I am honored to be a part of the Pacific Guardian Center Ohana and look forward to meeting all of you! Raised in Kailua, and a proud Kalaheo Mustang, I left for the mainland after High School to start my commercial arts education and ended up in commercial real es- tate. My real estate career has been primarily in Los Angeles, California where I had the opportunity to work with some of the best real estate com- panies such as Jones Lang LaSalle and CBRE. In 2013 I was fortunate to return home to my family with my husband and two children and to work with Douglas Emmett and now PM Realty Group. Aloha Kakou! I am honored to be a part of the Pacific Guardian

Center Ohana and look forward to meeting all of you! Raised in Kailua, and a proud Kalaheo Mustang, I left for the mainland after High School to start my commercial arts education and ended up in commercial real es-tate. My real estate career has been primarily in Los Angeles, California where I had the opportunity to work with some of the best real estate com-panies such as Jones Lang LaSalle and CBRE. In 2013 I was fortunate to return home to my family with my husband and two children and to work with Douglas Emmett and now PM Realty Group.

Pacific Guardian Center is a very special place and I look forward to continuing its legacy of being the best place in downtown to work and be our “home away from home”.

Guardian Center. Suite 187, Makai Tower was not only a place to pur-chase flowers, but it was also where the greatest friendships developed. Thank you for the opportunity to have serviced you from foyer orchid bas-kets, to a single stem flower to help brighten a coworker’s day to 12 me-dium length ti leaves for the Kalua pig (and thank you for sharing that too). The blood drive held on June 20th attracted 39 donors from whom the Blood Bank of Hawaii drew 34 pints. Thank you to all our donors, your support goes a long way towards replenishing blood supplies and saving lives. Since each pint donated will help three individuals, our drive may have touched the lives of up to 102 patients!

We work hard to provide you with a safe and productive work envi-ronment and while you may not see it, things are always happening behind the scenes at Pacific Guardian Center. Some projects may affect services so from time to time we’ll bring you up to date on items you may not be aware of.

Elevator ModernizationPGC is happy to announce that we are modernizing 20 elevators over the next 3 years starting in January 2015. This exciting reconstruction project will include replacing our antiquated elevator equipment with more robust, energy efficient and solid state equip-ment. We will be replacing our existing conventional car dispatching system with the industry’s most innovative DESTINATION DISPATCH system designed to decrease the overall travel time to destinations. We appreciate your support and enthusiasm as we transform our vertical transportation system.

Access ControlAs we proceed in modernizing our elevators, we will be upgrading our access control system and eventually replacing our existing Access Cards with new ones. With that in mind, we encourage tenants to revisit the lists of employees who are authorized to have after-hours access during the last quarter of 2014 and update the list accordingly. We are in the beginning stages of planning for this card conversion so we will keep you informed as to how and when we will be addressing this security access project in the near future.

Chiller Optimization We are happy to report that PGC is employing new chiller water plant control system enhancements that will enable our drive/pump/motor components to fulfill our chilled water demand in a more efficient and optimal manner. The project is earmarked to be completed during the 1st quarter of 2015. In keeping with our LEED objectives, we are always implementing ways to reduce the overall energy consumption for our buildings.

“E ho`olaule`a kakou no Kamehameha Nui”, “Let us celebrate King Kamehameha” and celebrate we did! Maunalua kicked off the celebration with upbeat and lively Hawaiian music while tenants got to enjoy the beautiful and rousing hula styling of Chinky Mahoe’s Halau Hula `O Kawaili`ula dancers, featuring our very own Concierge, Keoni Fukino.

We were also graced by hula dancing and singing from Maunalua entertainer Bobby Moderow’s daughters and nieces.

What’s a pa`ina without something ono to munch on? Our tenants were able to also enjoy not only music and hula, but

a chocolate, haupia pastry puff from Valerio’s Tropical Bakery. Valerio’s blew us away with their homemade fresh coconut haupia filling and made from scratch pas-trydough. It was a hit! The only way to sum this whole celebration up is in two words…”Hana Hou!”

Pacific Guardian Center events continued with the Books are Fun book fair. This popular event offers PGC tenants a wonderful selection of the most exciting and in-demand products at incredible value. On display were high-quality books on such topics as sports, health, crafts, and nature, as well as children’s bestsellers, cookbooks, and reference books. Pacific Guardian Center receive a sales percentage in the form of a rebate, 100% of which was then do-nated to Hawaii Literacy. Pacific Guardia Center has donated a total of $681.89 from several books fairs held this year! Thank you for your support.

Statehood Day gave our term “Aloha Friday” a whole new meaning when Hawai`i became the 50th state in 1959. We celebrated Statehood Day with our tenants with an always entertaining Bobby Moderow Jr. His slack key stylings known as “ki ho’alu” drew people in with Hawaiian classics such as “Koke`e and Ku`u Home `O Kahalu`u.” Tenants also got to enjoy everyone’s favorite local dessert, a nice warm malasada from Leonard’s Bakery. What better way to enjoy Statehood Day than listening to live Hawaiian mu-sic and enjoying a warm malasada on a beautiful Aloha Friday.

Who says you need fireworks to have a blast during 4th of July? Here at the Pacific Guardian Center, we threw a big block party in our courtyard, and to kick it off, we had the Uni-versity of Hawai`i Pep Band play during our event. The band which consisted of 20 UH Manoa students and a band mas-ter played catchy classics like the theme from “Hawai`i 5-0” and Mi-chael Jackson’s “Man in the Mirror”, to our American patriotic classics like “Grand Ol’ Flag” and of course our National Anthem.

While the band was playing, our tenants got a chance to indulge in the festivities

of a build your own sundae catered by Yogurtland. Tenants got to choose from over six different toppings for their sundae! And if that wasn’t enough, Scrapee the Clown and his friends came by to entertain our guests as well. We had Uncle Sam the stilt walk-er and juggler, Scrap-ee the clown who did face painting, and an amazing balloon artist who made hats, animals, and everything else in between. What a great way to kick off a 3-day weekend!

Pacific Guardian Center recently contrac-ed, Ebix, Inc. to assist with monitoring and tracking certificates of insurance. When a certificate of insurance provided to Ebix by the tenant’s insurance carrier is not in full compliance with the requirements in the tenant’s lease document, Ebix will auto-matically generate a notice of deficiency to inform the tenant of items requiring follow-up attention. The easiest and best thing to do if you receive such a notice, is to forward it to your insurance provider so they can address the items required to bring your insurance into full compliance. Once your certificate has been revised kindly forward directly to Ebix using one of the following options:

A. By uploading directly to our web-site: https://www.idscerts.com/VendorValidation.asp using your reference number and pin number shown at the top right of the notice.

B. By email to [email protected]

C. By fax to (770) 325-3308

*After using one of these methods, please do not send certificates by mail.

If you have questions you can reach the Ebix Insurance Compliance Department at (951) 652-8627.

Yuck, you’ve just seen a roach scurrying across your counter, now what? While Pacific Guardian Center has a quarterly pest control service for common area restrooms, hall-ways, and elevator lobbies, anything outside these areas would be the tenant’s responsi-bility.

So what can you do if pests have taken up residency in your office? Since roaches will feed on almost anything (including soap and glue) first try doing a thorough cleaning of the kitchen, break and storage rooms.

If you’re still noticing a problem call a professional to help eradicate the problem; never use foggers. A professional will be able to assess and provide a course of action for your individual problem. The Building Management Office will be able to provide guidelines and walk you through the request process.

Looking for a “greener” approach for your home? Instead of using harsh chemicals try us-ing, herbal, fruity, or natural oils; cucumbers to get rid of ants, baking soda and powdered sugar to eliminate roaches or Neem oil to repel spider mites.
