Jorgen is passionate about engineering and wants each project to be a success. Jorgen has strong technical skills across all disciplines and brings this experience to bear on all of our projects. On each project:

Jorgen Knox - HVAC Jorgen is responsible for all day to day running of the practice, establishing

concept designs and leading design teams in services for major commercial,

retail and Industrial projects. Jorgen is responsible for the strategic and

technical direction of the company and places a strong emphasis on new

and emerging technologies and energy efficient designs.

Jorgen undertook his formal qualifications in England where he also gained

his early work experience before settling permanently in Australia over

twenty years ago.

KAE carry Professional Indemnity Insurance Cover, as well as all other legally required Insurances. KAE operate an ISO 9001 complying Quality Management System. To strengthen our product delivery in the market, we have become ISO 9001 Quality certified. The Quality Management System has been in operation from circa August 2010 and is independently reviewed and audited by SAI Global. Through the system KAE aims to provide:

The system covers general office procedures and protocol, however emphasis has been placed on the specific development of procedures relating to the delivery of design services for all projects exceeding a consultancy fee value of $5,000 per service. To achieve yearly compliance, we will need to achieve an overall 80% satisfaction rating from our clients. This is assessed with our client review form, sent out at the completion of each project.

• Star Casino We consider entire work flows for our designs ensuring the best outcome for your product. Food – Product Flow Food in (loading docks etc) food storage (cool rooms etc) Food out to kitchen waste collection (local) waste removal to storage (including refrigerated garbage rooms).

During this work flow we consider hygiene and maintaining the product in good condition and pay particular attention to air flow paths and pressure regimes. Odour control is a very important consideration.

Food – Preparation & Servery

This is typically where most of our work is seen. Once kitchen layouts are achieved, based on our client’s requirements, we can undertake our designs for services.

Each item used will require its required services connections.

Various appliances will generate, heat, vapour (water and grease), smoke etc. These appliances will be provided with the necessary supply air and exhaust air and associated delivery and capture devices to ensure acceptable health and hygiene conditions are provided for staffs. Any discharges will be exhausted to atmosphere in a code compliant manner.

Many exhaust systems require additional air treatment before discharge. KAE have utilised UV treatment and electrostatic filters and wet filter systems on various projects.

Air flows with in the kitchen can be large and need to be controlled to ensure correct hood captures are maintained. Additionally un-wanted cooling can occur to foods due to high air velocities.

Many items of food have significant odour generating potential and carful design is required to limit odour dispersion.

Large kitchens are subject to high radiant heat loads. KAE where required provide spot cooling devices for staffs. Where agreed we can provide temperature control (tempering or full air conditioning).

Other necessary considerations are lighting, floor wastes including basket traps, grease arrestors, power, gas, water and maintenance and cleaning of these systems.

Energy

Kitchens and associated rooms are heavy users of energy. KAE designs consider time of use controls, Variable air volume supply and exhaust systems, heat recovery (warm to cold), pre cooling outside air etc.

KAE and staffs have undertaken multiple commercial laundry designs including:

• Multiple Aged Care Laundries Services designs are similar to that of catering facilities, requiring flow and pressure control of air, separating clean areas and dirty areas. Larger laundries require large cleaning systems involving conveyers, LARGE washing machines, steam systems and the like, direct gas fired plan etc.

Many laundries house toxic and caustic chemicals are require specialist ventilation and spill control.

KAE operate an internal web site (intranet). Here all KAE’s design manuals, Design Guides, approved software, QA forms, master specifications, AS/NZ Standards, approved literature etc is available to our designers. Software KAE, utilises:

Delivery Once you have agreed on the works you want to undertake KAE will do the design, documentation and if required tendering of the works on your behalf.

Verification

Once work is complete KAE will review the operating systems and energy data to ensure our designs meet design targets.

Project: Darling Park Tower

KAE worked for the co-owners of Darling Park Tower 1, to

provide the technical expertise for this upgrade, creating a

state of the art CBD building. The building was to be upgraded

from its current 3.5 star ABGR to a minimum 4.0 star (with

target of 4.5 stars ABGR).

Critical to the design was plant selection, air flow control and

turn down performance, zoning, façade treatment and selection

and low energy consuming plant and equipment. The design

Methodology enabled a refit of existing plant rooms whilst

maintaining full capability throughout the construction period.

Designer Comments

The building is designed on a “mixed mode” principle to maximise the availability of free cooling from

natural ventilation. An operable façade is utilised to facilitate cross flow, natural ventilation and

minimise air conditioning usage.

KAE, with its extensive car park experience was able to delete the need for mechanical ventilation to

this car park resulting in significant cost savings to the client.

This Sydney located project is based in the

Chinatown area. The building is over 25m

tall and houses significant restaurants and

Project: Wollongong Multi- Storey Office Development

Project Description

This project for AHM (Australian Health Management) comprises 5 levels of commercial floors (1400sq m

per floor), 2 levels of car parking plus entry foyer, loading dock etc. The building was designed as an ‘A’

grade building with ABGR 4.5 star rating. The building façade is primarily glass.

Scope of Services

KAE undertook the Mechanical, Electrical and Acoustical designs for this 7 storey office building in

Wollongong. This project required KAE’s energy expertise to achieve a 4.5 star rated building. To

achieve a 4.5 star rating, KAE utilised state of the art energy modelling software coupled with our

experience.

Critical to the design was plant selection, air flow control, turn down performance, zoning, façade

treatment & selection and low energy consuming plant equipment.

The building has a large floor plate of 64m x 24m (approx. 1400sq m per floor) resulting in large beam

sizes. The services are designed to be accommodated within a reduced ceiling void accommodating

both beams and services.

Air conditioning is provided via roof top central plant chillers. Cooling towers, air handling plant etc to

serve on floor VAV system reticulation systems.

Kent Street Data Center is an 18 storey voice & data

communications hub supporting Big Pond internet and Fox TV.

This exchange is one of Telstra’s most critical exchanges.

The building services infrastructure is required to achieve a very

high level availability. Construction of this project was completed

in June 2003, and comprised the full fit out of a 1,000 sq.m shell,

including augmentation of the building existing chilled water and

power supply infrastructure, to support up to 600W/sq.m

equipment loads.

Scope of Services

KAE undertook the mechanical, electrical, fire and hydraulic and architectural services design, and

construction administration, for this new 1,000 sq.m data centre within Sydney’s premier telephone

exchange building.

Project Description

new Tier 3 data centre in Canberra. We were able to undertake this project, in rapid fashion,

due to our in house expertise and extensive data centre project experience.

Project Description

KAE assisted UNSW and BLL to deliver this state of the art cancer research facility. The project will

deliver a new world bench mark for cancer research facilities.

The project comprises approximately 17000sq m of laboratories, laboratory write-up areas over 8

levels.

The facility will be cradled by a stunning façade designed by Lahznimmo Architects & Wilson Architects

in association, fit for the facilities exposed external location on site required iconic status.

Project: Bathurst Health Campus

Project Description

This major new hospital development (circa $100m) planned at the Bathurst Health Campus includes a

Scope of Services.

As part of the Bovis Lend Lease Design & Construction Bid Team, KAE undertook detailed design and

tender documentation for mechanical and electrical services, hydraulics, fire & medical gas services (via

specialist sub-consultants). Detailed design drawings and specifications for all services were prepared in

a 6 week period for BLL to undertake market pricing and achieve a high level of certainty in its GMP. In

addition KAE was instrumental in proposing a number of innovations to add value to the health

department’s base design.

Project: Inner West Health Care Centre, Croydon

Project Description

Construction of this project comprised of a new

127 bed residential Aged Care facility for

Catholic Health Care Services and a 3000sqm

Community Health Centre for Central Sydney

Area Health Service co-located on the old

Western Suburbs Hopsital site at Croydon. The

new community health centre accommodates

180 staff and is the largest purpose built facility

of its type in NSW.

Scope of Services

KAE undertook the Mechanical services design for this $2M project for dual clients. This project

emphasizes KAE’s expertise in successfully delivering a fully detailed and co-ordinated design solution to

a technically demanding client brief and very restrictive budget. The enhanced level of

design/documentation delivered by KAE ensured a zero variation contract for the client and enabled the

mechanical construction program to be minimised with work shop drawings, installation and final

commissioning all completed in short time frames.

Car Park: A major energy consuming item in many buildings is the car park ventilation fans. Typically

these are left to run 24 hours per day. This project utilizes CO monitoring to evaluate the air conditioning

within the car park and, based on the actual air quality, run the fans at the required speed and for the

required time only.

Laundry: This project required a commercial laundry for its successful operation. KAE provided the

dedicated mechanical exhausts and make up air systems for the gas fired dryers and washers. A

requirement of the project was to maintain a clean room section within the laundry. This was achieved by

maintaining a positive pressure dryer room. Careful design of the exhaust glue was also provided to allow

for 1, 2 or 3 dryer operation whilst maintaining required room pressures.

Project: UNSW Electron Microscope Cooling System

Project Description

The UNSW electron microscopes represent a

massive investment in capital and vital research for

the whole country. These microscopes provide a vital

tool in many research projects undertaken at this

campus.

For accurate operation it is critical that the

microscopes are cooled to the manufacturer’s exact

and stringent requirements.

Scope of Services

KAE was selected as the consultant to deliver the UNSW’s microscope cooling system.

Design for the project involved provided close control of cooling water flow, temperature and pressure to

sensitive electron microscopes (EM’s) and was delivered with a great level of attention to the details of

operational requirements and characteristics of system response.

Key considerations in the design are as follows:

• Precise flow of cooling water

• Close tolerance in supply water pressure

• Control of rate of water temperature changes

• Material and engineering devices selection

• Electromagnetic field, noise and vibration isolation

Project Description

The Wayside Chapel in Potts Point

is a centre consisting of the chapel

itself, as well as a drug and alcohol

counselling centre, a crisis centre,

Hydraulic

Hydraulic Services design required the extension of existing services to form a complete and functional

hydraulic system. This included sewerage, domestic and re-use water, natural gas supply and connection

across the four levels of the building, installation of storm water site/roof drainage with on site detention

(OSD) and retention tanks (RWT).

Fire protection system was also part of the work which included a diesel pump, fire hydrant and fire hose

Project: Gulgong Health One

Project Description

The proposed new facility will be located at Lot 195 on the western side of the existing hospital (Lot 196).

The existing Community Health Centre located at Lot 195 will be demolished to accommodate the new

building. The new facility will include treatment rooms, meeting rooms, offices, consultant’s rooms,

physiotherapy, reception and waiting room which are all to be air conditioned.

Scope of Services

The Scope of Work was to design and document mechanical, electrical, hydraulic, and fire services

proposed for the new Gulgong health care facility.

These services were to include:

• Reverse cycle AC to building.

• Medical gases to Emergency Department (ED) (two medical panels).

• Security systems, Card access to external and a few internal doors.

• Allow for security cameras to front and rear access and to ED hallway.

• H + C water to toilets, Meeting, Consult rooms and to ED.

• Comms to all appropriate consult/ ED/ Meeting/ Office rooms.

• A Nurse call system with remote units.

Specific requirements were the provision of essential electrical supply to the treatment room and related

facilities as well as associated air conditioning. Provision of 24/7 air conditioning to the storage rooms

where temperature sensitive medicines were to be stored.

Project: ARV Elizabeth Lodge

Project Description

Elizabeth Lodge is located on the eastern side of Kings Cross in

Bayswater Road and the building is comprised of10 occupied

storeys with the ground floor entry on Level 2. A typical

residential floor accommodates 16 -18 rooms (each with ensuite

bathrooms) and is serviced by two lifts in the middle of the floor.

A central dining room and kitchen are located on Level 1, and

resident common living rooms are on Level 2.

The upgrade is to be a long term solution which will extend the

life of the facility and its operations for 20 – 30 years.

Scope of Services

The Scope of Work was to design and document upgrade of the

mechanical, electrical, lift, hydraulic, and fire services.

The proposed redevelopment will include the refurbishment of the existing facilities as follows:

• Upgrading of resident rooms on Level 3 to 9,

with the overall number of rooms reduced from

126 to 121 to make space for additional

resident lounge and terrace areas.

• Alterations to Level 1 & 2 to provide a new

Wellness Centre and additional resident

lounges.

• Replacing the two existing lifts with three new

Project: Pharmaceutical Warehouse

Project Description

Construction of this project was

completed in 2002 and comprised a

purpose built warehouse to store

pharmaceutical product for API.

Given the sensitivity of the products and

minimum industry standards on product

storage this project called for stable

internal conditions throughout the

warehouse. In particular the vertical

temperature gradients needed to be

maintained.

Scope of Services

The air conditioning design utilised CFD as a

validation tool for this project. Multiple options

which were reviewed with various layouts and

air flow rates until the optimum design was

achieved. The final solution allowed for

multiple roof top packaged air conditioning

units supplying air via Trox Jet Diffusers.

Highlights

The success of this project relied upon exhaustive

Evaluation of building construction techniques and fabric analysis to minimise internal room, temperatures

and gradients. This analysis resulted in various fabric selections, construction sealing requirements and

minimisation of thermal bridging. Computational Fluid Dynamics (CFD) and thermal analysis software

were utilised for the above.

Project: ARV Laundry

Project Description

This project required KAE to relocate the ARV industrial laundry located at 284 Castle Hill Road, Castle

Hill to an existing new building at 175 Power Street Glendenning comprising Unit A1 and Unit A2.

In addition to relocating the existing equipment there was a requirement to install additional new

equipment namely a complete ironer line, air compressor, compressed air dryer, pressure vessel and

personal clothing hand folding tables.

The new building at 175 Power Street is comprised of two units and as such it was proposed to utilise

the larger unit of 2000 square metres being Unit A2.

Scope of Services

The Scope of Work was to design and document the required mechanical services proposed for the

new laundry. These services were to include:

• Provision of three No. off supply air fans and three No. off exhaust air fans mounted on roof;

• Utilise existing air conditioning to serve first floor office area. Add any additional air

conditioning and outside & exhaust air to comply with AS 1668.2 (1991).

• Ventilation systems, including supply air, toilet exhaust, general exhaust and other systems

documented;

Project: Edinburgh Hotel

Project Description

KAE undertook the mechanical & electrical services design

and documentation for this heritage listed hotel building

located at the corner of Pitt and Bathurst Streets in Sydney

CBD.

The hotel is undergoing a partial refurbishment, including air

conditioning and lighting upgrades to Ground and First

floors, with the main driver being the new ‘no smoking’

legislation currently being phased in.

KAE was selected to undertake this project based on our

previous experience with providing major new services

within the spatial tight constraints of existing heritage

buildings.

Air Conditioning

A comprehensive life cycle costing study was undertaken to allow the Client to make an informed

decision on the

preferred type of air conditioning system. Three different options were assessed against criteria including:

• Capital cost

• Ongoing energy usage

• Longevity

• Suitability for expansion

• Simplicity and ease of maintenance

• Impact on heritage architectural design

The annual energy usage was assessed using ACADS BEAVER energy simulation software utilising 365

day Sydney CBD weather data, and a schedule of projected daily patronage levels. The selected option

includes provision for automatic modulation of the fresh air supply ventilation rates to ensure that the

Indoor Air Quality is optimised, and energy usage minimised.

Electrical

Lighting

The project team boldly grasped the opportunity to restore the original heritage ceiling to the ground floor

bar area. KAE provided a lighting design reflecting the original heritage state.

Other works included new documentation for the emergency lighting and exit signs to meet current

standards. All lighting controls have been reviewed to ensure that they meet the requirements of the

NSW "Place of Public Entertainment" [POPE] licensing rules whilst incorporating all the new features

requested by the club.

Power

The adoption of new air conditioning necessitated an upgrade of the site power supply from 100A to a

maximum available of 200A. KAE was able to avoid a costly and disruptive upgrade of the EA

infrastructure by careful design, and allocating all hot water heating and cooking loads to gas. The new

supply necessitated the design of a new compact main switchboard with revised metering facilities to fit

in the existing limited space.

Project Description

KAE provided the mechanical, electrical & fire

services design for this state of the art

entertainment centre, located on Manly's

seafront.

The development is largely contained within an

existing heritage listed building.

Scope of Services

Low Noise Chilled Water Plant, atop the new

development.

The chiller selection allowed for cooling loads to

be incrementally added as areas of the building

became leased.

Local authorities requirements and internal acoustic requirements necessitated and extremely low noise

chiller selection for this project.

Carbon Monoxide levels are continuously monitored and fresh air supply ventilation rates automatically

adjusted to ensure that the Indoor Air Quality is optimised, and energy usage minimised.

Electrical

New Power Supplies, to the site which involved extensive negotiations with the local electricity distributor

in order to obtain sufficient supply capacity to meet the needs of this project. The requirement of the new

supply was restricted by the limited infrastructure in this heritage location.

Use of the latest efficient equipment was absolutely necessary in order to minimise the total building load

together with the latest energy effective control systems.

New Interior Lighting, for this modern entertainment facility has been carefully designed to provide the

atmosphere necessary to attract members of the public to enjoy the facilities provided. As part of

obtaining the correct ambience for the interior, all the lighting within the public spaces is controlled by an

intelligent switching and dimming system. This will optimise the loading in the building throughout the day

with timer controls setting the moods for different periods of the day. Service areas have been lit by

means of efficient fluorescent luminaries. Decorative features have been designed utilising low power

LED lamps.

Hydraulic

This project comprises of a 3 storey mixed retail/ hotel development on the beach front at Manly. The

Scope of Services

services design for this prestigious two apartment

block development in Gordon. The development

comprises approximately 130 apartments, town

Project: Emu Plains Juvenile Correctional Centre

Project Description

The Emu Plains Juvenile Justice Centre is a 50 bed

centre for young people in custody. The centre has a

Psychologist and Alcohol & Other Drug counsellor

offering support to the residents. Emu Plains

provides short term accommodation and offers a

range of recreational activities.

Scope of Services

KAE provided Mechanical, Electrical & Hydraulic services for this project. The design catered for the

needs of the occupant’s safety & comfort. Fittings and equipment were vandal proof and self harm proof.

During the works (major electrical & mechanical services upgrade) the Centre was maintained

operational. The design fully satisfied the Department of Juvenile Justice (DJJ) accommodation

standards.

The electrical services including lighting, communications, security and power were carefully designed to

meet the security and safety standards required by DJJ, incorporating the use of vandal proof outlets and

lights. Other electrical works include a new substation and a diesel backup generator to the site. The

mechanical services included all new air conditioning to accommodation blocks.

Project: Penshurst Street- Supervised Living

Project Description

KAE provided Mechanical & Electrical services

for this project. The project comprises of a new

development by Department of Ageing,

Disability and Home Care (DADHC) which

consists of 5 living villas, staff villa and 2

garages.

Scope of Services

Electrical works included the specific lighting, power, communications, fire and security design and

documentation in accordance with the standards by DADHC and Department of Commerce. The design

catered for the needs of the occupants’ safety & comfort. Fittings and equipment were vandal and self

harm proof.

Project: Herring Road Developments,

Macquarie Park

The Macquarie Park development comprises of 5

residential 12 storey towers with an approximate dwelling

yield of 550 units

KAE provided the Mechanical & Structural (through a sub

consultant) services for one tower, consisting of 116

apartments.

Scope of mechanical works included:

• Mix mode systems (natural convection ventilation with

air conditioning systems as required for

BASIX/Greenstar.

• Design input to ESD

• Kitchen ventilation

• Toilet exhaust systems

• Stair pressurisation

• General ventilation

Project: Manly Residential Residential development comprising of 5 levels with

a total of 26 residential apartments with basement

car parking. The existing façade of the Denison

Street building on the west and southern elevations

is to be retained and integrated into the new design.

Project: Penrith Plaza Shopping Centre

Project Description

This project comprises a basement

car park with two levels of retail

above. The shopping centre

expansion includes for typical

tenancies fronting on to an open

street. In addition, the centre includes

for mini major stores, food courts,

loading dock, food tenancies,

amenities etc.

Scope of Services

KAE undertook the mechanical

service design for this major shopping centre expansion. Mechanical value approx $6.0M.

The main project design requirement was for a low energy consuming centre. The design allows for the

following energy saving initiatives:

• Efficient central plant systems (<700pa)

• Variable volume primary only chilled water

circuit

• CO detection within the car park to control fan

speed in this area

• CO2 detection within centre air handling plant to

control fan speed

• Free cooling via façade openings and mixed

mode operation

• Economy cycle controls

• Fabric selection and performance

• Low resistance system design

Highlights & Deliverables

The centre is atop a 362 car underground car park. KAE undertook CFD analysis to enable an

‘Engineered Design Solution’ deleting significant riser and ductwork requirements. The design allows for a

virtually ductwork free car park.

Project: Chatswood Interchange - Shopping Centre

Project Description

KAE undertook the services design

for the retail component of the

development.

The retail area totalling circa 14,000

sq.m floor area. The centre

comprises 3 levels of air conditioned

tenancies fronting a naturally

ventilated mall. The top floor

comprises a large air conditioned

food hall and other large format

tenancies.

Scope of Services

Services designed by KAE for the project

were Mechanical, Electrical, Fire,

Hydraulic and ESD.

The environmental factors associated with

this project including large openings, wind

egress, large glazed sky light etc provided

many challenges which KAE overcame.

Hydraulic services required KAE to extend

and connect to existing sewerage and

domestic water systems;

Install a provisional trade waste system;

Provide re-use water supply associated

with pipework, valves and pumps.

Project: Stockland – Wetherill Park Shopping Centre

Project Description

KAE undertook all services design for the remedial works at this Stockland Shopping centre. The existing

centre had over heating issues associated with large sky lights in the mall areas and food court area.

Scope of Services

As part of KAE's design, new air conditioning was installed together with modern controls to reduce

energy consumption. An important factor in the design was to minimise works within the centre i.e. not

impact on trading.

Energy Reduction measures included:

• CO2 control of fresh Air

• Relocation of control sensors

• Controlled high level warm air relief

KAE undertook a CFD study to establish the extent of cold air entering the centers doors causing thermal

comfort issues.

Project: Stockland – The Pines Shopping Centre – Melbourne

Project Description

The centre comprises 20,000 sq.m of retail with Target, Safeway's, Coles and Aldi forming the major

tenants. KAE undertook Mechanical, ESD, Electrical and Structural design services for this project.

Scope of Services

The summary scope of works is as follows:

• Services Audit of the existing centre

• Air Infiltration Study, leading to remedial façade works including installation of new entry doors.

• Air Conditioning upgrade including:

- Re-zoning of existing ductwork

- 80% replacement of existing AC plant

- Incorporation of energy saving controls & equipment

• Replacement of the existing BMCS system

• Design of structural platforms etc

Highlights & Deliverables

The highlight of this project was the opportunity to holistically review the issues with the existing shopping

centre (internal environment) and provide a comprehensive solution covering the building façade, zoning,

controls, air conditioning etc, to provide the client with a long term solution. Stockland are to be

commended for undertaking a thorough review and upgrade of this centre.
