Bethel Partners was founded in Cape Town, in 2015,
by Daniel Filippi and Richard Glass as a vehicle to improve
the lives of others, create better places and to derive benefit
from property sector opportunities. In short we are Building
Community. Bethel Partners focuses on managing and
developing commercial, retail, industrial and residential
properties. Experienced property professionals, Bethel Partners
has significant experience in commercial, retail, industrial and
residential property development and management.
We have a deep desire to practically, sustainably and
successfully implement broad based economic and social
development and empowerment of communities. We believe
in loving communities and managing property. Bethel Partners
is honoured to be working with 4 Communities, representing
over 2,000 families, to restore their wealth and sense of
Community through property. Bethel Partners has co-founded
the Richmond Park Treasury Trust (together with the Richmond
Park Communal Property Association and Atterbury) as
a vehicle to provide short-term skills development and
medium- and long-term education to the approximately 5,500
beneficiaries of the Richmond Park Community, primarily living
in Atlantis, Western Cape.

Our vision for Bethel Partners stems from the success that we have had in developing
Richmond Park in Milnerton, which is a greenfields property development project that
we initiated in 2008 together with 401 families that were awarded 83.5 hectares of
strategic land as part of a land restitution claim. Richmond Park (www.richmondpark.biz)
is a 315,000 m2 of GLA industrial, commercial and retail project that has an initial capital
budget of R500 million for the land conversion phase and an anticipated budget of an
additional R3 billion for the development of the Richmond Park property fund.
Bethel Partners successfully initiated and structured the project and is currently
developing Richmond Park together with the 401 families and has attracted Atterbury
and Old Mutual Property as strategic implementation and financial partners. We have
thus far facilitated the dividend payments of over R40 million to the Community, the
training of 200 unemployed people with skills (and work placement) and the award
of over 40 tertiary education bursaries.

Bethel Partners has, through a competitive tender process, been selected by the
Protea Village Communal Property Association to act as the Development Managers
for the 12 hectares of property that the Community has been awarded in Bishopscourt.
The Protea Village Community consists of 86 Members representing some 250 families
over 4 generations. The Community was forcibly removed from their property in the
mid 1960’s. Together with the Community, Bethel Partners will create liquidity from the
property in order to restore both housing and generational wealth to the Community.
Bethel Partners has, together with the Community, developed an innovative model that
will enable the Community to receive 86 houses that are appropriate to the locality,
annuity income and will facilitate the restoration of generational wealth. Bethel Partners
started working with the Community at the end of 2015 and commenced with the land use
rights process at the start of 2018.

PROTEA VILLAGE: MIXED USE DEVELOPMENT
Bethel Partners has, through a competitive tender process, been selected by the Crawford
Communal Property Association to act as the Development Managers for the 2.1 hectares
of property that the Community has been awarded in Rondebosch East. The Crawford
Community consists of 40 Members that were disposed of land in Rondebosch East by the
Apartheid state.
Together with the Community, Bethel Partners proposes to create liquidity from the
property and, through a pioneering business model will enter into partnership with a
national retailer, a social hosing developer and the City of Cape Town to develop a mixed
use scheme that will consist of 40 houses for the Community, 500 social housing units for
the broader community and a 9,000 m2 community retail centre.

RONDEBOSCH EAST:MIXED USE DEVELOPMENT
Bethel Partners has, through a competitive tender process, been selected by the New
Acres Communal Property Association to act as the Development Managers for the
30 hectares of property that the Community has been awarded in Goodwood /
Monte Vista. The New Acres Community consists of 130 Members that were disposed
of land in Northern Areas of Cape Town by the Apartheid state.
Together with the Community, Bethel Partners is developing a business model for the
development of 130 houses, a 6,000 m2 community retail centre, 9,000 m2 of offices,
a private school and 1,200 residential apartments. The aim of the model will be to create
housing for the Community, annuity income and long-term generational wealth.

GOODWOOD: MIXED USE DEVELOPMENT
Richard has over 15 years of experience in the property sector. Richard has a MBA (2002)
and BSc. Electro-Mechanical Engineering (1998) from the University of Cape Town. He
was the MD of GlassHouse Developments, for a period of 8 years up to 2011. The company
was the development and project manager of mixed-use property projects in excess of
R5.4bn. Richard was a director of Huddle Investments (a joint-venture company owned
by Investec Property, Standard Bank Properties and Global Capital) that is developing a
R500m mixed use residential and retail development in Johannesburg.
He was employed by Investec Property (JHB), for a period of 2 years, as a development
manager on a number of property developments including the the Inanda Club in Sandton
and a mixed use residential and retail development in Linksfield, Johannesburg. Richard
was employed by Investec Private Bank (national role, based in JHB), for a period of 3
years, as a development and asset manager working to develop and trade out a very large
portfolio of mixed properties. Richard is a co-founder, director and shareholder of the
Richmond Park Development Company and the Richmond Park Investments. Richard is a
co-founder of Bethel Partners.
INTRODUCTION TO THE PRINCIPALS OF BETHEL PARTNERS
RICHARD GLASS (40 YEARS OLD)
Daniel has over 15 years of experience in the property sector. Daniel completed his first
year of Medicine at Stellenbosch University, before leaving to start a business. He has
a CEDR Commercial Mediation Qualification and has successfully negotiated several
commercial mediations as an appointed independent mediator. Daniel has owned 9
business in the retail, wholesale and export industries. He used the income from the
businesses to undertake upmarket residential developments. In 2000 he sold his last
business to concentrate on property.
Daniel built and managed a portfolio of residential and commercial properties, which
he sold in 2007. Daniel spent 6 years working with Dr. Penny, of the Pace Penny Group,
brokering large commercial transactions, focusing on serving listed property funds.
During his tenure he built a large network in the commercial property industry and was
recommended as the best performing broker on numerous occasions. In 2009 Daniel
left the Pace Penny Group, and focused on trading properties for his own account and
currently facilitates large commercial transactions.
Daniel is a co-founder, director and shareholder of the Richmond Park Development
Company and the Richmond Park Investments. Daniel is a co-founder of Bethel Partners.
DANIEL FILIPPI (50 YEARS OLD)
Dave has over 12 years of experience in the property sector. Dave has a BSc. Honours Environmental & Geographical Science (2005) from the University of Cape Town. He worked for GlassHouse Developments from 2006 to 2009. During this time he worked as a development and project manager on residential property projects involving the development of more than 4,000 residential units, for numerous clients, including Atterbury, Bellandia, Prescient Real Estate, Two Rivers Development Company, and a number of smaller developers. In mid-2009 Dave joined Prescient Real Estate as Development Manager to project manage and oversee their portfolio of property assets and developments, including: ‘That Storage Place’; the asset management phase of Kelderhof Country Village near Somerset West comprising 550 Residential Erven and the rollout of over 200 Turnkey Homes on the Estate. From 2013 to 2017 Dave was the Development Manager for Percipient Property Solutions’ joint-venture development of Chapman’s Bay Estate, comprising 145 high-end residential opportunities. During this period, he successfully oversaw the installation of services and infrastructure to the Estate and the construction management of a number of high-end houses. Dave was employed by Percipient Property Solutions (previously known as Prescient Real Estate) for a period of 8 years during which time he undertook financial feasibilities, development planning, asset management and implementation of residential, industrial and retirement developments
