The Dog Days of Summer are upon us. I like to nap after eating lunch in my gravity chair under the shade of a big oak tree. It you sit still long enough; you can see mother nature all around. There are two woodpeckers I have seen the past two years. They hang around the dead pines in the national park portion next to my site. Deer walk past pretty darn close, not knowing that a human is close by, until I stir. I have not seen any bear scat on my site since the spring. In winter, the bear usually walks past my site up the creek channel. I have noticed that there are more invasive weeds this year than in the past, the Thistle, Moonflower and Miners Toilet Paper. I let them seed before I got rid of them last year, big mistake. I have not killed a wasp nest in my shed, they have been there for a couple of months. One bugger stung me twice in the head, but now they are used to me. We have a symbiotic relationship; the wasps keep the mud daubers out of my shed. The mud daubers make a muddy mess with their nests, but the wasps are pretty tidy. Besides, the wasps provide security. I know I have to get rid of the nest, maybe in a couple of months. I do have bad news and good news. The bad news is that Louis and Amy are leaving in September. The good news is they want to come back next summer. I hope I did not steal Bonnie’s thunder, but this is the only news I have for the members this month.

Below you will find three consolidated financial reports, a Profit & Loss (P&L), a Balance
Sheet, and a breakdown of the Park’s “Equity”. Let’s talk about each:
Profit & Loss: We have year-end numbers for the past two years (which includes the
“Tree Assessment” year), along with our year-to-date as of this past July 30, 2019, and
our current annual budget. The budget shows an expected net income of $52,864 but
this did not include depreciation expense, which will reduce this number by at least
$36,400. The budget also did not include the additional work needed to continue
cleaning the tree disaster the Park suffered two years ago, and it doesn’t include the
removal of the receivable accounts for the sites that will be foreclosed on. So, don’t
expect a positive net income at the end of the current fiscal year.
Balance Sheet: At first glance it looks pretty good, all positive numbers, but the
explanation of the “Equity” gives a clearer picture.
Total Equity: I know this sounds like a broken record, but it needs to be a strong focus
point. The projected “Net Reserves” of $339,808 is deceptive, because it assumes the
Park will hit the budgeted net of $52,864 which is unrealistic. Even if the Park manages
to break-even this fiscal year, the “Net Reserves” will be closer to $290,000 after writing
off the foreclosures. While this still sounds like a big number in our personal finances, it
is a far cry from where the Park should be in order to cover even a minor problem, let
alone another disaster. Quite frankly, it should be the Park’s goal to get this number
closer to $1 million (which I’ve been saying for a few months now and will likely continue
to encourage).
On a more positive note, I continue to be very proud of the office staff and their
dedication, it’s a pleasure to be associated with them and see all their hard work. It’s
also encouraging to see the direction the CTTA Board is taking to make our Park a
continued treasure for our families 😊

I would like to take this opportunity to thank all of you that have done so much for CTTA,
whether you have served on the board, served on a committee, volunteered to help out
as needed or you are one of our employees. We do have some truly wonderful people
that help keep the spirit of CTTA alive and a great place to want to be at.
As some of you can relate too, being a board member at times can be a thankless job that comes along with a bit of criticism. Your expressions of appreciation at the meetings are greatly appreciated. While we board members do not always agree on issues, this board can assure you we are committed to work together, be transparent and any decisions that are made are for the good of the members of CTTA. And oh, we can’t forget the spouses and family members who support us that do volunteer by allowing us to devote some of our free time to CTTA. THANK YOU!!! It’s a beautiful day here in Timber Trails.
I would like to start out by giving a “HUGE” thank you to Luis and Amy! (Maintenance and office
workers) Some of the most gracious people that helped keep our Park clean and operational by
volunteering their time and energy, they will be leaving us sometime after Labor Day holidays so please
give them your Best wishes. Hopefully they did not get enough of this beautiful park and will return next
year.
We have hired a new maintenance worker “Mark” and he is working out great, we needed a third
person to help run the day to day operations so please give him a warm welcome.
We do not have a burn permit for the burn pile yet but hopefully after the first good rains the forestry
dept. will open that window and we can start burning the pine needles. We’ve also been working on
patching the roadways a bit to maintain what is existing and hopefully in the near future we can do
some major repairs that are necessary when the budget gets back to a operational level. The trees really
depleted our budget.
Please feel free to address any maintenance issues on an action form, located in the office and we can
address those accordingly. There will be a debris box arriving Labor Day weekend so please break down
your debris as small as possible so we can fit as much in there as possible.
I personally want to thank my maintenance dept. FRANK (Mcgyver), JASON and MARK for all their hard
work in this 233-acre paradise. You guys are awesome!!!!

First, I’d like to welcome our new maintenance crew member, Mark Jaramillo. He will be a good addition
to our staff. We are working to remove debris from CTTA sites, (28), some CTTA owned and some guest
sites. Hopefully we can clean them up and sell them. For those of you concerned about the trailers in
the parking lot, I have spoken to all parties and they said they will remove them. I would like to thank
Keith Parker, (N-13), for the beautiful flag he donated, it’s up and waving.

WEBSITE: Check it out! The website has been redesigned and reorganized! As you click through the
tabs, you will notice several drop down menus with changes and additions. The CTTA Park Operations
Manual has now been uploaded, which includes the Rules, Regulations & Guidelines and the Fines &
Penalty Schedule. All forms typically available in the office have also been uploaded for your
convenience. There is even a tab for “Member Reminders – Action Required” which lists the annual
member obligations and responsibilities. If you are looking for local events, click on “Amenities” and
click on “Things to Do in Calaveras County” which will direct you to a link to: gocalaveras.com. There are
far too many changes to mention, you will have to check it out!
POM’S FOR SALE: We have 3-ring binders of the CTTA Park Operations Manual available in the office for
$50.00. If you would like replacement pages of the Policies & Rules that changed July 6, 2019, the cost
will be $10.00.
ANNUAL DUES ASSESSMENT: The fiscal year for the Association is October 1 through September 30.
The annual dues for the 2019/2020 fiscal year will be $1,380.00. If you pay for the entire year in
advance by October 31st, you will receive a 5% discount ($69.00). If you prefer to pay monthly, $115.00
will be due on the 1st of every month and will be delinquent on the 1st day of the following month.
When dues become one (1) month delinquent, a late charge of ten percent (10%) of the past due
amount will be assessed.
RAFFLE: There will be another raffle this year for one year’s free dues! The cost will be the same as last
year, which was $6.00 each or 4 for $20.00. There is no limit on how many you may purchase.
Payments should be made separately from your due’s payment. The drawing will be held on Saturday,
November 9th at the Board meeting.
LABOR DAY WEEKEND: The office is getting prepared for the biggest event of the year at CTTA. We will
make sure there is a variety of delicious ice cream, beverages, plenty of bagged and block ice (including
an additional freezer), campfire wood, new summer clothes, caps, bucket hats & soda holders. We also
have activity toys for kids and adults, items for the pool, and a huge assortment of food, snacks, BBQ &
camping needs. You will even find pre-made Smores packages! Yum Yum!
VOLUNTEERS FOR TEEN CENTER: During the Labor Day weekend, we would like to have a few more
teens volunteer to monitor the Teen Center and assist with checking kids and equipment in and out.
Even if you volunteer for a one-hour shift, it would be such a great help to the office staff.
KEEP US IN THE KNOW: Please keep the office updated of any changes such as your address, phone
number, email address, bringing in or removing an RV from your site, bringing in or removing a golf cart
from your site, and parking anything in the front parking lot. This will ensure that our records are
current and accurate.

SAD NEWS: Our Workampers, Amy & Luis, will be leaving us after Labor Day weekend. They will be
moving on to their next adventure. They are the most amazing, talented, hard-working and genuinely
kind people! It has been a pleasure working with both of them and we have invited them to come back
next year. Keep your fingers crossed! Good-bye you two – we sure will miss you!

Regarding a Sale, Transfer or Purchase of Membership Before selling, transferring, or purchasing a membership, the following requirements must be met according to Calaveras Timber Trails Association Articles of Incorporation and Bylaws: :
1) Seller(s) must provide office with signed Notice of Intent to Sell, signed General Information/Disclosure form, pay all dues in full, surrender gate key cards, building access key cards and original Membership Certificate, properly notarized, any pay $75.00 Transfer Fee.
2) Site must be inspected and be in compliance, site stakes located and marked 3) Buyer(s) must submit an Application, Background Check and proof of permanent residency 4) Buyer(s) are required to attend a New Member Orientation and Board meeting, at which time
they will be given their Membership Certificate 5) Buyer(s) cannot use/occupy the site until the transfer is complete and approved at a Board
Meeting. 6) Buyer(s) should be aware of 5' setbacks from property lines. 7) Buyer(s) are required to provide current DMV registration on all RV’s and licensed vehicles 8) Buyer(s) are required to provide current liability insurance on golf carts prior to using them in

Please Note: CTTA Bylaw 10.7. All members are prohibited from establishing residence on the property. Residence is defined as being permanent and your only living establishment versus being migratory or transient. Proof of primary residence is required for the sale or transfer to be completed.
