    ThePirriesandAndrewsfamilieshavefarmedthelandintheareasincethemid-19thCentury,beginningwithAgnesPirrieandherhusbandJohnMillerwhoownedComberdistillery.ThelandwasthenpassedontoAgnes’nieceElizawhowasmarriedtoThomasAndrewsofArdara.Eliza’sbrotherWilliamJamesPirriewasChairmanofHarlandandWolff,becomingViscountPirriein1906.

    ROOF CONSTRUCTION

    Interlocking flat concrete tiles fixed to 38 x 19mm s.w. treated battens, overreinforced Tyvek underlay membrane to BS 5534, over timber roof trussesfixed to 100 x 50 treated wallplates. Wallplates strapped to inner wall skinwith galv. ms straps at 1500mm ctrs.

    For configuration of roof trusses refer to specialists drawings &specifications, wind bracing etc will be added when layout has beenreceived and approved

    Truss layout to be forwarded to building control 14 days prior toerection.Trussed rafters to be designed and braced in accoradance withBS 5268 part 3: 2006.

    SOLID GROUND FLOOR

    150mm min. insitu floated concrete slab to structural engineers details,over Continuous BBA 1200 gauge DPM on 25mm min. sand blinding overhardcore laid in compacted 225mm layers, total depth not exceeding600mm. Membrane to bridge all cavities & wall constructions. All corners &joints to be carefully lapped & sealed using butyl tape. Provide dpc toouter leaf at min. 150mm above ground level.

    EXTERNAL WALL CONSTRUCTION

    Outer Leaf 15mm finely textured render applied in 2 coats withStainless Steel corner beads and bell casts where required, paintedwith 3 coats masonry paint, on 100mm thick medium density blockwork (min.1100kg/m³).

    Cavity - 100mm cavity

    Inner Leaf - Inner leaf to be constructed from 100mm thick highdensity block work (min.1990kg/m³).

    Walls to rendered internally with 15mm thick render applied in 2layers, with SS corner beads where required, leaving walls ready fordecoration.

    Inner and outer leafs of cavity walls shall be tied together with thickplate stainless steel wall ties spaced at intervals of not more than 750mm horizontally and 450 mm vertically and staggered.

    Near the sides of openings wall ties shall be inserted, one for each225 mm of opening height.

    All wall ties shall comply with BS EN 845-1 2003 and DD 140-2 1987 for100mm cavity and shall be vertical twist type stainless steel - ST1 typeWall tie by Ancon.

    Cavity Closers - 12.5 mm calcium silicate board, Multi Pro or otherequal & approved, to seal top of cavity, at eaves, between bothleaves.

    Reveals - All window & door jambs to be insulated with 25mm thickKingspan Thermawall TW50 insulation, with 125mm wide Hyload DPCbetween insulation and outer leaf block.

    All cills to be precast concrete 2 course deep with stooled ends, enveloped in dpcwith 25mm rigid polystyrene insulation behind. Prestressed reinforced concretelintels.

    ROOF CONSTRUCTION

    Interlocking flat concrete tiles fixed to 38 x 19mm s.w. treated battens, overreinforced Tyvek underlay membrane to BS 5534, over timber roof trusses fixed to100 x 50 treated wallplates. Wallplates strapped to inner wall skin with galv. msstraps at 1500mm ctrs.

    For configuration of roof trusses refer to specialists drawings & specifications, windbracing etc will be added when layout has been received and approved

    Truss layout to be forwarded to building control 14 days prior to erection.Trussedrafters to be designed and braced in accoradance with BS 5268 part 3: 2006.

    SOLID GROUND FLOOR

    150mm insitu floated & sealed concrete slab, over Continuous BBA 1200 gaugeradon / damp proof membrane on 25mm min. sand blinding over hardcore laid incompacted 225mm layers, total depth not exceeding 600mm. Membrane tobridge all cavities & wall constructions. All corners & joints to be carefully lapped &sealed using radon proof butyl tape. Provide dpc to outer leaf at min. 150mmabove ground level.

    Radon floor membrane to be suitably sealed at service pipe penetrations, withproprietary radon proof sleeves and D.P.C. with suitable slip joint detail.

    Cavity - 100mm cavity

    Inner Leaf - Inner leaf to be constructed from 100mm thick high density blockwork (min.1990kg/m³).

    Walls to rendered internally with 15mm thick render applied in 2 layers, withSS corner beads where required, leaving walls ready for decoration.

    Inner and outer leafs of cavity walls shall be tied together with thick platestainless steel wall ties spaced at intervals of not more than 750 mmhorizontally and 450 mm vertically and staggered.

    Near the sides of openings wall ties shall be inserted, one for each 225 mm ofopening height.

    All wall ties shall comply with BS EN 845-1 2003 and DD 140-2 1987 for 100mmcavity and shall be vertical twist type stainless steel - ST1 type Wall tie byAncon.

    Cavity Closers - 12.5 mm calcium silicate board, Multi Pro or other equal &approved, to seal top of cavity, at eaves, between both leaves.

    Reveals - All window & door jambs to be insulated with 25mm thick KingspanThermawall TW50 insulation, with 125mm wide Hyload DPC betweeninsulation and outer leaf block.
