the builDingcolmore plaza has unrivalled presence in the cityscape. the materials and techniques used are entirely contemporary in their nature. care has been taken to ensure the building sits comfortably within, as well as enhancing the existing streetscape to create new vistas within this important business district.
colmore plaza incorporates new public space that will be extended and enhanced as adjacent sites are re-modelled. the new public realm includes areas of hard landscaping complemented by modern planting, seating and lighting and further enhanced by modern works of art. this area provides a new link from colmore circus to printing house street.
the impact of the building and its operation on the environment has been significantly mitigated by design and construction to achieve full compliance with building reg. part l2a 2006, and the reduction of carbon emissions prescribed therein. this has been achieved by significant enhancements to the performance and air-tightness of the building envelope, the installation of highly efficient heating and cooling systems; and the provision of an office luminaire system with daylight control.

access control systems utilise proximity readers and are installed at all vehicular and pedestrian entry and exit points.

the design intent for the general office space is to achieve a noise criteria of nr 38.
breeam rating
the building has been certified as achieving a rating of “excellent” in accordance with breeam 2006.
builDing fabric
the external elevations comprise top quality and highly efficient curtain walling, designed as a unitized system. this features a bold off centre proscenium arch created in ceramic panels to break external symmetry framing feature horizontal fins/brisesoleil to denote the entrance zone and landmark the building from near and far. the ground and mezzanine floors are set back from the rest of the elevations on colmore circus, steel house lane and the new public square to create a well lit loggia. the curtain walling is double glazed with dual seal construction the outer pane being solar control glass.
builDing management system
a fully automated intelligent building management system is provided to switch, control and monitor the building’s environmental services and associated standbys and back-ups. the system is routed to a front end pc located in the building management suite. provision is afforded for the building managers to cater for individual tenants in terms of timed temperature, fresh air, and lighting control; in parallel with fully monitoring the status and performance of all m&e plant and essential services.
cctv
a cctv system is provided to meet requirements of bs en 50132 part 7 and nacoss codes of practice nacp 20. this is expandable and is capable of on-site and off-site management, and is additionally designed to link directly and operate with birmingham’s citywatch cctv programme.

entrance
the main public entrance situated off colmore circus incorporates a powered revolving door with disabled access pass doors to either side.
entrance foyer is 2 storeys tall over the majority of the space. the floor is finished in chinese polished kashmir granite with a full height walnut wall behind the desk.
there is a banner plasma with bespoke streaming media, an elegant mezzanine connecting bridge in glass and steel. programmable leD feature lighting is to be provided to the entrance area.
the fully functional, modern, welcoming and DD a compliant reception desk has been invested with an elegant mixture of back-lit white glass, feature glass, polished marron imperial natural marble, warm leather, and variable leD illumination.
eXternal lighting
a first for birmingham - a fully programmable leD lighting system is installed to the outside of the building to highlight and enhance the building’s long distance views and its local environs at night, with focus being on a variable colour skyline halo/crown at roof level, and a variety of effects to both proscenium arches. in addition the loggia and surrounding public realm are interestingly illuminated to make the locale welcoming and safe day and night.
fire Detection alarm system
a fully analogue addressable fire detection system, mains powered, with battery back up, complying with bs 5839 part1, type l2, is provided throughout the building with automatic detection in all areas to meet the requirements of all appropriate authorities.
floor loaDing
the following imposed structural loading allowances have been used:
• floors - 4.0 kn/sq m plus an allowance of 1.0kn/sq m for partitions
• 5% of floor area will have an enhanced loading of 7.5 kn/sq m
knock out panels are provided to facilitate additional tenant risers.

future tenant facilities
water and drainage connections are provided in two locations at each floor level to facilitate tenants’ tea stations. the spatial riser capacity to allow one major cooking facility/dining facility on any one floor, with the possibility of one secondary cooking/dining installation on an alternative floor.
builders work ducts or floor slab knock-out panels are provided to accommodate the future risers. there is spatial provision for additional future generator flues.
lifts
the bank of eight 17 person lifts form part of the central core. operated on a Destination control system and linked to security turnstiles in the entrance. a goods lift, servicing all office floors is provided, and is accessible from the loading bay.
lighting installation Design
light fittings are generally low brightness, energy efficient. latest technology, high frequency ballast light fittings complete with t5 lamps and multiway control is used to all office areas with the installation design on the basis of cibse lg7 to provide a high quality environment achieving enhanced comfort levels, utilising wall washing where available. the facility for local control is available to be provided for personal control by occupants.

new incoming gas service with 400 kwh spare capacity for future tenant use. new incoming 50mm mains water service and associated cold water storage, boosted distribution service and local electric domestic hot water services.

tenant allowance for good quality contract grade carpet and provision of floor boxes / grommets.
partitioning
office services, though installed to an open plan configuration, are designed to suit and reflect a planning grid of 1.5 metres, and be set out as far as is practicable to maximise space planning flexibility and an optimum degree of cellular occupancy.
raiseD floor
the building has a 150 mm raised floor zone (including panel) to all general office floors with the exception of the ground floor which has a zone of 150 mm.
the rising distribution busbar system is carried out using low impedance busbar with the appropriate rating.
staircases
the staircase balustrading and handrails are stainless steel with walnut skirting and broadloom carpet. they are fully decorated to facilitate circulation by tenants.
stanD by power generation
space is provided and allowance made for future adaptation within the tenant storage space. the basement tenants’ storage or parking spaces can be utilised to facilitate the installation of standby power generation for major occupiers subject to the customary practicalities.
tenant power supply & Distribution
power & lighting supplies for all areas are provided and metered at low voltage from the landlord’s supply network on each floor.
Designed load is 25w/sq m with 1 circuit every 85 sq m and with 25% spare capacity.
wall finishes
fully skimmed dry-lined, matt emulsioned decorated walls are provided throughout. walnut skirtings are provided to the office areas and staircases.
wc & shower facilities
wc cubicle divisions are full height painted plasterboard with quality hardwood veneered full height frameless flush doors.
mirrors and white opaque glass panels adjacent to vanity units with grey laminate access panels below. full height satin walnut veneered cubicle doors and stop panels with stainless steel ironmongery. floors are high quality ceramic tiles with skirtings to match floor finish.
white vitreous china, under slung basins. chrome finished brass mono block mixer taps.
Disabled toilets are provided adjacent to the main toilet cores and each includes a well sized shower and changing facility for the use of all.
