The Berkshire Hathaway HomeServicesSignage Program and You

As a part of your transition to Berkshire Hathaway HomeServices, all of the signs that represent your company will need to be changed. HSF Affiliates has developed a Signage Brand Guidelines program that presents the new sign designs and specifications. We have also engaged two national sign companies who know our program and are poised to help with your conversion.

The national sign companies’ resources are available to provide turn-key service for all of your signage needs. Each will offer services that will assure quality and make the process easy for you. We have negotiated prices for all of the anticipated sign needs and you will have the benefit of the network pricing power. We urge you to choose one of them.

This Sign Standards manual is a companion to the Basic Standards, a manual of how the brand is applied to printed and digital materials, such as business cards, letterhead, website, etc.

It is important to understand that the sign program’s consistency is critical to the integrity of the brand. The quality of the sign structure, the singular shade of Cabernet, proper proportion to the environment, and other characteristics, present professionalism to the customer.

5The Brand Color Palette

The official colors for the Berkshire Hathaway HomeServices brand are de-fined as Cabernet (PANTONE® 7659C) and Cream (PANTONE® 9143C). In order to maintain a consistent color with physical signage using paints and vinyls, the Pantone colors are translated with paint specifications. The sign manufacturer shall use these specifications to ensure a consistent palette, and shall provide painted samples for review by the Brand Identity department.

6Typography

For all uses and variations of the Berkshire Hathaway HomeServices logo with DBA name, the typeface shall be Georgia, or Georgia Pro, the primary typeface that reflects the brand proposition. Its classic look speaks to trust.

The official typeface is Georgia Pro Regular and shall be used for the affiliate name, as well as any directional or identification copy on site signage.

Affiliate names shall not be represented with bold or italicized versions of this typeface.

7Sign Design Guiding Principles

#1: Margins Around the Logo

The Berkshire Hathaway HomeServices logo shall have adequate margin space surrounding the lockup. The Brand Standards calculates the space by using the vertical dimension of the “B” in Berkshire as a benchmark. Because signage space is sometime limited, an adjustment to the margins has been made. The clearance around the BHHS logo in signage shall be 75% of the “B” in Berkshire.



#2: Use the Seal When Possible

The Berkshire Hathaway HomeServices Quality Seal shall be used whenever possible in the retail signage. Of course, there will be instances where the lockup cannot be used. This standards manual will provide guidance for when it is acceptable not to include the seal.

#3: Relationship of Color Fields Cabernet and Cream

The sign panel face shall be equally divided in two, representing the relationship between BHHS and the affiliate.

#4: Bevel Panel

A bevel panel provides another brand distinction in the marketplace. In most cases, the Cabernet sign field will possess a 45˚ bevel on the edges of all four sides.

#5: Location of Brand

The Cabernet field color shall always be on the top half for vertical signs and on the left half for horizontal signs. Likewise, the BHHS logo lockup shall always be on the top half for vertical signs, and on the left half for horizontal signs.

#6: The “50/50” Relationship

The fields containing the brand logo and affiliate name will always have an equal “50/50” relation-ship not dependent on the size of the brand or affiliate name type size. Affiliate name can either be flush left or center stacked as indicated below.

The affiliate (DBA) name shall always be represented in a range no larger than 85% of the height of the “B” in Berkshire, nor smaller than 66% of the height of the “B” in Berkshire.

The affiliate name may be positioned in several ways next to the Berkshire Hathaway brand. The following pages illustrate the correct use for positioning the DBA name.

The affiliate’s doing business as (DBA) name, is managed by rules governing the height, width, and consistency. Multiple lines of text must be the same height, and all text shall be upper and lower case, with the exception of REALTORS. Due to the degree of difficulty and expense, the registration mark shall be omitted from all dimensional signage.

For side by side applications, the logo and the affiliate name are separated by a line. The spacing around the separating line is defined as “Y” (the width of the letter B). The separator line is defined as 5% of Y, rounded to the nearest 1/8”. Due to fabrication limitations the separator line shall not be smaller than 1/8”.

When this condition occurs, the affiliate name is governed by the Z dimension, which is the horizontal width of the entire Berkshire Hathaway name.

The following is an overview of the key BHHS sign family and how it has been designed as an integrated system. Also note that in the later design intent drawing section there is a wider range of signs shown in detail, including gold, silver, and bronze grades. These grades have been created to address different situations and price point requirements, while still maintaining proper brand representation and a consistent appearance throughout the system.


20New Sign vs. Retrofit Sign

What is a “new” sign, and what is a “retrofit?”

A new sign is simply an entire structure that is built to meet the specifications of Berkshire Hathaway HomeServices. A new sign may utilize an existing concrete base, however, it is generally a “stand-alone” object.

A retrofit sign uses existing structural elements and applies some new components, like a sign face. It may require repainting, rewiring, and/or anchorage upgrades.

It is preferred that existing identification be updated with identification specified in the new sign standards. Whether it is a brand conversion, or moving into a new office space, the brand should be implemented with the most consistent option available. The cost of removal and replacement with new may be a better option. Many times, the expense of utilizing an existing structure and customizing it to perform at the same standard as a new sign may not be justifiable.

In some cases, especially with shared tenant directories, a retrofit option is the only available choice. In this case, it is recommended to contact the single-source provider to discuss the strategies for implementation. The approved signage providers are qualified to provide a comprehensive assessment of existing conditions, and a solution, or range of solutions to meet your needs.

21Fabrication Specifications

Reverse Sign Copy / Frisket GraphicsPrior to painting, a frisket mask of plotter-cut graphics is applied to the substrate. Paint is then applied and the frisket is removed to reveal the substrate color to create the graphic. Frisket method shall possess clean edges, with smooth cut lines and curves
