3A1 INTRODUCTION

3A1.1 This document sets down the performance criteria and particular requirements for the Mechanical, Electrical, Public Health and Fire Protection Services installations associated with a Travis Perkins Builders Merchants. This specification is applicable to all stores ranging from 6,000sq. ft to 15,000sq ft. This specification shall be read in conjunction with the required store format as detailed within the particular project agreement to lease documents.

3A1.2 Smoke ventilation systems may be required to developments constructed in Scotland, Hampshire, some London Boroughs, or as directed by Local Building Control. Whilst the specifics of such a system are not included within this document, the general requirements shall apply and the Developer should add the smoke ventilation and all associated works to the Mechanical & Electrical Services tender. Where possible, a fire engineered & smoke ventilation strategy shall be provided where applicable.

3A1.3 This document shall be read in conjunction with the following:

• The Building Specification.

• Typical Architectural Layout Drawings referred to within the Building Specification.

• Particular site requirements detailed by the Particular Development Specifications and Project Architect drawings.

3A1.4 This document is based upon a standard Travis Perkins Builders Merchants unit general arrangement. Where particular store layouts deviate from the standard any ambiguities or areas where sufficient details are not provided, such issues shall be referred to TP Group or their Consultant for a resolution prior to tender.

3A1.5 The mechanical, electrical, public health and fire protection works are separated into two distinct packages as follows;

3A2 SCOPE OF WORKS

3A2.1 The Mechanical, Electrical, Public Health and Fire Protection Services Contractors herein after referred to as ‘The Contractor’ shall survey, programme, design, coordinate, supply, install, test, commission and set to work the Mechanical, Electrical, Public Health and Smoke Ventilation, here in referred to as the “ Services Installations”, including all enabling works, as described in this document.

3A2.2 The descriptions included in this document and typical details shown upon the associated Architectural drawings generally describe the extent and method by which the works are to be undertaken but do not attempt to give detailed design of the installation works operation or plant.

3A2.3 The Specification does not absolve the Contractor from his responsibility to visit the site and make reference to all governing factors, which may affect the content and programme of works, and method of construction. No claim for additional costs or extension of time will be entertained resulting from lack, or misinterpretation, of information.

3A2.4 The Contractor shall be wholly responsible for all negotiations with and approval by relevant Authorities including provision, installation, testing, commissioning and general setting to work of all necessary equipment to complete the installation as described herein but excluding any fees required.

3A2.5 Items excluded from the Specification but which are required to ensure a complete installation to Statutory Authority requirements and fully functional systems shall be deemed to be included.

3A2.6 Final connection of the services systems to the ‘live’ gas, water & electricity services must be complete prior to Travis Perkins access date which may occur before the Development works Practical Completion date. The Contractor must liaise with the Clients Principal Contractor to achieve this.

3A2.7 The Scope of Works shall include the following: • Provision of design calculations and supporting information. • Provision of design, installation, coordination, builders work and record (as installed)

drawings associated with the services installations. • Installation of complete systems as described by the relevant sections of this

document and upon the room data sheets. • Liaison and coordination with all other trades and between Mechanical and Electrical

Services, with the Client, Principal Contractor, Project Design Team, other Contractors and Sub-Contractors.

• The Contractor shall include for all equipment deliveries and storage (on and off site),

access equipment, specialist equipment, staff welfare, together with test equipment and tools necessary to undertake the particular works described.

• Testing, commissioning and handover of the complete installed systems, elements of

which are to be witnessed by Travis Perkins representatives. • Training of Travis Perkins personnel in respect of the installed systems. • Provision of fully comprehensive Operation and Maintenance documents to cover all

installed systems, including Building Toolkit Logbook • Twelve months defects liability. • Twelve months fully comprehensive maintenance contract commencing at practical

completion of the Developers’ works.

3A3 REGULATIONS APPLICABLE

3A3.1 The Services Installations shall comply in all ways with the edition current at the time of design and construction of all relevant Codes of Practice, Regulations, Local Authority Requirements, Byelaws, Utility Company requirements, British Standards and Building Regulations.

3A3.2 Within Scotland reference shall also be made to the relevant Scottish Building Regulations and Technical Standards.

3A3.3 Particular regulations applicable shall include. • Health and Safety at Work Act 1974.

• The Construction (Design and Management) Regulations 2007 and all associated

Guidance Notes and Regulations.

• Control of Pollution Act 1974.

• Building Regulations B, F, G, H, L & M.

• CIBSE Design Codes A, B, C, D, E, F, G, H & J as applicable

• CIBSE Lighting Design Codes, including LG3, LG6 and LG7.

• BS5266 – Emergency Lighting.

• BS5839 – Fire Detection and Alarm Systems.

• BS7671 – Regulations for Electrical Installations and all Guidance Notes.

• BS6651 – Lightning Protection Systems.

• BS7346 – Smoke Extract Ventilation

• Electricity at Work Regulations 1989.

• Fire Precautions Act 1971.

• Building Research Digest Recommendations.

• Water Supply (Water Fitting) Regulations 1999 and its requirements.

• Disability Discrimination Act.

3A3.4 The Contractor shall also make reference to the specific requirements of the Pre-Tender Health and Safety Plan issued by the Project CDM Coordinator.

3A3.5 Specific reference shall be made to the particular requirements for Part L of the Building Regulations and the need for the preparation of SBEM calculations to demonstrate compliance with Building Regulations. Such calculations must take into account the fit out services installation as specified by this document and in no way shall Building Regulations approval of the Developers works compromise the fit out requirements. SBEM calculations to be carried out using “approved” software only. To be carried out by the Developers/Main Contractors Building Services contractor.

3A4 CONTRACTORS RESPONSIBILITIES

3A4.1 Design

3A4.1.1 The Contractor shall be responsible for the design including coordinated design of all Mechanical, Electrical, Public Health & Fire Protection Services as described by this document

3A4.1.2 Designs shall be carried out using recognised methods and codes of practice utilising parameters defined by current regulations referred to above.

3A4.1.3 Where requested design calculations shall be presented to Travis Perkins or their Representative, in a neat and typed format. The design calculations shall clearly indicate all input data and results.

3A4.1.4 Where dictated, the design calculations shall account for local conditions which may differ from the standard arrangements or layouts and manufacturers particular requirements for equipment duties or characteristics.

3A4.1.5 The layout details and plant information given by this document shall be checked by the Contractor for design compliance. Where anomalies arise or compliance cannot be achieved, the Contractor shall bring this to the attention of Travis Perkins or their Representative. Failure to raise any such issues shall not absolve the Contractor from compliance with the requirements of Travis Perkins.

3A4.2 Design, Installation, Coordination and Builders work Drawings

3A4.2.1 From the Scope of Work detailed in the relevant sections of this document the Contractor shall prepare, or shall cause his specialist suppliers to prepare all necessary, design, builders work, coordination and installation drawings, shop drawings, diagrams and schedules to a scale as may be required to illustrate in detail the arrangements of the various sections of the Contract Works.

3A4.2.2 The installation drawings shall be fully coordinated with the requirements of other Contractors and with the building and its associated services and shall indicate all necessary dimensions of the building in a compatible manner with the structural and architectural requirements.

3A4.2.3 The Contractor shall prepare fully dimensional drawings. The Contractor shall carry out a full survey of the site and incorporate such information onto his coordination and installation drawings in this regard.

3A4.2.4 Submission of a tender will be deemed acknowledgement that the Contractor has included the cost of such drawings deemed to be required to complete an installation in accordance with the Specification documents in his tender whether priced separately or not.

3A4.2.5 The Contractor will prepare his coordination and installation drawings for the works within the agreed Contract programme. The Contractor shall attend design and coordination meetings and, having agreed layouts, the Contractor shall be then fully responsible for the correctness of his coordination and installation drawings, and any subsequent coordination clashes shall be corrected at the Contractor’s own expense. It shall be the responsibility of the Contractor to obtain all necessary drawings/details from other parties to ensure full coordination can be carried out prior to installation.

3A4.2.6 Drawings shall accord with the relevant British Standards and with the specification including all routes of pipes, ducts, cabling, cable tray, trunking and conduits together with all circuit details, outlet locations, connection locations etc.

3A4.2.7 Any revision to the Contractor’s installation drawings shall be indicated with distinctive markings and additionally annotated and described within the space available on the drawings for revision notes.

3A4.3 Record (As Installed) Drawings

3A4.3.1 Drawings shall be prepared by the Contractor based upon their installation drawings in order to provide Travis Perkins with a record of the actual Contract Works as installed and shall be of the following minimum standard.

• Amenity Block floor layouts at a scale of 1:50.

• Retail Area layouts at a scale of 1:100.

• Plant rooms, equipment rooms, confined spaces and similar locations at a scale of 1:20.

• Symbols, plans, sections, elevations and interpretations to provide a comprehensive record of the installations.

• Valve charts, schematics, line diagrams including control wiring schematics, etc.

• Schematics and line diagrams of all systems upon which must be clearly shown all

details, sizes, types, locations, duties and descriptions of all plant, materials, equipment and installations as installed, provided and executed under the Contract Works.

• Compatibility and cross referencing including dimensions to ensure full liaison with other

Contractors, Suppliers and other trades work.

3A4.3.2 All drawings shall be produced in AutoCAD 2006 Version or later.

3A4.4 Builders work

3A4.4.1 The Contractor shall ensure that detailing and coordination of all builders work associated with the services installation (holes, sleeves, trenches, etc) are included. Such builders work shall be carried out by the Main Building Contractor or as directed for the particular development.

3A4.4.2 The builders work associated with the Services Installation to be carried out by the Building Contractor shall include, but not be limited to the following;

i) Forming all holes, openings and the like including supports for such

openings. ii) Forming all wall, ceiling and floor chases.

iii) Construction of all plant bases and supporting structures.

iv) Trenching and backfilling.

v) Laying of in ground ducts.

vi) Forming enclosures.

vii) All making good.

3A4.4.3 The builders work shall not include general services primary or secondary supports for pipework, ductwork, cable trays, cables etc, and these shall be supplied and installed by the Contractor.

3A4.4.4 Builders work details shall be indicated upon dedicated or installation drawings, and be dimensioned to allow accurate fabrication and formation by the Building Contractor. Care shall be taken to coordinate all Mechanical, Electrical and Public Health Builders work requirements to avoid clashes.

3A4.5 Approvals

3A4.5.1 The Contractor shall submit two copies of calculations and two copies of his installation drawings to Travis Perkins or their Representative for review and comment in a logical sequence that accords with the agreed Contract programme so as to allow a minimum of seven days to comment.

3A4.5.2 Due time allowance shall be made for resubmission to incorporate corrections, amendments and other requirements so that the calculations and drawings may be further reviewed and issued in good time for the manufacture of elements of the installation and so that the Contract Works may proceed in accordance with the agreed Contract programme.

3A4.5.3 The Contractors calculations and installation drawings will be reviewed by Travis Perkins and returned with a review code as described below. Upon receipt of such calculations or drawings bearing the review code and signature, the Contractor shall immediately take such action as demanded by the code. The review codes as referred to herein shall be defined as:

Status A Calculation or drawing of acceptable standard, work may proceed in

accordance within the Contract and specifications, no further review necessary.

Status B Calculation or drawing standard acceptable in principle, work may proceed in accordance with the Contract and Specifications provided that comments annotated on calculations or drawings and/or accompanying schedules are incorporated. Incorporate comments on calculations or drawings and resubmit for further review.

Status C Calculation or drawing not of acceptable standard, work may not proceed. Incorporate comments on calculation or drawing and resubmit.

3A4.5.4 All Contractors’ calculations and installation drawings shall be stamped as such and no work shall be carried out other than on drawings commented on by Travis Perkins or their Representative.

3A4.5.5 Calculation or drawings returned to the Contractor for amendment must be resubmitted for further review and comment showing the nature of the amendment in a revision schedule on the calculation or drawing, together with the revision number or letter and the date of the revision.

3A4.5.6 Where agreement in principle is given to the Contractor for the use of equal and approved goods, plant and equipment for the Contract work as an alternative to that which has been declared as the basis of the sketches, drawings and/or the Particular Specification, such agreement shall not invalidate the Contract since the drawings shall be deemed to still illustrate the design intent, requirements and scope of the Contract Works. Having satisfied Travis Perkins as to the suitability of the alternative goods, plant and equipment the Contractor is deemed to have included all necessary costs for the embodiment of the alternative goods, plant and equipment within the systems to be installed.

3A4.5.7 Travis Perkins review and comment will not, in any way alleviate the Contractor of the responsibility for ensuring the accuracy and suitability of the information provided by the Contractor.

3A4.6 Health & Safety

3A4.6.1 The Contractor shall provide all duties as required by the Construction (Design and Management) Regulations 2007.

3A4.6.2 The Contractor shall ensure that, be responsible for, and strictly comply with all current safety, health and welfare measures required under or by virtue of the provisions of any enactment, legislation, regulation or working rules of any industry associated with the Contract Works.

3A4.6.3 The Contractor shall make reference to the Pre-Tender Health and Safety Plan. The Contractor shall be responsible for assessing the likelihood and severity of risk to workers, occupants of sites/buildings and any other third party. Where risks occur, method statements shall be prepared by the Contractor identifying the method by which the risk shall be removed or reduced to a insignificant level. The Contractor shall prepare all necessary information in relation to the Services Installation for inclusion within the Health and Safety Plan for the Contract and Health and Safety file on completion of the works.

3A5 MATERIALS & WORKMANSHIP

3A5.1 The Contractor shall ensure that all materials, goods and workmanship used in the Contract works shall conform to the current British Standard Specifications and the recommendation of the respective current Codes of Practice including test pressures, methods of testing, etc.

3A5.2 Under no circumstances shall specified equipment be substituted unless written consent from Travis Perkins has been obtained.

3A5.3 All materials, goods or workmanship considered by Travis Perkins to be unsound, unacceptable and/or not in accordance with the Specification shall be immediately removed by the Contractor and properly replaced by the Contractor to the satisfaction of Travis Perkins at the Contractors own expense. Positions and heights of mechanical, electrical and public health equipment, pipework, trunking, cables etc as indicated in the Specification or on the specimen drawings are typical. In order to ensure that the services installation meets the particular design concept for each individual project the exact positions should be agreed with Travis Perkins Representative on site prior to installation.

3A5.4 The Contract Works shall, unless otherwise stated, be carried out in strict accordance with the recommendations of the Manufacturers of the materials, plant and equipment to be installed.

3A6 TESTING & COMMISSIONING

3A6.1 Manufacturer’s Test Certificates, where applicable, shall be obtained for all major items of plant and equipment to be incorporated into the Contract Works and included within the Maintenance documents.

3A6.2 The Contractor shall, in accordance with the testing and commissioning section of the Specification, forward to Travis Perkins certified copies of results obtained from testing and commissioning within 14 days of completion of tests.

3A6.3 Travis Perkins will require to witness the satisfactory testing and commissioning of all the Contractors installed works whether tested and commissioned in sections or otherwise.

3A6.4 The Services Contract Works, or sections thereof, should first be tested, commissioned and proved by the Contractor prior to offering to Travis Perkins for witness testing. A minimum three day’s notice should be provided to all testing and commissioning requiring witness testing.

3A6.5 The Contractor shall carry out the testing and commissioning in accordance with all Contract Specifications, BS 7671, CIBSE Codes of Practice and Guidance Notes for testing, proving and commissioning and shall have met the following minimum criteria.

3A6.6 Shall be in accordance with the Contract Conditions as set out in this specification.

3A6.7 Provide a method statement and programmes for testing and commissioning. Adequate notice must be given to allow the witness of such tests.

3A6.8 Provided at his own cost, all water, power, fuel, labour etc. necessary for the temporary operation of plant, including any temporary supplies for testing and commissioning, together with necessary labour etc.

3A6.9 Have arranged, where possible, for all manufacturer’s guarantees to commence at the date of issue of the Certificate of Practical Completion and to be valid for a minimum period equivalent to the Defects Liability period.

3A6.10 All costs arising from the items above shall be included by the Contractor in his Tender.

3A6.11 Additionally, the Contractor is to provide all necessary equipment to satisfactorily test and commission the services installation.

3A7 OPERATION & MAINTENANCE DOCUMENTS

3A7.1 The Contractor shall provide electronic versions of fully detailed and descriptive manuals containing all information necessary to enable Travis Perkins to operate and maintain the system, plant and equipment, at Practical Completion of the Works. This information shall form part of an overall Building Manual and Health and Safety File and shall be submitted to the CDM Coordinator

3A7.2 Each manual shall include the following. • A fully detailed description of the system, plant and equipment.

• Setting to work and operating instruction of plant and equipment including safety

precautions to be taken during operation.

• Fully detailed maintenance instructions, including drawings and sketches where deemed necessary by the Services Engineer.

• Fully detailed schedules of plant together with schedules of routine and periodic

maintenance.

• Schedule of emergency measures and faultfinding techniques.

• Schedule of equipment with Manufacturer’s reference numbers, names addresses and telephone numbers.

• Specific manufacturer’s instruction leaflets and literature for each item of equipment

including lists of standard replacement parts.

• Schedule of valve numbering/electrical circuits etc. and operation.

• One full set of record drawings in AutoCAD 2006 and PDF formats.

3A7.3 The schedule of commissioning data accepted by Travis Perkins as the actual final settings of plant and mass flow rates set. The Contractor shall produce a hard copy version of full operating and maintenance manual documentation and this shall be bound in stiff backed ring binders and shall be A4 size, finished in white welded PVC and “pull open” four ring and of a capacity to suit the intended contents. An electronic copy of all text and drawings should be copied to a compact disc and issued with the Manual. All certificates and drawings shall be mounted in clear PVC pockets. The Manuals shall be issued to the Main Building Contractor for the Developer works and the Contractor shall ensure the documents are updated once fit out works have been completed.

3A8 TRAINING OF EMPLOYER’S STAFF

3A8.1 The Contractor shall allow 1 man day for instructing Travis Perkins or their Representative in operating, maintaining and servicing the entire services systems installations. On completion of the training the contractor must obtain signed notification from the Travis Perkins Representative to confirm that the training has been undertaken and that they understand the operation of the systems.

3A8.2 Travis Perkins will give written notice of requirements for this instruction to commence. Training shall only be given once Practical Completion has been achieved and all systems are proved to be fully functioning and operational.

3A9 12 MONTHS MAINTENANCE AND DEFECTS LIABILITY

3A9.1 The Contractor shall include within the tender price for 12 months fully comprehensive maintenance and defects liability of the complete Mechanical, Electrical and Public Health services installation.

3A9.2 The defects liability period shall commence upon issue of the Practical Completion certificate for the works.

3A9.3 The Contractor shall include for all access equipment, tools, spares and the like to fully undertake all defects liability works.

3B2 MAINS ELECTRICAL DISTRIBUTION

3B2.1 The main incoming electrical supply shall be provided as part of the Developers electrical installation works. This shall be a 100A TPN Service Head unless advised to the contrary. In addition as part of the Developers shell works, an 8 way TPN distribution board shall be provided for electrical works associated with the Roller shutter doors, the external lighting and the M&E installations associated with the Amenity Block. (Refer to TP Standard Specification Part’s 1 & 2). The fit out contractor shall allow for connecting the tails of the distribution board to the mains incoming supplies.

3B2.2 The Fit Out Contractor shall supply and install the sub main cables and distribution boards for the following;

• Lighting distribution board – three phase MCB board with integral incoming isolator, sized

to suit the design loads, including energy metering

• Mechanical Power and Heating board – three phase MCB board with integral incoming isolator, sized to suit the design loads. (Note: board size will vary depending on whether heating is provided via electric fan convectors or wet LTHW system), including energy metering

• Small Power distribution board – three phase MCB board with integral incoming isolator, sized to suit the design loads, including energy metering

• Clean Line – single phase MCB board with integral double pole isolator sized to suit the design loads. A dedicated 16mm

copper earth cable shall be provided to this board from

the main earth bar.

• Lift power supply, where applicable.

• Fire alarm panel supply.

3B2.3 Energy meters noted above shall monitor the incoming supply energy use and also energy to each individual distribution board. Each meter shall include the following;

• Measure all phase – phase and phase to neutral current and voltage. • Measure total kWh and annual kWh with out of range alarm. • Measure KVA MD with out of range alarms. • Measure power factor. • Have facility for provide signal of kWh readings and MD to remote

monitoring station via telephone line or the internet.

3B2.4 All distribution boards shall be shall be located adjacent to the main electrical intake

3B2.5 All main MCCB and sub-main MCB distribution boards to have 20% load capacity and 20% spare ways. For TP&N boards the load to be balanced equally across the three phases.

3B2.6 The distribution boards shall be surface metal clad and of the manufacture detailed within Clause C1.1. The loads on each distribution board shall be equally balanced across the three phases, with a margin of +/10% maximum.

3B2.7 Submains shall be sized in accordance with BS 7671 to include the spare capacity allowance for the equipment served. The maximum permissible volt drop shall be 1.5% of the single phase supply voltage.

3B2.8 MCB distribution boards shall be surface metal clad, fitted with lockable hinged steel door (where located within an unsecured room), engraved screw fixed “traffolyte” or indelible label in white with black lettering label and detailed laminated circuit schedule. The circuit schedule shall include the following:

• Address of store. • Function • Distribution board reference identification. • Source of supply. • Way Number. • Way Phase Colour. • Description of Equipment served. • MCB rating and type. • Phase Conductor size. • CPC size. • Circuit load. • Installing Contractor’s Company details including telephone and facsimile numbers.

3B2.9 Each spare way shall be fitted with a blank plate and busbar shroud.

3B2.10 The Contractor shall allow for all cable, cable tray and cable trunking supports plus fixings and ensure careful coordination with other services and building arrangements.

3B2.11 Sub-main cables shall be either;

XLPE/SWA/LSF multicore fixed direct or to cable trays. LSF singles within galvanised steel trunking with fully rated neutrals.

3B3 FINAL CIRCUIT WIRING

Wiring methods utilised shall be as follows;

3B3.1 Single phase circuits; LSF insulated, LSF sheathed cables fixed direct and upon cable trays (or within trunking) within ceiling voids and service risers. Fully enclosed within building fabric, protected using galvanised casing or surface mounted wiring with vertical drops to switches shall be fully enclosed in heavy duty plastic conduit. All wiring located above suspended ceilings must be laid onto galvanised steel trays securely fixed to the building structure or mezzanine platform structure where installed. Sub circuit wiring or wiring trays must not under any circumstances be laid onto the suspended ceiling.

3B3.2 Trade areas (where routed through) and three phase loads – XLPE/SWA/LSF multicore cables fixed direct or upon cable trays within ceiling voids and retail area. Flush mounted within Trade, counter and office areas. Circuit wiring may include LSF singles within galvanised steel trunking and white high impact PVC conduit.

3B3.3 LSF insulated, LSF sheathed cables shall be contained within galvanised steel trunking within the main electrical switch panel area or other plant areas or where exposed to mechanical damage.

3B4 EARTHING & EQUIPOTENTIAL BONDING

3B4.1 The Contractor shall supply, install, test and commission all circuit protective conductors, supplementary bonding conductors as described by this document and the requirements of BS 7671 and Local Regional Electricity Supply Company.

3B4.2 Each sub-main and final circuit shall be provided with a dedicated separate circuit protective conductor.

3B4.3 Main equipotential bonding shall be provided to the following: • Main distribution board earth bar. • Ceiling support system every 75m2 (if applicable) • Hot, cold and heating services pipework.

3B5 SMALL POWER INSTALLATION

3B5.1 The Contractor shall allow for the design, supply and installation of all small power circuits and outlets as defined by the room data sheets

3B5.2 Where fused connection units are located within 300mm of equipment other than defined above then they shall be fitted with an integral flex outlet with suitable cable clamp.

3B5.3 Each small power outlet, fused connection unit, isolator or control switch shall be fitted with an indelible label indicating the distribution board circuit reference and designation to which it is connected.

3B5.4 Computer power supplies shall be provided to the counter area, admin area and managers office as detailed upon the room data schedules. The sockets shall be 13A switched moulded plastic red plate, wired in ring circuits to the ‘clean line’ MCB distribution board and fitted with an indelible label indicating the distribution board circuit reference and “Computer Supply Do Not Isolate”.

3B5.5 The Contractor shall allow for 2 compartment dado trunking (as MK type VTS2001 or similar) below the trade counter, along the rear wall of the trade area (behind the admin desks) and to one wall of the Managers office. Sockets and fused connection units on these walls shall be positioned on the trunking. Final layouts for these rooms should be agreed with Travis Perkins. In each room, the trunking shall rise to the ceiling void within a corner to connect to the above ceiling wiring system.

3B5.6 The Contractor shall allow for 4No flush floor outlet boxes to the desk positions in the admin area behind the counter. Each floor box shall contain 1no. twin switched socket outlet, 1No “Clean” twin switched socket outlet (as detailed in C5.8) and 2No RJ45 outlets. The floor boxes shall be served via 25mm dia. galvanised conduits concealed within the slab/screed.

3B6 INTERNAL LIGHTING AND EMERGENCY INSTALLATION

3B6.1 The Contractor shall be responsible for the design, supply and installation of the complete lighting system as defined by the room data sheets.

3B6.2 The Contractor shall agree reflectance factors with the Architect prior to calculating illumination levels. If this information does not become available then a factor of 70% ceiling, 20% walls and 20% floor shall be applied. The Maintenance Factor for use in calculations shall be 0.8

3B6.3 A working plane level of 800mm above finished floor shall be used for offices, canteen, and back of counter areas. Lighting levels at 1m above finished floor level for the Warehouse, sales area. All other areas shall have the working plane calculated at floor level.

3B6.4 Luminaires shall utilise linear or compact fluorescent, triphosphor lamps only and have high frequency electronic control gear with power factor of 0.95 minimum.

3B6.5 Finishes and wiring arrangements shall be as defined elsewhere within this document. Luminaire types shall be as per the room data sheets.

3B6.6 Final connections to luminaires shall generally be via plug in ceiling roses and white heat resistant flexible cables. Four pin ceiling roses and 4core cable shall be used for luminaires containing emergency lighting conversion packs. Flexible cables shall have a maximum length of 1500mm.

3B6.7 The structural integrity of all luminaires and other equipment installed within a suspended ceiling or the volume above where sprinkler protection is installed above shall not be subject to collapse during activation of the sprinkler system. This can be achieved by the use of independent supports fixed to the structure, purpose made fixings or suitably designed backboards to support luminaires, etc, mounted within the ceiling. Where luminaires are recessed into Fire Rated ceilings, suitable fire covers shall be provided.

3B6.8 The Contractor shall be responsible for the design, supply and installation of emergency lighting in accordance with BS5266 and the room data sheets including the wiring and connection of all emergency lighting equipment, luminaires and controls, to operate in the event of mains or local circuit failure.

3B6.9 Key test switches shall be provided within the associated area of each respective circuit controlling the permanent ‘live’ supply to emergency luminaire(s). The switches shall be engraved or have an indelible label stating their use as “Emergency Lighting Test”.

3B6.10 Where emergency luminaires include escape and exit signage as indicated by the Project Architect. These shall be of the ‘Pictogram’ type in accordance with the European signs format.

3B6.11 Emergency/Exit lighting fittings shall be provided internally and externally above each and every fire exit door from the building.

3B7 LIGHTING CONTROL

3B7.1 The sales area shall be operated by 2No. wall mounted light switches located at the Final Entry/Exit door – the switches shall be arranged to switch 50% of luminaires at a time (note alternate light fittings to be switched)

3B7.2 Lighting in the warehouse shall be controlled using a photocell, light sensing time clock and contactor. Refer to standard wiring control for operation of Warehouse Lighting control. The override switch shall where possible be positioned adjacent to the main light switch position

3B8 MECHANICAL SERVICES POWER SUPPLIES

3B8.1 The Contractor shall be responsible for the supply, installation and connection of all primary 400/230V 50Hz supplies and control wiring to mechanical services equipment detailed by the relevant sections of this Specification.

3B8.2 Where isolators are not integral to the mechanical services plant, a separate isolator, fused connection unit or fused switch of adequate size and arrangement shall be provided by the Contractor within 1000mm of the equipment served.

3B8.3 Flexible cable connections shall be a maximum length of 600mm and protected from mechanical damage. Where necessary separate cable outlet connection points shall be provided.

3B8.4 Each mechanical services control device shall be fitted with permanently fixed engraved label or have the accessory plate engraved or indelible label to indicate the equipment served.

3B8.5 The Contractor shall allow for connection of the electrical supply and controls wiring to the mechanical services plant detailed.

3B8.6 Power supplies and control wiring as applicable shall be provided to the following mechanical services equipment.

• Ceiling mounted recessed electric fan heaters and associated controls within the trade sales and counter area

• Ventilation supply and extract fans and associated equipment. • Comfort cooling equipment including internal and external units and control

links.

3B9 FIRE ALARM

3B9.1 The Contractor shall be responsible for the design, supply and installation of a complete fire alarm system as detailed below and strictly in accordance with BS 5839 and Local Building Control requirements. The system shall be designed as a Type L3 system. Where parts of the building or site are separated from areas which will generally be occupied (Sales, Showroom, Offices, Messing Areas toilets etc.) either by a fire rated wall or a gap then these areas shall be provided with a manual only fire alarm system. Note that this exemption will NOT apply if the fire rated wall has an interconnection door in it

3B9.2 The Contractor shall supply and install a central fire alarm control panel located adjacent to the Sales Entrance Door, final location to be agreed with the Building Control Officer.

3B9.3 The Contractor shall establish the number of detection zones for the whole store to comply with BS 5839 and provide a suitable control panel

3B9.4 The control panel shall have adequate sounder output circuits and sufficient auxiliary contacts, with normally open and closed contacts.

3B9.5 The control panel shall have a tamper proof cover and/or controls.

3B9.6 The Contractor shall connect and terminate all links from the automatic sliding door ,s and roller shutters, power supply contactor(s) and the auxiliary contact to ‘fail open’ the doors in the event of an alarm condition, subject to the approval of The Local Building Control Officer.

3B9.7 A dedicated 230V single phase power supply for the fire alarm system shall be wired from the incoming electrical service position main MCCB distribution board and shall terminate within a 13A fused unswitched connection unit complete with neon indicator with flex outlet positioned adjacent/behind the fire alarm control panel.

3B9.8 The fire alarm sounders shall be electronic and achieve a sound level of 75dB (A) to all areas.

3B9.9 All wiring shall be Draka Firetuf Easy Strip standard grade cable clipped direct or upon cable trays within ceiling voids and retail areas and concealed within the building fabric elsewhere. PVC conduit drops shall be installed to wall mounted points to flush areas to contain the cables. The minimum cable size utilised shall be 1.5mm2 and all fixings shall be fire retardant in compliance with BS 5839.

3B9.10 All voids over 800mm in depth shall include automatic smoke detection in accordance with BS5839 and remote LED indicators shall be fitted with indelible labels indicating the detector location.

3B9.11 Fire alarm accessories shall not be fixed to the perimeter display walls, without prior agreement.

3B9.12 An automatic heat detector shall be located within the canteen. All smoke detectors shall be of the optical detection type. All heat detectors shall be of the fixed temperature type.

3B9.13 Remote LED indicators shall be located outside rooms which are normally locked and connected to the respective room smoke / heat detector.

3B9.14 The Contractor shall supply and fix a framed zone chart for the fire alarm system to the whole store, located adjacent to the alarm control panel and colored to clearly identify zone areas and names/allocation.

3B9.15 The Fire Alarm panel shall be linked to the security system using a fire rated cable to provide a dial out facility in the event of a zone alarm.

3B9.16 The FA equipment shall be procured from Cooper Menvier via Newey & Eyre, WF Electrical or Denmans Electrical stating it is to be purchased in accordance with the the Travis Perkins/Cooper Menvier quotation

3B10 DATA, TELEPHONE, CCTV & SECURITY WIREWAYS & OUTLETS

3B10.1 The Contractor shall design, supply and install data, telephone, CCTV and security wireways, outlet boxes and power as detailed upon the room data schedules and as described below.

3B10.2 Wireways shall comprise high impact PVC conduits to single gang or specialist outlet points, high impact PVC conduits to inaccessible cable routes and medium duty cable tray within the Amenity Block first floor ceiling void.

3B10.3 The cable tray shall be routed from the ceiling void to the incoming telephone service duct. (This may be via the retail area high level trunking).

3B10.4 The cable tray and outlet boxes shall be earthed and the Contractor shall allow for all supports and fixings.

3B11 MOUNTING HEIGHTS

3B11.1 Unless otherwise indicated by the Architects drawings or on the layout drawings, the mounting height of the equipment shall be as follows;

Light Switches - 1150mm AFFL to centre Socket Outlets (where not in Dado trunking or above worktop)

3B12 ACCESSORIES & FINISHES

3B12.1 The following general accessory types and finishes shall apply to the respective areas and as described by the respective room data schedules.

3B12.2 The Contractor shall be responsible for obtaining approval of the design proposals for finishes from Travis Perkins and the Project Architect.

3B12.3 Accessory manufacturers shall be as detailed within Section A.

3B12.4 Offices, WC’s, corridors, stores, staff room and circulation areas shall have flush white moulded plastic accessories. Where such rooms are fair faced finished surface mounted high impact white PVC accessory boxes shall be used, with white moulded plastic accessories.

3B12.5 Plant areas, ceiling voids, Warehouses and retail areas shall have surface metal clad accessories. Where these are served from PVC/PVC cables ‘stuffing’ glands shall be utilised to securely support the cables.

3B12.6 Where multiple wall mounted points are located adjacent to each other, then these shall be aligned neatly in the vertical and horizontal planes, to give a neat and tidy symmetrical appearance.

3B13 SPARES

3B13.1 The Contractor shall be responsible for the provision of the spare as described below and a lockable steel components ‘spares’ cabinet located within the electrical cupboard.

• 2 no. spare glass for fire alarm call points. • 2 no. call points test keys. • 2 no. Keys for distribution boards. • 2 no. emergency lighting test key. • 2no. fire alarm control panel keys.

3C2 HEATING INSTALLATION

3C2.1 Space heating to the Trades Sales area, counter area and back of counter shall be provided recessed ceiling mounted electric or LTHW fan convector heaters.

3C2.2 Control of the heating shall be via a centralized timeclock and adjustable temperature controller located in a position to be agreed with the Travis Perkins representative.

3C2.3 Refer to room data sheets for design parameters

3C3 MECHANICAL VENTILATION

3C3.1 Equipment Installation

3C3.2 A tempered fresh air mechanical supply and extract ventilation system shall be provided to serve the trade sales area, counter area and back of counter area. The system shall comprise a centralized combined supply/extract air handling unit comprising filter, parallel plate heat exchanger, supply and extract fans, filters, face and bypass damper, system side attenuators and back draught shut off dampers. An electric heater battery shall be utilised for tempering of fresh air

3C3.3 The unit shall operate under the dictates of a time clock mounted within the central control panel.

3C3.4 Supply ductwork shall connect directly to ceiling mounted supply air grilles.

3C3.5 Extract ventilation shall be by means of using the ceiling void as a plenum with ceiling mounted extract grilles.

3C3.6 The control of the sales area supply and extract fans shall be via a composite control panel located in a position to be agreed with Travis Perkins or their Representative. The control panel shall afford 24hour 7day time switch control of the air handling plant

3C3.7 Fire dampers shall be provided in ductwork where it passes through fire walls and fire barriers. Access panels shall be located adjacent to each fire damper.

3C3.8 Attenuators shall be provided on the system side of all fans to ensure noise criteria specified is attained; where applicable due to local conditions/restrictions, atmospheric attenuators shall also be provided.

3C3.9 Volume control dampers shall be provided to all branches and sub-branches to enable complete balancing of the ventilation system to be achieved. All VCD’s shall be located in an accessible location.

3C3.10 All fans shall be provided with anti vibration supports and fixings to ensure the plant is entirely isolated from structure.

3C3.11 All fans shall be provided with back draught shutters.

3C4 DUCTWORK

3C4.1 The Contractor shall supply and install all ductwork connections. The maximum permissible length of flexible duct shall be 1000mm.

3C4.2 All ductwork shall be suitable for low velocity systems and conform in all respects with the HVCA Specification DW 144.

3C4.3 The system design shall not exceed 1P/m and 5m/s when sizing main duct runs, 1P/m and 3.5m/s for branch and 1P/m and 2.0m/s for run out/terminations

3C4.4 Supply duct work, together with fresh air intake ductwork and extract ductwork utilised for heat recovery, shall be insulated with 25mm thick mineral wool with aluminium foil facing, secured with suitable adhesive tape.

3C5 GRILLES & DIFFUSERS

3C5.1 The Contractor shall supply and install all necessary supply and extract diffusers to provide ventilation to the respective spaces as detailed on the Room Data sheets.

3C5.2 All diffusers and grilles shall not exceed the noise ratings quoted within CIBSE guide when the volume control dampers are 50% closed.

3C5.3 All diffusers, grilles etc, shall incorporate volume control dampers. Spigots shall be square or circular as required to connect onto the ductwork.

3C5.4 Final connections shall be made in flexible ductwork to square diffusers. In each case the diffuser shall be separately supported.

3C5.5 All diffusers and grilles shall be supplied in white RAL 9010. The Contractor shall allow for any ductwork transformations necessary to connect onto all grilles/diffusers.

3C5.6 Diffusers shall comprise louvre face ceiling mounted diffusers, supply 1, 2, 3 or 4 wayblow as applicable. Extract grilles shall comprise ceiling mounted eggcrate grilles. In all instances, grilles and diffusers shall be selected to suit the design air volume, throw and noise rating as detailed elsewhere within this specification.

3C6 HEAT PUMP SYSTEMS

3C6.1 Equipment Installation

3C6.1.1 The Contractor shall include for the design, supply, installation, testing and commissioning of a split package system providing cooling to the manager’s office The system shall include all interconnecting refrigeration pipework, electrical and control supplies, between controller, evaporators (indoor units) and air cooled condensing units. The pipework shall be pressure tested, evacuated, charged and commissioned in line with current Codes of Practice. This cooling requirement may be omitted at the discretion of the Travis Perkins project manager. In the event that this omission is agreed it MUST be confirmed in writing.

3C6.1.2 The cassette unit shall be 4 way blow cassette units, situated within the office ceilings generally, as indicated upon the typical layout drawings.

3C6.1.3 The indoor units shall be installed with removable filters. The refrigerant pipework shall not exceed the maximum recommended by the manufacturer.

3C6.1.4 The indoor 4 way blow, cassette units shall be supplied and installed with condensate pumps if required which shall drain at a position as agreed with the Services Engineer.

3C6.1.5 The single condensing unit is to be installed externally at a position as agreed with the Consultant, Client and Architect.

3C6.1.6 The units shall be isolated from the structure by AV mounts. It is imperative that vibration is not transmitted to the structure or any noise created.

3C6.1.7 The ceiling mounted cassette unit shall be selected to fit within one 600 x 600mm ceiling tile.

3C7 CONTROLS

3C7.1 The system shall be provided a dedicated controller located in the room with computerized PID wall mounted controller to maintain correct room temperature.

3C7.2 The unit shall be equipped with a self diagnosis for easy and quick maintenance and service; this is to be complete with PCB fault/operation indication LED’s.

3C7.3 The controller shall afford temperature, fan speed adjustment and louvre swing facility.

3C8 REFRIGERANT PIPEWORK & FITTINGS

3C8.1 C4.3.1 Interconnecting refrigerant pipework shall be installed between the condensers and indoor units using refrigerant Quality soft/medium drawn copper tube to BS2871 Part 2.

3C8.2 Pipework should be carried out by an Approved Refrigerant Engineer, (Certificate approval must be submitted prior to installation commencement) and in accordance to BSEN 378 2000 Specification and the manufacturers’ design and installation instructions. R410A tools for all pipework, torque spanners, flaring blocks, etc. must be utilised. Refrigerant (R410A) charge weight must be calculated, to the actual installed length of pipework in accordance the manufacturers’ recommendations.

3C8.3 C4.3.2 The condensate connections off the fan coil unit into the main pipework system shall comprise a short length of transparent heavy wall polypropylene tube mechanically connected to condensate tray discharge and condensate pipework by metal screw type banjo clips.

3C8.4 C4.3.3 All condensate pipework shall be constructed form Copper Table ‘X’ tube:.

3C8.5 C4.3.5 Condensate pumps shall be supplied and installed to each indoor cassette unit. These pumps shall be sufficient to lift the condensate to ceiling void for adequate gravity discharge.
