This 15-story urban residential proposal draws inspiration from the rigid grid composition of its neighbor’s while breaking down the pattern to reflect the ever-changing nature of the residents within. Key design elements of the adjacent Sharp Building where borrowed and applied in an abstracted modern way. For example, the traditional carved stone spandrels are applied as recessed textural panel sections around the windows. The building composition considers the strong Base, Middle, Top configuration of its neighbor’s, maintaining continuity along the full block. A large glazed storefront at the base reveals the active environments within. Resident Lounges, Fitness rooms, Coffee Bar and Lobby all face “N” Street and 14th Street, further activating City investments in the pedestrian experience as well as the protected bike lane. The building provides a 3-story private parking structure for tenants while taking advantage on top of the parking to providing exterior amenities space facing south. The building is comprised of a post-tension concrete super structure providing superb performance, longevity and flexibility. Exterior cladding on the North (N Street) & East (14th Street) facades are made up of unitized architectural precast allowing for great flexibility within the design, durability, and speed of construction. The secondary facades facing the alley and internal exterior deck will be clad in unitized EFIS panels. Large glass storefronts and precast concrete columns makeup the street level. The proposed development is in keeping with the guiding principles of Mixed-Use Redevelopment from the 2040 Comprehensive Plan in the urban core and the 2018 Lincoln Downtown Master Plan adheres to the following: Targeting underdeveloped property and more efficiently utilize existing infrastructure. Provides a wider range of housing options for young professionals and empty nesters in an increasingly diverse population. Increases Downtown residential density to drive improvements to restaurants and retail to create a more vibrant downtown. The project focuses on the core of downtown.
