Is it Better to Invest in the Stock Market or

Buy My FIrSt HoMe?Thanks to the concept of “le-

veraging,” purchasing a home is by far the best long-term investment. Leveraging means putting down a small amount of money to earn a big return.

For example, say you use that $10,000 to purchase a $250,000 home, and the house appreciates a modest 3 percent during the first year. That means after one year, the house would be worth $257,500 – a gain of $7,500. Your annual return on your $10,000 investment would be 75 percent.

By contrast, putting the same $10,000 in the stock market and post-ing a similar 5 percent gain would only net a $500 return on investment.

And as a home owner, your sav-ings continue to grow in two ways. Every year, a greater portion of your monthly mortgage payment goes to the principal, reducing the overall loan amount. Second, your home ap-preciates over time, making it one of

the very best financial investments. And don’t forget the important

tax incentives. Owning a home is by far the biggest and best tax break for middle America. In most instances, all of the mortgage interest and property taxes you pay in a given year can be fully deducted from your gross income to reduce your taxable income. These deductions can result in thousands of dollars of tax sav-ings, especially in the early years of the mortgage when interest makes up most of the payment. To look at this another way, if you are in the 28 percent tax bracket, you only pay 72 cents on the dollar in mortgage inter-est payments.

Not only is homeownership a stepping stone to a future of finan-cial security, it also helps to build neighborhoods and strengthen com-munities. It is truly the cornerstone of the American way of life, and the fulfillment of the American dream.

Checklist for Hiring a

BuIlder or reModelerDo your homework before hav-

ing work done on your home.Use this checklist to help you se-

lect a builder or remodeler to work on or build your home.

Does the builder or remodeler have a permanent business location and a good reputation with local banks and suppliers?

How long have they been in the building business? It usually takes three to five years to establish a fi-nancially sound business. Will they be around after the construction is complete to service any warranties?

Have you called your local Better Business Bureau? They can alert you to any complaints.

Does the builder/remodeler have sufficient workers compensation and general liability insurance? If not, you may be liable for any construction-re-lated accidents on your premises.

Will the builder/remodeler pro-vide you with names of previous cus-

tomers? Ask them if they would hire the builder/remodeler again.

Have you seen the builder/re-modelers work, both completed and in progress? Check for quality of workmanship and materials.

Are you able to communicate with the builder/remodeler? Remem-ber you will be in close contact with them throughout the construction process and afterward as you live in your new home.

Will the builder/remodeler provide you with a complete and clearly written contract? The contract will benefit both of you. Review it carefully.

Be cautious of unusually low-priced bids. If the builder/remodeler is unable to pay for the materials and labor as the project proceeds, this may indicate a potential problem.

Call the Lake Region Builders As-sociation 218-847-0699, for the names of member builders and remodelers.

• An ARXX ICF wall system is energy efficient, structur-ally tough, comfortable, quiet and green and cen be constructed quickly and cost effectively.

• Key attributes: — Can susbtantially save on heating and cooling costs. — High contributor to LEED credits. — Fire, hurricane, earthquake, tornado, blast, mold, mildew, termite and pest resistant. — Better indoor air quality, temperature control and higher sound expression. — Simpler, faster and lower cost build. — 25% more strength than typical concrete wall systems.• Houses built with ICF exterior walls typically require 44% less energy to heat and 32% less energy

to cool than comparable frame houses.

• A different and better way to build. The energy effectiveness of an ARXX wall is attributable to:

— Continuous R-value; — Reduced air infiltration; and — Thermal mass moderation.• Quite simply, no amount of blown-in, rigid or

fiberglass batt insulation can address the thermal bridging caused by lower R-value conventional wood framing.

• Over half the energy loss of a conventional wood frame home is due to unwanted air infil-tration and heat loss through the wall assem-bly.

— Air filtration is typically .5 ACH (air changes per hour) which means that every hour half of the air volume of the house is exchanged for outside air that needs to be heated or cooled.

— Air infiltration of ICF wall assemblies are typically .01 ACH.

• Studies by the US Department of Energy con-firm that concrete mass in exterior walls reduc-es anual energy cost in buildings.

— The ICF concrete core offers the characteristic thermal mass qualities of heat absorption and thermal lag.

The ICF Effect

Why use ARXX ICFs?

Significant energy savings through reduced heating and cooling costs

More durable roof coverings such as steel and fiber cement reduce the frequency of roof replacement. Lighter colors absorb less heat, reducing cooling costs in warm climates. Now, solar roofing products integrate asphalt shingles, standing-seam metal roofing, and slate or concrete tiles.

Energy-efficient windows incorporating advanced technologies like low-emittance (low-E) glass coatings, gas filler between layers, and composite framing materials keep heat inside in the winter and outside in the summer.

Oriented strand board (OSB) is an engineered wood product that does not require large trees for its manufacture. It is resource efficient and enhances durability and is used to sheathe roofs and walls in 75 percent of new homes.

Vinyl siding on exterior walls saves money on installation and maintenance; fiber-cement siding is termite- and water-resistant and warrantied to last 50 years.

Increasing the amount and R-value of insulation is a cost-effective way to save energy and help reduce heating and cooling bills, which account for at least half of energy use in the home. Sprayed insulation made of foam, cellulose or wool is an alternative to traditional glass fiber batting.

Incorporating passive solar design features like large, south-facing windows helps heat the home in the winter and allows for increased natural daylighting.

Xeriscaping, or using native plants, significantly reduces the need for watering, fertilizers and herbicides.

Covered entries at exterior doors help to prevent water intrusion, reducing maintenance and enhancing durability.

Selecting more efficient, correctly sized heating, cooling and water-heating equipment saves money. Tankless water heaters provide hot water on demand at a preset temperature rather than storing it, which reduces or eliminates standby losses. Geothermal heat pumps work with the Earth’s renewable energy and can also heat water.

Foundations should be as well insulated as the living space walls for efficient home energy use and enhanced comfort, particularly if the basement is used as a family room or bedroom.

In addition to natural wood, flooring choices include low-VOC (volatile organic compounds) carpets for better indoor air quality, laminates that successfully mimic scarce hardwood, and linoleum, a natural product making a design comeback.

Factory-built components including trusses and pre-hung doors allow more efficient use of raw materials, making the most out of every piece of lumber. These products eliminate the need to cut wood at the jobsite, further reducing waste.

The energy efficiency of refrigerators and freezers has tripled over the last three decades because they have more insulation, advanced compressors, better door seals and more accurate temperature controls. Front-loading washers use about 40% less water and half the energy of conventional models. Energy Star®-rated appliances save an average of 30 percent over standard models.

Recycled plastic lumber and wood composite materials reduce reliance on chemically treated lumber and durable hardwood for decks, porches, trim and fencing.

New toilets have redesigned bowls and tanks that use less water, but function more efficiently than first-generation low-flow models. Some use pumps for supplementary water pressure. Advanced shower and sink faucet aerators provide the same flow regardless of pressure to reduce water use and the energy required to heat it.

Tree preservation reduces landscaping and future energy costs and helps provide winter wind breaks or summer shade. Additional landscaping improves the environment even more: One tree can filter 60 lbs. of pollutants from the air each year.

On February 11, 1847 the genius inventor of the electrical age, Thom-as Edison, was born. Over 160 years later, his most famous invention, the light bulb, still has an essential place in the home. With often no more than four hours of sleep per night and his personal creed of, “Genius is 1 per-cent inspiration and 99 percent per-spiration,” his work with electricity is legendary.

For all the work done by Edison and his predecessors, most people know only as much about electricity as is absolutely necessary to go about their daily lives; in other words, not very much. But ignorance isn’t always bliss. A little information can prevent shocks and reduce power bills.

Here are a handful of true/false questions to test your electrical IQ:

1. If lights flicker or dim re-peatedly, you should call an electri-cian.

TRUE. Anytime you’re getting flickering or dimming lights, there is a problem and you should call your electrician. Power outages due to power line accidents, strong wind, storms or extreme heat can cause brief interruptions. Customers can call their power company to find out details on the situation, or check their circuit boxes for those outages. But flickering or dimming lights signifies an overload, and a professional should be contacted. You should also call your electrician if you are constantly resetting circuit breakers or chang-ing fuses, smell burning electricity or need to replace faulty wiring.

2. It’s cheaper to leave fluores-cent lights on when exiting a room than it is to turn them back on when you return.

FALSE. This is a commonly held belief, based on the erroneous notion that fluorescent bulbs use a lot of power to get started. While it is true that a compact fluorescent bulb does require a brief surge when switched on, it works out to be around the same amount of energy as five seconds of normal use, according to the Environ-mental Protection Agency (EPA). So turning the lights off for more than five seconds will save more energy than leaving them on.

3. House wiring never needs re-placing.

FALSE. Depending on the amount of use, insulation on house wires can become frayed or broken, creating a fire hazard. If you have any doubts about your wiring, have a qualified electrician perform a complete inspec-tion. Houses built between 1965 and 1973, in particular, are at risk because many were built with aluminum wir-ing, which the U.S. Consumer Product Safety Commission says is 55 times more likely to reach “fire hazard con-ditions” than regular copper wire.

4. A circuit breaker is not de-signed to protect against a ground fault.

TRUE. Circuit breakers are de-signed to protect against high lev-els of electrical current caused by a short circuit. Ground Fault Circuit Interrupters (GFCIs) protect against ground faults, when current leaking from an appliance goes to ground through a person touching the appli-ance. Even a small amount of current passing through a person this way can

be lethal; a GFCI will trip if there’s a ground fault, whereas a circuit break-er won’t.

5. A two-parter: Computer screen savers save energy, and your computer will last longer if you leave it on all day, instead of shut-ting it off when you’re not using it.

FALSE AND FALSE. Screen savers only save screens, not energy. If you want to save energy, turn the monitor off. In fact, the EPA recom-mends you turn the computer off, too, if you aren’t going to use it within a half hour. They claim the lifetime of the hard disc is limited by use, rather than start-ups.

6. You can damage a power tool by using the wrong size extension cord.

TRUE. If your electric lawn mower, hedge trimmer, or leaf blower doesn’t get enough power, either be-cause the extension cord is too thin or too long to deliver it, it can dam-age and eventually destroy the motor. Also, overloading an extension cord can cause a fire or shock hazard. Be sure to use a cord rated to provide the proper amperage the tool requires, listed on the tool.

Remember, when dealing with electrical issues in your home, safety should be your number one priority. We’ve seen home owners put them-selves in dangerous situations by thinking they could do a job cheaper by themselves. If it’s more than chang-ing a light bulb, call a professional. Or take a how-to class at a local commu-nity college.

Just a little electrical knowledge can go a long way.

Definitions pertaining to

HoMe CoNsTruCTIoNMOLDING is found both on the

interior and exterior of houses. It is the wood, metal, plastic or plaster trim used around windows and doors, at the tops and bases of walls, along cor-nices, and for other decorative details.

BASE MOLDING is a decora-tive band or finish board that is used to cover the joint between the wall and the floor; it is also sometimes called baseboard.

CROWN MOLDING is a decora-tion used to cover the area where the wall and the ceiling intersect.

FLASHING is sheet metal or plas-tic used to cover joints and openings in exterior surfaces of the house to pro-tect against water leakage.

FRAMING is the structural skel-eton of the house, usually made of beams, studs and joists.

BEAMS are members used to sup-port the structure.

CENTER BEAM is a member that runs the length of the first floor of a house and supports the house struc-ture above it.

COLLAR BEAM is a horizon-tal member in the roof that provides structural strength by connecting op-posite rafters.

STUDS are the upright wood or metal members used to form the walls

and partitions. JOISTS are the horizontal paral-

lel beams that support floors and ceil-ings.

CORNICES are found on the exte-rior of the house. They are the struc-tural trim that is used to cover the area where the roof and the wall meet.

SOFFIT is a special type of cor-nice that covers the exposed under-side of a projecting house part, such as the exposed underside of part of your roof that extends beyond a wall of your house.

EAVES are the edges of roof that run parallel to the ground. You put gut-ters along the eaves to carry off rain-water and snowmelt from the roof.

RAFTERS are the structural members that form the legs of the tri-angle created by the framing.

RIDGE BOARD is the length of lumber at the peak of the roof to which the upper ends of the rafters are fastened.

GABLE is the triangular end wall of a house that extends from the eaves to the peak of the roof. (A famous house in Salem, Massachusetts has seven of them.)

DORMER is a projection built out from a sloping roof as a room exten-sion or for a window.

Improve Your Home’s energy efficiency

wITH TecHnOlOGY?More and more, home buyers

are looking for ways to incorporate home technologies that increase the long-term value of their house but also provide convenience, safety and comfort. These days, energy manage-ment tops the list of desired features in new homes, according to a recent survey by the National Association of Home Builders (NAHB).

NAHB’s 2007-2008 consumer pref-erences survey of more than 2,300 recent and prospective home buyers examined the features, products, ame-nities and layouts preferred in a new home.

In the home technology features category, the number one choice among respondents was energy man-agement at 61 percent – up from 45 percent in 2004. Also ranked highly in this category were multi-zone heat-ing, ventilation and air-conditioning (HVAC), lighting controls and home theatres.

Staying in the home technology features category, three of the top five most-wanted technology features – energy management, HVAC and light-ing control – also provide energy-effi-ciency. By incorporating the following technologies, home owners can save money on their utility bills:

• Automated HVAC systems can maintain a more energy-efficient tem-perature while the home owners are away at work, but switch to a more comfortable temperature prior to their arrival home. Zones can also be creat-ed to heat or cool only the areas most used by the occupants, keeping other areas, such as guest bedrooms, shut down until they are needed. Accord-ing to Energy Star, a joint program

of the U.S. Environmental Protection Agency and the U.S. Department of Energy, programmable thermostats can save consumers about $180 per year in energy costs.

• Water heaters with a timer can be turned off when the occupants are traveling, then can turn on and be-gin heating the water in preparation for their return home. Tankless gas water heaters – which only activate when residents start to use hot water and immediately de-activate when they are done – are also a great option and can reduce water heating costs up to 35 percent annually.

• Lighting can make up 10 to 20 percent of the total electrical usage of the home. Installing an automatic dimmer, which adjusts to the hom-eowner’s needs based on time of day or occupancy, will lower electricity bills and increase the life expectancy of light bulbs.

• Blinds and drapes can be pro-grammed to close during the hottest part of the day to block out the sun; keeping the house cooler. In the colder winter months, they can open up to allow the sun in to warm the house, which helps regulate the room tem-perature.

By incorporating technologies that help make your home operate more efficiently, Energy Star esti-mates that home owners can save $200 to $400 annually on their energy bills.

For more information on these and other home technologies avail-able, contact the Lake Region Build-ers Association or visit the National Association of Home Builders online at www.nahb.org/forconsumers.

Questions to ask before hiring a contractor for your

BuIldInG OR RemOdelInG pROjecT

Ask fOR esTImATes

How long have you been a con-tractor?

Do you have references?Do you have liability insurance?Have any complaints been filed

against you? What is your role in the compa-

ny? Will you be my contact on this

project or will it be someone else?Do you participate in a local

trade association? Are you involved in any local civic

organizations (e.g., chamber of com-merce)?

Your building or remodeling project is important. You want the highest quality product, which you can only expect from licensed con-tractors. Talk to prospective contrac-tors to find the person who is right for your project.

Ask for a written estimate of the work to be done based on a set of plans and specifications. This is a time-consuming process for the con-tractor, so you should be prepared to pay for this package.

Apples to ApplesMake sure that you’re compar-

ing apples to apples. Estimates from different contractors need to be based on identical project specifica-tions. Make sure each bid includes everything you’ve asked for. Change orders (that is, changes to your proj-ect after you’ve begun) can be very expensive.

Should I make my decision based on price?

Conventional wisdom states that you should “get at least three bids” before hiring a contractor. But it’s a mistake to let price alone drive your se-lection. If you like a contractor and are confident that he would do a good job, don’t automatically switch to another contractor (who may not rank as high in customer service, competence, com-munication, etc.) if the estimate is more than you can afford. You may be able to scale down by making a few modifica-tions - using quality stock rather than custom designed cabinets or selecting less expensive appliances or fixtures.

The “Not-So-Obvious” BeNefiTS Of BuyiNg New

Prospective home buyers have the choice of two types of houses on the market: resale or new.

Home buyers planning to buy a brand-new house or condomin-ium often cite energy-efficiency, open layout, a warranty, and be-ing able to select appliances, floor-ing, paint colors and other design elements as factors driving their choice.

But builders say that buyers can be drawn to a new house for reasons

that aren’t so obvious. Below are a few more benefits of a brand-new home that you may not see in the sales brochure.Building a Communiity Together

A brand-new community is one of the built-in benefits of many new homes. When families move in to a subdivision at the same time, of-ten lasting bonds of friendship and neighborliness are formed right

away. Nobody is the “new kid on the

block,” and many home builders host community block parties in new developments to help owners meet and connect.

Popular amenities like pools, walking trails and courts for tennis and basketball offer additional op-portunities for interaction among neighbors of all ages. Often new communities are comprised of home owners in the same stage of life, such as young families or ac-tive retirees, so neighbors can get to know each other through carpools, PTA meetings, tennis matches or golf games.

EntertainingThrowing a party in an older

home can be a challenge because smaller, distinct rooms make it diffi-cult to entertain guests in one large space. Builders are responding to today’s homebuyer preferences with layouts featuring more open spaces and rooms that flow into each other more easily, like the popular great room.

While you are in the kitchen pre-paring dinner, you can still interact with guests enjoying conversation in the family room without feeling closed off. The feeling of spacious-ness in today’s new-home layouts often is enhanced the higher ceilings and additional windows that bring-ing in more light than you would find in an older home.

A Clean SlateFor some buyers, parking the car

in a sparkling-clean garage or being the first to cook a dinner in a brand-new kitchen is part of the appeal of new construction.

In addition, you won’t have to spend time stripping dated wallpaper or repainting to suit your own sense of style. You can create your own home décor from the get-go!

The advantages of being the first owner of a home extend to the outdoors. Instead of inheriting in-conveniently or precariously placed trees, or having to tear up overgrown shrubs, you can design and plant the lawn and garden you want.

Outlets, Outlets Everywhere!Homes built in the 1960’s and

earlier were wired much differently than houses today. Builders had no way of anticipating the invention of high-definition televisions, DVRs and computers that we enjoy today—and the very different electrical require-ments they would introduce.

New homes can accommodate advanced technologies like struc-tured wiring, security systems and sophisticated lighting plans, and can be tailored to meet the individual home owner’s needs.

Anyone who has ever lived in an older home can also attest to the fact that there are never enough outlets, inside or out! New-home builders plan for the increased number and type of electronics and appliances used by today’s families, so you can safely operate a wine cooler, Christ-mas lights or your computer.

For more information on the benefits of a new home, contact your local Home Builders Association at Lake Region Builders Association or visit the National Association of Home Builders online at www.nahb.org/forconsumers.

8. Check and repair any dam-aged screens.

9. Adjust thermostat for season change.

10. Observe humidity levels and adjust the setting on the humidis-tat or air exchanger controller as needed to eliminate condensation or frost on windows

To survive, we breathe in oxygen and then exhale carbon dioxide and water vapor. In the same way, your house needs to breathe to provide you with a healthy home. Your house needs to bring in fresh air for its oc-cupants. It needs to exhaust water vapor generated by occupant activi-ties. When you open your windows, outside air can enter you house.

Kitchen and bathroom exhaust fans exhale water vapor and stale air from your house during periods of high moisture producing activities. If your house has an air exchanger, e.g. a heat recovery ventilator (HRV) or continuous fan, this also helps your house to breathe. The HRV inhales fresh outside air and exhales stale house air.

Financing Your First HomeBuying your first house can be very

exciting. But financing your home pur-chase can be a daunting experience.

In both cases, do your research and shop carefully to ensure you find exact-ly what you want and need.

Deciding how much to spend on your home and which type of mortgage will work best for you – as well as under-standing the settlement process – can be confusing. However, there are many sources that can help you get prepared well before you step foot into a sales of-fice, model home or open house.

• Get familiar with the lingo. Visit www.nahb.org/forconsumers for mort-gage basics, a home buyer’s dictionary and information on financing, insuring and settling on your new home.

• Figure out what you can actually afford to pay on a monthly basis. When determining the monthly payment you can afford, remember that, in addition to the monthly principal and interest, you will also be paying into escrows for property taxes, hazard insurance and possibly a homeowners or condo-minium association assessment. You have more knowledge about your living expenses than a lender.

Hold firm with that number and don’t be tempted to agree to an amount higher than what you are comfortable spending.

Mortgage calculators are a great way to figure out what your monthly payments would be based on interest rates and down payment amounts. Cal-culators can be found on most real-es-tate-focused Web sites, including nahb.org.

• Pay down your debts. Debt that you carry on your credit cards will lim-it what you qualify for from a lender. Lenders want to see a total debt service ratio that is less than 40 percent of your

monthly income. • Attend a first-time home buying

seminar or talk to a credit counselor who does not work for a lender. You can research your options without be-ing influenced by someone who has a financial interest in the home or loan you choose.

The U.S. Department of Housing and Urban Development (HUD) offers free housing counseling and seminars; visit www.hud.gov for more informa-tion.

• HUD also has a handy booklet on its site called “Buying Your Home: Settlement Costs and Helpful Informa-tion.”

It describes the home buying and settlement process and explains most of the expenses you will encounter. It is free and most lenders are required to provide their loan applicants with a copy of this document under the Real Estate Settlement Procedures Act (RE-SPA).

However, you will be able to shop

more wisely for settlement services if you have read the pamphlet before you visit a lender.

• When you have done your re-search and are ready to move on to the next step, visit a lender, understand the loan choices that would be available to you, and, once you’ve determined the most suitable loan, get pre-approved for that loan.

Since you will already know how much money you can borrow, you will know what price range you should be looking at and can move quickly if you

are bidding on a house that has several interested buyers.

A lender’s pre-approval would still be subject to a final verification of your credit and a satisfactory appraisal, but it’s a big step toward becoming a hom-eowner.

Once you have figured out the best way to finance your new home, get out there and go find it!
