tanks and wetbacks for hot water.

WHY BUILD WITH WOOD? There are many advantages of a timber
building. Wood is:
1. Durable • Wood treated with the appropriate level of
preservative, and properly maintained, can last in service for a
hundred years. • There are no corrosion issues with wood • Wood
also acts as a humidity regulator, absorbing moisture when humid
and desorbing moisture when the air is dry.
6. Environmentally superior • Steel framing uses 10 times more
energy than timber • Wood is natural, renewable, sustainable and
carbon neutral. • Wood is the ultimate renewable building material
when it is produced from sustainable forests. As trees are cut
down, more are planted.
7. An energy saving material • A timber framed home is likely to
require less energy for heating - a warmer environment at a lower
cost.
3. Fast and flexible to use • Timber provides for flexibility of
design, and allows modifications and tweaks to layout during the
construction process. Factory pre-fabricated and pre-cut steel
frames do not. •Wood is easier and more accommodating to build with
than other building alternatives - it can be cut, nailed, drilled
and bolted with ease lessening the need for specialist
equipment.
4. Safer in earthquakes • Wood absorbs energy making it especially
ideal in earthquake prone areas.
2. Fire resistant • When exposed to fire, wood retains its strength
longer than steel • The insulating properties of timber provide
built-in fire resistance. Large timber members burn slowly, and
form char on the surface. The un-burnt timber retains some strength
and stability during a fire. • Wood handles extreme weather
conditions better than other materials.
5. Warmer • Wood has been shown to be 400 times better than steel
in keeping heat in and cold out. • Research has shown that
throughout the South Island, a steel framed home with polystyrene
or plywood thermal break will not meet the minimum building code
requirements for insulation performance, and additional insulation
will be required, increasing costs and build time. Timber framed
homes will exceed building code requirements anywhere in New
Zealand without the need for an additional thermal break.

Four years ago, Remuera businessman Denvers Devereux bought two
heactares of rundown Matakana farmland and began the process of
regeneration to create both
a productive nusery, and the new headquarters for hs Matakana
Botanicals (formerly Les Floralies) bath
and bodycare company. Danvers spoke about the transformation to an
eco haven.

The company formerly known as Les Floralies specialises in products
under a variety of labels made in New Zealand.
It started in 1986 as a home basement business creating pot pourri
out of a bath tub and has evolved into the country’s most
established premium ‘bath and body’ company.
Its range occupies prime retail real estate in upmarket stores in
Singapore, Malaysia, Hong Kong, Japan, Australia and the United
Arab Emirates. The company also supplies Emirates Airlines First
Class, and a number of world class hotels, with their unique
‘Sleep’ and ‘Focus’ sniff boxes.
The one annoying blip in a brand story that otherwise oozes
goodness and luxury was the concrete head office and distribution
centre in industrial South Auckland. With everything else so
natural and pure it seemed slightly out of step. Until the move was
made to Matakana.
Danvers Devereux is the son of company founder Colyn Devereux-Kay.
He has transformed what was an overgrown junk yard full of old
wrecks and general rubbish into a showcase for some of New
Zealand’s finest natural products.
He spent months working out the sort of environment he wanted to
develop as his own home and also the ‘home’ for Matakana
Botanicals. The rustic quality of
board and batten was a must and for that he says it was natural to
choose Customkit.
“New Zealand offers the ideal environment to create our products
and to source premium natural ingredients from specialised growers.
This in turn is reflected in the quality of the products we produce
utilising macadamia oil, extra virgin olive oil, wild harvested
organic manuka honey and oil and lavender. Much is sourced locally
in Matakana plus further afield in Great Barrier Island.
“It was important to me that we had open, airy and natural spaces
that did justice to our brand and suppliers. Given their product is
naturally-grown and made out of a renewable resource, Customkit
became an important part of the project.”

AND CLASS WITH A DISTINCT LOCAL TWIST.

The buildings are 90% energy efficient and the objective was to
create as many aspects and functions as possible that were
sustainable. Everything had to fit with the natural theme, even the
loo, an environmentally-friendly septic tank system created by
Biolytix using nature (in, the form of worms) to break down
waste.
“When you’re ‘walking to the talk’ of protecting the planet it’s
important to go that extra distance to achieve great results,” says
Danvers.
Over the past three years Danvers has worked with Matakana builder
Gus McKergow and members of the Customkit crew to develop a series
of buildings dotted around the 1.82 hectare landscape. It includes
the main office, a warehouse, shop and cafe, a distillery and
candle manufacturing area, and a combination implement shed and
honey house. There is even a special place for the original pot
pourri bath tub where the whole story started.
Gus says he particularly likes working with clients who choose the
Customkit route. “They are interesting, hands-on people, who want
to have their say in the creation of their environment. That’s more
interesting for me and my team. It means we’re creating places with
a great deal of imagination, individuality, style and flair.”

Danvers reckons he struck it lucky with Customkit/Ecospan which
specializes in board and batten barns with a unique timber portal
system. The portals are made from laminated veneer lumber (LVL)
connected with nailed plywood gussets onto the LVL component. The
way LVL is used here means it doesn’t have to be treated as the
fully exposed portals can be seen and monitored.
However, the ply-board walls are regarded as structural and
building regulations forbade staining the outside in favour of
paint. He chose an elegant coat of black – Resene ‘All Black’, to
be exact – iconic, sporty and staunch – and discovered Resene
CoolColour technology.
This innovation means the surface heat will build up more slowly
and to

a significantly lower level than a “not so cool” traditional
colour. Danvers’ four barns were built using pine from regenerating
forests, positioned in such a way as to allow natural light to
enter and heat the space in winter.
More than 90 percent of the light bulbs are either LED or energy
efficient and skylights help light the space even in gloomy
weather. The building also has windows, bi-fold doors and louvres
which open to create airflow for coolness, bypassing
energy-guzzling air-conditioning units.
The cupboard doors to the computer system’s server generator are
left open at night to let out the day’s accumulated warm air to
heat the office. Wool insulation also helps maintain warmth without
using excess power.

Retired surgeon John Edwards and his wife Margaret (an olive oil
expert and New Zealand’s only international olive oil judge) own
and operate The Waiheke Olive Oil Company that produces Matiatia
Grove olive oil on Waiheke Island.
As the venture expanded John applied his clinical precision to look
potential building partners that would add value to the ambiance
and functionality of their venture.
“When we were looking to build a barn the instant appeal was the
fact Customkit’s were wooden structures. On Waiheke Island people
are very sensitive to the environment and what structures ‘fit in’
on the landscape.
Another benefit was the sound absorption from wood, the processing
plant and other machinery involved in olive oil making is a noisy
affair.”
The ability to use laminated wooden beams to gain height in the
barn was another plus. But the winning feature was getting a great
report on the product from local builder Tony Page who also
happened to build a Customkit barn.
“Once we made the decision Customkit worked in very closely with
Tony Page to design what we needed. Along the way the flexibility
to make changes to the structure was also a real benefit.”
Customkit barns are also used to best advantage by another down-to-
earth business in Central Otago, the most southern grape-growing
region in the world.
Remarkable Wines are made exclusively from single vineyards located
in Gibbston Valley and Bannockburn, Central Otago’s premium grape-
growing regions. It was the intention of winemaker and owner
Richard Guthrey to develop an organic and boutique operation that
would be best in class.

“I embarked on this project about six years ago after buying the
vineyard. The type of building I was looking for had to be
multi-purpose and also be at home in our special part of the world.
I started looking and went to one or two trade shows, and Fieldays
in Hamilton, to look at a number of barns.”
Despite his searches nothing really appealed until he started doing
another web search and came across Customkit. It was a case of love
at first sight, especially the classic barn designs on offer and
the fact the material used was timber.
“What also appealed is the wide-span that could be used to create
spaces in any way one desired. I felt it met the environmental
criteria I was looking for as well as the practical side of things.
I also liked the fact you could have as much personal input in the
design as you wanted.”
The design flexibility suited Richard’s palette. “You go through
the process of looking at designs and often don’t really know what
you want. It’s only when you start living or working in the area
you find things out so the ability to put the exterior up and then
think about how the interior might work is a real bonus.
The ultimate finished look is very rustic and eclectic but at the
same time very functional.”
It’s also Customkit at Cromwell’s RiverRock Estate, a
three-and-a-half acre boutique bed and breakfast, with a vineyard
and winery growing pinot gris, sauvignon blanc, pinot noir and a
variety of table grapes.
Like the others, owner Graeme McDowell found the benefits of

Barn ParkWhen it came to providing space to house a collection of
vintage German automobiles, a high-end wooden barn
got the green light.

Gollum had ‘his precious’ in the form of a ring and there is no
question that a stable of classic Volkswagens and Porsches would
fall into the same category.
Anything authentically connected to the heritage and values of
these world-leading brands, including a carefully created parking
area, would have to have precision and attention to detail high on

Ferdinand Porsche has made his mark on the prestige automobile
world, not just those bearing his name but other world-beating
brands too. In the early 1920s he oversaw the development of the
Mercedes compressor. In 1931 he founded his own business, the
Porsche Car Company, and set about designing a series of vehicles
bearing his name and the popular VW marque.
Many around the world share the passion including this New
Zealand-based collector who developed a love affair for the
Teutonic-inspired technology. His collection includes classic
Porsches, VW Beetles, and the OE vehicle of choice, the VW
Kombi.
As well as being an avid procurer of these timeless brands, his
ability to faithfully restore a whole range of German automobiles
is part of the ‘mix’, winning awards built on authenticity and a
clear understanding of the culture and traditions behind each
model.
His lifelong dream, to create a building that would both protect
his investment and create an environment for enjoying his
collection and the finer things in life, has now been
fulfilled.

A Customkit barn with high ceilings, sound- proofing and
temperature control capabilities was the starting point. The
burnished concrete floors sparkle under the reflection of the
industrial-style lighting. Overall the interior look is reminiscent
of the German Bauhaus design style, one where art and creativity
have a direct relationship with technology and peoples’ living
requirements.
The black painted cedar beams and ply walls and ceilings make for a
dramatic backdrop that is both rugged and refined. Clean lines and

PRESIDENT RONALD REAGAN is credited with the quote: “The best thing
for the inside of a man is to be on the outside of the horse.”
Perhaps the next best ‘thing’ is to create the ultimate working
environment to house a successful trotting business.
In the lush fields of South Auckland’s Waiau Pa is one particular
operation that has a track record of success and winning ways. The
Alta Dream Lodge is well named—producing racing bloodlines carrying
the Alta breeding brand that then deliver dreams on race day.
The operation is built around the favourable foundations, and
characteristics, of mares with the right gait, speed, pedigree,
temperament and performance.
These are then matched with stallions capable of siring offspring
that will ensure success season after season.

The outside is 1.2 mm bandsawn plywood cladding with timber battens
on timber framed walls.

it’s humansmaking the move in droves to live in barns
with all the creature comforts of home.

Barns are now the residence of choice for a growing number of
people who love the combination of rustic living and oodles of
space. People also like the sense of tradition and history in the
places they now call home.
That was the case for builder Robin Verhoef. Many people dream of
having their own slice of ‘Americana’ to work with and live in, and
helping him create his wide open space was a job for
Customkit.
“Having been a builder for many years, I know a good product and
design when I see it. The engineering and design is structurally
solid which was a priority to me in an industry where standards can
be compromised which then can have an impact on the end
result.
“My brief to Customkit was to achieve a quality workshop, barn and
storage facility with the addition of a subsidiary dwelling at the
rear including the mezzanine area. The Customkit system provided
the design fl exibility that enabled us to develop the project as
we wanted. The advice provided was practical and always solution-
focused.”

Another wanting the best of all worlds was Warwick Bremner. It took
him 15 years to achieve his dream and get planning permission
although he wasn’t waiting for consent from the local council, but
rather from his wife.
The barn and accommodation also collection. Two of these have been
handed down to me and it was my responsibility to develop a home
for them that would keep the vintage cars in prime condition. Once
I found out about Customkit I was convinced they were the people to

Warwick built the barn himself, working closely with Customkit to
resolve any issues that came up during the build.

Anselmi says the house/barn combination is catching on among people
who want the flexibility of storing their belongings and also
housing themselves.
“Often this is an ideal solution for getting people started on a
lifestyle block before they move on to build their main house. For
others this turns out to be just what had the main ‘job’ of housing
some very precious treasures that needed secure storage.
“I shopped around to fi nd a system that would offer protection to
some vintage cars that originally came from my father’s they want
in a home... one that is easy to maintain and also keep

THE ULTIMATE TOY BOX
I waited 15 years for planning permission to build my shed. It
wasn’t council consent that I was waiting for but consent from my
wife!
With very rare and precious treasures needing to be stored
undercover it was important for me to build a shed that would offer
the protection vehicles of this distinction deserved. I have two of
Dad’s prized possessions that have now been handed down to
me.
I built the shed myself--I know enough about building to get into
trouble but the materials and instructions from Customkit made it
easy. Any issues were quickly resolved and Customkit was great to
work with.
The hardest part was the portals and beams due to bad weather and
howling gails. However the weather didn’t stop me and I managed to
get the building closed in within 6 weeks, with a few weeks on the
job by myself. If the weather had been kinder the whole job would
have been much quicker.

There are several styles of barns with accommodation. One style is
a building where the barn portion shares a wall with the house
portion. Sometimes the house portion will extend into part of the
loft on the second storey of the barn portion.
Another style features the barn as the lower portion of the
building and the house as the second floor.
Barn-style homes have become a lifestyle favourite but the actual
creation of a barn and a home under one roof is finding favour with
a growing number of New Zealanders, primarily because it allows
one’s ‘world’ to be in just one place. It also means that the
building budget can be stretched further without having to consider
separate structures. The solution also provides a place to live
while the main house, or dwelling, takes shape.
MAN CAVE HEAVEN
All of these were criteria for Robin Tennent when deciding on how
to approach the creation of his lifestyle property in the West
Auckland suburb of Riverhead.
He always had plans to build a garage/ barn that would be the
initial ‘base camp’ as the main house was being built, with the
prospect that it would
evolve into the ultimate ‘man cave’ when the more formal dwelling
was finished.
Initially it had to be a civilised place to live for his wife and
one son who was still living at home. It also had to have enough
room for storing two house lots of furniture, plus enough space to
allow for ‘toys’ to be housed.
“We clearly didn’t want to be paying rent for the duration of the
main house build which was going to be a substantial period of
time. It made great sense to put money into an asset that would be
useable from the outset.”
Robin had trawled the Internet looking at particular solutions and
kept coming back to Customkit as a company offering a stylish and
well-built solution.
“There were a variety of design options that allowed us to work out
what layout we wanted. First and foremost we needed an excellent
garage and storage option. There also had to be sufficient room for
my hoist that I use in my hobby of ‘mechanical tinkering’.”
“We also wanted an accommodation solution that could be kept clean,
tidy and toasty warm during the winter months.”
AMERICAN STYLE
The structure is a variation on an American barn-style building. It
is two storeys, custom designed with a 25 degree roof pitch with
the future ‘man cave’ on the ground and the living areas upstairs.
There is a commercial standard 4.2m roller door into the workshop.
The vertical corrugate cladding is done in Colorsteel
Ironsand.
Robin says there is a real advantage to living on the land as the
main house is being built particularly in terms of the ‘flow’ of
the property and taking time to make decisions without being
rushed.
“The building is also able to be future- proofed and can be changed
depending on plans. We may rent it out at a later stage or even
have as accommodation for family. There are no plans to have farm
animals inside other than another area on the land for family dogs
and cats to relax and enjoy.”
He says dealing with Customkit from the get-go has been splendid.
“They’re professional, able to resolve any matters quickly and
overall a quality, excellent organisation to work with in every
regard. They really understand barns and have a history of creating
some marvellous structures.”

Interactivity is a key element of the precinct, which has features
such as giant gumboot play structures and a secret ‘blow hole’ that
blasts unsuspecting visitors with water. Visitors begin by crossing
into Penguin Point, a representation of our coastal landscape
featuring recycled wharf timbers, boat houses and rocky landscaping
with native planting that is home to the Little Blue Penguin.
Then it is on to Pohutukawa Farm, which celebrates our history of
agriculture and what farming means today. There are community
vegetable gardens, bees, kune kune pigs, sheep and eels as well as
play activities.
The cornerstone of Pohutukawa Farm is the barn, which was supplied
by Pukekohe-based Customkit Buildings. Brought into the
‘neighbourhood’ by Isthmus, Customkit Building’s natural abilities
helped make the centrepiece building feel right at home in the
overall environment. Isthmus principal landscape architect Dan
Males says Customkit Buildings’ style was perfect in creating a
domain where visitors could spend time learning more about the each
individual species. “Their barn

is the focus for a key interactive area called the Pohutukawa
Farm,” he says “The Zoo was keen to have a timberframed building
that matched a rural/farm aesthetic reminiscent of what you may
find in the Wairarapa for example,” says Dan of the bright red barn
that has a classic ColorSteel® corrugate roof in ‘Ironsand’.
Dan says, “The result is understated; the building is nestled into
the landscape, creating an environment that doesn’t feel as if it’s
imposed upon the land - rather part of it.”
Customkit Buildings’ managing director Michael Anselmi says he’s
proud to be part of any project that showcases the best of New
Zealand and that also helps educate people about their
environment.

innovative and inspiring natural experience,” says Michael.

Michael adds, “In some ways this is another ‘feather’ in our
environmental protection ‘cap’ that complements our support of the
Wingspan Bird of Prey Centre in Rotorua. Anything that helps New
Zealanders appreciate the landscape, and lifestyle, that we have is
important.”
As visitors leave the farm, they enter a native bush zone with an
interactive conservation display. The precinct culminates in a kea
enclosure that has a path winding through alpine rocks, and then
links through to the area outside the zoo’s tiger enclosure.
Dan Males says while redeveloping the area, they also tried to
retain as much of the existing vegetation and infrastructure as
possible.
He says, “The precinct is built within a sheltered valley within
the zoo grounds that was once home to a number of aviaries and the
old nocturnal house. The Pohutukawa Barn, and wider path network/
animal enclosures, are all positioned to provide maximum retention
of existing vegetation and accessible paths for visitors. The
solution fulfils the desire for the area to feel remote and part of
the wider town belt landscape.”
Hawkins Infrastructure project manager Gordon Williamson says the
job posed a variety of challenges.
“The requirement for numerous types of engineering techniques made
it an interesting project for the Hawkins Infrastructure project
team to deliver. Works included reinforced concrete beams and
slabs, sprayed concrete, coloured concrete, grit blasting, piling,
falsework design and installation of cable stay bridge
construction, foul and surface water drainage, timber frame and
truss construction, cladding, plumbing installation, electrical
installation, coatings and structural steel erection.”
Gordon says the creation of the precinct was a transformational
project for the zoo, finalising a 10-year journey culminating in
the creation of the interactive environment.
“As part of this highly collaborative journey and having worked on
a number of previous projects at Wellington Zoo, Hawkins has
developed a strong relationship with the zoo,” he says. “We’re
proud of what has been achieved together for the greater benefit
and enjoyment of the wider Wellington community.

THE CLASSIC TOUCH OF NATURAL WOOD
We have a passion for classic cars so it was important to build a
shed that was warm and not noisy— which is why we chose to build
with wood.
We visited a Customkit Shed in Pukekohe before we built, on a windy
miserable day, and it was warm and quite inside.
The owner had installed under floor heating pipes, but had not
needed to use them.
We are now working with Customkit to build a 3 bedroom 2 storey

THE PERFECT NO STRESS BUILD FOR RETIRED KARAKA FARMER
We decided to go with a Customkit wooden board-and-batten style
barn because we found them attractive and, with it in view of the
house and garden, we could choose the stain and roof and trim
colours to complement the house. Our barn took just over two months
for Customkit builders to erect and the consents were all taken
care of by the company, making it a no stress build.
Our barn houses small machinery, a chemical lock-up and tools, the
sleepout area comprises two bedrooms a bathroom, office and hobby
room. A lean-to off holds 250 square hay bales.
The Barn House has worked perfectly for us, the sleep out isn’t
used often but we have three married kids with children living
overseas and is great to have as an option for when they visit. And
