PLANNING

After refusal in 2012, outline planning permission was granted at appeal in February 2013. The permission provides for the erection of up to 39 dwellings and associated works, including the formation of a vehicular access to the site (Ref: 12/00219/OUT).

A subsequent application was made in January 2014 (Ref: 14/00716/OUT) which successfully amended Condition 5 of the appeal consent, ensuring that footway provision from the development entrance to the existing network is not reliant on land outside the sale land or public highway.

LOCATION

The site is located on the southern edge of the Cotswold settlement of Tetbury, within the Cotswolds AONB - adjacent to existing residential development - and in walking distance of the town centre.

Tetbury, often referred to as the gateway to the Cotswolds, and once voted by Country Life magazine as the third most desirable town in the country, is a thriving historic Cotswold market town situated less than half an hour from both the M4 and M5 motorways and within easy reach of Cirencester, Cheltenham, Bath, Bristol and Swindon. There is good access to Kemble Railway Station with regular Intercity services to London Paddington (c.1hr 20 mins) and other regional commercial centres.

Tetbury is well known for its royal houses with HRH The Prince of Wales at Highgrove House only ¾ mile to the south west of the site, and Gatcombe Park the home of The Princess Royal close by. Tetbury boasts an exciting range of shops including specialist boutiques, city standard delicatessens, the Highgrove Shop, two supermarkets and many fine antique shops. The town has an excellent variety of hotels, restaurants, cafes and brasseries offering a mouth-watering range of cuisine.

There is an excellent range of schools in the area including Westonbirt Preparatory and Senior Schools (3 – 18 years). There is also Beaudesert Park at Minchinhampton together with highly rated state primary and secondary schools in and around Tetbury.

Nearby leisure attractions include Westonbirt Aboretum, Cotswold Water Park and the Abbey and Abbey House Gardens in Malmesbury.

DESCRIPTION

The site comprises approximately 1.74 hectares (4.3 acres) of greenfield agricultural land fronting onto, and accessed off, Bath Road. It is generally level and regular in shape, with dry stone wall boundaries to the northern and eastern boundaries. It abuts existing residential development to the northern and western boundaries. To the south it overlooks open countryside towards Highgrove House.
