purchase. When it’s a used car, you
have a mechanic check it over before
you finalize the deal. If it’s a resale
house (or perhaps even new), you’re
well advised to have a professional
home inspector go through it before
you sign off on the purchase. Such
steps protect you when you make
these substantial investments.
In the case of condominium
purchase, buyers should know what
documents are needed, and then
actually read them, although it may
be difficult to understand all that
these will contain. Even without broad
condominium familiarity, though,
you’ll be surprised how much of
the material will make sense to you,
and informs you well enough to
reach a conclusion, or to ask further
questions. For example, bylaws are
in plain English, and if you see “no
dogs,” and “no one under age 18,”
but you have both a dog and a child,
this obviously isn’t the condominium
community for you.
Beyond your own reading, though,
professional help can be invaluable.
You need someone to interpret how
well or poorly an existing condominium
development is governed, managed
and funded, what political issues
may be brewing, or whether the new
condo-home builder is leaving both
mechanical and governance issues for
future owners to squabble over in years
to come. Whether resale or new, every
condominium corporation is facing
some issues. The question is whether
these issues warrant collapsing the
purchase and buying elsewhere. In
fact, the need for withdrawal from a
purchase is rare, but I’ve seen it happen
more than once, and you don’t want to
be that rare instance when you should
have “walked,” but didn’t.
In most cases, your purchase
proceeds happily, but it will still be
invaluable to know in advance what
acceptable issue is pending. A given
resale condo might be perfect, even
though a professional advisor has
alerted you that a special assessment
to top up the reserve fund will likely
be needed soon. If the price of the
home is right, set that much aside,
and enjoy condo living. If or when
the “cash call” comes, write the
cheque without concern. In the case
of new condo homes, an example
might be that the builder is allowing
satellite dishes, but you’ve been
alerted that the bylaws prohibit them,
and that a discussion about their
removal may well take place.
As a condominium-specialist
realtor, I ensure that my clients
receive all the documents we need
from the new-home or resale
condominium seller information. If
the public demands it, more realtors
will obtain the training and gather the
experience to do this.
Sometimes, of course, a realtor is
not involved, and some are simply
unwilling to assume the liability that
accompanies any recommendation
regarding a major purchase. In those
cases I recommend a third-party
documents review, which in recent
years has become available in many
cities. Such a review costs about the
same as a thorough car mechanical
inspection, and protects a far larger
investment. Google condominium to
see if such as service is available where
you live. If not, consider using such a
service via courier, fax and phone.
If none of these are possible, see
if someone you know is a condo
property manager, and may be willing
to go over the documents with you.
Otherwise, have your lawyer go over
the legal aspects, such as bylaws, and
read them yourself, then ask further
questions of the seller, of condo
Board members, or of the property
manager. Even friends or family
who have owned condo homes and
perhaps been condo Board members
will have insights that can help.

are severely under-funded, that have
major un-addressed mechanical
issues, or which are politically

layoffs and tough economic
conditions, Carlisle Group has
launched two amazing promotions to
help people get into home ownership.
The first promotion, which was
launched in February, is called Job
Security Guarantee, says Jim Bryce,
vice-president sales and marketing.
“The program was started because we
realize there are customers who want
to purchase, but are concerned they
might lose their job unexpectedly.”
Through the Job Security

IT WAS A NIGHT FILLED WITH EXCITEMENT as both
previous and first-time winners were honoured at the
Canadian Home Builders Association - Calgary Region’s
29th Annual SAM (Sales and Marketing) Awards on April 16.
The SAM Awards recognizes the outstanding
achievements by the home building industry’s finest
from builders and developers to marketing and sales
professionals and this year there were 830 entries and
finalists competed for 60 awards in 10 different categories.
A strong group of contenders were in the running for
this year’s Grand SAM Award for Multi-Family Builder of the
Year, which ultimately saw Avi Urban, a division of Homes
by Avi, come out on top.
“To be given the opportunity to carry the recognition
as the Multi-Family Builder of the Year feels great,” says
Charron Ungar, president, Avi Urban. “At Avi Urban, we work
hard every day without any expectations for an award, but
when you get a nod of respect from your partners and your
competitors for a job well done, it gives you and your team
a great sense of pride and accomplishment.”
Avi Urban also won the Multi-Family Home Award for
Best Town Home – $300,000-$359,999, along with the
Janine Coughlin Marketing Campaign of the Year Award
and was a finalist in several other categories.
Jayman Modus captured three Multi-Family awards:
Best Multi-Family Community for Ebony in Mahogany;
Best Apartment-Style Condo – One Bedroom + Den;
and Best Apartment-Style Condo – Two Bedroom & Up.
“The SAM Awards carries recognition as a mark of
excellence in the eyes of the industry and public,” says
Larry Noer, vice-president, Jayman Modus. Earning the
Best Community Award “is a remarkable win as so much
thought went into the overall design to encourage a
sense of community and pride of ownership.”
Meanwhile, Brad Remington Homes won the Multi-
Family Best New Design Award for Apartment-Style

Bucci Developments won the Multi-Family Best New

feedback from each division and incorporating decades
of multi-family construction experience,” says Mike Bucci,
vice-president, Bucci Developments. “Awards like this are
to be celebrated because good design is enduring and
remains the hallmark of a developer long after the project
is completed.”
Winning the Multi-Family Home Award for Best Villa/
Duplex up to $374,999 was Brookfield Residential.
Sales manager Ashley Buchanan says they were thrilled
to win the award for the Cadenza in Auburn Bay. “We
listened to what our customers were looking for when
we designed it. It’s a model that many Calgarians have
chosen to put down roots in and we’re humbled to see it
recognized by our peers.”
StreetSide Developments won the Multi-Family Home
Award for Best Town Home - $360,000 and over for
Skye at Killarney Townes.
“We are extremely proud of this award, which harkens
back to the company’s ongoing commitment to
create projects that ‘Defy the Ordinary’ and provide
exceptional value and living spaces for our customers,”
says Richard Daley, vice-president, StreetSide
Developments. “Our Killarney Townes project is a true

Home Buyers Benefit Most From Market Conditions
Choosing the right season to enter into a typical real estate market as a buyer involves trading off between a greater level of purchasing power in the fall/winter months – typically characterized by lower levels of sales and listings – and a greater level of choice in the spring/summer months – characterized by higher levels of sales and listings. As spring has now sprung, one should expect to see more ‘for sale’ real estate signs in bloom across the Calgary and Edmonton regions.
Usually, inventory increases would come as a relief to any winter-market buyer who was unable to find his/her perfect home amongst winter’s stock. However, recent market conditions at any time of year have experienced unusually high existing, and new home inventory levels.
Despite this level of choice, home purchasing levels within these markets have remained seasonally low, and lower by comparison to 2015. Recent buyers have exercised some of the strongest levels of purchasing power seen within these markets in over 6 years (see table below).
In fact, the savings earned by these buyers strongly outpaced current annual expectations, which call for annual average single-family (SF) and multi-family (MF) price savings of -2.2% and -1.5% respectively across the Calgary region, and -2.5% and -2.7% respectively across the Edmonton region.
Looking ahead, 2016 will likely continue to be an odd year in terms of real estate inventories, as supply levels will fall on average throughout most of the year. This will no doubt be the trend amongst new housing supply as total housing unit starts were down -51% across the Calgary region and down -61% across the Edmonton region in the first quarter of 2016.
For prices, these supply reductions will help ensure less price flexibility within the Calgary and Edmonton regional real estate markets, making today’s buyer’s position the strongest we’ll see for the foreseeable future. To put it simply, now is the time to buy.

Home Buyers Benefit Most From Market Conditions
Choosing the right season to enter into a typical real estate market as a buyer involves trading off between a greater level of purchasing power in the fall/winter months – typically characterized by lower levels of sales and listings – and a greater level of choice in the spring/summer months – characterized by higher levels of sales and listings. As spring has now sprung, one should expect to see more ‘for sale’ real estate signs in bloom across the Calgary and Edmonton regions.
Usually, inventory increases would come as a relief to any winter-market buyer who was unable to find his/her perfect home amongst winter’s stock. However, recent market conditions at any time of year have experienced unusually high existing, and new home inventory levels.
Despite this level of choice, home purchasing levels within these markets have remained seasonally low, and lower by comparison to 2015. Recent buyers have exercised some of the strongest levels of purchasing power seen within these markets in over 6 years (see table below).
In fact, the savings earned by these buyers strongly outpaced current annual expectations, which call for annual average single-family (SF) and multi-family (MF) price savings of -2.2% and -1.5% respectively across the Calgary region, and -2.5% and -2.7% respectively across the Edmonton region.
Looking ahead, 2016 will likely continue to be an odd year in terms of real estate inventories, as supply levels will fall on average throughout most of the year. This will no doubt be the trend amongst new housing supply as total housing unit starts were down -51% across the Calgary region and down -61% across the Edmonton region in the first quarter of 2016.
For prices, these supply reductions will help ensure less price flexibility within the Calgary and Edmonton regional real estate markets, making today’s buyer’s position the strongest we’ll see for the foreseeable future. To put it simply, now is the time to buy.
