to attend the 45th Annual BC Home & Garden Show at BC Place Stadium running February 17-21? As the longest-running show in the Lower Mainland for renovation, landscaping and lifestyle inspiration and advice, you can expect to go home armed with new ideas and trends.

“This year, show-goers can look forward to new products, new features, HGTV celebrities and over 400 experts to help them with their home, garden, lifestyle or cooking conundrums,” says show manager Tyson Kidd.

One of the newest attractions is the Westcoast Smart Home by Trinity Post & Panel. A new company from 100 Mile House, they will be building one of their new post-and-panel construction homes at the show. “Also, for the fi rst time at the Vancouver shows, HGTV’s Carson Arthur will be appearing,” he adds.

REW.ca spoke to a couple of award-winning interior designers to get a snapshot into what will be trending at the show.

Kitchens and bathrooms are the fea-tures of any home; we are seeing timeless trends in 2016 with white cabinetry continuing to be a popu-lar choice, while other spaces are incorporating two-tone cabinets. We are seeing a lot of wood texture, and bold deeper tone colours in this accent.

• Eclectic kitchens: Open concepts and modern conveniences are being mixed with live edge wood product, open metal shelving, textures brick walls, multiple metals and woods to create a versatile, welcoming kitchen.

• Adding a bit of nature: Natural tex-ture in any space adds layers and luxury that everyone is looking for. Millwork is being taking back to old roots such as oak, and wire brushes are being used for a natural fi nish. Large format tiles and big countertop

“Gaping Hole” in Multi-Family New Home Market: Consultant to Vancouver Developers

There’s a gaping hole in the multi-

family housing market for medi-

um-income baby boomers who are

“reluctant” to downsize from their sin-

gle-family homes, according to develop-

ment consultant David Allison, author of

The Stackable Boomer.

In a speech at an Urban Development

Institute breakfast seminar February 3

at the Pan Pacifi c Hotel in downtown

Vancouver, Allison told the development

industry delegates that, as demand from

this massive demographic grows, more

mid-level stock will be needed, and it

has to cater for the specifi c needs of

boomers.

“There will be a huge demand for

multi-family from middle-class boomers:

the ones who aren’t all that happy about

having to sell the house in the suburbs

in the fi rst place. But we aren’t building

very much for them right now.

“You see, as an industry we’re already

successfully building and selling homes

to the wealthy boomers who want a

concierge and a wine-cellar and a built-

in espresso machine in every room. But

what about the boomers who can’t aff ord

all that? They don’t want to live in build-

ings designed for fi rst-time homebuyers:

they are scared of trying to sleep just

down the hall from a part-time DJ who

likes to have keg parties on the weekend.

“There is a lack of choice in the mar-

ket for the boomers who can’t aff ord the

high-end product, and aren’t enthused

about the entry-level product either.”

Allison explained to the sold-out audi-

ence that his research for The Stackable

Boomer involved surveying 1,000 North

American baby-boomers who have moved

from a detached home and have been liv-

ing in multi-family units for at least fi ve

years.

He asserted that social acceptance was

a major factor in baby-boomers’ buy-

ing decision, and that it was important

for them to feel that they are still part

of the same social group as their peers

who may still live in large single-family

homes, as well as feeling like they are

a part of the community in their new

home.

Allison added that luxuries such as

spa-like bathrooms were very low on

the priority list of his 1,000 survey

respondents, and that living rooms, din-

ing rooms and kitchens were far more

important to almost all of the boom-

ers surveyed. He described these

three rooms as “the show-off ” tri-

angle, as it is where boomers

entertain friends and family,

and suggested that devel-

opment costs be concen-

trated in this area, cre-

ating better value for

the buyer.

Allison also raised

the importance of creat-

ing accessible, single-level

homes to accommodate boomers’

needs as they age – even though the

boomers don’t want to be reminded of

this, he said, causing a laugh among the

listening audience.

“One of the interesting things we found

out is that boomers want to know that

hallways are wide enough to accommo-

date a wheelchair, or a walker, or that grab

rails can be added to the bathroom, for

example – but they don’t want to be told

that. They don’t want that to be in the

sales material. So we have to fi nd

secret ways to tell buyers

this stuff .”
