O n behalf of the entire Angel Fire community, I would

like to extend a heartfelt welcome. We are fortu-

nate to live in a wonderful alpine resort village, the perfect

destination for visiting – as folks from around the globe do

each year – or making a home here.

Most of the year there’s a lining of snow on the Wheeler

Peak range, a beautiful backdrop for the valley below, all

greened up after our early summer rains. We invite you

to explore our culture, the outdoors, the arts and cuisine; we have plenty of

activities to keep your visit exciting. And don’t miss out on our wonderful array

of wildlife; don’t be surprised if you have to slow down for an elk herd crossing

the road. Labor Day is a great time to get to know us.

A lot of improvements continue here, with fiber optics expansion and

enhanced signage around the Village and Resort.

Each year through the Parade of Homes, we get to showcase some of our

T he sellers of land almost always

ask you “why is the commission

on selling my lot higher than sell-

ing a home.” The answer is the key to one

of Angel Fire’s biggest assets. There is land

EVERYWHERE.

If your buyer has never been here be-

fore — or never left the golf course or the

ski village — you have the formidable task

of going through about five different and

really distinct areas to find the location for

their dream home.

An existing home is a lot easier to sell

than an empty parcel of land. The loca-

tion is already defined. The style, colors,

view, size. All there. Then the homebuy-

ers have to deal with the compromises

that they have to make to get “mostly”

what they want.

The GREAT VIEW has a bobsled run

driveway. The PERFECT house on the golf

course has...no garage.

The cute little home RIGHT ON THE

LAKE is…one bedroom short, was built in

1974 out of 2 x 4’s and has TEENY TINEY

windows. But, with an existing home, at

least you can see what you have and de-

cide what you are willing to give up.

Most folks planning to build their

mountain home have a basic style and size

in mind, as well as the list of things to meet

their needs. But where to put it?

The land search is a journey worth

taking.

At this point, with the recent com-

pletion of the huge special assessment

district “The PID,” there are about 120

miles of roads maintained by the Village

of Angel Fire.

As a comparison, our colleagues in the

tourism town of Red River have about 20

miles of municipal maintained roads with

utilities. If we were to subtract Red River’s

miles from the roads maintained by the Vil-

lage of Angel Fire, you could drive to Santa

Fe to go to the Opera and still be on the

length of maintained roads inside the Vil-

lage of Angel Fire.

All those roads, by the way, come

with municipal water, some with sewer,

electricity, telephone and pretty soon (we

hope) high speed fiber optic service.

The first time tour is about 45 miles

and takes about two hours. The time is well

spent to eliminate those areas that any

particular future home owner is not inter-

ested in. Different people have different

needs and desires. Almost all want a view,

but the decision is what view.

Over the years, I have discovered quite

a few folks – mostly from Kansas, whose

favorite view is nothing but trees. The only

view of the sky they want is straight up. We

have that.

If it’s the golf course you are likely to

be on a .370 acre lot with municipal wa-

ter and sewer. If it’s the view of Eagle Nest

Lake, you’re likely to be pretty high up in

either the west or east side of the resort

and probably at about 9,000 feet or higher

and will need a private septic system.

If you are of a mind to have a toasty

warm “passive solar” home with views to

the south, the choice will be the south end

of Chalets II and Chalets IIG – once again

well above 9,000 feet in elevation or at

the same elevation in the Country Club or

Country Club I B area. Your views will be

the Carson National Forest and the Black

Lake area of southern Colfax County.

Angel Fire, like most of north central

New Mexico, is an ideal location for homes

specifically designed or situated to take

advantage of the winter sun. Also, those

beautiful aspen groves that are shady and

cool and cozy in August turn into perfect

“solar” locations with panoramic views

about November 1.

I have been asked to compare Angel

Fire land prices to other resort areas. I

can’t. I have been unable to find any lo-

cation in the west that has as much land

(for sale) with municipal maintenance

and utilities.

There are about 4,994 parcels of land

inside Angel Fire. We have, I think, 1,581

homes. Red River has no more than 500

parcels of land. Right now there are about

970 parcels of land with improved roads

and utilities for sale in Angel Fire.

You can see my problem.

Remember Y2K ? New Year’s Eve

2000 was supposed to result in a world-

wide computer crash because someone

said that most computers were not de-

signed with operating clocks that would

not know what to do with the turn of

the century. I got a really great generator

cheap from a guy who bought one be-

cause we were going to GO DARK.

The average sale price of a lot in the

east side of the resort in 2000 was $16,278.

Today, the average sale price of all lots sold

on the east side of the resort since January

1 is $16,125. Hmmm.

There are 388 lots listed under

$30,000 and 197 listed under $20,000.

The journey is worth taking. Get what

you want.

owners wanted, within budget. Danny,

working closely with BJ, Ken and Candy,

designed this single level home in a func-

tional mountain style with some South-

west flair. The home is very comfortable

for the two of them, with plenty of room

for guests.

LCB broke ground in Mid-June of 2013.

During the construction the owners

made some substantial changes, but did

so at the proper time during construc-

tion. With constant communication, the

project moved along on schedule and

on budget through completion. Ken and

Candy were able to move into their new

home in time to enjoy the holidays.

L indsey Custom Builders is proud

to present the Francis home.

After coming every summer for

the last 20 years and renting a home for

weeks or months at a time, Ken and Candy

Francis decided it was finally time to build

their own mountain retreat.

Ken and Candy worked with Danny

Frey of DL Frey Design Group, needing to

design a home on their rather steep lot.

After a short time it was clear they were

not going to get the house they wanted

inside their budget on that particular lot.

Ken decided he would take advantage of

current land prices and buy a lot more

conducive to building. BJ was able to find

a lot that provided everything Ken and

Candy were looking for, and within weeks

the new design

was underway.

sion we were looking for, as well as the

spectacular view angles.” The design far

exceeded the Weiland’s expectations.

Living in Albuquerque, the Weilands

truly appreciated the frequent commu-

nication and build progress pictures and

videos BJ provided. “We couldn’t be

happier with the way our home turned

out,” said Mary Beth.

ANGEL FIRE RV RESORT

A ngel Fire Resort is moving for-

ward with its modern, state-of-

the-art 325-space RV resort in Angel

Fire. Opening in spring of 2015, this

luxury park will be constructed on 90

acres of mountain meadow land with

scenic views of the Angel Fire ski mountain

to the south, and Mt. Wheeler, New Mexi-

co’s tallest peak, to the north.

“Angel Fire Resort is committed to

creating an RV hospitality experience

unlike any other in North America,” said

Daniel E. Rakes, general counsel of An-

gel Fire Resort. “We’re working with the

top experts in RV resort development to

identify the most desirable amenities and

to guarantee the best resort practices, so

that we greatly exceed the expectations

of today’s passionate RV travelers.”

The new RV resort will include

a well-appointed private clubhouse,

paved roads, fully concreted, over-sized

spaces with easy pull-through access

and 50-100 amp electrical pedestals,

bathrooms, showers and laundry facili-

ties, convenient Wi-Fi access, heated

storage units, cabins, outdoor fire pits

and jacuzzis, putting greens, bocce ball

and pickle ball pits, dog friendly areas

and more. Each RV space will be large

enough to handle the slide-outs of to-

day’s biggest recreational vehicles. RV

spaces will be available for short and

long term rentals.

The location for the RV resort is ad-

jacent to the Carson National Forest and

the Enchanted Circle Scenic Byway. With

frontage access to US Highway 64, it pro-

vides guests with convenient proximity

to the wide array of outdoor recreation

amenities in Angel Fire, including golf,

skiing, horseback riding, cycling, hiking,

snowmobiling, fishing and more. The RV

resort will also have its own private ac-

cess to Carson National Forest, where

visitors can bike, hike and snowmobile.

The Resort is seeking permitting for ATV

trails with the US Forest Service.

Living Designs Group (Taos, NM) is

working with Angel Fire Resort to over-

see the design of the new RV park.

A BRIEF HISTORY of ANGEL FIRE

T he Sangre de Cristo Range

has caught the sun at dusk

and dawn in the same awe-

inspiring way it has for centuries,

and for just as long, the inhabit-

ants below have tried to capture its

beauty in words. Local lore claims

the nomadic Ute tribes were the first

to describe the glowing reds and

oranges on Agua Fria Peak as “the fire

of the gods” in the late 18th century,

but who gets credit for translating

this into “Angel Fire” varies with each

teller of the tale. Some claim it was the

Franciscan friars who passed through,

others believe it was Kit Carson

who coined it, or perhaps just the ear-

ly marketing groups of the 1960s; but

what can be known for certain is how

Angel Fire came to be the small resort

town as most know it now.

When gold was discovered in

1867 at Baldy Mountain, the peak

northeast of present-day Eagle Nest,

thousands of fortune hunters found

their way to Moreno Valley. Though

the gold was nearly gone by the end

of the century, many people remained

interested in the land. Fights began

between the Dutch-owned Maxwell

Land Grant company and squatters

living in the region. Hostilities became

fierce during this part of history, with

no shortage of vigilantes, murder-

ers and uproar inherent to the Wild

West. The events of this time are now

known as the Colfax County War.

Frank Springer, the owner of the

CS Ranch, built Eagle Nest dam on

the Cimarron River in 1918 and then

stocked the lake with trout. Fish-

ermen, entrepreneurs and tourists

made their way to the lake and soon

the town of Eagle Nest, then known

as Therma, was born.

In 1954, Roy and George LeBus

of Wichita Falls, Texas, purchased the

9,000-acre Monte Verde Ranch. Two

years later, the brothers purchased

an additional 14,000 acres known as

the Cieneguilla Ranch, formerly part

of the Maxwell Land Grant. A decade

passed before they decided to devel-

op the land into a resort property, but

only 18 months later the first ski trails

were cut, a nine-hole golf course was

completed and Monte Verde Lake

was stocked.

It didn’t take long for the news of

Angel Fire to reach the rest of New

Mexico, Texas, Oklahoma and Kansas.

By 1969, the LeBus family accepted

additional investors to fund Angel

Fire’s expansion and keep up with

the demand. By 1971, the first condo-

miniums were built to accommodate

the growing number of visitors. In

the next year, the resort was sold to

a subsidiary of the Arizona-Colorado

Land and Cattle Company, the Baca

Grande Angel Fire Corporation, which

installed utilities to lot sites, built ad-

ditional roads and continued to ex-

pand the ski area. In 1973, the Angel

Fire Country Club was built and over

20,000 skiers visited the resort.

The resort traded hands multiple

times over the next several decades

as the community around it slowly

grew. Ownership moved from Baca

Grande to companies interested

in oil and mineral acquisitions to a

wealthy bond trader by the name of

Dan Lasater. It wasn’t until 1996 that

things began to look up for the re-

sort and community. Promising new

ownership was assumed by Craig

Martin, Tim and Gregg Allen, and a

group of limited partners who still

own the resort today.

Angel Fire was incorporated in

1986 as the 99th municipality of New

Mexico and is now home to over

1,200 permanent residents. Since its

beginning, the mountain has hosted

a number of na-

tional and inter-

national sports

events televised

globally, rang-

ing from the

1982 FIS Freestyle Skiing World Cup

to Redbull’s Dreamline BMX Race in

2013 and the annual World Shovel

Racing Championships.

Moreno Valley also has its own

place in cinematic fame, having served

as a movie site for Lonesome Dove

(1989) and The Lone Ranger (2013).

Whether it was the small-town

feel, the outdoor recreation or the

nearly-perfect climate that drew you

here, know there’s something even

deeper within this valley that inspires

many to remain.

MVHS looks ahead

F ollowing an early March school

bond election in the Cimarron

Municipal School District, Moreno

Valley High School in Angel Fire is in

the planning stages to add $4 million

in new classrooms. The bond, raising

$7 million for the district, will also fund

$3 million in construction projects

at Cimarron High School.

Pre-planning to review space and

classroom requirements has been

completed with the design stage

coming this summer, and construc-

tion set to begin late spring of 2015.

Students will attend classes at an off-

site campus for a year, returning to

the MVHS campus the following fall.

Moreno Valley High School is

a public charter high school with a

slightly out-of-the-box approach to

education. Our Charter (which you can

take a look at on our website: www.

mvhsnm.org) binds and guides us as a

Paideia-based school. The school has

been in operation since 2002 and has

twice successfully re-chartered with

the Cimarron School District.
