Bay Tree House is an elegant Victorian villa sitting
in substantial landscaped gardens of approximately
1.65 acres, with character features and adaptable
accommodation which would suit a variety of
family lifestyles. The gardens are a sheer delight,
thoughtfully landscaped and with the added benefit
of a tennis court.
Stained glass doors lead into a tiled porch, then
through into the elegant hallway. To the right is the
snug/study, with sash windows and an ornate cast
iron fireplace.
To the other side of the hallway is the spacious
dining room with ornamental fireplace and a hatch
through to the kitchen. At the end of the hallway is
the charming drawing room with Minster fireplace
housing a woodburning stove and with plenty of
light from the sash windows and French doors with
a glorious aspect over the rear garden.
The farmhouse style kitchen/breakfast room is well
fitted, with a gas Rayburn and conventional cooker,
walk-in pantry with space for range cooker. There
is also a utility room and downstairs cloakroom.
Stairs lead down into the wine cellar, large enough
to be a games room. There is a side lobby which
gives access to the parking area.
Stairs from the hall lead to the first floor landing,
which splits at the top. There are 4/5 bedrooms,
with 2 forming a suite, along with a bathroom –
ideal for a dependent relative. The master bedroom
has a large ensuite bathroom and another of the
bedrooms has a dressing room or nursery off. Some
of the bedrooms have delightful aspects over the
gardens.

There is a gated entrance to the driveway, which leads to extensive parking and a double garage, which also has a games
room above with windows and Velux rooflights. There is a large vegetable and fruit garden plus greenhouses behind a high
stone wall. To the side there is a sheltered courtyard with original gardeners’ privy and a substantial storage shed. A double
glazed orangery and covered veranda both offer options to enjoy the garden in all weathers. Gravelled pathways lead you
around the garden, which has been landscaped with care and attention to detail. Mature trees include Beech, Acer and a
magnificent Monkey Puzzle. Extensive lawn and secluded area invite you to explore, and archway leads you to a further
area of lawned garden with mature trees. A thatched summerhouse is a charming feature, as is a treehouse which would
delight children of all ages. There is a hard tennis court and timber summerhouse to house garden chairs and games
equipment.
