SÁNDOR DEMJÁN
Sándor DEMJÁN is one of the founders and the Chairman of TriGranit Development Corporation. In 1976,
he started and directed Skála, the first Hungarian cooperative department store, which later developed into a
chain-store enterprise. In 1986, Mr. Demján founded and became the inaugural President of the first
commercial bank in Hungary, the Hungarian Credit Bank. With renowned Canadian investor, the late Andrew
Sarlós, he created the Central European Investment Corporation (CEIC) in 1990 and established the Central
European Development Corporation (CEDC) in co-operation with Andrew Sarlós, Ronald Lauder, Mark
Palmer and Peter Munk that same year. In 1996, he founded Gránit Pólus Investment and Development
Corporation, which, with TrizecHahn in 1997, created the joint venture company that is today TriGranit
Development Corporation.

The city centers are the flagships of TriGranit’s developments. With these
investments, TriGranit creates projects which leave a lasting impression on a city’s

TriGranit’s first city center model was the WestEnd City Center in Budapest, which
includes a shopping mall, a hotel, and office buildings.
Another good example of the city center prototype is the Millennium City Center
located in the heart of Budapest. With the “city in the city” real estate development
concept we created a cultural, business, and residential district on the Pest side bank
of the Danube with a unique atmosphere. Next to the high quality office and
residential buildings, here in the Millennium City Center can be found one of Europe’s
most modern cultural institutes, the Palace of Arts, and the National Theater,
also developed by TriGranit.

The development of retail centers has emerged prominently in Central and Eastern Europe. These centers
have become the most important focus for the rapidly evolving retail industry and places where thousands
of people attend daily. Among the developments of TriGranit, the retail centers have received special
attention from the development perspective.

neighborhoods they are built in. TriGranit is aware of its responsibility and spends a

The building of the Bank Center in Budapest was TriGranit’s first major real estate development,
considered a landmark in the mid-1990’s. The 52,000 square meters, four-towered, “A” category office
complex is located in the heart of Budapest, in the middle of the banking district. The concept and
aesthetic of the development reflect the philosophy of TriGranit’s office buildings.
The striking appearance of K&H Group Headquarters building blends with the environment, representing
outstanding quality, the use of modern technology, flexible configuration of spaces, energy saving
building management, and a working environment of the highest standard. With the latest addition of
building ”K”, TriGranit was the first in Hungary to launch a project under the LEED® certification category

Beyond its more conventional, commercial development projects, TriGranit is also
regarded as one of the pioneers in the field of public private partnership
(PPP) projects.
Aside from pursuing its business goals, it is TriGranit's intention to support culture
and the arts. To this end, the Millennium City Center is the site of a
cultural development unprecedented in the previous century. The area is home to
the new National Theatre, opened in the spring of 2002. To supplement the
cultural variety, TriGranit has, with the cooperation of the Hungarian Ministry of
Culture, developed a brand new building complex to house the Ludwig Museum,
the Festival Theatre and the Béla Bartók National
Concert Hall in the Millennium City Center.
The Palace of Arts was built through a public
private partnership (PPP) with the Hungarian
government and is the first PPP of its kind in
Central Europe. The Palace of Arts was awarded
the FIABCI Prix d'Excellence for the best
cultural building of the year 2006.

The TriGranit Group has taken over the operating rights of Budapest Sportaréna
from 2006. The state of the art, 21st century facility is capable of
accommodating a minimum of 60 and a maximum of 15,000 persons in safety and
comfort depending on layout. The hall is equipped with the most modern light and
sound equipment.
The base level of the arena can be opened up to a maximum size of 8,000 m2 and
many types of layouts can be utilized. The area can be divided any time by floor to
ceiling drapes. This makes it possible for the Budapest Sportaréna to be a venue for
basketball and handball championships, tennis and gymnastics competitions, ice
hockey matches and athletics events, as well as
spectacular sports events like basketball shows,
ice theatre, moto-cross, jet-skiing, surfing
competitions, and presentations.

Russia is holding an excellent perspective for TriGranit Development Corporation. Based on
economic growth and increasing purchasing power, Russian consumer spending and financing
market is strong and reliable.
Our current project portfolio includes Torgoviy Kvartal, a shopping and leisure center in
Naberezhnye Chelny, Tatarstan. It has proved to be so successful in the last five years that we
are preparing an extension to double the GLA.
TriGranit jointly with Gazprombank-Invest is developing a project in Krasnodar, the capital
of the Krasnodar Region, the economic center of southern Russia. For several years,
Forbes magazine named Krasnodar the best city for business in Russia.
In Omsk - located in southwestern Siberia - TriGranit is pre-developing a large site which is
located next to a residential area. Omsk is Russia's second-largest city east of the Ural
Mountains with a population of over 1.1 million; therefore a retail park is envisioned to serve
the needs of this growing city.
We are holding negotiations on other development
opportunities in Russia and interested in utilizing
TriGranit’s experience and expertise in transforming
train stations into city center or retail focus point.

n Today corporate social responsibility (CSR) goes much further than financially supporting companyrelated causes. We strongly believe that CSR is a concept whereby organizations consider the interestof society by taking responsibility, beyond the statutory obligation, for the impact of their activities oncustomers, employees, shareholders, and the environment in all aspects of their operations. Due to itslong-term commitment, TriGranit has been acting as an accountable corporate citizen for years.n TriGranit has been one of the founders of “Budapest Olympic Movement” (BOM). We believe that hosting the Olympic Games would encourage investments and large-scale projects, create tens of thousands of jobs, enliven tourism, develop infrastructure. n Recognizing the spiritual need of the local church and community, TriGranit constructed a chapel in a former mine of Katowice, next to Silesia City Center.n The Chairman of TriGranit Development Corporation launched the Sándor DemjánFoundation. During its more than 15-year operation, this institution has been helping the preservation of the Hungarian cultural heritage, helping the development of science, education,sport, and the arts. 3,000 university students get scholarships from the foundation every year andsome 10,000 additional people have the chance for a better way of living. n Serving the noble goals of introduction and recognition of the Hungarian intellectual values regardless of any political influences, Sándor Demján launched the Prima Primissima Award in2003. The Architecture Category of the Junior Prima Award has been sponsored byTriGranit since 2008. n Sándor Demján has been cooperating with the Krakow-based “U Siemachy” Association, a non-governmental, non-profit organization for the helping of children in need for three years by handingover 4,000 Christmas gifts to children in Krakow and its vicinity,representing a total value of EUR 237,000. Sustainable development is fundamental element in TriGranit’s strategy. Our company has
developed a four-stage action strategy to reduce the carbon footprint:
1. Carbon offsetting of TriGranit’s headquarters: supporting renewable energy projects in India,
Turkey and China
2. Involving our corporate tenants at our office buildings: persuading them to participate in
sustainable practices and a carbon-offsetting program
3. Making all of our current development projects carbon neutral
4. Ensuring that all of our future developments (including buildings and suppliers,
workers and tenants) will be carbon neutral.
TriGranit has been a pioneer in joining the European Commission’s voluntary GreenBuilding
program. As part of this program, TriGranit’s Millennium Tower I in Budapest received the
GreenBuilding award in the autumn of 2007, Emonika City Center in Ljubljana, Slovenia and K&H
HQs in Budapest in 2011. Additionally, we’ve retained one of the world's leading carbon offset and
climate consulting businesses and qualified our Headquarters and Millennium Towers III in Budapest
already as carbon neutral. K&H Bank Headquaters is the first
in Hungary to obtain the LEED® rating category –
an American rating system formulated on the basis of
environmental awareness and sustainability criteria – which
provides the building with a rating that is acknowledged all
over the world. Poznan City Center has received the
BREEAM certificate for the project’s integrated design.
BREEAM is the world's foremost environmental assessment
method and rating system for buildings.
In order to ensure the successful implementation of our
long-term strategy of sustainable development, TriGranit has
appointed a “green advisor”.

This report was printed in September 2014 on MultiArt Silk made from virgin wood fibre by a mill which is ISO 14001 certified. Steam andelectricity are generated as a by-product of the pulp mill, as well as by the power plant located in the area. The pulp is bleached using anElementary Chlorine Free (ECF) process.
