This year’s Parade

of Homes promises to

offer an exciting look into new construc-

tion, remodeling techniques, new materials

and styles that are all unique to the North-

ern New Mexican mountains.

The Parade of Homes is held for own-

ers to share with the public their invest-

ments or their dreams that have come to

life and we greatly appreciate them for al-

lowing all of you into their homes. Through

our homeowners we, the builders, are able

to showcase the talent that is in this val-

ley. Potential homeowners or home buyers

are able to see builders’ work first hand

and make decisions for their future. With

the home/property owners’s ideas and

the builder’s creativity, a beautiful finished

product is accomplished and you’ll be able

to see this over the Labor Day weekend.

ANGEL FIRE… MAKING MOVES for the FUTURE

Fiber optic telecommunications are coming to Angel Fire

B ig things are brewing in the

town of Angel Fire over the

next several years. Kit Car-

son Electric Cooperative, Inc. is bring-

ing true high speed internet service

to their entire service area, which in-

cludes Taos County and parts of Rio

Arriba and Colfax Counties, includ-

ing Angel Fire. The Enchanted Light

Fiber Optic Network provides state-

of-the-art communications including

internet, digital phone and video.

The Enchanted Light Fiber Op-

tic Project is made possible through

a $44 million grant and $19.3 million

loan by the Rural Utility Service of

the U.S. Department of Agriculture.

The award was part of the American

Recovery and Reinvestment Act. The

award was the largest in New Mexico,

fifth largest in the U.S. and largest

overall issued for broadband infra-

structure installation.

The project will provide a posi-

tive impact for many years. At its

peak the project will employ about

300 local laborers at Davis-Bacon

wages, which are considerably high-

er than average for the type of work

being done. Plans are in motion for

many permanent jobs in connection

with this project.

Kit Carson members will now be

able to enjoy high definition internet

movie rentals as they were meant to

be seen. Enchanted Light will also

be a communications infrastructure

that will allow the business commu-

nity to compete on a level playing

field in the world economy.

Phase one of the project includes

the communities of Taos, Angel Fire,

Questa, Costilla and Eagle Nest. In all,

approximately 900 miles of under-

ground and 2,000 miles of overhead

fiber optic cable are being installed.

The broadband infrastructure will

have the ability to deliver affordable

broadband service to 29 communi-

ties comprised of 20,500 households,

3,600 businesses and 183 community

institutions. Construction is also un-

derway on the facility located next

to the Regional Command and Com-

munications Center that will house all

the electronic equipment associated

with the project.

A new project in the discussion

stage is a state-of-the-art RV Resort,

which could break ground this sum-

mer near the base of Palo Flechado

pass. The park would have 260 RV

sites and 10 cabins, as well as full

bath and laundry amenities, new hik-

ing trails, and a clubhouse.

On Highway 434 near the old

soccer fields, zoning has been ap-

proved for the Angel Fire Resort

Fairgrounds. The Fairgrounds will

allow the Resort to use the land

across from the airport to put on

concerts and other large gather-

ings, such as hot air balloon fes-

tivals and air shows. Events here

could be held alongside other major

resort attractions in the summer, in-

cluding the popular motorcycle tour

through the valley on Memorial Day,

bike races and tours throughout the

Enchanted Circle.

At the Colfax County Angel Fire

Airport, two 12,000-gallon tanks are

being added to store more aviation

and jet fuel. The new fuel farm should

be up and running by July. Runway

and taxiway rehabilitation projects to

assist in drainage are in the plans if

funding is available.

In 2010, Angel Fire Resort in-

vested $16 million in a Country Club

that serves as a year-round activ-

ity center for members and guests.

It features an upscale restaurant,

nordic center, sledding hill, 18-hole

golf course, tennis courts, lap pool,

and gym. This summer, they are ex-

panding nightly activities to include

the Music Oudoors program featur-

ing live music on the green, Friday

nights in July will include outdoor

movie showings, and there will be a

weekend-long arts festival.

The Village of Angel Fire is con-

tinuing with its green initiatives,

beautification projects, enhanced

landscaping and increased signage.

Each year, Angel Fire continues ef-

forts to expand recreational oppor-

tunities for families to come and

experience the Moreno Valley and

draw new visitors to make Angel Fire

their home.

me to find out about it then don’t do

it, because I’m always going to hear

about it. This village raises some

pretty good kids.

Low Crime Rate: You’ll never feel

safer anywhere else; not much hap-

pens once the sun goes behind those

mountains. Don’t get me wrong – we

have to lock our house and car doors

but it’s not because of burglars or car

thieves; it’s to keep the bears out!

Off Season: There are a few times

a year when everyone in town is run-

ning around crazy, trying to keep all of

our customers happy but then there

is the rest of the year, when time goes

by slowly and quietly, you don’t have

to wait in line at the grocery store and

the only traffic jam is caused by the

elk that are crossing the road.

Oftentimes, I have answered the

question “What is there to do in Angel

Fire?” My favorite response is listing all

of the wonderful activities but always

end it with “Or, you can do nothing at

all.” That is the beauty of living in a

place like this; it is all at your finger-

tips all of the time so you never feel

pressured to get it all in. Many people

who live in Angel Fire feel like they

have chosen quality of life over the

hustle and bustle of city and office

life. We might never make it big or be

on the cover of Forbe’s Magazine but

we can honestly say we are enjoying

life to its fullest!

So find yourself a local and ask

them why they moved to Angel Fire,

I’m sure you’ll get quite a story.

H ave you ever gone on vaca-

tion and not wanted to leave?

I’m not talking about the kind

of vacation where you have to wait

in line in the blistering sun while all

of the children (including your own)

around you are crying, I’m talking

the kind where you can be outside in

the peace and quiet all day long with

temperatures in the 70s or you can

ski all day long and relax in your hot

tub at night. Well, that’s what Angel

Fire is all about! People come here to

visit and leave trying to figure out how

they can stay. Some of us are lucky to

have figured it out and that’s why I

can give you the top five reasons to

live in Angel Fire!

Cool Summers: Angel Fire has

to have the best summers. Crisp cool

mornings lead to sunny afternoons

and once that sun goes behind the

mountains, it’s cool again. With an

average summer temperature of 75

degrees, we can play outside all day

long. In fact, we would rather be out-

side because very few homes in the

valley have air conditioning; if we get

too hot inside we just open the win-

dow to get a nice breeze going. Of

course, I do still have to work but all

of Angel Fire’s amenities are so close

that I can easily still enjoy them after

work. Hiking, biking, golfing and fish-

ing, every single day if I wanted to.

Snowy Winters: Have you ever

been on a ski trip on the day of a

big, fresh snow? Do you remember

how much fun it was getting all of

the fresh powder? Well, if you live in

Angel Fire, you get first tracks and

powder days every time in snows.

You get to pick your days to ski in-

stead of having to go three days in

a row because you have to go home

on Sunday. Oh, and the kids, they get

to join you because school gets can-

celed if there is too much snow!

The Schools: We are in Cimarron

Municipal School District so our kids

go to school either in Eagle Nest (K-

8), Cimarron High School (9-12) or

Moreno Valley High School (9-12).

All of our schools have tiny classes,

averaging under 20 students per

class. Our kids get so much individ-

ual attention from all of the teach-

ers and when it comes to sports, you

don’t have to even try out, you just

make the team. The addition of our

Charter School (Moreno Valley High

School) has been a huge benefit

for our community. MVHS has been

ranked seven years in a row on the

Washington Post Challenge Index,

this year placing 87th out of 1,900

high schools nationwide and the US

News and World Report High School

Rankings show MVHS as #1 in New

Mexico. That’s right, the best high

school in New Mexico is right here in

our little valley!

Great Place to Raise Kids: This

is a big one for us. Raising kids in a

community where they can play out-

side and ride their bikes to the store

or to the lake to go fishing is priceless.

I know families who have moved here

for just that reason; kids can be kids

and parents don’t have to worry about

their safety. The one thing we always

tell our children is, if you don’t want

that year’s Parade of Homes would never

have known it was a remodel if it weren’t

for our before and after pictures. It sold

after just a short time!

This year will be no different for my

crew and me. Our new project has

been to bring this once cozy, ski-in ski-

out efficiency condo back from severe

flood damage. I invite you to come by

during Parade of Homes when we reveal

the surprise end result, completely up-

dated. All flooring, lights, appliances and

ceiling will be replaced. This condo is

going to be great… don’t miss it!

I n the past, Dale Jackson Custom

Building has been able to pull off the

impossible by using insight, pure cre-

ativity and hard work. Last year our entry

was a “floating” breezeway where we con-

nected the home’s upper level entrance

and garage to the pre-existing home 100

feet below and down a hill by bringing in

a floating concrete slab. The year before,

we did an entire house remodel. Rather

than demolish and start anew, we saved

the old house at the owner’s request. The

house was built in the early ‘80s, and a tree

had fallen through it and the home was left

to the outdoor elements and abandoned.

Needless to say, there was quite a bit of

damage from neglect. After months of de-

molition, repair, custom woodwork and re-

construction, the house was brought back

B ack a bunch of years, one of

the owners of Crack-A-Noon

Construction ambled up to

his crew working in a hole on a house

foundation.

“We need a drill to punch four holes

in this board,” a crewmember said.

“Where do you want the holes?”

“Here, here, here and here,” he

pointed. The boss pulled out a pistol

and fired four bullets into the board.

“There, there, there and there,”

he said, walking back to his truck to

take a nap.

Since its early days, the Moreno

Valley has always had its own brand

of Wild West charm. Cattle still am-

ble around deserted ranch buildings;

some lawn ornaments still remind us

of the old days, back when building

a home was far less regulated – little

planning and zoning, permits or in-

spections. While there are still plen-

ty of characters around, the level of

professionalism in construction has

come a long way.

Longtime local builder Jim Kelly

remembers erecting his first home. “I

needed a place to live, so I called my

construction and carpenter buddies

and we raised the thing in a day.”

Another longtime local, Ray

Honea, was an electrical contrac-

tor who has ridden the booms and

busts of the housing market and built

a new home every two years, living in

the project before it was ready to sell.

He remembers an earlier builder who

had a message on his answering ma-

chine, built to placate everyone: “Hi! If

you’re one of our clients, we’re busy

at your job site. If you’re one of our

suppliers, the check is in the mail.”

Most of the original Angel Fire

homes remain clustered around the

TALES FROMthe EARLY DAYS

Country Club. The number of homes

jumped from just 40 in the late 1960s

to 1,720 homes today. It’s been a

learning process for many contrac-

tors turned builders over the years.

There were first time adobe builds in

the dead of winter. “I learned that you

just walk around with pockets full of

dirt,” another lamented. There were

years where the Village would do only

one land survey before builders could

break ground. That led to a number of

homes built straddling properties.

“That put my boss right out of

business,” Kelly remembers. “He

built a house that was on more than

one property and wound up having

to buy the land next door for three

times as much. Could you imagine?”

Today, there are at least two surveys

of property by the Village before any

construction gets underway.

Kelly remembers coming up

from Albuquerque in 1959 to go fish-

ing with his father. NM 434 was then

just a dirt road. He fell in love with

the mountains and did everything

he could to return to the area, first

as a Boy Scout at Philmont, then as

a roofer. He’s excited about the recy-

cling center in town and being able to

use more renewable materials.

“I put roofs numbers one and

two up on that building,” he pointed

out on a recent ride, “and I’m on roof

number three now.”

He drove past Winter Sports and

noted, “I put that shingled roof on 30

years ago. Look! It’s still there. Pret-

ty good, eh? I’ve been here over 30

years,” Kelly said, “and I hope I’ll be

here for another 30. I wouldn’t trade

this place for anywhere in the world.”

I have been practicing interior

design in New Mexico for over

13 years. New Mexico is a special

place and does not necessarily

follow the trends of the rest of the

country.

There are two styles that are

prevalent here. I call them southwest

and mountain lodge.

Even if a homeowner plans a

contemporary or traditional style

home they usually will add a touch

of rustic lodge or maybe some

southwest colors or accents to

make it special to the area. With

that said the following are trends in

interior design in the country.

I love lists. So here is a list of ten

trends for 2013 in no special order.

UPSCALE MANCAVES

The items these man caves

include can be wine rooms, media

room full of high tech gadgets, display

cases for collectables, wood burning

pizza ovens and golf simulators.

OUTDOOR KITCHENS

For our short summers that are

perfect for outdoor entertaining.

These have built-in grills, storage,

sinks, under counter refrigerators,

fire pits and dining areas and more.

CLEVER BUILT-INS

These are areas not usually used

for storage or display. A couple of

places would be drawers, cabinets

and display shelving under stairs

and built in seating and storage

under windows. Also areas over

garages are being used more often

for extra space.

SMALLER SPACES

We all know that not as many

McMansions are being built. People

are becoming more conservative

with their properties. No huge foyers

or dining rooms. More shared baths

with separate sink areas. Spaces are

designed to fit the client’s needs

without wasted space.

BRIGHT BRASS

Brass is making a comeback. I

have not seen it in Angel Fire but it

is listed as a trend in all the interior

design articles lately. So you may

want to wait before you get rid of

all your old brass hardware and

change it to oil rubbed bronze or

bushed nickel.

BRIGHT COLORS

Brighter colors are trendy;

emerald green, bright reds and

oranges are popular.

Just look to clothing fashion first

and home furnishings usually follow.

WALLPAPER

I do not see much wallpaper

used in New Mexico however

people here love textured walls,

lots of color, faux painting on walls

and ceilings and other treatments

such as wood or metal accents.

Wallpaper can give you special

looks for not a lot of money. There

are websites that will let you

customize your wallpaper. The

options are unlimited.

“GREENER” DESIGN

Some of this is due to building

codes, i.e. bath fixtures that use less

potable water.

Also manufacturers of lighting

and appliances are making their

products more energy efficient

every year. People in general are

becoming more concerned with

waste. Many homeowners are

designing areas to include recycling

collection.

BATHROOM SPAS

This is for the homeowner

that has a large master bath. The

trend is, and has been, for walk-in

showers (no doors). In the shower

you will see multiple shower heads

and wall jets on the walls and

ceiling. There will be seating in the

shower. If the bath is large enough

it may include seating and furniture

for storage.

MIXING OLD WITH NEW

This is my personal favorite.

Mixing contemporary design with

rustic elements has a familiar feel

with an edge. There are many ways

to accomplish this.

One would be having the hard

finishes, such as your walls, floors

and ceiling to have rustic treatments

and your furniture, artwork and

lighting to be modern.

You can also mix rustic and

modern elements in one piece, such

as a reclaimed wood table top with

a contemporary metal base.

INTERIOR DESIGN – TOP TEN TRENDS

T ime to buy land? Only if you

want to build a nice new home.

How ‘bout those prices? Is land in

Angel Fire cheap?

Depends on how you look at it.

Say we are in Angel Fire on June

17 (the beginning of the HOT season

— we actually broke 90 degrees on

three separate days last year). There

are 1,047 parcels with utilities and

year-round maintained municipal

roads on the market this morning.

337 of those are listed at $30,000

or less. Don’t know about you, but I

have to say “that’s cheap.”

Maybe some perspective is in

order. In 2009 the average list price

of lots with utilities and year-round

access was $71,436. The average list

price today is $41,550.

The selection. Current listings,

increasing every day, run from 8,400

feet right behind the Lowe’s grocery

store to 300 yards from the top of

the Lifts. The numbers are close,

evenly split. 501 listed on the East,

ski area side of the Resort and 426

on the West or golf course side of

the Resort.

LOCATION, LOCATION, LOCA-

TION – There have always been pre-

mium lots in locations that cannot

be duplicated. Land on the “Head-

in’ Home” ski run, right on the golf

course or right on Monte Verde Lake

have historically maintained a much

higher list and sale price.

If you are a golfer, there are 48 lots

on the course, or within about a city

block. The prices range from $12,000

to $190,000. And yes, the $190,000

lot is “ON” the golf course.

LOCATION PART II: MONTE

VERDE LAKE – Today only! 17 lots

ranging from $61,000 to $180,000.

And yes, at $180,000 you are ON the

lake. However, tomorrow there will be

more to choose from.

LOCATION PART III: SKI RUN

LOTS – No matter what, you will have

to walk a little bit. But lots character-

ized as ski to ski from increased from

9 to 35 when the Village accepted

the Chalets IIG subdivision in 2012.

You will be in the high sixties to get

a building site on or really close to

“Headin’ Home.”

LOCATION PART IV – The other

premium group has been the clear

view of the Wheeler Wilderness from

your deck or easy chair. It seems ev-

eryone thinks the prime locations

with Wheeler views were all taken in

the mid-eighties.

While that is not entirely true, a

lot of the historic parcels with that

view are steep enough that you have

to hang your house off the side of the

mountain a la California. You still get

the views, but the construction costs

go up a bunch and, sometimes, you

have a bobsled run driveway.

What many folks don’t realize is

that in 2011-2012 the Village of Angel

Fire accepted about 852 lots in eight

subdivisions with the best roads in

Angel Fire and water, electric, phone

and fiber that are not 30 years old.

In addition to all that new good

stuff, there are a bunch of lots with

views of Wheeler that no one could

ever build on before. These lots do

come with a price for all those new

utilities and roads, but the abun-

dance of Wheeler views has removed

the scarcity factor of great views and

reasonable building sites.

BIG INVENTORY – It seems like

there is always a lot of land for sale

in Angel Fire. A look back at numbers

indicates that there are almost al-

ways 500 parcels, more or less, listed

for sale at any given time.

In the nineties, I did a study of lot

sales in Angel Fire. Over a 10-year pe-

riod, only 25 percent of the lots pur-

chased were built on.

A lot of people take a lot of time

to decide that the lot they bought

would take a lot more money to build

on than they thought. That phenome-

non is not uncommon in resort areas.

And circumstances change. My

prime example was an executive

with Phillips Petroleum from Borger,

Texas, who spent several years look-

ing for just the right location. And he

paid a premium for a great view lot.

But then he was transferred to New

Jersey. Circumstances just like that

happen all the time.

And, although “view” is both sub-

jective and in the eye of the beholder,

the study also proved conclusively

that land with a good view commands

as much as 30 percent more than an

“ordinary” parcel of the same size.

There are no 13,000-foot wil-

derness areas in Texas or Okla-

homa. If someone wants to make

an investment of several hundreds

of thousands of dollars or even a

simple, humble mountain home,

the location is the key.

TAKING A LOSS – An estimated

20 percent of all land for sale in An-

gel Fire today is listed at a loss from

the original purchase price. There are

two main reasons for this. One is the

already mentioned “had to go to New

Jersey” phenomenon. The other is

the unwarranted exuberance of buy-

ers from late 2005 to mid 2008. We

have all seen that story on CNN. Now,

most of those owners would like to

get some cash to do something else.

And, a very large number of those

buyers no longer expect to get their

investment back. The closing ratio –

the percentage of sale price to list

price – is about 73 percent since the

first of the year.

It’s a candy store. If you are in a

position to build a mountain home,

now is a great time.
