LocationBelper is located in the Amber Valley district of
Derbyshire, approximately 8 miles to the north of
Derby, 19 miles to the north west of Nottingham and
48 miles north east of Birmingham. The site is
located adjacent to Bridge Street (A6), which
connects Belper with Derby to the south and
Matlock to the north. Junction 28 of the M1 is
approximately 10½ miles to the north east of Belper
and is accessed via the A38.
The site is located on the western side of Belper
within the immediate vicinity of the town centre and
retail facilities on Bridge Street. The site is bounded
to the east by mixed residential and commercial
uses, to the south by a large retail store and to the
west and north by employment sites of mixed uses.
Belper town centre contains a comprehensive range
of facilities and amenities, which are located within
walking distance of the site. The Ordnance Survey
plan shows our understanding of the site boundaries.
SiteThe site area extends to approximately 3.79 acres
(1.5 ha) gross, inclusive of an un-adopted private
estate road.
The site currently accommodates a number of
vacant and derelict industrial/factory units, which
were previously used for employment purposes and
manufacturing accommodation.
Services and AccessWe understand that mains water, drainage, gas and
electricity are connected to the site.
Prospective purchasers must satisfy themselves in
respect of the provision and capacity of all services
and drainage, either on or off site.
TenureThe site is to be sold freehold in its current condition

Conservation Area.
The Amber Valley Borough Local Plan which was
adopted in April 2006 currently identifies the site as
within a mixed use development area. None of the
buildings situated on the subject property are
statutory or locally listed.

planning enquiries should be directed in writing to
