉCOR

By Kathleen Renne

Calgary’s home and design show’s Leigh-Anne Allaire Perrault on upcyclingFor DIYers with furniture ‘needing some love’

CALGARY’S HOME AND DESIGN

show starts Sept. 17 and will offer

up lots of goodies and services from

more than 350 companies. Some

things visitors can expect are floral

workshops, complimentary, one-on-

one consultations with designers,

cooking demos and guests from some

of the top names in home and design,

including Bryan and Sarah Baeumler of

HGTV fame.

Colour and design aficionado

and DIY doyenne, Leigh-Ann Allaire

Perrault, is among the guests gracing

the show’s Trail Appliances Main Stage.

Perrault, who is also a regular

contributor to City TV’s Cityline, is

before

presenting “The Art of Upcycling,”

something she defines as “re-inventing

and re-imagining” items in need of

some love.

“Ultimately, you’re saving a piece

that might otherwise go into a landfill.

It’s being able to breathe new life into

it,” she says.

Perrault credits her parents with her

early passion for upcycling, recalling

times spent at garage sales, flea

markets and “curbside shopping.”

“They taught me to see the

potential in pieces,” Perrault says.

“Great design has nothing to do

with the size of your budget. It has

everything to do with how creative

you can be with the budget you have,”

she adds.

Upcycling and DIY projects have

grown in popularity over the past few

years as the economy has fluctuated

and how-to information has become

increasingly available online.

Perrault says Millennials — of which

she is one — are also starting to inherit

furniture from their parents.

“A lot of people have sentimental

attachment to their parents’ pieces.

They want to introduce them into their

homes because they tell a story. By re-

imagining them in some way, they can

work it into their own home design,”

Perrault explains, citing an example of

show starts Sept. 17 and will offer

up lots of goodies and services from

more than 350 companies. Some

things visitors can expect are floral

workshops, complimentary, one-on-

one consultations with designers,

cooking demos and guests from some

of the top names in home and design,

including Bryan and Sarah Baeumler of

HGTV fame.

Colour and design aficionado

and DIY doyenne, Leigh-Ann Allaire

Perrault, is among the guests gracing

the show’s Trail Appliances Main Stage.

Perrault, who is also a regular

contributor to City TV’s Cityline, is

before

presenting “The Art of Upcycling,”

something she defines as “re-inventing

and re-imagining” items in need of

some love.

“Ultimately, you’re saving a piece

that might otherwise go into a landfill.

It’s being able to breathe new life into

it,” she says.

Perrault credits her parents with her

early passion for upcycling, recalling

times spent at garage sales, flea

markets and “curbside shopping.”

“They taught me to see the

potential in pieces,” Perrault says.

“Great design has nothing to do

with the size of your budget. It has

everything to do with how creative

you can be with the budget you have,”

she adds.

Upcycling and DIY projects have

grown in popularity over the past few

years as the economy has fluctuated

and how-to information has become

increasingly available online.

Perrault says Millennials — of which

she is one — are also starting to inherit

furniture from their parents.

“A lot of people have sentimental

attachment to their parents’ pieces.

They want to introduce them into their

homes because they tell a story. By re-

imagining them in some way, they can

work it into their own home design,”

Perrault explains, citing an example of

one woman who refurbished a great

aunt’s dining-room set to showcase in

her home, rather than relegating it to

the attic.

The upcycling journey begins when

you find that special item in need of a

little TLC.

“You have to remember, it’s

going to start out as rough,” Perrault

cautions, adding it’s helpful to stretch

your imagination to see beyond an

item’s original purpose.

Consignment boutiques, online

sites for used goods, garage sales and

second-hand stores, such as Habitat

for Humanity’s ReStore, are all places

to seek out those objects ripe with

unrealized potential.

Another spot Perrault cites as a

potential treasure trove?

A person’s own home.

“Why do you need a new dresser?

Change the colour of the one you

already have,” she suggests.

Perrault says there are a number of

new products that make DIY projects

a whole lot easier than in years’ past,

products like Krud Kutter’s Gloss Off,

a deglosser that prepares a surface

for repainting/refinishing, while

eliminating the need for sanding.

Rust-Oleum® Transformations kits

also offer DIYers quick solutions for

coating counter tops, cabinets and

furniture, and many brands offer easy-

to-follow online tutorials.

Perrault says it’s important “to develop

a level of confidence” when mastering

the art of upcycling, something one

can achieve through practise and the

realistic expectation that a factory finish

is not the intended result.

And upcycling is not just for the

budget minded.

“You can fill your home with the

most expensive furniture, but it’s not

necessarily unique,” says Perrault.

Instead, she says, why not upcycle

a simple wood console table by

gilding its edges? Or, how about

painting a bookcase or chair with

a unique pattern?

Upcycling can give homes in any

price bracket unique statement pieces

no one else on the block will have.

Perrault says some DIY projects

involve a lot of “thinking outside

the box.”

For example, she created a bench

by combining three orphaned dining-

room chairs.

In another instance, Perrault

transformed an old television console

into a “mod, Austen Powers-esque

bar.” Where the television once was,

now sits a wine rack.

Perrault says DIY newbies should

consider starting with something a

little less involved, such as painting a

side table.

“Paint is very forgiving,” she says.

“Start small and grow … One of

the worst things is to leave a project

unfinished,” Perrault advises.

Advice | MORTGAGE ADVICE

By Alyssa Richard

Alyssa Richard is the founder and CEO of ratehub.ca, a mortgage rate comparison site that aims to empower Canadians to make smart financial decisions.

THE BANK OF CANADA (BOC) released

its regularly scheduled interest rate

update on Sept. 9, announcing it

would not change the overnight

lending rate from 0.50 per cent. With

the economy performing better than

expected and a federal election in full

swing, the BoC opted to leave things

as they are and not make any changes

for the time being.

In the previous interest rate

announcement on July 15, the BoC

cut the overnight lending rate by

25 basis points. It was the second

change in just six months, echoing a

25 basis point cut in January. July’s

announcement led to a flurry of

activity; traffic to RateHub.ca spiked

as consumers came in search of

lower mortgage rates.

In today’s announcement, however,

the BoC had a somewhat more

positive outlook. A statement from

the central bank said “the stimulative

effects of previous monetary policy

actions are working their way through

the Canadian economy.” The

BoC also cautioned that Canada’s

economic future will be heavily

influenced by factors beyond its

control. Uncertainty in China and

the growing economic strength of

the United States were two major

pressures cited by the bank.

Attention is now shifting to the

US Federal Reserve, which could

potentially raise interest rates in that

country as early as next week. Earlier

this year, it seemed to be a foregone

conclusion that the Fed would raise

rates in September, but experts are

now saying it could be later this year

before they pull the trigger. It’s still

seen as a matter of when – not if –

rates will go up there, and when they

do, it will be the first such increase

since 2008.

The Bank of Canada has said

it wouldn’t necessarily follow an

American lead, but a U.S. rate hike

would have implications on our

economy, and would likely push the

Canadian Dollar down even further

relative to the U.S. greenback. By

deferring any further changes to

the overnight rate, the BoC has left

itself breathing room to react to an

American rate increase.

For the average Canadian, today’s

announcement is generally good

news. If you have a variable rate

mortgage, your interest rate should

stay the same for the time being. Even

though the major banks didn’t pass

along the entire discount from this

year’s rate cuts, don’t expect them to

use today as an opportunity to step

up any competition.

The Bank of Canada’s next rate

announcement is Oct. 21.

IF THE THOUGHT OF GOING OUTSIDE

to get your mail in the dead of winter

makes you shiver – not to mention

having to pay an additional fee to

cover the cost of said community

mailboxes – maybe this news will

warm you up. According to the

Canadian Home Builders’ Association

(CHBA), discussions between it

and Canada Post have resulted

in a reprieve until January 2016

for new homeowners having to

pay a $200 Community Mailbox

(CMB) fee.

“We are very pleased with this

outcome — this is an important

victory for CHBA and Canadian

homebuyers,” says Kevin Lee, CEO,

CHBA. “Very importantly, we also

send kudos throughout CHBA at

the local, provincial and national

levels of our Association for the

collective effort.”

In late 2012, Canada Post

announced its intention to

charge new-home buyers a $200

Community Mailbox (CMB) fee per

mailbox that would be collected

during the subdivision process

in brand new residential and

commercial developments.

Upset by another additional cost

when government charges and fees

on new homes are already substantial

and increasing, the CHBA and its

members began a vigorous campaign

against the initiative. It seemed to

work, at least in the short-term. In

July 2013, Canada Post agreed

to suspend the CMB fee until

January 1, 2014.

The one-year suspension saved the

industry and new-home buyers tens

of millions of dollars in 2013, which

prompted the CHBA to first try and

convince Canada Post to reduce the

fee, and eventually, actively oppose

it outright.

While the reprieve is welcome news

for new homebuyers, the decision is

not set in stone. According to CHBA,

Canada Post stated that although

the fee is not a necessity right now,

it could become so when the crown

corporation reviews its financial

position in 2019.

Yet another great reason to

not put off buying a new home

for much longer.

Owning versus renting

MORE ADVICE ONLINEypnexthome.ca/news/advice

THE HOUSING MARKET HAS GONE

wild with people panting for good

investments opportunities. Slow down

and consider all the angles before you

dive into home ownership.

There’s something about money

Did you see that? The issue has

shifted from “shelter” to “profit.”

That’s because people believe that a

home is a good investment.

While money is a key

consideration, it shouldn’t be the only

consideration. If you’re going to make

the move from renting to buying, look

at the dollars and cents.

First, there’s the straight

calculation that compares the cost

of carrying your own home (your

principal and interest payments

and property taxes) with the cost of

renting one.

Renters aren’t responsible for

maintenance. Homebuyers also

need to consider closing costs which

include legal fees, land transfer tax,

and other miscellaneous expenses

that you avoid by renting. First and

last months’ rent is also a ways

smaller than the typical down

payment on a home.

Of course, when you own, no

matter how small the principal

portion of your mortgage is (and it’s

miniscule in the early years), as long

as the market is stable, and you’re

not looking to make a quick sale,

homeowners are building equity and

increasing their net worth with every

mortgage payment. And when you

sell your principal residence one day,

the money earned is tax-free.

It’s a wonderful life

When I was in my 20s, I lived in a

neighbourhood that was suited to

a single girl hell bent on a good

time. Back then, renting was the

perfect solution: one of limited

responsibilities and commitment.

Renting is virtually a worry-free

existence – assuming you have a

decent landlord.

Home ownership is a

responsibility that also brings a

ton of warm, fuzzy feelings. It

means you can put down roots.

You have complete control of your

environment so, yes, you can paint

your living room red.

Location, location

Buying a home in a neighbourhood

you don’t know well is a common

mistake. If you’re new in town,

consider renting for six months or a

year to get a feel for the area.

If you like living there, you’ll feel more

comfortable buying a home.

Steady as she goes

Your employment prospects should

be stable before you consider buying

a home. Home ownership requires

a number of regular payments –

mortgage, property taxes, utilities,

maintenance and insurance. Missing

any of these payments can trigger

dire consequences.

There are a number of financial

factors to consider when it comes

to the buying versus renting. But the

decision involves much more than

just running the numbers. You’ve also

got to look at the emotional rewards

and challenges of each alternative.

I’ve been a renter and I’ve been

an home owner, and overall I like

ownership more.
